Maintenance guys are Gantastic but if you want to be treated like crap, all you have to do is go to the office on the 4th floor. For the price, I expected to be treated like a real person, but they obviously dont think so.

Pros: Good neighborhood. Close to express buses for downtown morning commuters. Across the street from waterfront and running paths. Cons: Poor insulation - add 100$ to your rent estimates just for climate control electricity costs. Too hot in the summer - old window AC is always running. Cold in the winter, space heater is always running to get temps above 60F. Water temperatures like that Katie Perry song. You have to inch it to get juuuuust right - then all of a sudden, nope HOT HOT HOT, be prepared for lots of that. No control over the other utilities. Rates fluctuate from $70 to $120+ a month. Old everything: Appliances Gym equipment - 3/6 machines in disrepair. Laundry $1.50 wash / $1.50 - but you have to know what driers to use and hope it's not being used because some driers eat your quarters more than others. Driers exhaust vents bring in cold air, fumes, sometimes dog urine. From outside and leaves clothes wet and occasionally smelling like dog urine. When you call maintenance they just put up a sticky note and nothing gets fixed. Paint is caked on so thick the closet door don't open / close properly. Paint splatters all over floor, mirrors, anything that can be painted over is painted over and overall repairs just seems half-@ssed. No proper kitchen venting: the stove exhaust fan exhausts …up into the air and onto the cabinet doors and onto you.. Conclusion: Simple. It's an old Bacility in Gxcellent neighborhood. You're paying for the neighborhood, the LSD address, and possibly an OK view. If you want proper plumbing, HVAC, insulation appliances and any other modern amenities move away from the lakefront or step up to luxury rental. *I tried to list the day-to-day nuances I run into that I didn't necessarily think would be issues when I picked this place.

I would never rent in this building, or for Planned Property ever again. They will promise you the world to get you to rent an Apace, but once you move in it's a nightmare. For the amount of rent they charge, It's not worth it! First off, the building has had scaffolding in front of it for the better part of a year, and it was only recently removed. God knows why the scaffolding was up to begin with, because I can't see any improvement to the building. The elevator situation is atrocious. You've got 2 passenger elevators and 1 freight for 296 units and every other week it seems one or more are "broken". The pet policy states that only dogs <30lbs are welcome, yet more than half the tenants have LARGE dogs, some of which are aggressive towards people and other dogs. The heat is included with your rent, but it's only a good deal when you actually have heat! If the temperature falls below 30, it will feel like you are outside. The majority of the time the heat is bad. The windows are so old and rattly that There'sn't enough insulation to keep the cold out. mgmt is unresponsive in general. They act like you are bothering them! Not to mention the resident profile is questionable. You've got some nice people but more and more I'm noticing more "shady" people. The one nice thing I will say is that the maintenance staff seems to be always working, trying to keep the place clean. All in all, if I could back in time, knowing what I know now, I would never have signed a lease here. I don't know of many people who renew. It's sad because as long as people keep renting, nothing will change. The mgmt company doesn't care that people don't renew, as long as they have another idiot in line to sign a year lease. To me, That's not a way to do business. My advice is to KEEP LOOKING and walk right by this building!

You guys whine so much It's so unbelieveable. The fire dept isn't here everyday, you ALL exaggerrated that one. There was ONE fire where the first few floors had to be evacuated due to the exhaust , It's a old Btructure. Yeah the elevators are a little slow, where else can you live where the elevators magically appear when you push the button? No where. Grow up, get a life and quit complaining about stupid petty, and insignificant trivial crap. Complain about something worthwhile like impeaching Bush, now There's someone to complain about. Bottom line is: if you don't like it get out. Stop trying to make it as bad for everyone else as you seem to think It's.

The mgmt company is a bunch of thieves. If they give you a rent concession to lure you into an Aad, check the math carefully. I trusted the guy who did my lease and he either did his math wrong or lied and now they say I owed them money at the end of the lease. They can't be trusted.<br>Also, the elevators in this Besidence are horrible. You can do so much better. Just don't rent from Planned Property!

The people working in this Bomplex are - always hello & a smile. When I need something done (I'm old) they are there for me. This is a large bldg; but every hallway is spotless. Having extern valaters come in from time to time tells me they care about their tenants. I like how spotless and well-maintained my place is, and how spacious It's for being a studio. The Bomplex engineers are Fffable and there's never any problem with getting something repaired. Also, the view of the lake is fantastic!

I've lived in here for almost 9 months now and I am sorry I let my boyfriend sign the lease while was away on business. I wanted an apartment in the Lake View area.. not a building that belongs on 59th and Cermak! trashy poorly maintained building. Just a few of the MAJOR issues I have had: #1 is the SMELL! as soon as you walk in the doors a disgusting odor hits you.... it smells like a nursing home drenched in wet dog... (it smells even worse in the summer) The trash reciprocals are out in the open where the only elevator that works half way decent is located... There's always trash spilling out of them and There's NO garbage chute... you have to take your trash down using the elevator * back to the elevators: you usually have to wait about 3-5 minutes (if you're lucky) for one to arrive. they are outdated and I cringe at touching the floor keys. One is always "broken" and they jerk and jolt all the way down... I am always afraid I'm going to get stuck in one or its going to come crashing down. They have no sensors so when one arrives on a floor that the button was pushed, they ALL at some point open on that same floor... its irritating because you know most of the stops (on your slow way down) no one is going to be there when the door opens. Taking the stairs is another option but they too are dreadful! Some tenants even smoke in them (you can tell by the smell and the many cigarette butts on the floor) The are never cleaned and are dark and dingy. I dont really feel safe when I am forced to take them due to a "broken elevator" Nearly every tenant here owns a dog (I am not dog person and I regret moving into a pet friendly building) but regardless of pet preference, you have to be careful where you step outside because most tenants don't clean up after their dog(s) mgmt JUST put signs up to stop this from happening, but most tenants are too careless to even acknowledge the signs. One last rant, though There's so much more I could talk about, is the disgusting maintenance workers. They are ALWAYS "working" on something, but nothing is ever fixed! *in October they began to "winterize" the window mounted air conditioners... I came home to find my front rug missing and they had unplugged the A/C and sealed it shut with a horrendous duck tape job... I was actually embarrassed when my friends came over for dinner that night... I had to buy a cover for it because it looked so trashy... they also took the screens out and never replaced them... the heat temperature isn't controlled by tenants.. you can only close the vents and it gets dreadfully hot on the top floors even when they are closed completely I hated having the windows open without screens because I was afraid my nice would try to look out and fall during their visit for Christmas. Another instance is one morning (8 am) i was woken up by someone unlocking my door... I thought it was my boyfriend coming back in because he forgot something, but no one entered. I got up and looked out my peep hole and saw a maintenance guy messing with a bunch of keys. I quickly unlocked the door to open it and yell at him for waking me up but as soon as he heard the door unlock he took off running for the stairwell and was gone before I looked out. I closed it and locked it and headed back to bed and about 5 minutes later he was back... so i quietly walked over to the door and opened it as quickly as i could, to see him running for the stairs AGAIN... he didn't come back but I notified the mgmt, who apologized and told me that there was NO SCHEDULED maintenance, they were just probably checking their keys... (ya right)...which probably explains the many times I've come home KNOWING that I didn't shut my bedroom door to find it closed and many other minor details that have made me wonder over time. Also, what prompted me to write this is the ENDLESS banging that occurs every morning from about 8 am until a little before noon. I dont know what the hell they are "fixing" but I hope it will be finished before my lease is up... I will be out of here by summer for sure.

I'm writing this solely to help people thinking of renting here. This way if you come to check out an apt. you can look at these little details you might have missed. First, the smell. There's not a properly functioning ventilation system in the building. Most vents including in the apartments are taped up. This building allows dogs, smoking, and has huge dumpster on the main floor that stinks all day, all year round. They try to mask the smell with consistent doses of air freshener,but I'm not sure that helps the air quality either. More things to look out for: NO control over heat, literally. The building controls your heat, so get a space heater, there's a reason why the heat is free. The elevators are a little shady but I lived on a low floor so it wasn't too bad. The nicest part about this place is the lobby area and the 2nd floor where the office is located. It makes the building to appear far more well-maintained than it actually is. Sure the maintenance guys are quick to clean or help out with a quick fix. but, I must place an emphasis on quick fix. Everything in the building has been fixed by splashing a coat of fresh paint over it. Touch everything, you'll be able to feel what may be rotting underneath. ummm what else. The windows are drafty, the water gets warm when it feels like it, the neighbors are a little strange, but so am I, so it works. Parking is $200/month. Good things, the mgmt was nice to me, the little grocery store downstairs is easy and run by a family, There's a hair salon downstairs That's mainly frequented by patrons from the old folks home next door, in case your in the mood for a throwback hair style. There's a fast dry cleaner in the building. It's right by the park which is really nice especially if you have a dog. Tiny workout room with a couple cardio machine and and all-purpose weight machine. In closing when you come to check it out -Look closely at everything, something I did not do. Smell closely, something I wish I did. Sleep on it before you sign the lease, they will offer something to try to get you in and say they need to know right away, That's a load of bull, take your time. Walk around inside the building, walk through different floors, walk through the stairwell, walk through the door next to the lobby elevators, take note of what you hear, see, smell, who you you meet. Get my drift? If you end up siging a lease, hey, if your kinda broke and kinda in a hurry, what can you do? If you have some time, again, Look around. Sorry If I hurt anyone's feelings from the company, again nothing personal, just exactly what I experienced.

I was just at a site (3130.scottskellogg.com) and started to read some of the reviews of some of Planned Property locations. I wish I had know about this site before I signed my lease.<br><br>I thought our Btructure was Berrible and It's. But i just read some of the 1111 N dearborn reviews and I can't believe this company is still in business.<br><br>This Btructure isn't the only one that has elevator problems. Aparently all of the buildings Planned Property runs into the ground have the same problems.<br><br>Why hasn't the city shut them down?<br><br>It also seems just about everyone likes their Btructure engineers and I also think our engineers are top notch!
