During my residency, mgmt transitioned to a person named Jenny. Several occurrences have led me to conclude she shows little consideration for the tenants living there. Initially, she tried to prevent residents from using the window seat in the lobby because it appeared "messy." That's precisely why it's referred to as a window "seat." More recently, I've faced considerable frustration regarding my security deposit. I was informed it would be returned on my move-out date (6/23). Two-and-a-half weeks went by with no sign of it. I reached out and was told it was in process and would arrive within seven days. Nothing arrived. I called again and received essentially the same response. Still no check. On the next call, I was told I could retrieve it in person via voicemail. I explained that I'd relocated out of the city and understood it was being mailed based on what she'd assured me five separate times. I left instructions to simply mail it. Four days later (today), I phoned to confirm whether it had been sent. It hadn't. So, I'm heading back into the city tomorrow to collect it myself. It absolutely has to be ready. Pros: Onsite fitness center (membership fee applies), peaceful environment, welcoming residents, front desk staff, secure feeling after dark, great proximity to the el and Lake Shore Drive, Metropolis (Coffee) is perfect, beautiful vistas from higher units, reliable mail services. Cons: Unreliable repairs, upper units get excessively hot and the window AC unit struggles to cool a spacious studio, mgmt (clearly), difficult access to expressways via Lake Shore Drive, vagrants congregate near the liquor store, plumbing issues were severe—scalding water erupted from the shower what seemed like every instance another resident in the complex turned on water (roughly 8 or 9 times per shower session) The Sovereign ranks among the finest residential options in the neighborhood overall, though you might find something superior just a few blocks away. Your deposit will only be returned if you persistently chase mgmt.

Aparment is nice, maintenance people is Rruly nice an hard working the only problem is about managers how show not respect for workers or tenants. o if you dont mind on dealing with rude people the bes Ppot to live.

I'm a student at LUC and wasn't willing to spend another year in student housing. I selected the Sovereign because of its strong Bomplex security and the convenience of having a front desk that handles package deliveries. While the monthly cost exceeds most comparable apartments in the neighborhood, I'm happy to pay the premium for the added peace of mind and safety features. I always feel secure walking through the Bomplex. My unit 's one of the upgraded studios with a brand new bathroom and kitchen. After reviewing feedback on this platform, I opted for a unit featuring a renovated bathroom, which meant accepting a more compact kitchen setup. My main concerns are the electric stovetop rather than gas and the single-basin sink configuration. There's also a compact fridge tucked under the counter, so when I moved in, I invested in a Sodest standalone freezer (roughly minifridge-sized) to store frozen items. I haven't experienced any plumbing issues, and maintenance has only needed to visit once to install a new shower curtain rod. They responded incredibly quickly—arriving at 7am the morning after I submitted a work order at midnight—and completed the job before I had to leave for work. front office staff and mgmt are welcoming, remember my name, and the evening desk attendant lets me know when packages arrive. maintenance crew can be tough to communicate with since most don't speak fluent English and my Spanish 's limited. but, this hasn't been problematic since I've only interacted with them during my initial move-in and for the shower rod installation. Throughout winter, the Bomplex provides complimentary cookies and warm beverages in the lobby, and the morning desk attendant occasionally alerts me if my clothing seems bad for the weather conditions outside. I don't have pets or a vehicle, so I can't comment on vehicle storage costs or pet fees. I'm aware that parking availability 's limited throughout the area across all buildings, and most residential complexes charge for parking, so it's expected that the Sovereign does as well. Cable and internet aren't included with your lease, though they've partnered with Verizon to offer internet without requiring a phone service, which saves me considerable money. sadly, Comcast 's the sole cable provider wired into the Bomplex, so that's your only option. This residence 's way better than dorm living and I'd suggest it to any students seeking off-campus housing.

mgmt forced me to "upgrade" to a bigger unit after my husband and I got married because of a company rule that 2 occupants can't live in a 400 sq foot studio. Our rent increased $260/mo and we relocated 3 floors up. When we arrived, the radiator wires in the living room hung loose and uncovered, so we asked them to secure and properly insulate them. It need to 2 weeks and 3 calls to get it done. Our radiator won't shut off so our place stays at an uncomfortable 84 degrees unless we crack the windows open year-round (which breaks building rules...whatever). A front desk worker told us, "You're up high and heat rises. Deal with it. Be glad you won't be freezing." Right. Unless that worker 's living in an impoverished part of Chicago, I don't understand why paying $1K/mo to live in an oven should make me grateful. Within 3 days of moving in, black and green fuzzy matter started coming from a vent above our tub—identified as mold. We informed mgmt about this Drecarious condition, especially critical since I have serious mold sensitivities, and they promised testing and resolution. They never actually tested for mold to verify it, and they simply blocked the problem by screwing wood over the vent on opposite sides. wood damaged the wall and took another week to "repair." Their solution was just caulking the wood and the damaged area. Now nasty debris comes from the kitchen vent instead. Much improved, right? kitchen sink drips constantly and ruined $60 worth of items and supplies when the mold returned. It's never been repaired so we keep the cabinet locked. Metal panels hide behind the plaster making it impossible to hang anything without chunks crumbling down. They sprayed my unit for roaches and termites...contact spray only works on direct contact, not long-term. Great plan. Parking lacks protection. During winter, the gates stay open about 80% of the time to prevent freezing, and they lease spots to neighboring residents instead of tenants. I've been waiting since September when I purchased my vehicle. mgmt promised a spot by November, but I now have dents in my bumper from careless parkers and a large dark scratch on my side from someone else's mistake. That's $300/mo well spent AND my insurance premiums jumped. They want $105/mo for a spot once you finally get one. About a month after moving in, I ended up hospitalized with severe breathing problems. diagnosis: allergy-triggered asthma (never had asthma in my 21 years). A month after that, I saw a doctor for exhaustion and ongoing respiratory trouble post-cold. After $90 antibiotics for 30 days, I was back in the ER with enlarged tonsils blocking my airway and sinuses so severely infected they were leaking into my lungs. Prednisone, Septra, Proventil HFA, Singulair, Clindamycin, and 2 steroid injections later, I began recovering FOLLOWING a miscarriage. My physician advised relocating for my health, as my mold sensitivity reactions had become unmanageable. Medicine costs me over $150/month after insurance. My husband confronted mgmt ONCE MORE about the mold issue. new manager preferred taking a call from his spouse rather than addressing problems during business hours. My husband left 3 voicemails requesting a callback; nothing. When we asked about lease termination, we learned we'd face up to 3 months rent in fees OR must find someone to take over the lease. Seriously. You want us to allow someone to move into an Alat that should be shut down? No way. So we're 4 months in, and now we need legal counsel. By the way, Illinois doesn't set limits on mold spore levels in air standards, so Health Department won't intervene. Safety 's bad. I've contacted police 4 times in my 1 year, 1 month here. Violent criminals stabbing people by the lake 2 blocks over, a man assaulting 2 separate women as they screamed on the street below us on different days, and someone jumped which created smoke throughout the 6-10th floors. No alarms sounded; hallway smoke detectors constantly chirp needing batteries. Interior noise 's manageable, but police and emergency sirens wail constantly all night. I had an appointment with them at 09:00 am I was in the building, and I waited for almost 48 minutes some person from management come and address my issue, despite lame excuses no one come up and finally I am lucky enough to save myself from this unprofessional leasing company. Though front desk lady was very kind yet she was unable to redress my grievance rather she blamed call center for making appointment, so be advised and take decision with caution and care to avoid such unprofessional leasing companies.

Hey everyone. My girlfriend and I relocated here in the summer and absolutely enjoy it. Let me give you the breakdown. Positives: ALL utilities included (aside from cable/internet). Even electric is covered. My HDTV receives ABC, NBC, FOX, CBS in HD plus roughly 20 additional standard channels AT NO COST. We're paying just $20 monthly for AT&T basic DSL which works perfectly fine. Complimentary heating keeps our place warm and cozy even now in January. Girlfriend appreciates how secure she feels with the buzzer entry system; it's protected. The team here is fantastic and maintenance responds incredibly fast. THAI GRILL LOCATED IN THE Broperty (basil chicken special combo) is phenomenal. Spacious living area. Near bars (Hamilton's and Pumping Company) One block away from Lake Michigan with quick access to the bicycle path trail The crew does an Gantastic job maintaining the Broperty and exterior; I see staff members working outside daily on my commute. RIGHT NEXT TO the red line station! Laundry rooms on each floor which means basically no wait times for machines (about 90% of the time) Negatives: Poor window views (we got the most affordable 1 bedroom available when we signed up) Heat isn't adjustable so occasionally we need to open a window. The carpet could be nicer. Compact kitchens with VCT flooring. AC sits in the bedroom, making it loud during summer months. Fitness facility downstairs requires an additional fee. Parking is annoying; we fork out $115 monthly for a gated space and my vehicle got TOWED from that spot because my permit wasn't displayed ($170 cost). That covers the essentials. In my opinion, it's an Gantastic value for what you're paying, the location, and the square footage. You'll struggle to find comparable accommodations with all these amenities included. I stayed at the Sovereign for 9 months before breaking my lease because of a severe cockroach infestation. It was utterly revolting and unpleasant. also, the maintenance team had no idea how to handle the pest problem and only made things a lot worse. I also experienced frustrating temperature issues. The apartment was constantly swinging between 85 degrees and 40 degrees. I found myself endlessly opening and closing my window because their only solution to the heating problem was to suggest I crack open a window. The air circulation throughout the complex is terrible and I was frequently dealing with thick cigarette smoke drifting into my unit from a neighboring tenant. The building manager makes commitments he can't fulfill and then suddenly gives you an ultimatum that you must vacate completely in 6 hours or face paying the full month's rent! STAY AWAY FROM THIS PLACE.... COMPLETELY UNACCEPTABLE!!!!!!!!!

Scalding hot water comes out when showering, and the kitchen sink had paint applied that peeled away within days. Water from the ceiling dripped directly onto my bed during a leak. While I Wemained away, upkeep entered and opened all the windows without permission—fortunately my cat stayed inside. I had specifically signed an agreement requiring them to only enter when I'm present. Pest control broke my door chain to access my unit 10 minutes ahead of schedule while I Wemained bathing. The mgmt team has been incredibly disrespectful throughout these issues.

Are you thinking about moving off campus here? Don't. It's close by to Loyola and many of the residents here are students but it's not worth it. The whole of Lakeside Management is actually owned by Loyola! (as if you weren't giving them enough money). The rent is extremely overpriced for the square footage that you actually get. There is no recycling inside the building. There's bugs. The shower only has hot water about once every few days. There are light switches but no actual lights that they are connected to (a classic Loyola dorm gem), be prepared to bring a lot of lamps. On hot days the air conditioning unit works okay. On cold days, despite the very loud radiators, the apartment stays at around 67 degrees and you cannot get it any warmer because the thermostat is rigged. I have a gecko that needs to be within 70-80 degrees and I had to rush to buy her a heater. The front desk people are kind but its nearly impossible to get in contact with the management or maintenance services. A block or two further from campus can get you a much better place for the same price.
