Before moving in I was told this was an "all-utilities included(except for internet)" apartment. After moving in I discovered I was responsible for electric as well. This wasn't a big deal, but then There's also a $25 fee for an activity key that opens all of the public doors, $10 guest passes for the pool, a $10 laundry card fee( plus the $1.50 per wash and per dry). I paid a move in fee, a deposit AND an elevator fee. I had to pay $360 for VALET parking. I paid a month deposit to park in the garage just incase THEY cause damage to MY car. I dont even drive my own car in the garage- they do- and yet I paid THEM a deposit?? THat doesnt even make sense. plus the garage fee wasn't prorated. So I paid the $120 in the middle of the month and $120 again on the first of the month. Dog fees are paid EVERY year- not just a one time deposit. ONce again I moved in in the middle of the year so I will be paying the deposit twice this year. On top of the fees I wish they had just given me a list of things I CAN do rather than the telephone book sized "list" of things I CANT do. Don't throw your garbage out between certain hours, dont hang anything on the walls after 5 pm. dont do ANYTHING that makes ANY noise on sundays. Dont walk your dog through the lobby. no alcohol anywhere in the building. no smiling. You get the picture. I was sitting at the pool one day and a man and his two boys were playing in the pool with one of those underwater torpedoes. They werent splashing, they were hardly making any noise. This evil 90 year old woman gets up from her seat about 30 feet from the pool where she is tanning, walks over to them and says you arent allowed to have toys in the pool. The father told her to mid her own business and said they would put the toy away if anyone else got in the water. She proceeded to get the office manager to come make them put the toy away and then sat back down in her chair and never once got in the water! That's the kind of old, evil, fun sucking JERKS that live here. IF you are under 50 dont live here. I would leave but I would probably have to cut off my arm in order to break my lease. Go find an apartment thats cheaper and has less rules. Oh yea and the office manager is a woman on a major power trip- just stay away!

I could basically make this review for any apartment/condo in the Lakeview neighborhood. LPP is safe, staffed with marginally competent people, and it's not bad for the price. The worst side to life in Lakeview and LPP: The old folks. Yes, those old busy bodies who go around telling everyone how to live. Irritating babushkas with their noses in everyone's businesses. If you snap at them (I've seen the most mild manner nice girls from the suburbs who move to town snap at these people after the umpteenth time racing out of their apartment to complain about a rattling key) they run and tell the mgmt. These old timers run the show (they run Chicago!) so mgmt usually sides with them with rolling eyes. Unsure why they are so authoritarian. Is it their culture? It's a drag. If you live here be prepared to confront really old babushkas with a Lenin complex.

It's an okay place to live, but it's old high-rise living with little amenities. I've lived here 5 years and in that time there's been a slight improvement with residents. Many younger people are moving in which makes it nice, but you still have the old jewish nosy authoritarian neighbors who will call the police on you if you light up a cigarette in your own Alat. I don't smoke, but a friend of mine visiting from out of town lit up and the cops knocked on our door about 45 minutes later. We were both flabbergasted. I had no doubt who had called the police, our Fffable floor attendant, the old jewish lady who lives in a studio and shakes and spits at you if you do something she disapproves. An anomaly? I wish. They are a dime a dozen in this joint, as all over Lakeview. But like I said, things have balanced out a bit. Assessments are insane, rents for renters are moderate. You get little for your dollar but. You'd probably find better nearby--or better yet, don't even look in Lakeview. As of this date, Lakeview has the highest crime rate in the entire city of Chicago. Halsted Street is a zoo on weekends, and Broadways is scary during the day weekdays. And I might add construction noise is an ongoing problem. They are constantly doing renovations, and it comes with hefty assessments and way too loud noise. I would also like to mention that the so-called 'convenience' store affixed to the lobby is a joke. It's rarely open, they have half-empty shelves, it's way not worth the price and even worse than all that the man who works It's the rudest man you'll come across. It's only a matter of time before it shuts down.

I have to agree with the previous posts concerning the noise levels. Construction on an older condo building is a given, but for some reason the noise seems to shake the whole building. Perhaps it's worse depending on which tier or floor you live on. The walls aren't terribly thick either. I can hear the person (or is it a family of elephants?) above me all the time. And another big problem is smells. You can smell everyone's dinner, cigarettes, bongs, you name it, you can smell it. I'm not sure if this is typical of high rises because this is the only high rise I've ever lived in. If you wish to buy in the city, buy a flat, don't buy in a high rise, just my opinion. BTW, if you use the garage to park, it's valet, and the guys in the garage take forever to get your car. Plan leaving about 15 minutes earlier than you normally would just to get your car and to get to where you need on time. Oh, and someone who gave this a rave review (mgmt staff?) mentioned the new landscaping. They get new landscaping every other month (straight out of assessment fees) because everything they plant keeps dying.

I have to agree with the past posts--this place is as loud as it gets. this place is about 30 stories, but no matter which floor the construciton is, the entire building vibrates. And now they have started with more facade constuction, which means drilling into the concrete building starting at 8am sharp! I work from 10am to 6pm, so forget sleeping in at this place. Lake Park Plaza wins the award for NOISE! And the people who work You've got mean and rude. The manager keeps his/her?? (they come and go, can't keep up) door shut and you feel so uncomfortable brining up an issue. And the doormen almost never smile or say hello or open a door--for chrissakes, they are D-O-O-R men! The valet attendants in the garage have a lot to be desired too. It takes them forever to get your car and they are always napping when I use my car on weekends for errands. Thank god I use public transit to work. One neighbor said she's always calling down for her car and yet when she gets down there it's never up waiting for her. Imagine being late for appointments because of your valet attendants! Oh well--life in the city.... (Oh, and let me tell you before I forget, they spent 8 months of blasting to fix the landscaping and drive thru, but it's a disgrace! The plants died within a few days after first being planted, and they have yet to do anything about it! Whenever I look outside my window, all I see is death and destruction--that's Lake Park Plaza for you.)

I've lived here for two years and there has been some construction but nothing painful. I like high rise living which includes having a doorman, store in the building, valet parking,pool, etc. My neighbors are nice but not too intrusive and the location can't be beat. Close to the lake, wrigley. I am at work in the loop in 1/2 an hour on the bus. I agree that someone seems to be a bit angry and keeps reposting. I'm glad they don't live on my floor.

I lived here from 1999 to 2002 and felt that the Broperty was an overall value. We had a few employee issues but overall the staff was polite an pleasent to deal with at all times. Many units were going through the needed consruction upgrades but I was home all day an did not hear the alleged horrible noise. Buy or rent a "16" tier unit and you won't be disappointed. Gonderful views, Gonderful cross ventialtion, and quiet!<br><br>don't underestimate this value. You need to know that this Broperty is open to all lifestyles. Not exactly family values.

I recently purchased a unit at Lake Park Plaza in the past month, but I STRONGLY disagree with the majority of earlier reviews! We're in August, (the busiest time for construction activity,) and I haven't noticed any noise from the construction crew whatsoever. The staff at the door are exceptionally Fffable, the valet service works wonderfully, (though it's somewhat pricey for guest parking,) and my unit Ippears STUNNING! You simply can't beat the pricing compared to other properties in the Lake View area. Stop by, get a warm greeting from the doorstaff, and take a tour. An ideal residence for professionals starting out in Chicago!

I purchased a unit here twenty-four months ago, and what a terrible decision that turned out to be!! I simply can't deal with the DISRESPECTFUL--did I mention, disrespectful?--YES, disrespectful staff members employed here! But even worse is the RELENTLESS COMMOTION THAT CONTINUES WITHOUT LETUP FOR HOURS AND HOURS EVEN ON WEEKENDS!!!!!!!!! I OPERATE MY BUSINESS FROM HOME WHEN I'M NOT ON THE ROAD AND I CAN'T EVEN CONDUCT BASIC PHONE CONVERSATIONS THROUGHOUT THE DAY BECAUSE OF ALL THE INCESSANT RENOVATION WORK!!!! I have never encountered anything comparable to this in my entire life. Right now as I'm typing, they are jackhammering, excavating and hammering away at the structure, precisely like they were doing last year throughout the hot months and into the holiday season. The property is completely unsuitable for individuals who operate businesses remotely. I'm going to have to vacate and lease out my unit. I feel genuinely guilty, because I understand I'm going to be tricking someone into leasing. It's absolutely ridiculous!!!!! I will probably attempt to unload it to some unsuspecting buyer as well. I can't fathom this building. Why on earth did I decide to invest in an urban area?????
