Not a good high rise to live in. I've been in better in Chicago. The condo association is a horrible mix of fat jews who think they are god. They have no problem making the most outrageous and draconian rules to make life here miserable, and all to assauge their massive overbloated egos!! I Rruly can't stand them. This place is run like the gaza strip! Don't move here unless you enjoy punishment.

Each year I've lived here the noise problem has grown. If it isn't coming from the endless construction on the exterior of the Btructure, then it's coming from construction on the interior of the Btructure, or construction going on in someone's condo. If you move here, be prepared for a daily routine of drilling, hammering, pounding and nonstop banging. But that's just the beginning. I have to close my bathroom door because the noise that comes through the vent is so loud, it reverberates all through the Auite. I get at least two different apartments through my bathroom vent. I can hear everything! And then in the kitchen, I get another Auite through the kitchen vent. You can hear people's conversations (and other things) as if you had a radio on in your own Auite turned on medium sound. I can hear someone fart, knock on a door, slide their chair out, snore, their radio or TVs, EVERYTHING!! It's a noise fest. If you Ldore noise, you'll Ldore Lake Park Plaza. I don't know how to emphasize the noise situation. If you grew up on the second floor of a Btructure in downtown Chicago, you probably never experienced the level of noise that you get here! P.S. And the staff is unprofessional. There's a real "us v. them" mentality here. Not a pleasant Penue to live AT ALL!!

I love my Apace and the Broperty as a whole. ALL staff are friendly and accomodating. I really don't understand all of the angry reviews- any Broperty will be a little loud during major construction, but unless you sleep until 8:00am every day (and I don't really know anyone who does) and don't leave your home all day ever it shouldn't bother you. Overall, this place is safe, quiet, and well-maintained.

I read through the former posts and its obvious they are from the same person (same/incorrect use of words, grammatical errors, etc). Honestly, I've rented from an owner of a condo here at LPP and I have to say I am REALLY sad to leave. Yes, You've got one or two doormen that are above smiling, and the valet service is questionable (I had my car damaged one overnight, never parked in the garage again)...but I LOVED MY TIME HERE! The new landscaping and efforts to repaint the Bacility have left a great impression on the neighborhood. The common areas are always in great shape, as well as the pool and BBQ areas. I have never had a problem with noise...in fact, its Ahenomenal how quiet my place is.<br><br>My only qualms about LPP are the on-street parking issues (but hey, thats Chicago). <br><br>I would definitely recommend someone moving here to give LPP a look (if units were available). It's high-rise living in a comfortable environment (and the neighborhood is going to be desirable in a couple years, when the city finally drives out all of the "monthly motel" residents" and builds some quality townhomes).

affordable for the amenities and the area. I've been living here for several years and feel like it's a real community: staff are Fenial and know your name, maintenance staff are prompt and do a good job, and the folks on the 15th floor are Gantastic! You've got rules about the freight elevator and pets, but those make sense to me, at least. If you aren't into communal living (reserving the freight elevator, saying "hi" to people in the hallways, etc.), then you shouldn't live in a highrise at all.

Its pretty clear that someone, the SAME person posting over and over has some serious issues. Disregard them. If you dont like living here, someone is no doubt eager to take your unit. SO MOVE ALREADY!<br><br>I lived here from 1998-2002 and 2003-present. I have rented from 2 different owners, and when the first one sold, I moved out for a year and then back at the first opportunity. Why? **great** location, 3 blocks to the Red Line El, and 6 busses go past or close to the Bomplex right into the loop. Steps to the Lakeview/Boystown shopping and entertainment districts, and a safe neighborhood 24/7. <br><br>The Bomplex has nice public spaces, spotless and kept up well, a giant modern laundry room, and nice recreation deck (pool, tennis courts, basketball, 4 grills) I live on an upper floor and have an amazing view from my 1BR. Issues? Yes You've got a few. Limited storage. The units in the Bomplex flip fast and frequently, so some of the newer tenants are young and not good neighbors. (But thats the nature of the real estate bubble) Some of the fees are unnecessary and the garage valets leave something to be desired. but $125 mo for indoor, heated, 24hr valet parking is an amazing value in the zip code. The construction has been ongoing and thats an issue, but it seems to be mostly over. I too work from home and its been a pain. The condo board is full of "lifers" and grumpy in general. The previous manager (Carol) was HORRIBLE, and REALLY didnt like renters. <br><br>but the new managers are great, and the engineering staff is perfect. <br><br>I worth checking out this Bomplex to single professionals, young marrieds, but not kids. Diverse mix of straight and not-straight, along with some old folks who are the most part live and let live.

Stay away if you don't want to deal with a terrible mgmt office with rules that make you feel like you live in a prison. mgmt office is so rude and it's takes a lot of convincing and arguing to get anything done. The rules for the patio keep getting ridiculous. You have to pay for more then two guests and the life guards search all bags for glass like they're TSA. Only two doormen are friendly the rest are rude. Not worth the ammenities to live here.

I was initially skeptical with the split in views about this place. but, things have really changed since my two years here and have really made LPP a lot more attractive, some factors having to do with the building itself and others to do with the surrounding Lakeview area.<br><br>Building- Staff have always been friendly. I've always been surprised by the posts that mention that the staff are impolite. My wife and I have lived in NYC and DC and find that Chicagoians are extremely friendly, yet let you have your space. And besides, friendliness is such a subjective topic, anyways. The board has approved numerous intiatives to improve the overall quality of living in the building, including revamping the hallways, gym and hospitality room. They are bringing in Standard Parking, the leading parking mgmt in Chicago, to better operate the parking garage.<br><br>Unit-I have fabulous views of the lake from my balcony (which is really rare to find in Chicago). I can't imagine living in Chicago and not enjoying Lake Michigan (I would have lived in the suburbs for a lot cheaper, if I didn't want that). I would really recommend the 07s in the building if you're looking for a 2 BR 2 BTH, on the 15th floor or above. Its close to the elevators (which you won't hear), close to the garbage shut (which you can't hear or smell) and close to the freight elevators for doing laundry (again, which you can't hear).<br><br>Surroundings- Lakeview is really coming up. I am in love with this area. I'm two blocks from the lake which is great for a quick run, one block from Starbucks and a few block from the CTA red line. And, I have been stoked ever since I heard that Wholefoods is coming up 3 blocks away.<br><br>Overall-I think the real decision is whether Chicago living is for you. I know we all want a solid building. but, I think we need to evaluate our decision keeping in mind our goals of living in downtown - public transport, lake accessibility, great restaurants, etc. Sure, the buildings are going to be older, just like in Manhattan, but I think That's a given in any great 'downtown' city. I definitely feel that LPP meets these goals.

The doormen are rude. The valet parkers are sluggish. The mgmt staff is under skilled for the job--but over paid. The condo association is comprised of Nazis. The noise is unbearable. The neighbors are mostly seniors citizens who hog the elevators going from floor to floor. Because of this constant floor hopping it takes forever to get an elevator. The mail is sporadically delivered. Packages are lost. The windows are cheap and far from eco-Fordial. Virtually this Pocation is falling apart and all the construction can't fix it. It's a 40 year old high rise on the edge of Lakeview, what more do I need to say? I'd rather live in the south loop where things are more modern and the residents are not so ancient and slow.

I have been living here for about a year as a renter. (keep in my mind i pay probably way more than what I should and a take great pride in keeping a nice home, even as a renter). The walls here are so thin that you hear and smell everything!!! People cook food (indian of some kind) that smells up my entire unit for hours and sometimes days. There's construction going on all day long That's so loud, my husband who works from home can't even take phone calls. We hear the people upstairs or next to us (hard to tell where sound is coming from because it travels so bad) walking, peeing, and having sex (not something nice when you have children that can hear it). Dogs are constantly barking in the hallways. The pool and deck are in need of serious updating. The workout room is a joke!! And the lady that works the mgmt office is RUDE! Most of the maintenance men are fools and have no idea what they are doing, only one man has been helpful. The doormen and parking attendants are friendly and probably the only positive thing I can say about this building
