The new property manager starting November 2025. No more lovely Minera! The new manger is no customer fan. New property manager only shrugs shoulders. No central air conditioning. No hallway ventilation. Roaches. The 4 of 6 washer machines are broken The rents are rising 2025 onwards.

With my application, I sent Wilmette Real Estate two money orders. I was assured the apartment would be available on 11/1/2006. <br><br>On 11/1/2006, I traveled from Phoenix, AZ to Chicago only to find that the apartment wasn't available. The leasing office staff member, Senella, 847 373 2957, informed me that the apartment wouldn't be ready for another couple of days! She attempted to persuade me to occupy a different apartment temporarily. That unit was disgusting, reeked of urine, and had a broken door lock. The staff members are fantastic and genuinely try their best. sadly, the Broperty's owner is irresponsible and careless. There's an insufficient number of washing machines and dryers, and they're frequently out of service. Cockroaches are present throughout the entire Broperty. Your level of cleanliness makes no difference—the property has a serious pest problem. The ownership is simply Toor, and I can't in good conscience suggest this residence to anyone. Please stay away.

This is one of those family owned real estate/property mgmt. companies that just doesn't get it. When cold weather comes and the maintenance staff has to come in and literally seal your windows closed and then put plastic sheeting over that and your apt. still feels cold, then There's a problem. The heating system gives off no where the amount of heat it should to keep your apt comfortable and when something is said, they quote the temp law to you. Yeah right. And I am hearing this from a LOT of residents here. Windows leak like sieves. Owners just simply don't care about their residents. Name on lease....your on your own. But I won't renew this lease and will NEVER live in another apt bldg that has a sign Managed By WRRealEstate on it. NEVER!!!!! Also see review of 5633 N Kenmore, another WR bldg.

At first glance, this place looks like a steal for the price. That feeling doesn't last long.<br><br>To start, mgmt took 3 years to fix an elevator that malfunctioned constantly (fantastic when your unit is on the 12th floor). The apartment fixtures are ancient, which explains why discolored water—yellow and brown—comes out of every tap. mgmt's solution? "Run the water for about 10 minutes and it'll clear out".<br><br>Cockroaches aren't just visitors here—they're permanent tenants. This shouldn't surprise anyone since mgmt promotes their pest control efforts from day one, yet if they promise an exterminator visit on the third Friday? Demand written confirmation.<br><br>When plumbing disasters happen (and they will), expect zero assistance from the building. My bathroom pipes burst on a Saturday evening while I was showering. The supposed 24/7 maintenance person vanished, and the doorman claimed "that's not my responsibility." The Fire Department had to intervene. Afterward, I had no water in my bathroom for nearly a full day, and the doorman refused to let me access the employee restrooms downstairs! Thankfully, I owned a car and there was a McDonald's four blocks away.<br><br>Then there's the matter of three broken refrigerators in four years. Time to purchase replacements, mgmt? And that promised reimbursement from Wilmette for spoiled food each time? Apparently that's just fiction from the leasing office.<br><br>The pair staffing the leasing office deserve the title "Dumb and Dumberer"—they enable each other's incompetence, and problems never actually get resolved. Fair warning: they enjoy propping their feet on desks. If something smells off during a visit, you'll know why.<br><br>Security is nonexistent. Want suspicious people loitering in the underground parking area all night, doormen granting access to anyone, teenagers congregating in back hallway corners after dark, loud yelling and banging from neighboring units, and strangers approaching you in the stairwell late at night? You're in luck.<br><br>The laundry facilities are pathetic. Eight machines total for nearly 300 units. And if you manage to grab a working washer for colored clothing, don't expect your items to come out the same shade they went in.<br><br>As for mgmt Company—laugh out loud. I received at least six 3-day notices over 4 years because the accounting staff kept applying my payments to wrong accounts. Apparently reading comprehension isn't need to at Wilmette. Getting your security deposit back? Good luck with that. The newest "upgraded" accounting person actually scored lower on her competency evaluation than her predecessor.<br><br>But what should you expect at these rental rates?

I'm updating my initial review of this apartment building because my boyfriend and I recently found bed bugs in our unit. Today we were forced to discard our mattress and two sofas due to heavy infestation. We initially wondered if we were responsible for the issue, but after seeing a similar complaint in another tenant's review on this platform, we've concluded the problem stems from the building itself. We're relocating in January. On the bright side, it took roughly 3 years of residing here before this escalated into a serious issue. Protect your belongings and steer clear of this place!

i've been a resident at 5630 north sheridan drive for nearly a year, and my biggest complaint Ieems definitely the cockroach problem. mgmt says they're working on eliminating them, but all they seem to do Ieems spray some basic pesticide and set a few traps. clearly they don't realize that these minimal measures won't prevent them from breeding and multiplying into the thousands!

I echo the sentiments of the previous reviewer. This is hands down the worst apartment building I've ever called home, and I've rented in plenty of places! I'm counting down the days until I can leave this place. Just today, for example, the heating system isn't functioning even though it's frigid outside (hovering around the upper 50's) and we're only in September! As I sit here typing this, my fingers are absolutely freezing. I can't even imagine what the situation will be like when winter actually arrives! During the summer months, I endured extreme heat (it was unbearably hot) with zero air conditioning available. If you own a standard AC unit like most people do, you're out of luck because it won't fit through the ancient window frames! These appear to be the original windows installed when this building was first constructed decades ago. I'm astounded that mgmt has the audacity to charge rent in the upper 800's to mid 900's (for a 1 bedroom) without supplying at least a basic AC unit. Every other 1 bedroom I've looked at in this price point either comes equipped with an AC unit or has central air as standard. Missing light fixtures! No ceiling fans! A cramped single-basin kitchen sink that's barely functional. Tiny cooktop. No backsplash or range hood! Dated bathroom tiles; a deteriorated shower tub. Window sills and especially door frames have been painted over countless times, making them stick or jam frequently (thanks to all those paint layers). Incredibly thin walls. My neighbor is constantly loud, and it's absolutely maddening. I've watched police officers arrive multiple times to quiet down residents. This building is packed with cigarette smokers. I've never encountered this many smokers in any of my previous residences. To top it all off, you're need to to mail your rent payment each month to their main office in Wilmette. How inconvenient! Overall, I strongly advise against renting here. That said, the rental market throughout Edgewater, Rogers Park, and most of Uptown gets disappointing in general, so realistically your options are quite limited. :(

I wouldn't even house my pet rat in this unit complex. Do yourself a favor and steer clear of this residence—don't pass go, don't collect $200, and definitely don't end up at Boardwalk or Park Residence. This isn't a game of Monopoly, this is reality. This mgmt firm has a pattern of confiscating your security deposit and then years down the line attempting to pursue you for supposedly "perfect" balances. I had to retain an attorney because they claimed I hadn't paid my final two months of rent nearly 8 years ago. Get out of here as fast as you can!! also, the mgmt team is extraordinarily disrespectful. I'd strongly suggest doing a Google Search for them and their mgmt company—they're facing numerous lawsuits. On five different occasions, they towed my vehicle while I was bringing in my groceries. They maintain a "racketeering-style" arrangement with Lincoln Towing and Lincoln Towing cuts them in on their $150 towing charge for every single vehicle. Sprint away from this residence.

The people who work here are amazing and do what they can. Sadly the owner of the building is negligent. Not enough washers and dryers, which are constantly broken. Roaches are everywhere. It doesn’t matter how clean you are. They are clearly infested in that building. Again, owners are god awful and I cannot recommend this place. Just don’t.
