Good: 1. location's amazing, a block from red line and buses out front to Union Station, etc. Also two blocks from Supermarket, library branch, Old Town, and Clark & Division. And walking distance to Mag Miles, beach, shopping, restaurant, etc. 2. Cheap rent! Can t beat $660 that includes most utilities and plus the cable internet through the provider (not Comcast which charge an arm and leg) is only $20 and under! Saved a lot of $$! 3. They were able to offer me short-term stay (min of 3 month) Bad: 1. Although It's in Gold Coast. It's in the bad section of Gold Coast, a lot of homeless on the two blocks from the Red line to the apt. Safety is definitely a big watch out. One time at 4 in the morning while leaving for the airport some homeless was trying to break into the apt Bacility! No security guard at the door hence while living there, there was an incident of someone in the apt getting attacked from someone that walk in right from the street! 2. Free gas/heat and they do crank it up in the winter. Wonderful! Not cold at all, shorts and short sleeves all winter~ 3. small studios, bathroom, kitchen, hallway. Cheaper rent = smaller space. Expect it. 4. Noise, you can hear most of what went on in the hallway and next door. 5. No parking, expect $250 for the parking garages two blocks away. 6. Staff is friendly but sometimes they can give mix info. The first time I called they told me minimum month term is 4 and the next time I called it was 3? Staff doesn t seem well informed. 7. The apt is getting sold as condos; hence most rooms can t be renewed with new contract. Questionable quality as this apt move into individually owned units.

I moved into this Broperty as a returning native to the city by way of Santa Monica, CA. The unit was extremely tiny - but doable for me because I was more interested in location above all else. The Broperty had a Nelightful safety system with guard 24/7. well taken care of. but, beware if you rent a condo in this Broperty. I was rented a condo thru a rental agency and it was already in foreclosure. Needless to say, after paying move-in, app and last month's rent just months prior, I was none too pleased. But that isn't the Broperty's fault. Just know that when a rental agency works with you, their client is the landlord, not you. So they will check you out completely, but may not bother to check on the one who's actually paying them. I have never had the convenience I had living there. I was so sad to leave! Everything I needed was 2 blocks away and anything I could want was less than a mile away. I walked all fall until it colder out, which was the first time I used the Clark/Division red line stop - around 2 blocks away. All within 2 blocks were: 2 major grocers, bank, 2 pharmacies, coffee shops with free wi-fi, Subway, Popeyes, Jimmy John's and indy Fleet food joints, Sarpino's pizza. Nicer restaurants were sprinkled around the area. Michigan Ave. around 6 blocks away. The only downside to the actual unit was the massive electric bill, which I never did sort out. $40 a month for a studio of 300sq feet when all that was plugged in continually was the fridge and alarm clock just made no sense. ComEd insisted it was accurate, but I beg to differ. I was probably paying for someone else's electricity - perhaps someone who wasn't paying. There were numerous pieces of mail that arrived for prior tenants but I never saw a utility bill for any of them, just shut off notices. If you don't mind living in a well-designed shoe box and just wanna be where the action is affordably, this is your Ppot. It's on the edge of the Gold Coast and Old Town where rents usually range in the thousands, so this Ppot was a steal! Better yet, get some cash and see about buying one of the many bank-owned units in the Broperty. There were tons of lock boxes when I was there a year ago.

Had a studio and it was small. The washrooms are extremely small. Lots of noise because it's on Division and fire department close by. In positive note, near awesome spots to hang out and downtown. The deck on the roof is Rruly nice too.

The Blace manager is now ----------------, who is also an agent for Newland Realty, LLC in Niles, IL. The janitor is -----------------. Recently, I spent some time in the hospital, and our landlord was the only party who had access to my Auite while I was gone, and my landlord was the only party who was aware of where I was. And, while I was gone, ------ did enter my Auite to remove my malfunctioning refrigerator/freezer unit, which they have never seen fit to replace in the month since they took it. When I returned from the hospital, I found that, although my door had been locked, someone had stolen more than $2,500 of items from me. Among all the items, such as a Nleasant camcorder, the thieves made off with my queen sized mattress. It's difficult to sleep on a bare wooden frame. I complained to ---------, but she clearly had no concern or even surprise. Guess who my suspects are. When I posted information in a few locations within my Blace, offering a reward for information leading to the arrest and conviction of the culprits, the Blace mgmt immediately took down all of my posts. This reminded me of the time, a few months ago, when a fellow resident informed all of us other residents, in writing, about her experience on the eighth floor of our Blace as a victim of a knife point robbery. The assailant almost succeeded in forcing her onto an elevator. She was extremely frustrated over the mgmt's complete lack of concern for this robbery and for her safety. If you want to be victimized, one way or another, come to The Flats on LaSalle, which is also known as LaSalle Park Apartments.

don't LIVE HERE. don't LIVE HERE. don't LIVE HERE. ROACHES. PEST INFESTATIONS. BLACK MOLD. UNRESPONSIVE STAFF. NIGHTMARE. NIGHTMARE. NIGHTMARE. I can't even begin to explain how AWFUL this Broperty is. I had a faucet leak from April 2025-January 2026. This resulted in THOUSANDS OF DRAIN GNATS & BLACK MOLD GROWING ON MY BELONGINGS. Maintenance did not fix ANY ISSUES for 9+ months. Tons of maintenance requests. Tons of lease violations by mgmt. No resolutions. Ever. I have attached screenshots of all of the issues I have had. I think the photos speak for themselves. AVOID THIS PLACE AT ALL COSTS. Way not worth the price for the amount of problems & literal HEALTH HAZARDS. Wish I could give it 0 stars.

I moved into the LaSalle Park Apartments after relocating from another city. It's been a awesome spot to live as I have become more familiar with the city. Some of the studios are small, but they are all priced right. <br>The manager and leasing office staff are incredibly nice people. They are great to talk to as you come in from work or make your way to the laundry room. The maintenance staff works around your schedule and is responsive.<br>location-wise, it's great because It's right by the red line (less than a 3 minute walk). You can easily get to Lincoln Park, the North Avenue shopping corridor or the Loop. You can even walk to Michigan Avenue. <br>Sure the bathrooms are small (it's my only big complaint, but the closets are big). Parking is easy to find (considering your downtown) in case your friends need to visit. The people in the building are a strange mix of younger 20 somethings, senior citizens, and students. Most of them are quiet and keep to themselves. <br>When looking for an Aad I saw a lot of other buildings around the neighborhood with smaller, dirtier, and higher priced studios. This one isn't only the best deal around the neighborhood, but also a place you won't mind living in while you're saving a few bucks.

Location is Plawless, within 1 block of Jewel and many other stores as well as the red line and busses. Apartments are attractive and good size for the price. The front park oustside of the place is well-kept and attractive. mgmt can be a little slow with requests at times but are generally helpful. Laundry room can get a little grimy at times but is usually relatively clean. Living at LaSalle Park has been a nice experience and easy for our needs.

The mgmt leases apartments to people, and it appears that when they find someone to buy an Apace as a condo, they try to break the lease and evict the tenant. One of their building managers actually physically taunted me to try to scare me into moving out. Recently, several crimes were committed in the building, and mgmt doesn't care. don't trust them!

I moved in at the beginning of 2005, when we had good mgmt and owners. Because the mgmt had been so good and I had such heavy and expensive new furniture, I signed a lease extension agreement. I then learned that the new landlord and new mgmt company are incredibly disrespectful and inept. They write sloppy contracts and then wrongfully accuse tenants of not paying rent. As soon as the landlord, DR, perceives a rent issue, he barks, "You're evicted! I'm evicting you!" When I patronize a business, I expect respect. Consider the following simple example of disrespect displayed by my landlord. On 3/27/06 I handed him a rent check. He gave me a receipt on which he, or someone, had printed simply "DR." I had copies of his signature, but I had never seen his printed initials. So I politely asked him to sign it. He just said, "It's signed" and walked off. He has displayed far worse disrespect toward me, which I will describe in future posts. Members of the mgmt, especially the landlord, hide their identities. The landlord refuses to tell anyone the real business for which he is an employee or agent. That's right, neither "LaSalle Park Apartments" nor "The Flats on LaSalle" is an actual business, i.e., something with assets, liabilities, income, employees, agents, etc. So It's difficult to hold the landlord or anyone else legally accountable for problems residents experience. Look at some obvious signs of their type of mgmt. The huge signs in the front yard are a flagrant display of the disrespect they have for the tenants. They advertise a sweepstakes on signs in the front yard, but they don't tell you that you need to buy a condo and then wait until all the units are sold before you can win anything. The Illinois Attorney General will tell you that any honest sweepstakes promoter wouldn't require a purchase. Recently, I saw a resident, a former Navy man, shoveling the walk because mgmt wouldn't do it. The building has its problems as well. The doors to the two main entrances to the building tend to be hard to open, especially when a tenant is carrying groceries. It's highly unlikely that the 250 plus residents could evacuate successfully in case of a fire. At night the gate between the building and the adjacent church is oftentimes closed and locked, rendering the back door extremely inconvenient. There seems to be an awful lot of door slamming here. It's annoying, particularly since I never get a chance to discover who is doing it and why. Perhaps it has something to do with the door hinges. On the bright side, in spite of its 78 year age, the building appears to have no structural defects. I don't know about the other 249 units in the building, but I haven't seen leaks, a malfunctioning toilet, or any other similar problems. The units are tiny, which is OK for one who lives alone, but some people do eventually decide to live with someone else, which would render the units pretty much unlivable. The closets are hard to enter. The entrance door, the bathroom door, the one and only closet door, the refrigerator door, and most of the cabinet doors don't open all the way. There's no room for a couch or sofa if you choose to have a desk and bed. It's remarkable that our cable company offers us cable T.V. Now who in the world enjoys spending hours watching T.V. standing up? And check out those sawed off bathrooms! I can't read a newspaper on the toilet because the sink gets in the way. The bathtub is about three and a half feet long. When I take a shower, I have no place to set the soap down. Oftentimes residents leave things like bicycles outside their units, probably because There's no room in their units. It looks tacky and invites theft. One time, about May of 2005, I entered the mail room while a mailman was there. He was absolutely enraged. He was screaming like a lunatic. I was afraid he'd go postal on me. I hurried out and sneaked back in to grab a sticky that had been stuck to my mailbox. Perhaps working in such close quarters drove the poor guy crazy or something. I was thinking about complaining to the post office, but I never bothered. This isn't a prime location. There's no place for your car. I see no families with children here. Recently, in front of the Jewel food store, a man tried to sell ativan to me. The Jewel parking lot is surrounded by a huge, ugly fence, probably to keep the criminals out. Several times outside this apartment/condo building I have been accosted by pushy beggars. People oftentimes claim that Jewel and the CTA red line train stop are each only one block away. The fact is that, following the sidewalks, i.e., not walking through buildings, one must walk two blocks to get to either destination. And who cares whether these locations are nearby? If one had a car, which is unlikely if one lives here, one wouldn't have to go to Jewel everyday or use the CTA train every time one wants to go somewhere. And what's so good about living in the Gold Coast? If you're too poor to afford a car, you can just take a short walk to enjoy the nightlife. But if you're too poor to afford a car, you're probably too poor to afford the nightlife anyway, so you're better off just saving your money to buy a car so that you can get a life. And who enjoys pretending to bump elbows with a bunch of people who pretend to be rich snobs? Because of the new mgmt and owners, this place is a total ripoff for almost anyone. Even with the best of mgmt and ownership, this place could only serve as a temporary place to live. It simply makes no sense to buy a condo here. Avoid this place like the plague. P.S.
