I own a unit on the 30th floor and could not be happier with my purchase. My neighbors are quiet, respectful, and well to do. I have an amazing view of the city and lake that I would have never thought was possible on my budget. Move-in fees are synonymous with other Chicago condominiums and apartment buildings. The pool and sundeck are wonderfully renovated. Although the HOA monthly prices are on the higher end they do include a lot (fitness room, doorman services, air conditioning, heating, water, cable, etc.). I always receive a prompt and professional response from the management office when I have an issue.

The absolute worst place ever to live. My spouse and I moved to Chicago from Portland Oregon a little over a year ago, and were to excited about being in a new city full of new adventure! We chose to like at Lake Park Plaza because of the amenities it offered, swimming pool with a huge deck full of cabanas and bbq's, basketball court, tennis court, bike storage and a fitness center. For the ENTIRE year we have been here, the building has been renovating all the amenities except for the bike storage, which we also didn't get to utilize because we were the 12th people on a waiting list!? Wouldn't you have one bike storage PER unit...oh no, that's if you ran your building in a smart way. We were told when we moved in that there would be slight reno to the amenities and that this would be completely finished in MAY... it is now nearing the middle of SEPTEMBER and these are not even close to being finished. We've had to live with construction noise, water shut offs, and NO amenities for an entire year now. Along with the building not providing and amenities they had promised, they Upped their Move-Out fee by $250 dollars, ONE month before we moved out, yet one month. Now, you'd think since we never got anything that we are paying for, that they would allow us to pay the amount we signed for on the day of our lease, especially since it's one month until out move out day, but no, they don't care at all. The Management is full of some of the most unprofessional, arrogant, small minded, idiot people I have ever dealt with. I've emailed, called and left letters with them on multiple occasions, never getting responses, UNTIL I emailed from my work email (I work in the HR department of a commercial real estate firm) then they treated me like a princess..!!! The washer and dryers constantly smell like crap and are always leaking and or not drying properly, there is usually without fail always one elevator out of order, or and the doormen, there is ONE gentlemen who is kind and does an amazing job, the rest refuse to let you in (we obviously open the front door for ourselves, but we have a secondary door to our elevator bay) even when you have mounds of groceries in your hands AND they definitely know I live in the building. I would never ever recommend anyone to live here as they will be miserable the entire time. We cannot wait to move out of here...it's given us a complete and utter wrong impression of Chicago, and made the first year living here a nightmare. Thanks for NOTHING Lake Park Plaza.

DO NOT MOVE HERE! The WORST living situation ever. The price, the amenities, the location make it attractive - but the building management is horrible. Move-in fee, security deposit for the move-in, move-out fee, Sd for the move-out (which must be picked up from the office days after you move out), fees to leave items in the trash, fee to access the pool (which has been under construction for 11 months and counting...), etc. When asked for help about problems within the units (ice forming on inside of the Windows during winter, storage unit flooding, etc) management said "sorry, not our problem" and "we've never heard of that happening before." They did nothing. Left the apartment as soon as our lease expired. Grouchy old neighbors who report you for watching tv after 10 pm, unpleasant doormen, the list goes on and on. TOO MANY RULES: can't use elevators to bring up new furniture, reserve and pay to move in and out, no noise after 10 pm, no disposing of large trash items, etc. If you want a high-rise with responsive building management or decent humanity - this is NOT the building for you.

Do not move here. Management will call the police if your dog barks and neighbors will vandalize other neighbors doors if your dog barks as well as will leave harassing notes. This behavior is acceptable and justified by management all because a dog barks. Supposed to be pet friendly but it is not.

When we found this apartment, we thought we had hit the jackpot. The price for two bedrooms to baths with everything but electricity and wi-fi included seemed too good to be true. And it was. The management is unfriendly, uncaring, stingy, and uncompromising. The construction has been nonstop and starts at 8 am and doesn't end until 8 pm. On Saturdays, management claimed to be considerate and start the work at 9 am. There was no apology or compensation for this constant noise, nor was there any empathy. The management in this building is cheap and rude. In the past two months, management has shut down our water (from 9 am - 5 pm) six different times. Again, there was no apology, compensation, or sympathy. Furthermore, each time they have claimed to fix the water problem and clearly did not. The management staff is inflexible and unwilling to help with apartment shortcomings. Once it got below freezing, our windows started to fill up with sheets of ice, on the inside of the windows. When we went to management about the problem, they first told us, "this has never been a problem for any previous tennants," as if we somehow created the ice ourselves. Then, they told us to turn on our heat to unfreeze the windows, which shouldn't be a problem because they "pay" for heat. What actually happens is that renters must pay for the fans to blow the heat, so they told us we had to pay for our sheet-ice windows.

Pretty decent place to live. The pro: spaces are better (in size) A lot of light. The area is close to public transportation. The gym has the basics Door men are pretty normal In general it's a decent place to live in Chicago standards. The cons: The construction noise. This is probably the most annoying part of living here. I've lived here for almost a year, and every day construction construction construction. It is allowed to start at 8 am and sometimes they start at 8 on the dot. So forget about sleeping in. Construction could happen 2 units away above your unit, but it sounds like it's right above. Balconies. I've been waiting to be able to use my balcony since the day I moved in, but it's not going to happen. They are still not ready to use. Dog elevator. If you own a dog, you can only use the freight elevator. If it unavailable due to someone reserving it (every other day) you can use the normal elevator. Some people hate dogs so they try to call you out on using the normal elevator even if you can not use the freight elevator. Cooking smells. You can smell what one or two of your neighbors are cooking. The gym. It's only open until 10pm every day. So they can clean it. (They really do not clean it every day) I love working out about 10pm-1130 (is not going to happen here) Management. I'm sure they have a hectic/stressful job, and they talk to you in that manner aswell. (Poor people skills) Tennents You have a mix of people here. Owners and renters. Some grouchy and some pleasant people. Just smile and don't make eye contact. You will survive.

It's an okay place to live, but it's very old high-rise living with little amenities. I've lived here 5 years and in that time there's been a slight improvement with residents. Many younger people are moving in which makes it nice, but you still have the old jewish nosy authoritarian neighbors who will call the police on you if you light up a cigarette in your own apartment. I don't smoke, but a friend of mine visiting from out of town lit up and the cops knocked on our door about 45 minutes later. We were both flabbergasted. I had no doubt who had called the police, our friendly floor attendant, the old jewish lady who lives in a studio and shakes and spits at you if you do something she disapproves. An anomaly? I wish. They are a dime a dozen in this joint, as all over Lakeview. But like I said, things have balanced out a bit. Assessments are insane, rents for renters are moderate. You get little for your dollar however. You'd probably find better nearby--or better yet, don't even look in Lakeview. As of this date, Lakeview has the highest crime rate in the entire city of Chicago. Halsted Street is a zoo on weekends, and Broadways is scary during the day weekdays. And I might add construction noise is an ongoing problem. They are constantly doing renovations, and it comes with hefty assessments and VERY loud noise. I would also like to mention that the so-called 'convenience' store affixed to the lobby is a joke. It's rarely open, they have half-empty shelves, it's way overpriced and even worse than all that the man who works it is the rudest man you'll come across. It's only a matter of time before it shuts down.

This is a late sixties highrise. Minimal maintenance was performed over the years. Assessments are not comiserate with the facilities and services. The Board has been run by the same folks for over 35 years. They literally single handedly run this place for their own favor. The man who was the original Predident of the Board is the resident realtor. He sits in the lobby selling and renting units. The management company overcharges the Association in return for complete loyalty to these Board members. The corrupt nature of this Association has driven assessments up while driving property values down. Price per square foot on this building is cheap. Be prepared for a trade off. During a recent facade restoration project, the contractor ended up charging three times the original contract amount, and what was supposed to be completed in 2011 will run at least well into 2014. I wouldn't recommend living here for the following reasons. 1. Be prepared for damage to your vehicle in the garage. 2. Due to the lack of a comprehensive maintenance program, which is standard for building this size, be ready for flooding of your unit from an inadequate heating and cooling system, as well as kitchen sinks dumping sewerage onto your floor since there is no proper cleaning of kitchen stack plumbing. 3. Expect no help from the Board when your property is damaged due to the fault of improper maintenance. The standard line is, file a claim with your own insurance." STAY AWAY!

A great place to live. This building is well managed with many common areas for residents to enjoy (exercise room, pool deck with basketball court, tennis court, and BBQ grills - nothing like grilling out on summer evenings). Everything is clean. As some other people have pointed out, there is some construction, but noise has been minimal and the projects are improving the building

I have owned a 2 bedroom in this building for many years and was surprised at the mediocre rating. This is a great building! Great mix of people - friendly, helpful. Lots of amenities. Wonderful staff who go above and beyond what they need to do. The building runs smoothly and there are very few negative remarks heard among the tenants. The view and location are wonderful.
