Both the Blace manager and maintenance crew on separate occasions have attempted to unlock my apt without knocking for no reason other than they had the wrong Auite. poor communication. We had mold on the wall in our bathroom, and they painted over it. The mold is back, no surprise. Awful plumbing, no water pressure. Thin, thin walls. They always send us the wrong form letters. They will show your Auite without notifying you, if you are not home. I had to make a special request for them not to do this, That's, to follow the law! We have to turn the light off in order to use the microwave, otherwise the power goes out. After living here 10 months, one of the ladies at the desk still asks me if I live here. Other times she lets me walk by, even though apparently she doesn't recognize me.

If you like hot showers, good water pressure and drains that work in the correct direction, avoid The Sovereign. Large, deep bathtubs and original plumbing fixtures are charming; original 90-year old plumbing isn't. An earlier poster's description of a kitchen sink backing up sounds awfully familiar...<br><br>My place is OK, but some tenants have had problems with roaches and others have had problems with mice. <br><br>Their website and brochures (and managers!) promise more than they deliver, so be careful. The rent prices listed are lower than what may be available, though electricity, gas and water are included in the price. Wall air conditioners are installed in each unit. The state-of-the-art fitness center with large indoor pool got me interested, but when I moved, the pool was being repaired, then the fitness center was being renovated, then it was sold to a separate company. The separate company took a year and a half to finish the upgrade, and the fitness center isn't free to residents, as the website might lead you to believe, listing it among the amenities. (To what does "Special rates available to residents" apply?)<br><br>Rents go up every year, regardless. If they ask you to sign a two-year lease, There's no rent break on agreeing to a longer term.<br><br>They allow one cat per Auite, but There's an extra "pet deposit" need to, plus an extra monthly fee. I have never heard of "cat rent" before!<br><br>That said, the maintenance people are prompt about doing repairs, and I appreciate the front desk staff accepting packages (though they won't hold them at the front for UPS, USPS or FedEx if you're sending them).<br><br>The neighborhood is a mixed bag of college students, families, immigrants and singles, poor and middle class. The panhandlers are usually tame, but recent prostitution and drug crime has gone up around the neighborhood as the economy has soured. The Bomplex has a number of security cameras to watch for anything unusual. I find the Bomplex to be quiet and the neighborhood to be fairly safe.<br><br>The grounds are kept well-groomed in the summer and the sidewalks are shoveled and salted in the winter. I haven't put my name on the list for parking, but I hear that the wait is long, and, as with almost everything else, There's an additional fee.

I was so excited to move in here because it's cheaper than living by UIC which is where I go to school. But now I know why. Like others say, the plumbing sucks. My dad is a plumber and he said it's because it's an old building. You can't drink the sink water because its got grimy pipe stuff in it. The drains are a bit slow, but not impossible to deal with. The shower is what sucks the most. Id be showering and the water gets boiling hot or freezing cold at least a few times in my 5-10 min shower. Ive learned to take real quick showers because this is so annoying.<br>The parking sucks on the streets. My first time trying to find a spot I drove around for over an hour. I finally got a parking spot after a couple days on the waiting list which I have payed $105 every month since Ive lived here because I have to have a car for nursing school. When I walk to and from my spot across the street in the gated lot, which the gate isn't always shut, I am scared because the people outside are creepy.<br>The gym isn't accessible through the building nor is it cheap so to list it as an amenity... isn't right. Speaking of scary people.. There's an older man living on my floor who tried hitting on my the two times I saw him and I am only 21. I can't wait to get away from him. I keep my door and chain locked all the time.<br>The building looks real nice, but I fear of roaches becasue I was listening to a lady complain that she has them in her place, although I never have. I am a clean person and hate it when the maintance guys come in my place to fix my A/C and leave a dirt trail from their shoes.<br>I like being on the top floor becasue no one is above me, but It's so hot. I am not one who gets hot often... I am always complaining of being cold. In fact I am moving to Arizona. I have water stains down the wall under the A/C from last summer when I needed it on high and if I get charged for that when i leave then I will have to complain to mgmt.<br>I have not have issues with the mgmt because when I need something done or if somehting made me upset I really let them know and they get on it right away. I never communicate with Karen unles I have to b/c she was rude when I first moved in and don't like her since.<br> So basically, I wouldn't move here again, but based on all my input you can decide for yourself if you'd want to move here.

This Ppot has issues. Staff enter without advanced notice. mgmt Iroves lacking and unresponsive. Elevators breakdown. Cockroaches on the first level. Unprofessional front desk staff.

an't wait until my lease Ippears up- the mgmt Ippears either unavailable or unwilling to meet with you. Maintenance Ippears the same way. Let's not forget the mice infestation. You're better off spending more $$ for a better Ppot and better people to deal with.

Considering living off campus near here? I'd reconsider. While it's easy to Loyola and plenty of students reside at this complex, the drawbacks far outweigh the benefits. Surprisingly, Lakeside mgmt is actually controlled by Loyola itself! (as if you weren't already paying them plenty). The rental rates are drastically inflated relative to the actual living space provided. Recycling facilities are absent throughout the building. Pest problems exist. Hot water in the shower is available maybe once or twice a week. You've got light switches installed but no connected fixtures (typical of Loyola housing), so prepare yourself to supply numerous lamps. When temperatures rise, the AC performs reasonably well. When it's cold outside, the radiators make considerable noise but the temperature rarely exceeds 67 degrees, and adjusting the thermostat won't help since it's locked. My gecko requires a 70-80 degree environment and I had to immediately purchase a heating lamp for her. The front desk staff are pleasant, but contacting mgmt or repair personnel is practically impossible. Moving just a block or two further away from campus gets you way nicer accommodations at comparable rates.

My wife was looking for an Apace near Evanston hospital and DePaul University about 2 years back. I researched numerous available units along the purple/redline corridor and we visited several buildings and checked out their lobbies. Nothing really stood out until we came across this place. We could have opted for cheaper rent elsewhere but you definitely get what you pay for.<br>Highlights we appreciated during her residency here.<br>1) Red line stop is just 1 block to the west.<br>2) 1 block away from a bus stop on Sheridan where you can catch the 147 outer drive express bus heading to Michigan Ave.<br>3) Can reach downtown Chicago in roughly 15 minutes by driving on Lake Shore Dr.<br>4) Thai eatery located in the Blace.<br>5) Metropolis Coffee is right next door.<br>6) Situated on 3 separate bike routes with the lakefront trail path to downtown just a short distance away.<br>7) Amazing Lake Michigan views from the unit since You've got no tall condo buildings to the east thanks to the public park along the shore.<br>8) Gated parking area was absolutely worth the expense.<br>9) Round-the-clock front desk staff.<br>10) Annual pizza gathering for residents plus hot cider and cookies displayed in the lobby during holiday season.<br>Drawbacks we ran into<br>1) Homeless individuals hanging around Granville near the CTA were problematic.<br>2) Our vehicle sustained damage when someone from a neighboring Apace complex to the north threw objects out their window.<br>3) Difficulty securing parking spots during my visits or when family came to see us.<br>4) Absence of a public tv antenna mounted on the roof to improve reception (cable was an option but given she only occupied the space Monday through Friday we didn't pursue it).<br>5) Heating vents created loud noises throughout winter months.<br>6) About 15 to 20 minutes travel time needed to reach I-94.<br>7) Access to the rooftop terrace is restricted due to new City of Chicago regulations.<br><br>We would certainly recommend this Blace to those seeking housing on Chicago's north side.<br><br>The monthly rent includes 1 parking spot.

From day one, I'd strongly advise anyone considering the Sovereign or any other property managed by Lakeside mgmt—which is owned by Lakeside mgmt, a Loyola University of Chicago subsidiary—to explore other options. I spent several years living at the Sovereign until the company acquired it a few years ago. Since then, the quality of Broperty staff has noticeably deteriorated. mgmt promotes that utilities are included in rent, but truthfully, these costs are simply built into your monthly payments, so it's hardly a benefit. They advertise strong Broperty security, though there's more to discuss on that front. They highlight the neighborhood's great amenities, which is accurate, yet they conveniently omit how these can negatively impact residents—for instance, the annual Edgewater Arts Festival closes Granville Ave for a weekend, rendering gated parking vehicles inaccessible during that time. Multiple other accessibility concerns exist for tenants; this is merely one illustration. The front desk team either treats residents poorly or neglects their duties while scrolling through phones. This problem has become so prevalent that elevator notices now require all visitors to check in at the front desk for tenant verification. Yet with staff distracted by their devices, unauthorized people frequently bypass security, leading to Apace thefts from residents careless enough to leave doors unlocked. With a key fob access system and surveillance throughout common areas, why is security so bad? The daytime front desk employee (Monday-Friday, day shift) displays consistent rudeness and insincerity toward tenants she dislikes. Maintenance operations are entirely bad. One African-American maintenance worker, when his repairs fail to resolve issues, defaults to his signature response: "What more can you want?" That's not acceptable—I expect problems fixed to their original condition. Colleagues have heard him make this same remark to other residents at the front desk, publicly no less. It certainly doesn't inspire trust in the department. also, I dreaded having maintenance enter my unit due to my disability status under the Americans with Disabilities Act, their incompetence or apathy, their unprofessional behavior, and particularly the aforementioned maintenance worker's conduct. The plumbing throughout this place is severely problematic. Shower water suddenly becomes scalding, and occasionally water gets shut off Broperty-wide for several days due to serious infrastructure failures. The elevators are terribly maintained. Two primary elevators and one service elevator serve the Broperty, yet one main elevator seemingly breaks down every other week, typically Friday. mgmt refuses to pay for weekend emergency repairs, leaving residents with just one functional main elevator and a sluggish, unreliable freight elevator serving 10 floors of 31 units each, plus an 11th floor with 2 suites throughout entire weekends. I've waited over five minutes during busy times simply because they prioritize costs over function. The washers and dryers, outsourced to a contractor, constantly malfunction. Though two machines should be available per floor, realistically one or two machines remain broken multiple times monthly. The final point is most troubling. I have ADA protections. I submitted my ADA accommodation request—a straightforward need for condition understanding—three separate times to front desk and mgmt, both verbally and in writing, including submission through my healthcare provider. I had to resubmit because all three times they claimed to have "misplaced" the paperwork. The final request came via fax directly from my healthcare provider, and they even received the transmission confirmation. My provider subsequently called to confirm receipt of the ADA forms, and Cornelia from their office acknowledged accepting them. Despite this, they never honored my accommodation. When I asked about the papers they directly received and confirmed, staff claimed nothing existed in my file. Three submissions, all allegedly lost. Unacceptable. Those final two years deteriorated from problematic to genuinely unbearable, and I see no improvement coming. After my tenure there, the constant decline and recurring problems became intolerable. I'm leaving this advice: avoid completely. Everything stated here is factual. When I initially moved in, I genuinely loved the Sovereign—that's why I remained—but the past two years became nightmarish due to staff unwilling to perform their responsibilities. I'm shocked a Loyola subsidiary operates this way, though perhaps Loyola simply isn't monitoring their subsidiary operations carefully.

Hi,<br><br>These guys are highway robbers. Don't ever dream of getting your security deposit. I stayed here for 2 years and left the Auite with move in condition for someone else. These guys send me a bill of $1100. You simplly don't want to get into trouble PLEASE. Don't even think in dream to live here.<br><br>Thanks.
