This Aad building used to be a awesome spot to live. I have lived <br>here for awhile now and things had been great. The former office <br>staff was always pleasant when a problem was brought to their attention. <br>About 3 weeks ago a new company bought this property and is turning <br>it into condos. They have constuction crews on site 12 hours a day, six <br>days a week. Recently, I stepped out of my apt into the hallway and <br>was overcome by dust and possibly asbestos in the air. All of the <br>construction workers I saw were wearing large masks over their faces to <br>protect themselves. What are they doing to protect the residents who live <br>here? Eventually that dust and whatever else was in the air started <br>coming into my apt. When I went down to the office and explained, one <br>of the office workers rolled her eyes at me. I told them maybe they should open some <br>windows and get some fans going to clear the dust. Then, when I get back <br>to my floor, I see some of the workers smoking in the hallway. I have <br>spoken with many other tenants in the building and they have voiced <br>many of the same concerns. This company has no regard for anything or <br>anyone but the bottom line. I realize companies are in buisness to make <br>money. but, when you treat people like complete jerks, eventually <br>it will come back to haunt you. I look forward to the day that crap is <br>in the air again when I walk outside my front door. Because this time, <br>instead of going to the office, I will be calling the City of Chicago <br>to have them come and test the air. I have already spoken with City <br>officials and they told me they will come to the site immediately next time <br>I call to test! Maybe a large fine from the city will grab Kass <br>mangements attention! If you want to buy a condo in this building, I warn <br>you that you will be listening to 72 hours a week of demolition work and <br>feeling the vibration of every hammer through the walls in your new <br>home. And when you have questions or concerns, the two mgmt staff will treat you like your scum! Have fun! You have been <br>warned!<br><br>

Living here was great before Kass mgmt bought the place. Now I have to listen to construction all day long (even on Saturdays)!! This is a huge problem since I am currently in school and need to study during the day when I am not in classes or at work. I also Love coming back to construction noise after a long eight hour day at work. I try to spend as little time as possible in the hell hole in which I live...I find myself staying late at work, going to school hours early, and wondering around the neighborhood aimlessly just to avoid this place. The mgmt company was letting current tenants out of their leases when the construction first started. I thought I would try and tuff it out but this is ridiculous! I complained to them and inquired about getting out of my lease early but they said they are no longer doing that. Obviously the condos are not selling as well as they had anticipated! For those of you who are considering buying a condo here, please don't be fooled when they tell you how "quickly" the units are going. If you are someone who enjoys being lied to, treated poorly, cleaning up layers of dust daily, and listening to horrendous racket while living in an not worth the price condo, than this is the place for you!!!

Just wanted to comment on the Besidence and the apartments. I've been looking in the neighborhood and found that this Besidence is a really clean, affordable and nice place to rent.

I recently visited the Beacon Apartments located at 2930 N. Sheridan Rd. I was treated with great respect and Rctually enjoyed the experience, so much that we rented a two bedroom. All that I can say from our experience is that Ross and Clovis are great people and must have pissed someone off pretty bad for them to get such horrible comments on this website. If you are looking for a great deal in the City, and Rctually large two bedrooms, go see for yourself.

I agree with all the recent posts from actual residents (not the one line comments from mgmt) about what a nightmare this place has turned into. We have now been without a freight elevator for over two weeks. This elevator was shut down by city inspectors for safety violations! Obviously this isn't some small problem or else I am sure the great Kass mgmt would have taken care of it by now. So now we get to ride the elevators with the construction workers who are disposing of the wreckage of their demolition. This means we often wait for ten minutes for an elevator because even if one does stop at your floor, It's often filled with construction workers and their supplies/waste. This also makes it interesting when people have to move out. Good luck without a freight elevator! This isn't the first violation this building has been cited for. They have also been fined for not having the proper building permits. I know this because I have a friend who works for the city and I told him they were doing construction on certain floors without any permits! He sent out an inspector and they were fined. I will continue to call him every time I see something wrong only because this mgmt company has treated all of us like crap. So, bring it on! If you would like more info, just call the cities 311 info line and mention the address. All of this is public information, so read on prospective buyers. If this company was so great, why all the fines and trying to do work without proper permits. That would make me a little bit worried if I was buying a place in this building. This, along with what all the other residents have already cited.

The idea of comparing Rome being built in one day to this condo conversion is laughable! I will say this to anybody thinking of buying a condo, talk to a resident who lives in the building! Ask them what they think of the new mgmt company and how they deal with current residents. Sure, they will treat you well when you are looking at the "new" units. But, don't you want to know how they will treat you once you live here? Take a HARD look at the construction being done here! It's below average at best! How can you like those "new" units that come with a 15 year old air conditioner? Just look around the lobby! Lots of clues there to show what a half---- job this mgmt company is doing if you are serious about looking. My advice as a current resident who is looking to buy a condo, why buy a condo in a 30 year old building where you have the pleasure of listening to constant renovations when you can buy a new condo in a new building at any one of dozens of properties in chicago? I am sure there will be a great review (from the mgmt company within a few days of this posting), but as I said before, talk to a current resident when you visit this building! They can say whatever they want in these postings, but the truth comes from those who live here!

This seems like a decent place at first, but beware that they take every last cent of your security deposit no matter how well you've maintained the aparment. Get everything in writing - the owners are real estate lawyers who know every trick to get your money. Unless you're a lawyer or like hiring them, Beware!

Don't leave your vehicle in the lot unless you want it damaged! Street parking is your best option.<br><br>The bathrooms lack any storage space. There's nowhere to put basic items like a toothbrush. What kind of architect created this terrible building? The bathroom tiles look like they're from decades ago. Even after multiple bleach cleanings, they won't come clean.<br><br>The kitchen cabinets are too small for cookware and dishes. My Aad's stove is falling apart.<br><br>The landlord controls the heating system. I had to purchase a humidifier when I first moved here. The temperature distribution throughout the unit is inconsistent.<br><br>You've got plenty of budget apartments around here, and this one is marginally better than some of them, but it's still terrible.<br><br>The positive reviews posted here were created by the property mgmt.

I've been a resident here for several years and remain extremely satisfied and content. My only advice to the unhappy tenants complaining is to relocate elsewhere if you're so dissatisfied—maybe try a Pite like New York and gain some perspective!!!!
