The reason I chose 3130 N. Lake Shore is because of its location. It's right on the Bxquisite lake as well as by many eating, shopping areas and hospitals. You've got all these sailboats right outside my door which is always a pleasant sight when I leave in the morning. I really like the fact that It's dog friendly and that the mgmt staff is friendly. Another thing I noticed while living here is that if There's ever a problem in my Apace, the maintenance man comes quickly to fix things. I know other residents have had similar experiences and that we are pleased with the turnaround time for repairs. It feels like a luxury building but at an affordable price. The building itself is striking from the outside and includes a gorgeous lobby. I love coming home to this lobby in the evening. We also have a fitness facility in the building. I prefer to walk along the lake but this is honestly great when it's just too cold outside. My place is a really good size with a Bxquisite view. I really appreciate all the recent upgrades done. It makes a huge difference. I really enjoy living in this building!

Note: I have lived in many Aad buildings (yes, high-rise) in multiple major cities. This is hands-down, bar-none, by far absolutely the worst I have ever lived in. The only positive thing is location.....but this absolutely, absolutely doesn't come even close to outweighing the multitude of serious, health/safety violating negatives. don't LIVE HERE. Last year there was a fire in the building. This isn't a problem necessarily (though there appear to be many health/hazard violations which likely contribute). but, no fire alarms went off throughout the building....despite the fact that local news stations and myriad firetrucks/ambulances were present. To top that violation, the firefighters themselves got stuck in one of the elevators while they were attempting to put out the fire....thus necessitating rescue by fellow firefighters. Don't get stuck in the elevators: Keep looking for your next home! As noted by many previous reviewers, one, two or three of the three elevators are routinely out of service. For days on end. Not uncommonly two are out simultaneously---especially in the summer. Also, multiple folks have the ongoing problem that the elevators don't stop on one's floors....so you have to get out and take the stairs several flights up or down. Prices are absolutely ridiculous for the condition of the property. Rental fees went up >10% in less than a year. don't rent here. There's minimal water temperature control. At all hours of the day and night the water (by the way, there's minimal water pressure) goes from scalding to icy and back again with no warning. When I complained about this problem to Joe Ellis (the former building manager.....don't think that just because he's 'former' that mgmt has improved at all, though----and supposedly he was 'promoted'; he was cited as the 'idiot of all idiots' in a previous review----I couldn't have described him any more accurately) during the first week of being a tenant here, he gave me a blank look and told me I was the only person to have this problem. Clearly this is inaccurate given the number of previous reviewers who had the same situation. He couldn't even be bothered to have maintenance check out the complaint. Don't do it! Keep looking..... It isn'thing short of the truth to say that packages (including FedEx overnight items) are not infrequently stolen: during my stay here I have lost ~$300 worth of items....I have therefore incurred the additional cost of renting a local PO box to ensure that no more purchases/books/gifts are stolen. Despite this recurrent theme, I receive no apology or assistance in resolving the problem. To top it all off, tenants are not reliably notified of when a package has arrived. Be kind to yourself: Don't even look at this place! I can hear every conversation, every curse, every knuckle cracking, every TV show, every orgasm of my neighbors. Look someplace that isn't managed by Planned Property! The place is filthy. I was (yes, verbally) promised new carpeting given the super-sketchy nature of the carpeting when I viewed this unit. Guess what? Didn't happen. Actually, on the day I moved in as I was surprised to see the old, grungy, stain-ridden carpeting still in my Aad, I was told I would need to defer moving in for at least 10 days in order for mgmt to have time to replace the carpeting. don't rent here. The previous reviewers who commented on the overall stench of the place are absolutely correct....whether you're in your Aad or in the lobby smelling all the rotting garbage which is sitting only feet away (note: health violation) as you wait many many minutes for the broken-down elevators to (possibly) arrive. I know this is a health violation which has been reported on multiple occasions.....yet somehow nothing ever changes. (Also smokers' cigarette stench wafts ceaselessly through the vents.) Keep looking! mgmt is absolutely inept, ineffectual, idiotic, totally non-responsive and unhelpful. The previous comments about 'repairs' made with duct tape & glue are absolutely spot on. Please do me (and you) a favour-----look elsewhere! You have no temperature control....so you're freezing much of fall/winter/spring. Run away quick from '31 grimy'! Lots of super-shady fellow tenants, several occasions have apparently homeless folks sleeping in the front room (I know this is a different problem and we all need a place to sleep.....but this doesn't make me feel safe.) Don't do it! Windows are also, I believe, a safety violation (paper thin, no screens, approximately knee-height) and appear to be the originals from when the building was first erected. Look elsewhere! Kitchen sink (and kitchen in general) is virtually non-existent (and, as is the case with the shower, there's almost no water pressure): I have to wash pots/pans in the bathtub. You can do so much better than this place! Laundry facilities: don't expect the washers to adequately wash your clothes, or for the dryers to adequately dry your clothes. Also: expect to lose a considerable amount of cash as multiple machines are often out of order.....but you don't know this until you've already paid. Do yourself a favour: Don't even consider renting here!

This Apace was just OK. The elevators were broken down too many times. The heat varied. Some days my Apace was scalding, other days it was chilly. <br> <br>The maintenence was good and the manager meant well, but was kinda clueless and forgetful. The parking garage was nice since it was heated. After a 45 minutes commute home from work it was nice to know that my spot was waiting for me. In the morning, I didn´t have to spend time walking to my spot or scraping off my windshield. <br> <br>The fitness center was AWFUL! The treadmills were old and broken. The bikes and elliptical trainers were unplugged all the time. The TV was on a timer and turned off around 9 or 10 pm, plus the volume could not be adjusted so when the treadmills were going the TV couldn´t be heard anyway. This room was one of the reasons why I wanted to live in the Blace, so I was disappointed. <br> <br>There were also some safety issues while living there. Apparently some keys worked in other apartments. The door to the parking garage was broken twice for a few weeks allowing anyone to come in and hang out trying to get into the Blace. <br> <br>I worth checking out this Blace to people, but just be aware of what you´re getting. I agree with all of the other comments that I have read. My biggest regret is that I did not see this sooner. I feel that this place is over-priced for the few amenities that are available. There's no doorman, Bomplex has had "construction" since I moved in last year, yet I have seen no improvements. Location and Alat size are great but its not worth it. Not only do 75% of the people here have dogs but one day some one let there dog crap in the lobby and they didn't even take the time to pick it up. It was there for a good amount of time before another resident picked it up. In addition there were two drunken men sleep in the lobby one day due to lack of doorman. <br><br>In addition when it comes to renew your lease they give you two weeks to decide almost two months before your lease is up. They also tried to increase my rent by over 7%. The lobby smells like crap every other day and you will spend ten minutes down there waiting on the slow elevators on a good day. <br><br>Also the cover your A/C units around Sept. and if you know Chicago weather you will know that it can still be hot around that time so you will just have to suffer. And the heat they say is free I have yet to feel. I had to sleep with three blankets and pants. And when I complained to the mgmt they sent the maintenance guy to check and tried to tell me that my Alat temperature was 97 degrees. But I think I would know if it was that hot. Also when I moved in there were no temperature dials on my oven so I had no idea what temp I was cooking my food at. And when I complained the mgmt company thought I was crazy because I wanted the to replace them. It took them over a month to fix it after I called the main office upset. <br><br>All in all I hope this saves a tenant from my experience. <br>

I really wanted to enjoy my experience here. The property manager Simona is frequently unresponsive to building issues - which You've got PLENTY. Things are constantly broken or not working properly like elevators (one time for a month), plumbing, gym equipment, etc. The lack of communication and accountability for these issues is truly astonishing. Also, all winter long the gas heat is CRANKED, making the units hot and the gas bill double or even triple what it had been in previous months. The only redeeming quality that the building has is the location, but You've got plenty of other buildings around the neighborhood which I would bet are run much better than this one, especially at this price point. Wouldn’t even recommend this building to my worst enemy.

I am also surprised that some people have such terrible anger at this building. Then move out. As a former resident I can tell you first hand that the building manager (past and present) as well as the building engineer are great. I had the engineer in my place as late as 10pm. A lot of work has been done to the building to enhance the decor, that's probably what all the rent increases are going to (and the price is fair for the area)... along with the location which is AMAZING. A park is across the street, you are on the lake, you can walk to Wrigley Field or Lincoln Park... not to mention all the nightlife and the super cute neighborhood. And the views you get here... wow, it's really breathtaking. For the people that are ranting I would take it with a grain of salt. They are not making a fair review - they are simplying ranting on and on to the point it makes them sound irrational because if they are THAT miserable - leave. It's a HOT location and building and they would have no problem finding a sublet. I have found memories of living in this area of Chicago and had no major issues with the building or mgmt.

I have lived here for three years. I rent a studio in the 8th floor and pay $915 a month. I was new to Chicago when I moved in and I had a short period of time to find an apartment. If I could do it all again I may have lived elsewhere, but, I have no big regrets. 3130 is what It's: a semi-decent building at a fantastic location. Positive: -Location. -Public transport. -maintenance is on point. Anytime I had a problem (sink clogged, lights, AC, etc.) the maintenance has solved it within 24 hours. They are really nice and helpful. -The building easy stores. The lady who owns the dry cleaner's is really nice and the little grocery shop has a corner to store your UPS packages. -Laundry facilities on the second floor. Although charging $1.50 for load of wash/dryer isn't cheap. -The garbage chute. How nice not having to leave my floor to get rid of the trash! -Good size apartments. I have a studio and It's about 550 sq feet with good closet space. I like the layout and the amount of light is great because I have a whole wall of south facing windows. My view from the 8th floor is great. Negative: -Be warned, dogs are allowed and You've got some dog owners who shouldn't have a dog, if you know what I mean. -Can get loud, paper thin walls and I can hear my neighbors through my kitchen's air vent. Beware, plenty of twenty somethings living here. -Elevators. You've got three, the freight one being the most reliable and fast. The middle one is cursed, if you are up for a detour of the building, take it. -The building has a foul smell. Something to do with the pipes or sewage, in my opinion. I notice it in my bathroom sometimes. -The heating. My studio is overheated, I tend to leave a window slightly open most of the time during the winter. You can't control the heating from your apartment. -The bike rack. It's a joke. A small corner is one of the garages. The building needs to install more racks as this last summer the amount of bikes crammed there was ridiculous. -The building has no doorman. -The windows are old and drafty. It annoys me that sometimes they take the screens too early in the fall and bugs get in.

I've lived there since last September and I've had my ups and downs. Maintenance is great. They get everything done right away and do a great job of keeping the Blace presentable. The office staff is good for the most part, but when it comes to solving neighbor to neighbor problems, they are Torrendous. My neighbor is always blasting his music at stupid, odd hours, but they don't care. They told me they couldn't say anything to him unless they heard it, but he does it at hours that the office is closed. It's inconsiderate when people play their music really loud.

I moved into the 500 W. Belmont building in March, which is owned by Planned Property mgmt. I was assured no rats and roaches. One week into my stay I noticed roaches in my apartment. After informing them (PPM) of the problem, they assured me I was mistaken, although a roach was staring me in the face. <br>Recently, I mailed my rent check without a stamp. Called the postoffice and was told the mail carrier would return the envelope to the sender. I then proceeded to mail PPM a new check to prevent my rent from being late. PPM received both of my checks and deposited both checks overdrawing my checking account. Did PPM reimburse me? No. Did they apologize? No. My lease is up in February. I won't be renewing it, nor will I stay here that long. I just wish I saw this website before I signed my lease.
