Okay, I lived here for 9 months. The good thing about this place is the location, It's right on the lake and close to lots of eaterys and shops. The bad thing is parking is a -----! You can opt to pay 160 dollars a month for an assigned parking spot (which i think is totally ridiculous to pay that much for a parking spot) or you can park free on lake shore drive. The only bad part is in the winter good luck trying to shovel out your car from all the snow plows that have piled up 3 feet of snow around your car. And even in the summer, at night time (after 7pm) allow yourself 45 minutes to find a parking spot. You will drive around, and around, and around the neighborhood. I don't want to even think how many hours i have spent trying to find a parking spot in the last 9 months i live here. The number one reason i am movinig is because of the parking issue. mgmt but, is friendly but the place is over-priced. I have seen cheaper apartments with more space. You are paying for the lake view not the ammenities. Also, heat is controlled by mgmt so invest in an electric blanket. Even though the heat is free, sometimes mgmt doesn't turn it up high enough in my opinion which is why i have an electric blanket. They do keep the place clean here, but the elevators are constantly broken down. They always have at least 1 elevator working but You've got 3 in total and a lot of time both of those are being "repaired". Someone even got stuck in one. And if you have big furniture, good luck getting it in their so called "freight elevator". The freight elevator is a small elevator where you wont be able to get a big couch in there. And lastly how many more damn ambulances are going down lake shore drive at 3am!!!!!! Holy ---- It's loud as hell and You've got constantly ambulances that are flying down lake shore that wake the whole neighborhood up

I feel as though most people tend to write reviews with the aim of ranting about low quality service and disappointment and few take the time to give positive feedback. During my two-months here at 3130 N. Lakeshore Drive, I have been greeted with nothing but warmth and quality customer service from both Samona and Jenna in the mgmt office. Prior to moving into my new apartment, I ordered furniture from a Michigan-based company. After several screw-ups on their part, they were willing to fix the situation and deliver the furniture. sadly for me, this was to occur during a time when I would be out of the state. To eliviate this stress, Somano went above and beyond the call of duty to make this process a smooth one. She has also been helpful with information on maintanence requests and parking inquiries. I have been renting from different companies for 6 years and have never encountered a mgmt staff that genuinely cares about the tenants as that ladies of PPM do. Samona has been pleasant and helpful in all of our interactions and It's because of her that I will continue to sing the praises of Planned Property mgmt. It's with my highest recommendation that any tenate who is looking to lease an apartment should consider speaking with Samona. Kudos on a job that continues to be well-done! Thanks for all of your help with everything:).

just upgraded from a spacios studio w great view to a one bedroom w even better view! mgmt and staff made it so easy to transition. they came through immediatly with the few alterations we agreed the apartment needed and was able to get on with my move. it cracks me up that people can be so harsh on this building. every building has flaws, its the people in it that make it a community and a home. the staff must maintain it and mgmt must be empathetic to situations ( all of ours being unique!!!)and in my opinion 3130 has it down! from walking out to the park and lake to being in a dog friendly clean building, i can live here for a long time after leaving michigan ave. thank you simona and staff! one happy camper!

I have lived here for over a year now. I signed a longer lease because I am a grad student and was hoping I'd like it enough to stay the whole two years. but, my lease is coming to a close and the rent isn't worth staying. I can move into the heart of downtown in a luxury building with the EL steps away for a smidge more and have a larger unit with a balcony, so why wouldn't I... The good: -I drive a large car. I gave up my parking for a while and when I went to get a new spot I was given one that was appropriate for the size of my car. Anytime someone parks in my spot (not often but it has happened on the weekends) the maintenance men are quick to let me park in theirs and tow the perps. -Parking is safe, I have never had an issue with creeps in the garage. On a side, I was told to store my bike in my apartment b/c it would get stolen (by multiple residents) -Pet friendly, I have two dogs... but, You've got way too many dogs in the neighborhood/building, if your dog is finicky or anxious (as mine are) it's best to go elsewhere - You've got also a ton of people who have ignored the size/breed reqs. -The dog walker, Theresa, is great! She walks for the building and is great with all animals! -Great views of the lake, I leave my blinds open 100% of the time to catch the sunrise/sets. -Maintenance staff is amazing. The guys are nice, friendly, and try to do their best even though there can be a communication gap sometimes, they're honestly great. It's an old building and there's a lot of work to be done that they just can't do themselves. -Simona and the other woman in the office have always been nice to me. I think Simona might come off a little abrasive, but if you smile and just look past it she can be really helpful. -Closet is big and the hall closet is also pretty spacious. The Bad: -The elevators are horrible. They are currently doing work to replace the call buttons. I don't know if that means elevator 1 will actually stop on our floor on it's way down. At this point we've been working with an avg. of 1.5 elevators for months. I have to hit the up button to catch it and then go back down. I budget 20 mins of my time to catch an elevator when I go anywhere which is a serious problem. -Some of the neighbors... At one point I had neighbors who were sleeping roughly 5 in a 1 br. They also had a ----- spawn for a dog who would sit and bark incessantly right by the door. My neighbors on either side, while improving, are loud and people are always slamming doors. You've got also people who like to antagonize pets, standing outside the door dangling keys or holding loud convos in the hallway. -Callbox: Doesn't work if you don't have a local #. I since got a local phone and it still hasn't been updated even though I asked twice. -The kitchens are tiny and hard to cook in, not to mention There'sn't a lot of space for you to store pots and pans for said cooking. -The water is never one temp. I have not taken one shower when I haven't been shocked with extreme cold or hot. -My AC has been broken forever. It needs to be replaced. Period. -If you live on an upper floor in the winter you'll need to be prepared to sleep with the windows open or sweat to death. Heat is on from Nov. to March if not sooner/later. It's HOT. - Also, they take the screens off so you can only crack them unless you want your pet or child to fall out. -Don't expect to hang anything. This building seems to have been made purely out of cement. Hanging isn't really an option. The blinds are disgusting and have paint on them so I bought curtains I'd upload a picture, but I'm embarrassed that they are falling out of the wall. -Kitchen space is non-existent... My microwave is on the floor under my table. -Laundry is a joke. I've done laundry here once. It's not worth the price and you'll have to dry loads multiple times. Not to mention the one time I did my laundry here someone took mine out while wet and put theirs in to avoid payment. Not the fault of mgmt, but definitely not neighborly. -The workout room is old and small. You still need a gym membership. I feel badly that this is so negative as You've got some great neighbors, staff, and perks (like having the beach a hop skip and jump away, corner store, and dry cleaner). but, this isn't a awesome spot for young professionals looking for a home. It's great for college students, starving artists, and those who don't need amenities. Note: 1200 includes my parking fee.

I like the location of the apartments, we have a great view of the lake. I also like how big the rooms are. I feel like they are so big we could play basketball in them. Overall I am happy with where I live.

If I didn't have to move, I'd stay in this building for a long time. safe (I lived alone and always felt comfortable), AMAZING location, updated apartments with thick walls (never heard my neighbors), and all at a pretty great price. The mgmt is wonderful. Always helpful and willing to go above and beyond for tenants. The maintenance is truly 24/7. When I locked myself out of my apartment late at night, someone from the maintenance staff had be back in my apartment within minutes. The gym is actually a awesome spot to work out if you don't want to pay for a gym membership-- always really spotless and well-maintained. The laundry room is also huge and I never had to wait to do my laundry. this place is EXTREMELY dog-friendly, and PPM is really big on making sure that pet owners have the amenities they need to take great care of their dogs, with a big grassy area outside and even does pictures with Santa around Christmastime for people's pets. Living at 3130 Lake Shore Dr definitely made my time in Chicago an awesome one. If I move back, I'd either move back to this building or another one managed by Planned Property mgmt.

All the bad reviews are soo true. I lived in this building and I was so happy to have escaped with my life. I had a unique issue as my water would turn hot and scald me while in the shower. The elevator is a serious issue as well, just to name a few of the problems. The only great thing about this building is the location. Everything else SUCKS!!!!

I agree with all of you. This place is a crap. There's a bad smell. Elevator doesn't work. Rent is high. I was upset with the phone installtion to activate my Yahoo SBC DSL. The Guy Joe is totally not coperative person. He will be behaving nice when u rent the Anit and afterward his mood is totally changed. He is the worse person I ever seen. The mail person are also not coperative. You won't received sometime your mails. There's a crack in the wall and no security in the Bacility. No intecom. This is a hell place i ever seen in my life. <br><br>

I live @ 3130 LSD and I love it! The staff is amazing, my view is breath taking and I Love living on the lake!
