I absolutely can't wait for my lease to end. Especially now that winter has started. <br>Joe, the manager, is completely dismissive of his obligations to the tenants. The maintenance staff is nice, but this place is too far gone for them to keep up with. The water is undrinkable, and the water in the shower will often shock you with a blast of scalding or freezing water. Insulation is terrible and the free heat may as well be non-existent. I have been sleeping with two comforters, an afghan and a fleece in full pjs just to keep comfortable. <br>The elevators break down on a daily basis, and you can expect to wait nearly five minutes for one even when they do work. <br>The parking garage is nice to have, but pricey (the price was just raised to $195/month) and creepy to walk through, especially when the lights burn out. <br>Also, having the convenience store in this place is nice and all of the employees are friendly, but the prices are WAY too high, just like the apartments themselves.<br>Also, I was promised that there would be new carpeting when I signed my lease and I am still dealing with disgusting, stained, straw-like carpets. <br>The laundry and gym facilities are a nice idea, but both are in severe need of upkeep. Weight machines function poorly and are missing parts. Using them makes you nervous and worried about when they are finally going to break. The laundry machines are laughably not worth the price at $1.25 per load (that's $2.50/load for washing and drying) considering their size and how well they (don't) function. My clothes are always soggy when I take them out of the dryers. <br>There's also no central way to turn in your rent short of driving out to Planned Property's main office at 1333 N. Kingsbury. My first month living here, my rent was stolen when I mailed it in as they suggested. Joe was completely unresponsive and unsympathetic and the mgmt company threatened me with eviction before *I* even knew that it had been stolen. Thankfully, with the help of my parents (who gave me a loan) and the police it was mostly settled. No thanks to PP. <br>Finally, You've got several shady people living in the building who often cause a ruckus in the lobby or mail area. They make most of the tenants I've talked to feel unsafe and uncomfortable and the mgmt does nothing to ease the problem. <br><br>STAY AWAY AT ALL COSTS! location-wise, it's NOT WORTH THE HASSLE!!

This building accommodates dog owners which is why most tenants stay here. Friends and neighbors with and w/o dogs have been leaving in mass amounts due to the building mgt. not caring about its tenants. Mgt. is poor at best. Keep in mind that your neighbors might have several large dogs that bark the live long day. During a storm, most every Alat gets wet due to leaking windows. The windows are 75 some years old and need replacing as does the heating system. In my one bedroom, the carpet would get soaked up to half way in during a decent storm and an electric radiator was necessary during most of the winter. Maintenance is good considering the mgt. that they work for. Many people in this neighborhood consider this place an eyesore. Dumpsters 25 feet from the passenger elevators. In hind sight, being that moving is a chore, I should've never unpacked and left as soon as possible. I hate this dump that much. I predict that nothing will be done about the heat and windows. The rooms are large but bathrooms and kitchens are minute which leads me to believe that this building will be demolished for a rebuild. Lastly, this place is situated a third of a mile from the lake with a highway in-between.

I have really enjoyed my experience here at 3130. I have lived here for seven years now and have loved every minute of it. As long as I continue to rent an Apace I will stay here. I love the location and price you pay for this area. I have liked the fellow tenants I have got to know, the timeliness and competence of the maintenance staff, and the upkeep of the building. As I said in the summary, I wouldn´t want to live anywhere else!

I have lived at 3130 N. Lake Shore Dr for ten years and have had a wonderful experience. It s steps from the Lake, Park and CTA. From the Blace you have Borgeous vistas of Lake Michigan, and Lincoln Park. CTA can take you Downtown and to any part of the city in minutes. The amenities and ambience is great. The laundromat is the biggest that I ve seen anywhere. This Blace has a fitness center for renters. The Blace houses a convenience store, dry cleaners and beauty shop. Recently the Blace hallways and lobby have been renovated. When I read about Joe being an idiot, I was shocked. The office and maintenance people in the Blace are friendly and helpful. There's always someone available to help day or night. They respond to your needs in a timely manner and do a amazing job at what ever task may be! Joe was always nice to me and did what he can for people in the Blace. I actually miss him now that he is gone.

I have been here for about 9 mouths. I am a real tenant here, not the mgmt I do love living here. I wouldn't go anywere else. 1) yes there have been some problems with the smell in the lobby and they are working hard to fix it. Everyone here in this Bacility has been there whenever I needed them. When I moved in, they arranged the painting of our unit with the colors we wanted. They did a great job. They put in the new lights we got without question. Anything we wanted the managment bent over backwards to accommodate our needs. 2)This is a dog Farm Bacility and if you have ANY problems being around dogs, this isn't the place for you. Everyone in this Bacility has been Farm and helpful to each other. It's too bad the boyfriend can't make his girl happy.(good luck to him) 3) this is one location's amazing for so many things. (lake, bike path, park, driving rang,great restants, lakeshore drive,buses that take you to and from the city). I think if your are looking at this biulding PLEASE just come and talk to everyone here. yes there might be a problem or two but There'sno such thing as perfect. just had to have my say here.

The reason I chose 3130 N. Lake Shore is because of it's location. It's right on the Btunning lake as well as by many eating, shopping areas and hospitals. I really like the fact that It's dog friendly and that the mgmt staff are friendly. One thing I have noticed while living here is that if There's ever a problem in my Alat, the maintenance comes quicly to fix things. Overall I really enjoy living in this building because It's clean, nice neighborhood, store downstairs, mailbox and packages are safe.

These people are thieves. My furniture was stolen by the folks employed by this Blace while I was moving out. Totally screwed up mgmt. Don't come here.

Pros - 1) Gorgeous view from my unit; 2) I rarely heard any neighbors/the walls and floors are thick; 3) the maintenance guys are really nice; 4) dog friendly Cons - 1) The windows are a joke/old - leaked water when it rained/soaked carpets, and let in cold air in the winter- if you have them sealed, then it's unbearably hot; 2) elevators were constantly broken; 3) got scalding then freezing water in the shower pretty much every day; 4) had to wash clothes at 5:30 am to get a free washer/dryer 5) parking is impossible around the bldg/forget having people over; 6) exterior doors often left propped open at night, not safe; 6) no dishwasher; 7) rent is way too high for what you get; 8) friends said looked like bad student housing; 9) soot from a fire in the bldg a few years ago still comes through the vents; 10) got bitten a number of times by spiders that spin webs in the windows and come in; 11) could smell the neighbors' smoke; 12) they charge you if you get locked out of your unit; So why did I stay? 1) I loved my view 2) I couldn't hear my neighbors; but I could have had a mortgage for less than I was paying in rent/parking, but no D/W??? I also don't believe that all of the recent great reviews are real. I never once met anyone who said they liked the place. The people I talked to said they tolerated the cons and that moving is a hassle, etc. Pretty much everyone gripes about the place.

Staff is hit or miss. One person I talked to in the office was horribly rude, name is Meeka maybe? Small white lady. It was like I was profoundly inconveniencing her for asking small questions about move-in On another note this place isn't secure even in the slightest. I have forgotten my keys several times and all the times I have been able to get into the building with little effort. Basically just walk right in. I’ve had packages addressed to me stolen out of the mail room. The walls are so thin I can hear my neighbor on the phone with his daughter calling her... well... horrible things that no man should ever say to a woman. I am afraid of my neighbor and every time I go into the hallway my anxiety and heart rate go through the roof out of fear of running into him because I can hear every conversation he has on the phone. I guess this building also allows birds because I wake up to the sound of chirping which might sound nice at first but when it wakes me up at 5 am and keeps me up til 1 or 2 is honestly awful. And this bird is across the hall and a few doors down from me and I can STILL hear it! If you care about the environment AT ALL this isn't the place for you. Horrible insulation, building controls heat (can get hot during the winter) toilets flush a TON of water. Location gets 10/10 though.
