I am a former resident who tried for over a year to inform the city this new management team and owner was cutting corners when it came to the rehab. Now, not even Kass Management and Kroupa can try and wiggle around the fact that this building has finally been evacuated for asbestos and the City is not allowing residents to return for at least one month! I feel sorry for those people who did not hear my warnings and actually bought a condo in this building. I hope Kroupa and Kass management are going through hell! Hey Kroupa and Kass, looks like I got the last laugh!!!!! Maybe if Kass management would have been a little nicer during this whole rehab, I would not have had to bring the city inspectors to the building. By the way, I hope Kroupa and Kass have enjoyed all the surprise inspections by the city! Hopefully Kroupa goes bankrupt on this one!! I am just waiting for the managements response that "this place will be beautiful when its done". What a crock of you know what! This rehab has been a disaster from the beginning. Good luck to those of you who bought a condo here and are now living in a hotel!

Why live in the Beacon when you could live in a safer place like Iraq. If you like wearing a hard hat and dust mask every day than move on in. New management's high quality(ha) rehab work blew up in their faces as the building had to be evacuated for asbestos removal. However they were still selling and closing on a new unit. Management has lots of integrity. If you like riding in elevators with debris falling down on you, than this is the place for you. Poor workmanship is apparent everywhere. Expect many future special assessments like elevator replacement. STAY AWAY VERY FAR AWAY

I agree with all the recent posts from actual residents (not the one line comments from management) about what a nightmare this place has turned into. We have now been without a freight elevator for over two weeks. This elevator was shut down by city inspectors for safety violations! Obviously this is not some small problem or else I am sure the great Kass Management would have taken care of it by now. So now we get to ride the elevators with the construction workers who are disposing of the wreckage of their demolition. This means we often wait for ten minutes for an elevator because even if one does stop at your floor, it is often filled with construction workers and their supplies/waste. This also makes it interesting when people have to move out. Good luck without a freight elevator! This is not the first violation this building has been cited for. They have also been fined for not having the proper building permits. I know this because I have a friend who works for the city and I told him they were doing construction on certain floors without any permits! He sent out an inspector and they were fined. I will continue to call him every time I see something wrong only because this management company has treated all of us like crap. So, bring it on! If you would like more info, just call the cities 311 info line and mention the address. All of this is public information, so read on prospective buyers. If this company was so great, why all the fines and trying to do work without proper permits. That would make me a little bit worried if I was buying a place in this building. This, along with what all the other residents have already cited.

Even though this posting site is for rental seekers, it's going to be normal for the remainder of the residents to post their opinions and vent out their frustrations. Even though I hate to say it, but, this is a very sturdy, cement based building. If they didn't have to reconstruct and rebuild, I would be very very WORRIED that they promised something they can't deliver. However, if your looking, don't forget, construction is good, shows progress, not deceitfulness. The management company stepped up to bat, and are doing one heck of a job, Kass Management, you are doing the best that you can, don't let these people get the best of you, in the long run, winners are winners and losers are losers. If your want the best for your dollar, come check this building out. I did, and I won't be sorry.

Living here was great before Kass mgmt bought the place. Now I have to listen to construction all day long (even on Saturdays)!! This is a huge problem since I am currently in school and need to study during the day when I am not in classes or at work. I also Love coming back to construction noise after a long eight hour day at work. I try to spend as little time as possible in the hell hole in which I live...I find myself staying late at work, going to school hours early, and wondering around the neighborhood aimlessly just to avoid this place. The mgmt company was letting current tenants out of their leases when the construction first started. I thought I would try and tuff it out but this is ridiculous! I complained to them and inquired about getting out of my lease early but they said they are no longer doing that. Obviously the condos are not selling as well as they had anticipated! For those of you who are considering buying a condo here, please do not be fooled when they tell you how "quickly" the units are going. If you are someone who enjoys being lied to, treated poorly, cleaning up layers of dust daily, and listening to horrendous racket while living in an overpriced condo, than this is the place for you!!!

First I would like to say that all the negative posts are true. All these positive posts have no substance to why this building is good ( just great to live in? whyyy??). Oh please, I have been treated better by my management company in a college apartment. I currently live in this building and the construction on my floor is terrible. The day the water was off all day (which i feel bad for the people who need to use it during the day) the floor was soaking wet including all the carpet and leaked to the stairs which I slipped on walking down because of this mistake. My walls are town up on the outside hallway and are covered by ply wood that is leaning against the wall. Regardless if you are new tenant for the new condos you are going to have to live in this piece of crap apartment until all hundred or more units are done, that won't be anytime soon. There are holes INSIDE my apartment in the ceiling and come home from work everyday with dry wall chunks that fell behind my cabinets all over my kitchen counter that I try to keep clean. I then asked the management company in the lobby to clean it up from now on if they will be in my aparment (which they said they wouldnt need to be). The new woman in charge had the nerve to mention that security deposit will be given back depending on the damage of the apartment, well it's the damage they are doing. The basement hallways look like worse than a college dorm and the security cards are becoming a joke. This building will topple over from being so old before all the units are completed. After reading this please ignore any short post about how good this is.. makes me sick.. I won't rent from Kass Management ever again, and I am passing the word on to several others.

The idea of comparing Rome being built in one day to this condo conversion is laughable! I will say this to anybody thinking of buying a condo, talk to a resident who lives in the building! Ask them what they think of the new mgmt company and how they deal with current residents. Sure, they will treat you well when you are looking at the "new" units. But, don't you want to know how they will treat you once you live here? Take a HARD look at the construction being done here! It is below average at best! How do you like those "new" units that come with a 15 year old air conditioner? Just look around the lobby! Lots of clues there to show what a half---- job this mgmt company is doing if you are serious about looking. My advice as a current resident who is looking to buy a condo, why buy a condo in a 30 year old building where you have the pleasure of listening to constant renovations when you can buy a new condo in a new building at any one of dozens of properties in chicago? I am sure there will be a great review (from the mgmt company within a few days of this posting), but as I said before, talk to a current resident when you visit this building! They can say whatever they want in these postings, but the truth comes from those who live here!

Conversions take time, and with this type, it would seem normal that construction will exist.....give it some time...you'll LOVE what you will see and live in!!!

I have debated whether or not to post for a while, but I felt like I needed to add how terrible this building has become. It is in the process of turning condo, so this is a warning to those who are considering buying.<br><br>The new management could care less about the current tenants waiting out their leases. It's all about the construction which, like other posters have mentioned, has blocked entrances and elevators, created all kinds of dust and noise, and stopped mail service (without much warning). The construction workers also leave doors open so that anyone can walk into the building. I can't imagine they will care very much about new residents either.<br><br>Also, I would warn everyone against buying a place here because the prices are so inflated for the units. They are redoing the lobby and all units, but it seems like it is only on the surface. The building is old and probably needs a lot more work than what they are putting into it. There also is no grocery store nearby and the nearest train is about a mile away.<br><br>It is a nice area and I don't regret my time here, but I am so happy I am leaving soon. I feel bad for the elderly residents because they seem like they don't know what they are going to do. Good luck if you decide to move here.

Holy crap! I loved it here for my first 3 months and now this place has been sold and is in the process of being renovated. The new management here gives us one day notice to tell us that we will not be receiving mail on a specific day. WTF??? They dont give a crap about any of the tenants that will not be buying. Good luck to those of you who are interested in purchasing a condo here! Have fun listening to the next two years of demolition!!!!
