I have been a resident at 5630 N Sheridan for nearly 6 years and I can honestly say There's nothing to fault about this residence. The property is immaculately maintained, offers Gutstanding security for families, kids, and women residing alone, features round-the-clock security personnel who are consistently warm and legit, and sits in an ideal positioning with easy access to multiple transit options for easy trips to downtown. I've actually occupied 2 separate units in this structure—a studio and a one bedroom—and I would strongly suggest going with the one bedroom. During summer months, the lake breeze flowing into my unit is so pleasant that I rarely need to turn on my AC! The real standout, but, is the quality of the team and administration. They consistently treat residents with respect and kindness, and repairs are typically completed within a single day—though issues are quite infrequent, usually just once every couple of years for standard items like a dripping faucet or stopped-up drain. As long as my career keeps me in Chicago, this is where I will stay. In my view, it represents an Pdeal option for renting before making the leap to homeownership.

This is absolutely the WORST unit structure I've ever called home...bar none. The Solid: It's conveniently located near the redline, beach, liquor store, grocery, and dining options. Plus, the walk-in closet is spacious. The Poor: my studio is drastically overpriced ($705) considering what it actually provides. And the unit itself is incredibly cramped. The UGLY: Sure it advertises "Free heat" but the heating system barely functions during winter. I've spoken with several other tenants who confirmed this concern when I first arrived! Things get much worse come summertime since there's no AC or ceiling fan. The windows do open but there's minimal air circulation. There are sizable openings around the window frames and screens that let insects inside. To make matters worse, my only view is an alley. Along with the missing ceiling fan, there's also no overhead lighting. You have to purchase lamps yourself. The bathroom has no fan either, which creates awful moisture during hot months. The kitchen features a single-basin sink with no garbage disposal, and a cramped oven (though the fridge is fantastic and keeps things super cold)! The water temperature never gets warm either. Not in the kitchen and not in the bathroom. When you bathe, you won't even need to use cold water. Doing dishes becomes tedious since you have to add hot water from elsewhere to your sink. There's no trash chute, and you personally haul garbage to the dumpster. This unit shouldn't rent for more than $550 monthly. For a residence lacking heating, cooling, lights, hot water, and PESTS...I'd recommend looking elsewhere. It's overpriced. Oh, and I had a neighbor who loved belting out karaoke solos by herself haha. The soundproofing is awful.

Great location and great views apartment will come with mice , roaches and terrible elevators that are always being fixed, they have decent maintenance people who work here to put bandaids on the problems a bit the owner of the building won’t renovate or put money back into the building what so ever .

UNHEALTHY ROACH PROBLEM THAT NEVER ENDS, MANAGEMENT IS RUDE AND LIARS, THE CLEANING LADIES ARE SO RACIST. NEVER HAD ROACHES UNTIL MOVING HERE AND AT THIS RATE I CAN'T EVEN HAVE GUEST. EVEN THOUGH I AM NEVER LATE AND PAY IN ADVANCE.

I have lived in this building for three and a half years, while I wait for senior housing to become available to me. The manager is very nice prior to signing the lease, but once a tenant she is often abrupt and dismissive. The so-called security is ridiculous as visitors and/or delivery people are never announced and are just sent up to the tenant's apartment, as I have charge of my grandchildren from time to time I find this to be an unacceptable policy. The elevators have been out of order on many many occasions, the tenant is required to take his/her garbage downstairs in the elevator(I have never heard of a highrise that has this non-system as all highrises have either a garbage chute or cans and maintenance removes refuse), as if that was not enough the stench in the hallways is sickening and that exists in all three tiers, you must provide your own air conditioner(s), there are frequent out of order signs on the eight washers and eight dryers in the one laundry room that serves the 300 plus unit building, often there is no one at the security desk which means food delivery etc. cannot access the tenant as there is no buzzer system. All in all, it is obvious to me as it is to many of my neighbors that CH Ventures(formerly Wilmette Realty) is maximizing profit and doing next to nothing to maximizing the comfort and well being of its tenants.

I lived here for 2 years, in two units (i moved after the first year to a renovated unit). This place is filled with bugs, poor plumbing, very smelly hallways, loud residents with disrespectful kids who scream into all hours of the night. The only good things from this place besides its location to the lakefront and public transit is the leasing office employees and two of the doorstaff (emanual and hasnia) are amazing, kind people. Everything else about this place is a nightmare. Dust rolls into the apartments fast because it's an old building so upkeep is more then you should do. Avoid this place at all costs!!!! The area is nice and there are much nicer options.. you get what you pay for.. there is no deal waiting for you here, just frustrations, horrid smells, and bug friends. Lastly, the laundry room is a disaster! They have under 10 washers and dryers and there are around 350 apartments which means you either have to do your laundry late at night when everyone is sleep or deal with all the rude, ignorant families who leave their clothes in the machines hours after its done. STAY AWAY FROM THIS PLACE AND ALL CH VENTURES PROPERTIES!

Great location...and that is about it for the positives. In August through mid October there was no hot water, at times it rose to tepid, but that was about it. A new boiler system was installed but apparently no one seemed to know how to operate it, it seemed that problem was solved, but alas it was not to be because the last week in December and first half week in January...you guessed it, NO HOT WATER. The hallways are so grim the wall color is something between a dismal pinky/geyish/tannish blah dingey beige with old very worn out carpeting that I believe at some point in its infancy may have bee green and the lighting is dimly illuminated white compacte flourescent bulbs. Security is scant at best, not three weeks ago some fellow got into the building ( admitted by a new door person) and the intruder was knocking on every door on my floor and asking for money, when I told him I was going to call the police he threatened me, which leads to the fact that we have NO buzzer system in place and the building owner REFUSES to participate in recycling. All this for $1100/month. Had I not needed domthing in a massive hurry I would never have moved here. BUT I will say one thing, the manager Minira is really top notch and is on top of everything but I believe her hands are tied due to the cheapskate property owner.

This place was ok for sometime but it has gotten so worse . There is No hot water and I have been complaining for 3 weeks now and also the carpet has so many stains and it smells so bad so many times . No hot water at all and the management doesn't do anything after repeated complaints .

The location is the best part of this apartment building. The price gets you in the door. Don't be fooled by the nice flowers out door. Security is a joke. The call system on the wall in the lobby has not worked in years, People can walk in off the street or alley and let themselves in. I DO NOT feel secure at all. The door staff never seems to be at the front desk. Have your key ready to let yourself in. If you are expecting friends or food be prepared to go downstairs to let them in. Make sure to look at the hall way carpeting if you are thinking of renting here. The carpet is awful and embarrassing. The stains have gotten worse over the past two years. If you like the smell of curry, this is the place for you. Disgusting! The maintenance is horrible. I have had to put numerous work orders in for NO hot water. The maintenance staff does not speak English either. I could go on and on but I won't. I do love my view and have adapted to the very small size. You get what you pay for.

DO NOT MOVE INTO THIS BUILDING! THE HOOKAH PIPE SMOKING WILL KILL YOU! THE MANAGEMENT ONLY CARES ABOUT GETTING THE APARTMENTS RENTED IF YOU ARE OF THE CULTURAL DECENT THAT SMOKES THE HOOKAH PIPES YOU WILL BE HAPPY! THE SMELL IS AWFUL!
