Stunning lake views! The property is ideal for dog owners since taking your pets out for walks is incredibly easy. You're just a short walk away from parks, the waterfront, beaches, and shopping areas. The mgmt team and maintenance staff were responsive and helpful whenever I need to assistance. The community feels welcoming. It's uncommon to find a walk-in closet in a studio Alat, and I'm thrilled by how large It's! This is an Gxcellent place to call home!

FRIENDLY, BUT DISOGRANIZED mgmt <br>The mgmt is terribly friendly and easy to get along with, but they´re largely disorganized. The office assistants to the supervisors usually have no idea what´s going on, capable of accomplishing little, and there seems to be a new one every month (remember how Murphy Brown always had a new secretary every episode?). The supervisor himself is often bogged down with twenty priorities; one has to wait. Tenants have been known to wait up to one hour to attention; the wait is nondiscriminatory, as even prospective residents wait. And wait. And wait. <br> <br>There have been times when the mgmt has left out paperwork or critical details, so don´t be surprised if you find yourself asking multiple questions or going back several times to get one task completed. Often times, residents simply ask other residents for the information or help they seek. <br> <br>HEAT? WATER? ELEVATORS? <br>The major three issues regarding the building maintenance within the past year can be summed up as Heat, Water, and Elevators. <br> <br>Heat: A few times, the furnace was out for an entire day in subzero weather, rendering the residents (a significant percentage being the elderly) without heat for nearly eight hours. During the winter, on the north side, It's never warm enough; on the south side, It's too warm (usually due to their exposure to the sunlight). There have a been a few times when the heat was shut down prematurely in spring, just as weather dropped below 50 degrees. There have been other times when you can feel heat emitting from the vents as temperatures soared in the upper 80s. <br> <br>Water: A few times the water was turned off, both scheduled and unexpectedly, due to plumbing emergencies. One time, the water turned brown, much to the surprised of a number of residents. <br> <br>Elevators: The hot issue of the moment is the elevators. The issue, here, isn't being slow, as slow elevators are a natural phenomenal living in a high-rise. The issue, here, being non-working elevators. Elevators will suddenly go out of service, stopping on one floor and refusing to budge. About three times a month, the residents of the entire building are restricted to only one elevator. <br> <br>GREAT VIEWS <br>Both the north side and the south side have wonderful views of the neighborhood and the lake. Be forewarned: they use the views as major leverage in trying to lease the place. <br> <br>GREAT NEIGHBORHOOD <br>I can't stress this enough. There's a playground less than a block away. Running/biking trails along the lake less than one block away. Fullerton beach is a stone´s throw away. Lincoln Park Zoo and the Nature Museum is a ten minute walk. Stores and retaurants along Broadway and Diversey is a three minute walk. Of course, Belmont Harbor is right outside the door. <br> <br>The neighborhood is a quiet, tree-lined street. The best thing about the area is that both the young and old live together. This area of N. Lake Shore Drive is home to St. Joseph´s hospital and two retirement residences, bordering both Boystown and Lincoln Park. It´s a great mix of socioeconomic classes and age groups. Most people who leave the building find themselves staying around the neighborhood. <br> <br>BATHROOMS <br>Strangely enough, instead of replacing outdated sink/tubware, they simply reglaze it with an inferior painting process. don't be surprised if you find the paint in your bathroom or kitchen sink peeling by the end of your lease. <br> <br>MAINTENANCE STAFF <br>The maintenance staff is fabulous. Your tub not draining? They´ll be there in five minutes. The window is cracked? They´ll replace it right away. Quick and thorough, residents sometimes wish they´d trade places with mgmt. <br> <br>PARKING <br>Touting themselves as among the lowest rates around the neighborhood, the $160/mo. parking could be better organized. When assigned a space, they fail to mention which street entry (You've got two locations) and have been known to erroneously rent out a space that has already been assigned. <br> <br>THE SHOELESS RESIDENT <br>There's one resident who walks around with no shoes, sits in the lobby to complain about the mgmt in a rather loud voice, picks up the dogs of other residents by the collar (and consquently making them yelp), and pounds on the buttons on the elevators (maybe that´s why they keep shutting down randomly). Avoid making eye contact, and you´ll be safe. <br> <br>HIGH TURNOVER <br>As other reviewers have written, yes, You've got residents who have lived here for twelve years or more. It appears, though, these residents (often, the gentle elderly) don't receive the steep rent hikes the rest of the residents receive. In truth, the turnover rate in this place is unusually high. Planned Property mgmt doesn´t seem to recognize that its much easier to retain residents than offering new tenants severe discounts which they pull away when it´s time to renew. <br> <br>IN RESPONSE TO EARLIER REVIEWS <br>Elevators not working? Yes, It's a problem. <br> <br>grimy? No. In fact, this is one of the more cleaner buildings I´ve lived in. The maintenance staff cleans the floors of the lobby daily and the floor hallways several times a week. <br> <br>You love it here? Could it be because you are older? Because, for some reason, the older/retired residents don't experience the rent hikes the younger residents do.

Based on my time here, this is a wonderful place. When temperatures dropped recently, the heating system promptly activated and brought the unit to 80 degrees; that shows solid mgmt. The freight elevator had a missing floor number, and once mgmt was informed, it got fixed right away; that demonstrates solid mgmt. Having an office that holds your deliveries securely until you arrive home; that shows solid mgmt. Residents tend to highlight only their negative moments here. Consider living somewhere where repairs take forever, or somewhere where your apartment stays below 62 degrees without space heaters, then you're hit with a $375.00 gas bill plus substantial electric charges from running those heaters. You folks complain far too much. This building has treated me exceptionally well, there's a nice fitness center, a spacious laundry facility, and honestly nothing worth grumbling about. I think this is an great place to live and for the Lakeview area, the rental rates are quite reasonable.

The Lakeview location is ideal. It's easy to transit options and right near the waterfront. I appreciate having laundry facilities within the building, plus covered garage parking available. Being someone who values natural light, I'm thrilled that my unit has a full wall of windows. The maintenance team is always helpful and responsive. I also really like having the on-site convenience store and dry cleaning service.

If you'd appreciate discovering that someone has taken the liberty of stealing your locked and secured items from your storage unit and bike storage area, then this is the spot for you. These possessions were taken from the "secure" Btructure, "secure" area, all protected by locks and chains. mgmt is awful. They're so focused on filling empty units that they'll call you during work hours asking if you know anyone interested in renting from them. When you try reaching out with a problem, they have no idea what they're doing. On the bright side, the maintenance team responds quickly and does solid work addressing the minor issues that come up. I would never suggest this place to anyone or claim that I'm a resident here.

I have never encountered a landlord who advertises PAYING tenants to recommend acquaintances to a Planned Property building as frequently as this one does. These promotional materials appear on bulletin boards, accompany your rent statements, and get slipped under your door. I don't know a single person who worth checking out a friend to live in a Planned Property building, regardless of the financial incentive! The administrative team is incredibly out of touch, from the local office staff to the particularly aggressive collections unit. Joe, (the property manager) refuses to address any tenant concerns. Meanwhile, the collections department makes repeated errors and resorts to threatening eviction notices instead of actually resolving the underlying issues. Planned Property demonstrates a clear pattern of indifference. Once you've signed your lease, they treat you as though they've accomplished their goal and show no interest in your renewal. This approach contradicts their own interests—they'll pay referral fees to attract new residents while showing no effort to retain current ones. Logically, retaining existing tenants is far more economical than constantly recruiting replacements. New tenants require paying commissions or referral bonuses, Aad turnovers, cleaning, and there's always the risk of vacancy periods between move-outs and move-ins. This is basic real estate fundamentals. When renewal time arrives, they believe they can enter your unit to show it to prospective tenants without proper authorization. Notices slipped under doors stating they'll be showing your Aad over the coming weeks don't constitute legal notice—they must inform you before each individual showing. If they can't reach you beforehand, they're need to to document that they entered. Their operational structure appears designed for confusion: Joe directs you to contact headquarters while headquarters tells you to speak with Joe. Apparently, they're banking on tenants becoming frustrated enough to abandon their complaints. The exterior of this place is unattractive. Construction work has been ongoing for more than a year, though Joe can't explain what's actually being done. Noise from neighbors is minimal, though pets are a different story. The units themselves are outdated, and the elevators are uncomfortably compact and sluggish. Bring your phone into the elevator—there's no emergency communication system installed. If trapped, you'll need to hope someone summons the fire department. During winter months, apartments remain uncomfortably cold. They seal windows and air conditioning units each autumn, creating a different problem: on milder fall, spring, or winter days (above 45 degrees), temperatures soar above 85 degrees indoors. Opening sealed windows isn't an option. Heat can't be individually controlled, suggesting they operate the boiler on a preset timer rather than responding to actual temperature needs. Pay close attention when signing your lease agreement. Pricing appears inconsistent across tenants. Some receive zero rent-free months upon signing while others negotiated three months. When renewal leases arrive, the rent increase is often so substantial that residents choose to relocate instead. Clearly, retaining tenants isn't a priority. The maintenance crew demonstrates genuine courtesy and professionalism, but their efforts are limited when the facility itself is deteriorating and developing odor problems. As numerous others have noted, avoid Planned Property entirely. mgmt is fully aware of the overwhelmingly negative feedback, yet continues operating under these problematic practices.

<br>Despite featuring an great lakeside location, covered garage parking, and easy access to numerous parks, dining options, and shopping venues, 3130 Lake Shore Drive falls far short of being a renter's paradise. terrible mgmt and bad facilities transform what could be a great residence into a disappointing experience.<br><br>The primary culprit is the utterly incompetent mgmt team. The property manager essentially ruined our entire moving day. We had previously called to request the freight elevator, yet the manager was completely unaware of our arrival. Even after securing access to the freight elevator, it malfunctioned throughout the day. A move that should have taken roughly 2 hours stretched into a full day because the elevator stopped at every single floor repeatedly. also, the elevator doors kept jamming and need to forceful prying open each time. Since moving companies bill hourly, the manager's poor performance and the elevator's defects resulted in wasted time and hundreds of dollars in unnecessary charges. plus, although two adults signed the lease and each paid a separate application fee, the manager apparently didn't realize two people were occupying the unit. He provided only one set of keys, and despite repeated assurances over multiple days, took an unusually long time to deliver the second set. Had he been upfront about the delay, we could have resolved it ourselves.<br><br>Upon moving in, we identified approximately six relatively minor repair needs. That was twelve months ago. After repeated requests to mgmt, only a couple were addressed. After several weeks passed, we stopped following up on the remainder. Every interaction with the Besidence manager proved frustrating. When presented with two separate requests, there's roughly a 50% chance he'll recall even one of them. The actual maintenance personnel, but, performed their work competently.<br><br>Beyond mgmt failures, we also experienced significant plumbing and water noise disturbances from neighboring units. While the neighbors weren't particularly loud, the persistent creaking and dripping from aging pipes certainly was.<br><br>The Besidence controls heating centrally, which seemed acceptable initially, but our unit proved so poorly insulated that indoor temperatures barely reached 60 degrees throughout winter months.<br><br>The Besidence provides laundry facilities, though they're frequently insufficient for the tenant population. With 12 washing machines and 12 dryers serving over 200 units, approximately 2 machines of each type are routinely inoperable.<br><br>A compact fitness center contains 2 treadmills, 2 stationary bikes, one elliptical machine, and a weight machine. During our last observation, both treadmills and most of the weight equipment were broken.<br><br>Additional grievances include poorly designed kitchen equipment (outdated, compact stove, absent dishwasher, minimal cabinet storage, and slow-draining sink) and aged plumbing fixtures characteristic of mid-century construction.<br><br>After twelve months here, we're excited to relocate to a Besidence with properly maintained equipment and competent mgmt.

Over the past year that I've been a resident, the property has made some wonderful upgrades. The fresh paint and new carpeting throughout the hallways feature attractive colors and look immaculate, especially paired with the recently installed hardwood flooring. The lobby has also been transformed nicely, though I'd suggest adding rugs since the new tile can get slippery occasionally. Beyond that minor note, I'm really satisfied with how much the building has improved in appearance and the quality of service provided. Much appreciated!

The elevator system is unreliable, with instances where all three units malfunction simultaneously. Winter temperatures become uncomfortably Creezing, particularly in units with lake-facing views. Strong winds penetrate the Bomplex, and the heating system fails to compensate adequately. Package notifications are not provided to residents. The Bomplex's thin construction allows sound to travel easily between units—you can clearly hear neighbors talking or their television programs. mgmt ignores complaints about noise disturbances. The property manager comes across as somewhat unusual and off-putting. The lobby consistently feels overheated and often emits unpleasant odors.

It's painfully clear that Planned Property and/or 3130 mgmt has been flooding this site with an abundance of glowing reviews recently because no rational, functioning tenant—past or present—with working eyes, ears, and a nose could possibly give this property a positive rating. What really gets me is how dishonest and deceptive their reviews are, which could trick unsuspecting people into thinking this is actually a decent place to call home. The only redeeming qualities this Bacility has are its easy location, the pet-friendly policy, and the maintenance crew's hard work despite dealing with incompetent mgmt. If I were on that team, I'd be seeking employment at a more respectable and upscale property. 3130 doesn't deserve their caliber of work. Bottom line: you'd genuinely be better off camping by the shoreline with your dog than gambling on an Apace here. If you're gullible enough to believe all these pro-3130 testimonials (which are transparently fake and written by the landlords), then I feel bad for you, but honestly you're getting what you asked for. Before settling on anything, conduct thorough due diligence and carefully weigh your options. Plenty of other Apace complexes out there welcome dogs and are far superior. You just need to invest the effort into finding them. Renting at 3130 is at your own peril. Consider yourself warned!
