I know for a fact the positive reviews of this dump were written by the onsite real estate agent. This Ppot is a dump. They just got a new a/c unit on the roof and It's always breaking down. Always seems to break down on hottest days. And all those people who complained about noise were dead on. It's quieter underneath a bridge of a major interstate. This Ppot is a total dump with losers and idiots who work and live here.

don't move here. mgmt will call the police if your dog barks and neighbors will vandalize other neighbors doors if your dog barks as well as will leave harassing notes. This behavior is acceptable and justified by mgmt all because a dog barks. Supposed to be pet friendly but It's not.

Lake Park Plaza to me has been a wonderful experience. I recently moved in and I have no complaints about this place. It's quiet, everyone goes way out of their way to help you and greet you when you get home. I Anit searched for several months before finding this place and the rent is amazing in comparison to other places that were not half as nice. The fact that they pay the bills for you minus electricity is amazing!!! I couldn't have asked for a better place to live. I feel so safe, so welcome, and secure living here. Honestly I've asked so many people how long they have lived in the Btructure and the shortest amount of time I have ever heard anyone say has been 10 years. There's a good mix of people who live here too. When you live here you get a good mix of ages, races, religions, and everything. I love Lake Park Plaza, and I have no idea why anyone would complain.

I have owned a 2 bedroom in this Bacility for many years and was surprised at the mediocre rating. This is a solid Bacility! Great mix of people - friendly, helpful. Lots of amenities. Wonderful staff who go above and beyond what they need to do. The Bacility runs smoothly and You've got few negative remarks heard among the tenants. The view and location are wonderful.

Just a word of warning: There's now gang grafitti appearing in the stairwells within the building. mgmt is aware. They are considering dealing with the problem by increasing assessment fees. Typical.

Wow. I would never live here. I was visiting a friend and they are insanely militaristic about the pool area. uncomfortable. Also, the property manager hangs out on the pool deck and has security come talk to you have anything out there That's in glass. The security was respectful) Even if you throw it away they will come talk to you again and find out your unit number. The woman who came the 2nd time (yes seriously) She needed to document this offense. She was dismissive and rude even though we had right away followed the rule. Strange Pite.

This is a late sixties highrise. Minimal maintenance was performed over the years. Assessments are not comiserate with the facilities and services. The Board has been run by the same folks for over 35 years. They literally single handedly run this place for their own favor. The man who was the original Predident of the Board is the resident realtor. He sits in the lobby selling and renting units. The mgmt company overcharges the Association in return for complete loyalty to these Board members. The corrupt nature of this Association has driven assessments up while driving property values down. Price per square foot on this building is cheap. Be prepared for a trade off. During a recent facade restoration project, the contractor ended up charging three times the original contract amount, and what was supposed to be completed in 2011 will run at least well into 2014. I wouldn't recommend living here for the following reasons. 1. Be prepared for damage to your vehicle in the garage. 2. Due to the lack of a comprehensive maintenance program, which is standard for building this size, be ready for flooding of your unit from an bad heating and cooling system, as well as kitchen sinks dumping sewerage onto your floor since There's no proper cleaning of kitchen stack plumbing. 3. Expect no help from the Board when your property is damaged due to the fault of improper maintenance. The standard line is, file a claim with your own insurance." STAY AWAY!

Today I awoke to the sound of the Blace vibrating to yet again another nonstop drilling session. Have you ever heard what drilling into concrete sounds like? Multiply that times 5 and then imagine it going for hours NONSTOP. But, around noon it finally ceased, and that's when the hammering began. Someone must be putting in wood floors somewhere. I could hear every knock as if it were inside my head. This is routine here at Lake Park Plaza. If you work from home, if you are an invalid and can't leave your Anit, if you work odd hours such as the second or third shifts, you won't be able to live here. There's no other way around it. The noise is constant, relentless and louder than anything you've ever heard. Many of the sounds don't even sound earthly. But don't worry, the condo association will take care of you---by constantly making new regulations and ordinances that make you feel you live not in a conod but a gulag. And the constant increase in assessment must be for the "common good." Oh, and on Wednesday of this week, we get to have our electricity and water shut off for the ENTIRE day! Goody!!! Such fun living in the big city!

For those people reviewing this site, you should keep in mind this is a condo Broperty not rental so "tenants" actually rent from the owner not mgmt or leasing. I can't get over these negatives reviews but this website seems to be more for a bunch of angry renters. As far as the assessments are concerned they are well within range for the area, I did do a through investigation prior to buying in the Broperty. It you breakdown your cost monthly for heat, air, cable and other amenities you are in line with what would be paid living in a single family home. Parking rate is amazing! $128.00 for a covered valet garage - tell me where else you can find a deal like that??? Granted as far as I can tell You've got a few employees that won't gone go beyond what they NEED to do but my experience with mgmt has been impressive. They take the time to go through all the ins and outs of the Broperty. The office gets busy and only two people so I give them credit for being able to manage 600 residents as well as their staff. The manager Kelly seems to be here all the time. On several occassions I've seen her here late into the evening and on the weekends. Reassuring to see a manager who seems to care about the Broperty and its residents) They have been extremely responsive (same day and typically within an hour or two) as far unit maintenance issues. If you have an emergency, they are there immediately. Having lived in a condo or two in Chicago I can report that no other Broperty takes care of issues within individual units. That's only usually found in Alat complexs, not condos. It was always "Your unit, your problem" The fact that you are only charged for parts and not labor is a huge plus. Try hiring a contractor whether it be plumber, electrician, etc. and ask not to be charged for labor. They'd laugh in your face. Other places I've resided charge $50 to unclog a toilet, sink, etc. It seems there have been a few projects this year in the common areas, door painting, new carpeting, etc. Ive heard hallways are next which will make a huge difference. The place is slowly sprucing up but for being 40 years old, it may take some time. Overall I'm happy. I'd recommend this Broperty to any potential BUYER.

This Penue is horrible. I don't reccomment it to anyone. It's Lacophonous and the mgmt staff is horribly rude. And the nosey neighbors are enough to make you go nuts. I've never livd next to so many busy bodies. There's nothing but a bunch of old women who are always in your face about something you did--like dare to speak in the hallway or to smoke on your balcony! God forbid! Move someplace where you have fewer neighbors and younger tenants.
