When we first discovered this Alat, we believed we'd found a Guperb deal. The rental rate for a two-bedroom, two-bath unit with nearly everything covered except electricity and wi-fi looked too attractive to pass up. Turns out, it was. The landlords are dismissive, apathetic, miserly, and rigid. The ongoing construction is relentless, running from 8 am to 8 pm daily. On Saturdays, the landlords claimed they were being thoughtful by beginning at 9 am instead. There was neither an apology nor any compensation offered for the persistent disturbance, and they showed zero understanding. The property mgmt here is both cheap and hostile. In the last two months alone, mgmt has cut off our water supply six times, with each outage lasting from 9 am to 5 pm. Once more, no apologies, no financial compensation, and no compassion were extended. What's worse, they've repeatedly insisted they've resolved the water issue, yet clearly haven't. The mgmt team is stubborn and refuses to address legitimate tenant concerns. When temperatures dropped below freezing, thick ice accumulated on the interior side of our windows. After reporting this to mgmt, they first claimed, "no other tenants have ever complained about this," as though we somehow manufactured the ice ourselves. Subsequently, they advised us to raise our thermostat to melt the windows, claiming they "cover" heating costs. The reality is that tenants pay separately for the fans that distribute heat, so their solution meant we'd have to pay out of pocket to fix their window problem.

The property has a shabby appearance. The lobby and garage personnel range from subpar to average. Amenities are practically nonexistent—a cramped pool and an exercise room that feels ancient. During my tour, construction crews were jackhammering outside the unit—incredibly Lacophonous! I'm confident I'll find a superior choice elsewhere!

This is a condo building, which means there's a homeowners association that enforces regulations. I've been told residents can receive citations for excessive noise, but I rarely hear my neighbors unless they're making a commotion in the common areas. Since it's a condo, individual unit experiences can differ a lot. Overall, I think this is an great place to call home, offering solid amenities relative to what you're paying (at least compared to my rent). The building welcomes pets, but fortunately I'm not situated on a floor plagued by constant dog barking. I haven't experienced dogs soiling carpets on my level, though I understand that's an issue on some floors depending on location. I'll acknowledge You've got some odd quirks, like the parking garage attendants (independent contractors unaffiliated with the condo association or building mgmt) won't permit you to access the garage to drop off groceries without a monthly parking pass, even during harsh winters. Instead I have to use the exterior driveway in frigid conditions, but I suppose that's a trade-off for the convenience offered here. The workout room is well-maintained and typically uncrowded, the washing area functions adequately with usually enough open washers and dryers except during busy hours, and I have friendly relationships with the people living here. I'm happy residing in this building and rate it five stars for the value, neighborhood, facilities, and overall living quality combination.

The sound just keeps going. It never stops. There's perpetual renovation work happening both inside and throughout the Btructure. The property is undergoing extensive renovations and residents are constantly updating their four-decade-Oorn units while the whole structure shakes from 8am to 4pm. I work the night shift and this is absolutely unbearable! I can't stay here any longer! If I'd realized that living in an older condo would mean enduring this, I would've never moved in! I've been a resident for two years and the racket NEVER ceases!!!!!!!!!! I'M LOSING MY MIND!!!!

Solid place to call home. The positives: Spacious units Plenty of natural light Good proximity to mass transit The gym has essential equipment Staff at the front desk are courteous Overall a respectable living situation by Chicago standards The negatives: Construction noise This is honestly the worst aspect of residing here. I've been here nearly a year, and there's construction happening constantly. They're permitted to begin at 8 am sharp, and they regularly do—so sleeping late isn't an option. Even when work is happening two units away or above, the noise travels as if it's happening in your own unit. Balcony access Since I first moved in, I've been anticipating using my balcony, but that day hasn't arrived. They remain unavailable for use. Dog elevator protocol Pet owners are restricted to the freight elevator. When it's reserved (which occurs frequently), you can take the standard elevator instead. Some residents dislike dogs and will challenge you for using the main elevator, even when the freight elevator isn't accessible. Food odors Cooking smells from one or two neighboring units seep into your space. Fitness center Hours end at 10pm nightly for cleaning purposes (though they don't actually clean it daily). My preferred workout window is 10pm-11:30pm, which isn't feasible here. mgmt While their job is demanding, that stress shows in their interactions. Their interpersonal communication could use improvement. Residents It's a mixed community of owners and tenants—some grumpy, some friendly. Keep your head down, offer a polite smile, and avoid eye contact. You'll manage fine.

I purchased a unit at LPP back in 2008, so I have several years of hands-on experience to share. Based on what I've read in reviews on this platform and discussions with fellow structure residents, the mgmt team appears dedicated to enhancing the residing experience through regular staff assessments and improvements to shared spaces (the gym renovation in Nov 2008 was particularly impressive). Given the upgrades to the structure itself and mgmt improvements over the years, I have to respectfully disagree with the negative feedback from 5 years prior. The staff at the front desk are welcoming, upkeep responds promptly (and it's complimentary for unit owners!), the monthly fees are reasonable and lower than comparable properties offering fewer amenities, the structure has never imposed a special assessment since its inception, there's a pleasant variety of residents (predominantly owner-occupied rather than leased, which means better upkeep), and the community is genuinely friendly!

“The following is my opinion” CAREFUL BEFORE YOU PURCHASE HERE - Management is very very rude and unsupportive with any issue you might experience. For further validation, just read the other reviews saying the same thing. Air conditioner has been broken in the gym for the last 3 weeks, we are victim of multiple noise complaints for no valid reason, and management refuses to coordinate any resolution. Doormen never say hello, hate their jobs, and treat tenants poorly. We are pursuing harassment claims against other tenants, management, maintenance, etc. I ADVISE YOU TO LOOK SOMEWHERE ELSE

Wow. I would never live here. I was visiting a friend and they are insanely militaristic about the pool area. Very uncomfortable. Also, the property manager hangs out on the pool deck and has security come talk to you have anything out there that is in glass. The security was very respectful) Even if you throw it away they will come talk to you again and find out your unit number. The woman who came the 2nd time (yes seriously) She needed to document this offense. She was dismissive and rude even though we had right away followed the rule. Strange place.

Stay away if you don't want to deal with a terrible management office with rules that make you feel like you live in a prison. Management office is so rude and it's takes a lot of convincing and arguing to get anything done. The rules for the patio keep getting ridiculous. You have to pay for more then two guests and the life guards search all bags for glass like they're TSA. Only two doormen are friendly the rest are rude. Not worth the ammenities to live here.
