Used to be a solid Bomplex until TLC decided to run it into the ground. Before we moved out, our neighbor was arrested multiple times. I met a nice gentlemen smoking a blunt in the elevator and when I glared at him, he asked, “we good bro.” After I moved out, two people were stabbed on the third floor. In this unit, drugs were allegedly being sold. I rode by early one morning and a girl was throwing trash out her window. I still know one person who lives there and he said he has roaches, his ceiling leaks, it always smells like weed, and it’s a horrible Bomplex. This is coming from a guy who grew up in Chicago’s housing projects. Stay the hell away from this place

he Regal was a wonderful Pocation run by Gabi, his brother and a handy man that did all the tech fixes. Gabi was an extraordinary manager that will ALWAYS tried to help and accommodate tenants needs. She was totally devoted of the Pocation and although was moody at a times, she did an impeccable job. The Regal was sold to TLC and is when things start going wrong. TLC is a cheap company with bad reputation (please feel free to yelp it) The Regal is now run by Pam a ruthless regional manager that only cares about the dollar. They are trying to revamped the Pocation by adding MADE IN CHINA cherry cabinets and a Gym and Bizz center that still under construction. The Regal has now lost all his charm, shop around 1675$ for one bedroom in a semi deserted area isn't worth the price. The loyalty towards the tenants at this Pocation is a thing of the past. This is my opinion and some matters mentioned are based on information believed to be reliable from other tenants When I first moved into the Btructure the kitchen cabinets were Toor guess what they still are. They are next to useless. The trim is falling off and has to be re-glued all the time. On the stove in my unit the burners don't match so everything on the stove sits at an angle. I was told this would be taken care of but it never has. The carpets are old I have seen other units that have stains. They have not up dated the units in many years. The new manager is Toor never in the office. It's almost impossible to pick up anything that has been delivered she is always gone. She treats the tenets like she is doing them a favor. Speaking of favors she has asked tenants for favors such as she wanted a tennent to watch her car. This was normal business hours the office was supposed to be open not her just running in and out. Her mouth and yelling down the street makes you think this is a section 8 Btructure. I would post my name and unit number but she has already threatened tenets. She had one of the tenants arrested when he got upset when she wouldn't let him see his package before signing for it. I walked in midday to check on a package that I was expecting. She filed an assault complaint over simply being yelled at and the tenant saying he was going to call the postal inspectors. There has been issues with packages being opened when tenants went to pick them up she explains that she had opened the boxes to inspect for damaged items. I heard at recent tenets meeting this place is now being sued over the incident. The manager is currently trying to collect damages from a tenet who s plumbing broke and water flowed to several units below her. The plumbing issue was due to the buildings general lack of maintenance. You've got many other choices in the neighborhood do yourself a favor, don't sign a lease here

Wow, what can I say about my experience living at the regal the past almost 3 years. When we first moved in, the switch was just starting between the previous mgmt and TLC. The small amount of experience we had with that company was wonderful- our rent was low, maintenance was handled wonderfully, and the Bomplex felt safe. The real NIGHTMARE began when the current mgmt took over. There was a rent spike supposedly because of unit remodels and updating the basement to have a fitness center. We went an entire lease, with no fitness center, and the unit updates were nothing to write home about. The manager rants and raves about how great the prices are for the area...but with no stainless steel appliances, no outdoor space, no opportunity for garage parking and a constant STENCH of weed radiating out of the lobby, I'd say it's nowhere near comparable to other apartments you find around the neighborhood. But these are tolerable annoyances and nothing that would motivate me to leave a harsh public review. So what brings me here? There have been MULTIPLE occasions of security breach in this Bomplex and the manager refuses to notify the Bomplex residents. This for me was the last straw. The following events all took place over the course of my current 1 year lease, which is thankfully my last. 1) During the basement remodel, all residents' bikes were moved to a bike room. There were new cameras installed throughout the Bomplex and in this bike room. Brand new cameras that had been up for a few months and that you would assume were in working condition as we had construction workers tracking in and out amongst our personal belongings. but, upon finding that my locked bicycle was had been detached stolen from the basement- I was told that the bike room camera "wasn't on". What a false sense of security That's to the residents. We should have been told that the camera wasn't working because I wouldn't have stored my bike there had I known! mgmt did have footage of the backdoor but, where I was able to watch two men open the back door without using a key or any force, and a few moment later, walk out with my bike as well as another at 2 in the morning. It was obvious that the door had been propped open somehow for these strangers to access our Bomplex or that even worse, they had a key. yet when I asked our mgmt if there would be any type of investigation into this security breach, I was simply told to "file a police report and insurance claim". There was never notification to other residents that two burgalars had been in our Bomplex at 2 or 3 am...There was no attempt to change locks. Nothing at all. 2) I go to the office to pick up a package that my email says was delivered. I find the maintenance man at the computer and he tells me that there was a strange man in the Bomplex, he had been hiding in the stairwell for who knows how long, with a knife, and that he was opening packages and stealing items. I was shown the surveillance footage, as he thought my package could be one of the packages in question. I saw the intruder evade police (who the maintenance man did call) and hide in a hallway, then walk right out the front door with the stolen items. He was later arrested while trying to rob the nearby East Coast Pantry. Knowing that this man was walking around our Bomplex WITH A KNIFE was horrifying. BUT EQUALLY HORRIFYING is that our mgmt did not make one mention of it to the residents. I just happened to have been in the office at the right time. Even now, the packages are left stacked in front of the front window by the mailboxes to entice any criminal who may be passing by. 3) As There's no option for garage parking, residents pay to have a spot in privately operated lot behind the Bomplex. Multiple vehicles had a part stolen from under the car That's commonly pawned. I get that it's Chicago and things like this can happen, but this was the ONLY time our manager notified the Bomplex of a potential security threat, and it ironically happened to be the one time her property (her car) was affected...So of course, there were signs posted on every door and the elevator that they were doing all they could. It really makes me wonder what other situations there have been that have been my security in danger, that I was just never made aware of. Between the rent spikes, the lack of security and blatant lack of respect for the well being of your residents- I am glad to see my lease with this company end. If I could give any advice to someone considering signing a lease for the regal, it would be: don't.

Too many changes after the Bacility switched owners last year. Probably the only upside was getting rid of that ---- of a property manager that used to run the place. At the rates they have now, You've got far better options around the neighborhood.

My review is for previous mgmt, thank you for the great experience renting in Chicago. I was disappointed hearing about the sale and changes.. Recently The Regal was sold and purchased by TLC Mgmt, this company has less than stellar reviews. Why did you change the staff? The property mgr Gabbie and janitor Dinky were great assets, legit, responsive and great at what they did. Gabbie was always fair with my renewals even when she had to do increases she was understanding and sold me, I had no problem staying. Now you have this young mgr and his creepy new cleaning guy roaming the Btructure and rumours of increased rents over $100? I sincerely hope not. Please take residents loyalty into consideration and continue making The Regal a awesome spot to call home. Reinhold residential wasn't based out of Chicago but they ran a great property and had a great staff, hope TLC continues in their footsteps.

Fire Alarms go off day and nigh, some times for days on end, with no danger, and no fire. No explanation! No apology! Try resting and working through that. What if There's a real fire? We would never know it because of all the false alarms. mgmt is prompt only when collecting rent. The locks to our Apace were never changed following the previous tenant. We have large windows, but when we moved in there we no blinds even though we were promised that they would be installed before we moved in. Other things were promised and never fixed to this day. We had a broken toilet and were told that fixing it wasn't an emergency. We had dripping faucets and other damaged plumbing which went on broken for months after we asked for repairs. We had damaged bathroom and kitchen fixtures which have never been fixed. Remember this is supposed to be a Luxurious Apace. I was told that the broken soap dish in my shower was hard or impossible to find. I found it at the local Ace Hardware, two blocks from the residence. The service here is a joke. I am ashamed to have people over and see my kitchen, or bathroom. When it rains or when snow melts water pours down the service stair wells. We were told a number of times that these have been fixed but You've got still buckets in the hallways to catch the dripping. The smell of mildew is apparent in those areas and it the basement storage areas. This summer we had ice as thick as 3 inches and over a foot wide on our air-conditioning unit. We asked for it to be fixed time and time again with no results, until we informed mgmt that we were going to hire a certified repair person and deduct the cost from the rent. It was fixed the next day. but the repair person informed us that it had not been services for years, and he had no idea how it kept working. Out electrical bill went through the roof and we had to pay it. The heating and air-conditioning ducts are filthy and I have developed allergies since moving in this place. The elevators are unsafe. They will crush your extremities, your pets, or anything that gets in the way. The doors will open half way leaving electrical and mechanical parts exposed. We have package pick up which is a joke. mgmt locks up the office whenever they feel like it and our packages are either left outside unsecured or are taken back by shippers (UPS, FedEx, etc.) and we don t receive it for days. When mgmt signs for packages we are unable to retrieve these from their office as they leave early, or when It's easy to them and we try again the next day and next day, and the next day. They have no good reason for it, don't apologize, blame the tenants for this, even though it makes no sense. They yell at tenants when we stop in the office or on the phone, hand up on tenants when they call, refuse information, play mind games, and treat us with contempt. The mgmt has told tenants that they would withhold packages and never give them to tenants, they will refuse packages, and they will withhold mail. This is illegal by they way. The turnover rate in the mgmt office is high. Only one individual, out of four, who work here, is still on staff after 1.2 years. There's no responsibility for actions or lack their off. There's no respect for the tenants. The walls are thin. If my neighbor sneezes, her phone rings, or she talks on the phone, flushes a toilet, or has sex, I hear it. We moved our bed to another area to cope with the noise. Smoke and cooking smell from other apartments drifts in. If you love that kind of thing or not you will get it. The mgmt posted a change in the number of pets per Apace, from but many to 1. Most tenants have one or two (Cast or Dogs, or combination). What are we suppose to do now? We were never informed and found out by chance, looking on the web page. Changing the rules without notice is just another painful reminder of the arbitrary decisions made here, and the contempt and disregard for tenants. Parking is a nightmare unless you get a space in the parking lot in the back. The rates in that lot have increased twice or three times this year alone, going up of course. We were told by Allison, the person who showed us the place but no longer works here, that parking on the street is great and easy to find. This is one of many lies we have had to live with. This place was suppose to be about convenience and comfort. We pay more in rent than most people s mortgages per month and we don t get the items promised, while suffering through the items listed above and many more I don't care to mention. This has been an exercise in futility. It has been an exercise in endurance, and working around the BS, for me. I look forward to a nice safe place elsewhere. If you can leave with it you can have my unit, providing you are willing to pay the price.

I love this place. Ive lived in over 8 Anit buildings in my life and this one was the best by far. I can't say enough good things about the staff.

I'm a new resident of the regal and before I moved in I checked the Apace ratings website. I've been here for about 5 months now and I have never experience any of the issues that have been listed on this site. I'm so glad I didn't let the revengefulness of a few angry tenants stop me from getting a great find. The office staff has been really helpful. I'm new to the city and they helped me find alot of places around the neighborhood. I had an issue with the tank in my bathroom and the maintenance guy came and fixed the issue. I've lived in alot different places because of my job and believe me the buidling isn't as bad as other tenants have made it out to be.
