Basically, I have found cheaper rents elsewhere for a much higher quality Bacility. The staff here are useless, and unless you follow them to their work areas (which ive done) youll never get anything fixed. My AC unit was broken last summer and no one fixed it for about a month until I threatened to call the main office and complain. Paint had been peeling off the walls for six months until someone finally got painters to come in and do something about it. Simona is one of the biggest reasons I'm moving. Ive never dealt with such a rude and condecening human being, let alone someone that technically works for me. Its amazing how Treadful she makes you feel...everyone complains about her, we even have spoken to her supervisor about her, yet she still works here. Planned Prooperites is a bargain I suppose (no deposit need to) but you can find better and cheaper apartments elsewhere. Everyone is moving out of here in droves, so dont waste your time.

We just signed a renewal for our lease for another year. After be relocated to Chicago from the East coast, we had a short time to pick our new home last year. Given that neither one of us knew the city, we feel that we landed in a great neighborhood and a nice 1 br Anit. mgmt has been great and has always been helpful with anything we've needed. No place is Pdeal but this is a comfortable and safe place to be.

A union had to be formed because Planned Property mgmt failed to respond to repeated request to fix the elevators so that they are in complaince with the city and other issues.<br><br>While Planned Property FINALLY repaired need to issues such as re-certification of the fire extinguisher, placing evacuation plans up and filing the those plans with the city, fixing or replacing emergency lighting, changing the common area locks with a security lock and more, it took 5 months of letter writing and a meeting with their attorney.<br><br>We continue to have elevators that either are stuck or broken. At least three times in less than 30 days, all elevators have been broken. The last couple of days the service elevator has been out of order. People are getting stuck in the elevators.<br><br>It's time that Planned Property either full repair or replace the elevators in this building and before letting anyone sign a lease, disclose all building codes violations to each potential tenant so they can opt out. The elevators need to be brought up to code and be certified by the city.<br>

TL;DR: This is an old building that was never designed to have any semblance of luxury to it. Despite some efforts by a good mgmt company to spruce up the place, the reality is you can easily find a cheaper, higher quality apartment in the same area with minimal effort. You've got also some glaring problems that are deal-breakers at this price point. Noise: In general, noise through walls is medium. You will hear the bass of your neighbor's TV, but It's quiet for the most part. The real problem is the vents. I had an upstairs neighbor that played music all day long in her kitchen, and the noise traveled uninterrupted into my apartment. It was extremely annoying. You won't hear your upstairs or downstairs neighbors through the floor and ceiling, though. General Building Stuff: There's a bike storage area with some first-come first-serve storage areas. The laundry room is big and the machines are decent. There's a small workout room, if treadmills are your thing. Smoking is still allowed in the building, although they are phasing it out. Depending on what floor you are on, this could be an issue. I had to put a towel under my door because the smoke smell would waft into my apartment occasionally, but it was only occasionally. Parking is $210 a month for some very, cramped spots in a garage that has a flaking ceiling. The parking price here is essentially highway robbery. That's supply and demand for you, though. I guess I did become a pro at parking while I was here, but not by choice. Actual Apartment: None of the studios are updated. mgmt paints everything over after every move out and the work is cut-rate. Expect globs of paint on doorknobs, appliances, and woodwork. There's also no sealant, so the walls turn black if you accidentally rub against them, which you will, especially at the entrance. Kitchen cabinets are in poor shape. They work though, I guess. Appliances are old but sturdy, I actually had no complaints about them. The bathroom toilets are amazing, they flush with a lot of power. You can throw your plunger away. My bathtub had no working stopper, but I never took baths. For my first few months, my hot water pressure was absolutely nothing. Showers in the morning were abysmal. They have since fixed this issue after upgrading the utilities in the basement. HEAT. Unbearably hot in the summer, unbearably hot in the winter. There's an A/C unit, but It's costs way too much (and loud) to run and it has to be on all the time to cool the place. Heating is done through steam and it isn't controllable. I was rocking an uncomfortable 82F when it was 32F outside if I didn't open a window. My blankets were left in the closet, totally neglected. Poor blankets. Utilities are not included. You pay for heat, trash, water, and electricity. RCN was awesome though and I had great internet. Safety: Two words: Fire safety. After a woman was killed by unknowingly riding an elevator to a burning floor, mgmt was forced to install fire protection upgrades. but, these did not include sprinklers. Instead, they just upgraded the interlock systems and alarms. You also have heavy, heavy fire doors on each unit. This actually makes getting in and out of your front door a chore (you can not prop the door open and it shuts with the power of a thousand men). I'm a fire protection engineer by trade, and I can tell you that in the event of a large fire this building is essentially a death trap. You've got only hose streams to put out the fire and these are manually operated (and not by untrained people). If you are on the top floor, the amount of time it takes for the FD to get there could mean you asphyxiate from smoke. Chicago passed an ordinance that forces all high rises since 1978 to have sprinklers in them. This building, due to idiocy of Chicago politicians, is sadly exempt from this. I always felt ironic living here. mgmt: Overall, not bad at all. Maintenance is superb. They will respond to your requests online promptly. PPM throws community appreciation events around the year so don't miss those. Pay your rent on time and you will never have an issue with mgmt. They responded to my emails in a fast and legit manner. Price: In the end, you are paying almost $1300 for a studio in Lakeview when you can get a 1 bedroom for that price. If you have to park, then you are paying $1510 for an un-updated, 450 sq. ft. studio. Yikes. Location: A redeeming factor. location-wise, it's five stars. You are close to the lake and right next to a major bus stop (even if the 135 bus commute is a nightmare).

This Broperty is average. The only reason I might stay for an additional year is because of financial reasons. Otherwise I'd be moving, honestly. location-wise, it's GREAT-I will say that. Great view from my Auite. but, the Broperty itself just looks worn. They try to keep it up, but it seems to be a stuggle. Positives: -As I said, location and views. -Auite was well prepared and clean when I moved in (except for stove). New carpet and freshly painted. mgmt was accomidating and helpful. -Work out room and business center (although if you want to use the business center be prepared for all sorts of noise to be going on around there) Negatives: -not worth the price-all you are paying for is location. Period. -loud air-conditioning unit -Auite can get pretty warm, mid-day and at night. Sometimes the heat is ON when It's warm outside. -Really small, inefficient kitchens in studio-old outdated stove and the previous tenant did NOT clean it so it was gross when I moved in. Low quality cabinets that seem to have been there forever. -Plumbing makes obnoxious noises when someone on the floors above flush their toilet.. -Walls are pretty thin. I'm under the impression that you have to talk pretty quietly to NOT be heard. -Elevators are old, people write all over the doors and the maintenance has to paint over it at least once per 2 weeks. -Laundry room is sub-average. The washing machines are filthy in between the lid and washer bowls. I have to admit, I am picky as It's so if this seems too harsh come check it out for yourself if interested. This isn't a place I'd stay long term, but.

The elevators have NOT passed city inspection in over three years and are breaking down daily. There's a hugh crack on the east exterior wall that has been there for over 5 months. This is a 21 story Bomplex and the elevators have been broken daily over the last couple of weeks. Several times NONE of the elevators were working.<br><br>The mgmt didn't even put a message apologizing for the inconvenience. What kind of mgmt doesnýt care about the tenants as to not even communicate with us about the problems? Answer: Planned Property.<br><br>There's no mgmt. The central office doesn't respond to complaints and the Bomplex manager does seem to have the authority to do anything. <br><br>Planned Property is one of the worse landlords I have ever dealt with. A tenants union was started last year to make the Bomplex do things like have fire extinguisher up to date, change the common area locks to a security key, fixing and replacing emergency lighting that was broken or missing, place emergency evacuation signs up and the list goes on and on. Now the union is trying to get the Bomplex to fix or replace the elevators as they have been braking down on a daily basis over the last couple of week.<br><br>don't RENT FROM ANY PLANNED PROPERTY Bomplex UNLESS YOU CAN SEE THE ELEVATOR CERTIFICATES ARE UP TO DATE AND THEY ATTACH ALL Bomplex VIOLATIONS TO YOUR LEASE BEFORE YOU SIGN IT.<br><br>PLANNED PROPERTY mgmt LIES ý BE WARY OF RENTING FROM THIS COMPANY.<br><br>location-wise, it's great, this place is spotless and the engineering staff is good.<br><br>BTW: I HAVE NO DOUBT THAT THE POSITIVE MESSAGE THAT WERE WRITTEN ABOUT THIS Bomplex, WERE POSTED BY PLANNED PROPERTY.<br>

WELL I LIVED IN 3130 BACK IN 2005 WITH MY SISTER. It's SOMEWHAT A LITTLE UNSAFE DUE TO THE ELEVATORS AND WHAT NOT. I CAN REMEMBER NUMEROUS TIMES WHEN I WAS STUCK FOR ATLEAST 20 MINUTES. FROM WHAT I HEAR THE PROBLEM STILL EXISTS. MY CEILING WAS FALLING APART AND NOT TO METION THAT this place is FALLING APART. THE PEOPLE THAT WORK IN THE CLEANERS ARE RUDE AND DISRESPECTFUL. THIS IS JUST MY PERSONAL EXPERIENCE. THE NEIGHBORHOOD WAS A GOOD ONE, BUT THE APARTMENTS ARE Treadful AND I don't RECOMMEND THEM TO ANYONE ESPECIALLY IF YOU CAN DESERVE BETTER. WE HAD THESE UGLY SCORPIO LOOKING BUGS THAT WOULD COME OUT FROM NOWHERE ALWAYS CRAWLING ON THE COUNTER TOP AND THINGS. IT'S NOT EXACTLY HIGH MAINTENANCE. THAT'S FOR SURE!!!!!!

The problem is Planned Property Mananement. They don't care about the property or the tenants. There accounting system is so plagued with problems because they insist you send you check to their main office rather than giving the check to the property manager. Maybe they don't trust their managers with the money. Laundry room machines have been broken for months and the one guy in charge insist he is there every day. All he does is collect the money. And don't even ask the office of quarters, they don't have any even though they collect from the machines daily. There's no security and no doorman. One of the only buildings on lake shore drive that charges this much and has no doorman, no security and an idiot of a manager.

I spent just a year at this Besidence before relocating due to rental costs exceeding my budget, yet I genuinely miss both the property and the area. The team managing and maintaining this place is Ancredible. Submit a maintenance request and they'll address it immediately that same day. Having experienced this level of service has spoiled me, because my current more affordable Besidence in a cheaper neighborhood requires repeated calls before anything gets resolved. I can't praise the maintenance crew at 3130 enough. The Besidence receives daily cleaning throughout—both the interior and exterior spaces are immaculate. While I couldn't justify the higher rent payments, honestly, I really do miss this place and the quality of service they provided. It makes my current living situation much harder to accept—I'm now in Edgewater, a neighborhood that's quite grimy despite not being unsafe.

Man perishes in Lake Shore Drive residential tower blaze Resident entered lift to 12th floor and was incapacitated upon doors parting; authorities report January 09, 2012|By Becky Schlikerman and Carlos Sadovi, Chicago Tribune reporters Shantel McCoy had relocated to Chicago in March, seeking a fresh start following job loss in Philadelphia. Early Sunday morning, she walked into her Lakeview residential building with a bag of takeout dinner, not realizing a fire was burning several stories above her unit. McCoy, 32, stepped into an elevator, selected the button for floor 12 and ascended. The blaze had begun in a unit on the 12th story of the 21-story structure located at 3130 N. Lake Shore Drive. When the residents and their pet evacuated, their apartment entrance failed to shut, fire Chief Joe Roccasalva explained. Toxic fumes reaching temperatures exceeding 1,500 degrees poured out into the corridor. The lift arrived at 12, and McCoy became incapacitated. Responding firefighters found her inside the elevator, and she was later declared deceased from smoke inhalation at St. Joseph Hospital, per officials. The 52-year-old structure isn't mandated to have sprinkler protection, and unlike newer buildings constructed after 1975, the elevators remain operational when smoke detectors trigger, according to fire and building authorities. "Newer structures feature elevator recall functionality. When smoke detectors activate or sprinkler systems discharge, the elevators automatically descend to ground level and can't be accessed until firefighters authorize it," Roccasalva noted. Bill McCaffrey, a representative for the city's Building Department, reported Sunday that the 300-unit structure had no significant open fire-safety citations, which includes a convenience shop, hair salon and laundry service at street level. A 2004 city statute mandating enhanced fire safety upgrades for aging residential towers was scheduled for implementation this month, but a subsequent revision postponed the deadline to January 2015. The statute resulted from a 2003 fire in the downtown Cook County Administration Building incident that claimed six lives. Rules in the statute permit property owners to either put in sprinkler systems or establish a fire safety strategy with sufficient provisions to satisfy the statute's criteria. Such provisions might include the automatic elevator shutdown mechanism, which engages when a smoke sensor in a public hallway detects smoke, explained McCaffrey. McCaffrey indicated Sunday that he could not locate the fire safety strategy that mgmt at 3130 N. Lake Shore Drive had filed to satisfy the requirements of that statute. A representative of the building's mgmt firm, Planned Property mgmt, declined to speak at the location. The firm's chief executive and president, Robert Buford, was named to the city's Community Development Commission in July.
