I reached out to this building to schedule a tour for a 1 bed. I received a callback and whoever I spoke to was rude and unaccommodating. He would not show the place after 4pm, and for most folks who work that is an issue. I offered times on Sunday and he got upset and said that's the weekend, we don't work. I responded by saying that weekends are when most property management companies conduct showings because that is when most renters are available. He then told me to call someone else and hung up. If the day to day operations of this property are anything like this phone call, avoid at all costs.

The apartments are cheap and the location is great, but I strongly advise against renting here because the management of the building is AWFUL. They insist on doing any in-unit repairs at 8am and refuse to be flexible. Quality of repairs is terrible. And, worst of all, I had to fight them to get my security deposit back even though I left the unit in perfect condition. After six phone calls, two text messages, and a threat to hire a lawyer, I finally got my deposit back, with a deduction for painting costs that they DID NOT show me a receipt for. It's unclear who the actual company is or how to reach a coherent English-speaking employee who can help you and who is honest. Save yourself some stress and don't rent here.

I've been in my place for about a year, and I just renewed. The neighborhood is great, close to everything. I really like the character of the old building, but with updated apartments. My biggest complaint would have to be one of the other tenants. There was one neighbor who would blast their music at 2 am, and they once called 911 because they couldn't figure out how to relight pilot light on the gas stove. I don't normally complain, but it was every night. I told the management company and they took care of it. The tenant stopped playing music late, and they left a few months later. This is probably the 4th building I've lived in since I moved to Chicago, and this is probably my favorite building. To love in this neighborhood at this price is amazing,

Do not rent from this property. There was a recent fire that per Chicago Fire department was due to electrical problems in the building. The management of the property insists the source was "fireworks landing on the roof." The building is outdated and the owners do not care to update anything - all they want is your money with minimum service or facilities in return. Repairs and construction since the event have been poor and second rate at best. The building still has odor from the fire. Additionally, they are not responsive to any concerns; always taking extra days and time to complete simple tasks. Buyer beware - you are better off spending your time and money elsewhere.

I don't know if the current management company is the same as the one peopel were complaining about. I never had any problems with management. Also, when I first moved in they were remodeling the building. Fixing up the hallways, laundry room, and I think the plumbing. My one complaint would be that street parking can be kind of tough on weekend nights, but no worse than Wrigleyville.

Contrary to most of the other reviews on this page, I enjoyed living here. How did I do it? Easy, I followed the lease terms and paid my rent on time each month. I liked not having a doorman for two reasons: 1. it felt like I actually owned my apartment (not like I was a guest at a fancy hotel) 2. the rent was considerably less than just about any other apartment this size in this neighborhood because they cut out this extraneous cost (there's only 24 units in the building anyway) Yes, the laundry room flooded 2 times while I was living there, both times followed a torrential downpour...and both times the mess was cleaned up the following day. It's an old building, it's not exactly a fancy gut-rehabbed yuppie building, however, it's clean and well-maintained. And, no, there isn't a pool or a fitness center or a rooftop deck, that's why the rent in way less expensive than other buildings in the area. The monthly rent that I paid was very reasonable according to other prices I've paid for apartments in this neighborhood. I was paying under $800 for a good-sized studio with a huge south-facing balcony that was shared with only one other neighbor! I had good experiences in communicating with both the building manager and the management company, a management company who promptly refunded my security deposit (in whole and with interest) immediately after I vacated the apartment. And yes, I left my apartment in excellent condition, clean, and without damage, and I received the full 1 1/2 month deposit back when I surrendered the apartment. If you really need granite countertops and brand new fake wood floors with stainless steel appliances, don't rent at this building, go to the place next door or across the street and pay $700 more each month for the same size apartment. It's a safe building, public transportation is readily available, and you live close enough to everything that you won't need a car. Would I recommend living in this building? Yes. Would I recommend living in this neighborhood? No, I basically got tired of all the neighbors on the street and their embellished lifestyles. Although, it's a considerably safer neighborhood than most Chicago neighborhoods, for the aforementioned obvious reason, income level.

Horrible, dishonest, crooked, manipulative, bulling, thieves. I cannot say enough horrible things about this management company. The building is incorporated in and of itself. You will never be given the agents or the owner's names. The "office of the building" is a closet with an answering machine in it. If you have a complaint or wish to put something in writing you are told to leave it in a slot through the closest door. There is no place to actually mail anything to other than the building itself and you will never ever be given a name or phone number of an individual to speak to should you have a problem. Further the limited, barely english speaking staff that you are able to speak to are harrasing and threatening. DO NOT RENT FROM HERE.

The worst thing about this place is the dishonesty and deception of the management. When I moved in, they made promises to change things in the apartment and, in my two years there, never followed through. They told me I could paint the place and hang pictures, etc. When I moved out, they charged me for painting and filling every little nail hole and kept my entire deposit. Yes, it is cheap, but there are reasons for that. 1.) Very shoddy repairs: The maintenance guy 'fixed' my back screen door a few times. But it always broke the next day. Finally, a month before I moved out he refused to even try and then I was charged for the repair (which I doubt he even did properly) on my deposit. 2.) unprofessional staff: The maintenance/rental guy (the only staff there) was nearly impossible to get ahold of. Once, he fixed a drain in my bathroom and sprayed black sewage sludge over EVERYTHING in the bathroom. What a disgusting thing to come home to!! 3.) General Lack of Maintenance: The whole building is very poorly maintained the other poster said, the laundry room was always flooded and smelled awful. 4.) They keep all tenants deposits: They charged me for sanding the floors, which had NOT been sanded prior to me moving in, and, as I mentioned, they charged for repairs they had refused to make earlier. In the end, they kept the entire deposit, which I understand they do as a general rule to most tenants. Nonetheless, this place is a great location and good price. So, if you can stand the headaches and don't have much money for rent, go ahead. But if you can afford it, save yourself the trouble and rent somewhere else.

Great location and good deal,especially for the rent you are paying. It's not the most modernized building, but there's good storage in the unit and hallways are pretty clean. Staff are always friendly prompt to response to request, usually within 24 hours. I stayed in downtown high rises with doorman and swimming pool before, but personally, I feel more at home in a cozy walk up.

NO. The rents are cheap for the location, BUT theres a reason. This place will take, in the worst case, ALL of their tenants' security deposits of 1 1/2 month. According to my research and asking people who used to live there, most of the tenants moved out with a fairly clean-to-sparklingly shined, and almost flawless-- this is because the building is OLD and there are a lot of building problems that probably violate chicago building codes, on top of the fact that this 4-stoy historic building also has a broken elevator, and always-flooded-with-sewage laundry room. And, the kick of this story is, the management is a team of money-craving lawyers. So, that means if they take your maney and you want to fight them in court, they do have their ways to still win.
