My experience with BJB started out ok, but ended up being a nightmare. Over the course of months, I had to place dozens of tickets for fixes around the place (as maintenance would regularly do poor work), I went without hot water in my kitchen for months, I went without a toilet that would work without having to flush it 3-4 times for months, I had a front door that would not lock regularly, screen doors that would nearly blow off the balcony, obnoxious neighbors that would make noise until 11-12 at night regularly without proper recompense from management - and more. Management was not proactive in getting things handled (obviously) as they would not be addressed with a sense of urgency, or not be addressed at all. Do to all of the above I moved out a month early, with proper notice given; I even offered to help show the place and help them re-rent it. That all being said, they failed to re-rent due to poor management of the effort (big surprise) and are now coming after me for that last month's rent... They KNOW they are in the wrong here, it is clearly documented over the course of months and they have been notified of this; but yet they still persist to come after me, rather than just let me walk away? Now I am involving a lawyer and will fight this all the way through. BJB will not be getting a single CENT from me. It has been a nightmare and wholeheartedly DO NOT recommend living at a BJB property given that you commit to the property management company as much as you do the unit/neighborhood. Don't say you haven't been warned!

The appartments are nice and clean and the east wing has beautiful views of the lake and lake shore. But it is very overpriced for the same. The management office has some very annoying people. Initially there was -------- who would just sit on her desk all day. If you ask her for a package she would get with such a nasty look on her face, she as very lazy and for any questions would transfer you to teh manager then -----.She would not even enter work order requests on time ----- was good she would get work order requests done quickly and was helpful Now there is a new manager ---- who is resonable but his assistant ---- is very unprofessional.We are moving out in 2 months, from the next day there will be notice on your door informing that the appart will be shown today. That is OK as the need to rent the unit too but they will do it evey day as if you no longer liver there. Oncer theer was a time frame of 3-5:30 pm and he brought people at 6:15 pm thinking it was just fine. One day was really ridiculous. We informed them in the morning that we are having guests over today and would not be able to have people come to see the appartment. I was not well and came home early from work trying to sleep. ---- called at 3:30 pm , I reminded him about the request in AM and in addition requested that I am having fever and not well and would not be able to show the appartment today and that he could come tomorrow. He called again 30 min later. I asked my husband to talk to the manager ----- which he did but thsi guy ---- called again 30 min later to teel me about the showing tomorrow. He runied my whole afternoon n did ntot let me rest knowing that I am not well So thses guys do not realize that we still liver here and are greedy and very pushy. They do not respect the privacy of their current tenants , they dont feel the need to call and take permission/inform but thorw out notices and are unprofessional So keep this in mind when you rent here Also parking is so tight you will definately damage your car esp with te single lane drive up and down The neighbours arenoisy, insulation between appartments not good Safety and overall maintainance is decent

Worst place i have ever lived. Management office does nothing to help you. Anytime you go downstairs for help, they are all sitting on facebook on their computers. The internet never works. Don't expect to ever get school or work done. The noise levels are insane and nothing ever gets done about it. It is completely over priced for the service they offer. The laundry machines are so old and dirty they ruin all your clothing. Most of the apartments need re modeling because everything falls apart. When you factor in the "non expensive electric bill" they lie to you about when showing you the place, you end up paying as much as you would in a place that actually doesn't fall apart and management cares about you. If you do get them to answer their phones don't expect help from them. THERE IS ALWAYS CONSTRUCTION IN THE BUILDING. There is only one service elevator for the dogs and they make the construction workers use the elevators so it's a 20 min wait on weekday mornings to get in an elevator.

I would recommend this building. I moved here from AZ 1.6 years ago. I had trouble renting at a lot of site because i lost my home in AZ due to othe economy , jobs etc. so my credit was less than stellar. I had filled out applications at several other places who led me on and at last minute before the truck was due to leave said NO. I fouund this apt on line. Filled out an app and had ok the next day. Moved in here 9/2010..and have had nothing but good service. the office staff has been helpful, ( fran) the maintenance man are here as soon as we need service. the apt is nice, clean . good size. I dont hear any noise. etc. My only complaint would be that i do pay for parking and we had an incident in the garage with someone breaking in and there was no compensation from the apt manament since i pay for this space and it is suppose to be monitored. that is minor. as long as i live in chicago i plan on staying at this address. It is also convenient to my job and downtown.

I just moved in and right off the bat one notices the garbage people discard in the elevators and lobby not to mention the weed induced morons scratching the walls up like lowlife gangbangers. I was promised parking a month ago and still no word on that yet just excuse after excuse. Keep in mind there absolutely no parking around the lakefront at all. Cable is terrible with NO HD options. Cmon people its 2012 already !!!!! WiFi cannot be used for gaming and management requires you sign a 4-5 page contract just for that reason ! The workout room needs to be updated with free weights and rid of the outdated geriatric exercise equipment. Laundry is Ok. The rooms are spacious though but the trim and finish are sloppyingly done. These are small problems that can be easily rectified if BJB had any pride in thier buildings.

I just signed the contract last Sep 2011 and I lives for 2 bd and 2 bh that's very amazing building after I signed the contract for a week , my personal sale quit his job and nobody taking care of me!!!! And the finally in first week of Jan2012 someone broken my window car in the garage, they stole my gps and sun glasses. And then I was talked with the officer , they can't help me anythings just told u have to call to he police tomake a report and I still asked abt the camera but she said its broken for a long time !!! " ----ig ----" that the good answer that I got from the management!!!!! And on Jan 19,2012 my car on the second floor got broken again but this time the camera is turn on and can recorded that guy so I did the same thing a last time, call to the police and make report again And on Jan 25, 2012 timing 1pm one of my roommate car on the basement got broken , and he found someone sit on his car and trying to start his car , but when he saw my friend he run away out of the car and disappear !!!! Finally the management do not accept anythings and never have me some response so right now I want to move out in the end of this month, but she said I ve to looking for someone to subleast my contract. I've lived in many different high rises and apartments in Chicago and this is by far the worst. I don't even know where to begin but the moment you sign that lease, you're stuck. When you go to look at a place, you might think it's ok based on the view and amenities that they claim it has, but it's not. I'll start with the actual apartment- it's old. On the surface, it looks livable but then you start to notice that there are like 2 plugs in the whole place. The kitchens are falling apart and appliances are very old and in some cases broken. The stove doesn't even tell you when it's preheated because its really cheap/lowend/old. Next, it's dirty. Lots of flies and dust. Instead of cleaning the place before we moved in, I think they just slopped white paint all over everything. I pulled about 3 feet of rotten hair out of the tub and sink drains when I moved in as well. So then there comes the parking.. you can pay $300 for a "tandem spot" that is skinny enough for a bike. After we signed the lease, they told us parking would be more expensive but we said hell no and make them stick to what they agreed to. They then tried billing us more and sent eviction notices. Now for the actual parking garage, it's horribly dangerous- a one-way ramp. Don't forget to honk!! And there are no surveillance cameras so park at your own risk at $300 per month or $200 for one spot. There are times when I've been unable to get out of the garage because the spots are so tight not to mention that there has been nearly $1000 worth of damage to my car from a hit and run. They will also have you sign a parking lease so that you are stuck paying them for parking even if you move out early or get rid of your car. Now for the "free internet and cable." It's not free unless you like internet as slow as a dial-up connection. The cable doesn't work, but I wanted good cable so I had to pay for it anyway. The worst hidden cost of living here is the bills. They are soooo expensive as you would imagine they would be when you can feel the wind coming through the closed windows. Close to $500 in the very cold winter months. Beware that the laundry is $3 per small load as well. I would not recommend living here AT ALL, it's unsafe and overall gross. The area is sketchy and you can't really safely walk anywhere at night. Whatever you do live anywhere else or you will be stuck here paying high rent in this nasty place.

Hello, if you don't mind paying a expensive rent for a ridiculous apartment in this " vintage " building, you must have a sense of humor. the elevators are constantly down, smelly, and old. if you are lucky when no blackouts.some WE, only 1 working for the whole building. I must have seen 3 different elevator crews by now. the commons, huuuggg, need a major overall: the carpets are all stained on every floors, and as old as the building. the gym, do not even think of it. the laundry room, if you are desperate. you will find all kind of appliances ( who knew they have so many broken fridges ) in the garage, neatly stacked in rows and layers on the 1 st and 2 nd floors, when there are no leaks of black " whatever " which will prevent you from parking your car in this overprice parking. as for the garbage, it is right there, on the right of the entrance of the garage, you cannot miss it !

View is amazing if you face the lake. Very transient and young tenants. Elevators NEVER work consistently. The building manager, Fran, is accommodating but not honest and doesn't listen to the tenants issues over the "amenities". Internet is sporadic, included cable is as basic as basic gets and the fitness room is suited for a retirement home. The bldg is decently maintained, except for the trash in the back elevator areas and the laundry room can be a bit of mess. Parking space is expensive for the area. While I have never had any pests in the apartment, they do run around the shrubbery surrounding the building. It's only a matter of time.
