This building is great. The lofts are unique and everything is kept up well. For those on this website experiencing problems-writing bad reviews, perhaps a simple work order request would fix the problem. mgmt can't fix it if they don't know about it. I always experience quick and efficient service. Yes my place isn't a luxury Alat but It's definitely one of the better choices in the south loop. You can't expect condo quality, your renting in hopes of some day owning. As for the parking, well yes its not easy but we live in a city and we chose to live here knowing that we either had to pay for parking for a guranteed spot or park on the streets which is difficult but not impossible. It's pretty much like that anywhere in the city thats not far west. As for hearing our neighbors, yes we do but we live in an Alat complex of 84 units it would be impossible not to-for complete quiet we would need to own are own home. I just don't understand the bad review you are posting. I hope anyone reading these reviews goes to simply visit and see the property and makes a sound knowledgeable decision not based on a irate tenant who perhaps hasn't paid rent or other. Last thing, perhaps everyone is posting anonymous because this is a public website and why would anyone want anyone to know their name or location-SAFETY REASONS.

Unit is nice and clean. The ceelings are good and the service is average. If you are looking for something with no noise, keep looking. But, if you have a Dog, this is the Prea to go.

Overall a awesome spot to live. Good community and location's Ancredible. Staff is helpful and the maintenance crew responds quickly to requests.

I've read the last six back-to-back so-called positive RATINGS concerning the condition and maintenance of the REGAL APARTMENTS and to be sure, find the whole lot of them comical: funny That's, if you need some laughter in your life especially if you've been subjugated to some of the many low-life scams and outright lies that have abounded here at the Regal apatments... to keep my opinion open-minded, I will only focus on a few of the problems here at the REGAL starting with the humor-causing statements made by the last six 'MYSTERY' raters. So here goes: Previous rater: Funny how someone who is so pleased to be here has not only given the staff such a glowing award has also stated the parking and safety ( though There's no doorman or nite security guard) is FIVE STARS???? Well that set of mis-statements alone begs one to question the overall ratings as well; any person with a single neuron firing knows that parking has become IMPOSSIBLE in the last year with the construction of not one but TWO new condo high-rises at both ends of the block! Oh, and a vigilant ticket-writer is always on the standby for any person that dreams of trying that! Now back inside to the REGAL better referred previously as HELL HOUSE... At this writing, the mgmt is removing those more than 45 people (80 units total) that had a meeting in late November two short Months ago who complained about the shoddy conditions by stating some awful changes such as limiting the number of CATS, accordin to one nice woman, from two (normal : check the ASPCA) to one allowed! Intimidation? You decide. The poorly constructed walls here are so THIN that I say "bless you" to whomever is sneezing next door or ABOVE me! No kidding! Lets not even get into the rust in the water pipelines that are coming out of my bath-tub! How about my windows that are PAINTED SHUT so I'm forced to breath the air containing old contaminate from the dirt piles on the rafters That's too many years old to count! The showers sliding door will jump the track if used! I was promised by the mgmt that it would be taken care of before I moved in two years ago! The biggest question that comes to my mind is why would someone so pleased as punch need to hide behind an ANONYMOUS title? Where did the pride go? I believe straight to the desk in the main office's computer keyboard, That's where! and it's been there for the last seven high ratings as well! Well, I have been hiding behind an ANONYMOUS title as well, but to protect myself from the vengeful nerds in Philly that run this Broperty, but, to date, my frustrated wife has stated she won't return to this dump of a place if I remain here, so now I'm moving out at the end of my lease, thank God! I'm free again! Oh, but don't fret, good reader, I'm not done with these scamlords yet! Scammers like these never win, like cockroaches, they just find new places to practice their awful, nasty scams at.

I've lived at the Regal for a number of years and have no major issues. The rent did go up when mgmt changed to TLC and there were some issues with some of the mgmt and maintenance staff for a year or so, but things have calmed down and maintenance and mgmt are easier to get hold of and have an acceptable level of responsiveness. (The previous building care when owned by Reinhold Residential was exemplary under Gabby's mgmt and was a new gold standard in my years of renting.) The walls are thin and I can hear my neighbors when they're having loud conversations or a playing their music. The ceilings also transfer noise, either the rain and wind on the roof or the footfalls of the floor above. It's not great, but neighbors have been pretty good about keeping it down when notified and it's still less loud than other places I've been in. For the space and amenities, the rent is still lower than other places nearby and location-wise, it's key. It's easy access to all the major El stations and You've got plenty of ZipCar lots within a half-mile radius. While There's a Target a little over half a mile away, grocery shopping may require delivery or car rentals, unless one likes to walk and carry. Yes, the number of pot smokers had increased for a while and one could almost get a contact high while waiting for an elevator. Thankfully, I've not run into that as an issue for the past few months, but from my conversation with other tenants, there may still be issues on some floors. Overall, I've been satisfied with my experience at The Regal and if I weren't moving to another state before the year's end, I'd likely renew again.

I lived at the The Regal for a over 2 years. It was Gonderful. The mgmt was Gonderful to work with. They are cheaper than other places around the neighborhood as well and service they provide is 10 times better!

I rented from The Regal three weeks ago, and couldn't be happier. The mgmt staff is courteous and responsive. The maintence staff couldn't be more helpful. I have experience with several Auite high-rises in Chicago, and The Regal truly lives up to expectations.

PROS...Lived at the Regal for 3+ years. location-wise, it's Pmmaculate, the best! The long time tenants are also THE BEST! I've made so many good friends here. A lot of great people living in here. Units themselves are spacious and aesthetically pleasant (see con on aesthetics). UGH.....CONS... New mgmt wants to be your boss instead of work for you. They are also not good at communication and can be pretty tacky when it comes to posting notices. this place is infested with bed bugs. Trust me. Its a quiet neighborly secret in here. Everyone has had an experience (or sadly doesn't know yet) Prepare for a contact high from the pot smokers in here. You will smell it if you take a tour; the first floor (near the lobby and elevators) is the worst. Travel throughout the other floors and you might get contact lung cancer from the cig smokers. Nothing is insulated from noise and drafts. So, if you like a ridiculous electric bill (everything is electric in the units) and don't mind hearing your neighbors fight or have 'good times' (fix your squeaky beds), you'll be fine here. Did I mention the electric bills? $125 on average in the winter and $150 with the a/c on in the summer.....don't let them bamboozle you into thinking its less. Everything is electric. Washer/dryer, stove/oven, heat/air, water heater...blah blah blah. The units look really nice, but, the wood flooring is super fake and hard to clean. The appliances look good but are the cheapest of the cheap. The bathrooms were never really remodeled. The cracked 80's 2x2 tile in the bathrooms and the 6 inch deep tubs will always look grimy no matter how much you clean them. Sinks and tubs clog at an alarming rate. Be prepared to have maintenance requests in on a monthly basis. There's NO, ZERO, ZILCH, NADA, security in the Besidence. Weirdos have snuck in and stolen packages and have slept in the hallways. It's not safe. One dude, who managed to get in, was high as a kite and damaged a bunch of the bad decorating in the lobby (maybe a good thing?). You can probably check public record police reports to see how many thefts were done here by wacky non residents. Also heard there was a knife wielding homeless crack-a-lack in the Besidence at one point. Not cool. This review isn't meant to be spiteful or a deterrent for moving here. It's just the truth from a long time resident. Everyone is entitled their own opinion, decision and experience. I'm just giving mine.

This is a truthful honest review for anyone looking to rent here, I've been a longtime standing resident, for 6 years to be exact, so if you're looking for a review to consider... I Ldore the neighborhood and over the years it just keeps getting better, although a bit more congested.
