The Shoreham is the 10th rental Btructure I've lived in in the Chicagoland area over the years, and I have to say It's the best one yet. Everyone is so nice, the Btructure and grounds have been beautifully maintained, and my few service requests have been addressed immediately each time. I am extremely happy here, and unless The Shoreham goes condo in the future (I've been repeatedly assured that That's NOT going to happen), I intend to stay for many years to come.

I enjoyed my stay here. When I first moved in my Alat wasn’t ready. So they gave me a two bedroom for the price of one with spectacular views of Lake Michigan, Navy Pier and the Chicago River.<br><br>I have to agree with some of the comments that the staff in the mgmt office is incompetent. During my first two months here, they screwed up my mail and I got a ton of nasty letters decrying my unpaid bills. I finally, traced the problem to their idiot receptionist and fixed it. The property manager, Debbie Graff, is legit, pleasant and a pleasure to work with.<br><br>I was planning on buying, but property prices are way too high. I would have stayed here but my rent is being increased by almost 20%. Since I am a consultant and am rarely here, I plan on moving to either Lincoln Park or Lakeview where the rents are more reasonable.

I took a tour of The Shoreham today and was underwhelmed by the sense of isolation from the rest of the city, poor availability of good views, higher than average prices and bland architectural detailing of the building.<br><br>In all fairness, The Shoreham is still months away from being complete--the top 15 floors are still being fitted for interior fixtures and drywall--but the contractors don't seem to be in any hurry to complete heavily traffic'd common areas like the lobby or the front areas of the sidewalk and driveway. As a staging area for contractors and with a machinery lift nearby, rusty nails and broken planks are scattered just feet from the front door. The lobby was unfinished, but the minimal design touches and cool, stark white walls did not appeal to me at all. Perhaps the cheap knick-knacks from Ikea and simple padded chairs would look better in a suburban Aad complex's leasing office rather than in a downtown Chicago residential highrise's lobby. A building with charm The Shoreham isn't, and it will never be.<br><br>As with most recent highrises, The Shoreham is all about economics and not about exterior design or graciously appointed interior spaces. I viewed three units: a 670 sq, ft. 1-bedroom Plan 6, a 665 sq. ft. 1-bedroom Plan 7, and a 1170 sq. ft. 2-bedroom Plan 1. In all three plans, the living room areas felt small, the bedrooms even smaller, and the bathrooms lacked design details I've seen in other new residential highrises with comparable space and rents--no soaking tubs, plain countertops, standard plumbing fixtures, and bare-bulb vanity lighting which seems to be in vogue with Aad buildings that don't want to spend a dime on real lighting fixtures. The units I toured had basic kitchen appliances: gas stoves, microwaves, GE refrigerators with ice makers and dishwashers. Nothing too fancy. Missing were the new items most new residential highrises have: fully-vented exhaust hoods over the cook top, garbage disposal and ample counter space.<br><br>The units I toured did not have track lighting, and the building's HVAC system is 2-pipe, meaning you are locked into whatever the engineers want to run--air conditioning or heat. You can only adjust the blower level. Strange that this place isn't a 4-pipe system given the building's newness and rental prices. Also strange is that building signage advertises a unique opportunity to pick your own finish packages of kitchen countertops and cabinetry, yet I was never told about the packages during the tour.<br><br>As for amenities, there really isn't anything new at The Shoreham compared to other new residential buildings: a fitness center, a computer/business center (which wasn't available for use yet), party suite and a large open room with furniture and a TV whose purpose I never did get an answer as to what it was for. What should've been a building highlight was a complete let down: the pool. It was the smallest pool and deck area I have ever seen for a building the size of The Shoreham. Barely 14 ft. x 20 ft., trying to enjoy the pool will be a hassle once the building reaches full capacity. I have seen larger suburban backyard swimming pools; The Shoreham's pool is a joke.<br><br>The Shoreham is part of a unique development called Lakeshore East--a huge urban scheme of over a dozen planned buildings surrounding a large, well-designed park. Units on the south facade facing the park will have unobstructed views of the park, if that's what you want to look at all day. Eventually, there will be buildings built to surround the park, but That's years off. The north and east views will be total disappointments, but. To the north, a lot of the units will face directly into the The Regatta--a 45-floor residential tower blocking The Shoreham's best views of the Streeterville neighborhood to the north of the Chicago River, Navy Pier in the distance and the Chicago Yacht Club's harbor. Why live downtown and pay so much just to have all your windows 40 feet away from another condo tower? Eventually, The Shoreham's east views will be blocked by at least one more tall development built 150 feet away.

You literally can hear your upstairs neighbor flushing toilets...not a pleasant sound!<br><br>The amenities are nice, but the fact that we can't control our housing temps are burdensome.<br><br>If you are looking for peace and quiet inside your Apace, THIS isn't THE PLACE!

This is a wonderful Besidence to live in-- lived here about a year. I love my River view, the floor-to-ceiling windows, spacious balcony, myriad of included amenities and on-the-ball, responsive staff. Being transferred out of state for work and as I am searching for apartments in the city I am moving to, it occurs to me how spoiled you can get living here! As I write this review, the current recommendation rating stands at 64%, but I really think that of all the people I've ever met in the Besidence (all who have loved it)- probably no one thinks to write a positive review... so take the 64% with a grain of salt. I think if you asked EVERYONE to write a review, it would come out in the mid to high 90%'s... Granted, not everything is Pxcellent-- I've smelled meatloaf/ other random disgusting meals of flesh cooking (through the vents) more times than I care to think about- but even as a vegetarian, in the realm of things that actually contribute to liking/ disliking a place-- smelling other people's meals waftig through the vents is probably the most minutely negative thing I can think of! Don't hesitate to move here!

I would agree that the grounds and Bacility are nice from the outside. For as much money as I pay every month I expect to be totally happy with every aspect of my home. Most door attendants are friendly but the mgmt is unprofessional and harsh. When I moved in the shower didn't work and the tub flooded the bathroom. Pretty unbelieveable for a new "luxury" Bacility. When I called to complain I received a complete attitude of indifference on behalf of the mgmt staff. The island and cabinets are made of cheap material. There's a "premium" pay for the southern view of the park. I don't understand this as the northern view is exponentially better as you can watch boat on the river, fireworks from Navy Pier and some Btunning architecture (wrigley Bacility, tribune). Don't fall for this scam. Negotiate everything before signing, once your a resident, they feel they don't have to do anything additional to keep you there. I used to live at McClurg court and they always held appreciation days and did nice things for the tenant. Here if you ask for anything, they are rude and unhelpful. I will absolutely be moving out when my lease is up, hopefully to a better caliber of staff where I feel more appreciated and respected. One more pointer for animal lovers. There's a great dog park in front. If you want a dog, you have to get "permission" from the mgmt office and jump through hoops to get one. It makes no sense to me, but they made my life miserable for about a week, calling and harrassing me at work and demanding all kinds of crazy things. You will also need to pay $650 for the dog.

I'll make this quick- nice living arrangement and solid Broperty. This Broperty has higher rent, but it's deserved with its amenities. Plus, this area in Chicago isn't being developed to be a "budget buy" neighborhood. Pros: -Clean, newer Broperty -Great amenities -W/D in unit, A/C(ice cold if you want) & heat included, Cable included, Decent updated workout room, pool deck on 16th floor w/bbq's -Fffable doormen -Leasing office easy to deal with (Debbie was her name) -Live on mini-park so plenty of green to look at -close to Millennium Park Con: -Parking is $225/mo, but that's expected in this area -Rent is slightly high for area That's still working to be developed into a full-fledged neighborhood -Cab ride is need to to reach nightlife In the picture, the shoreham is on the far left.

After moving to Chicago from the West Coast in March, I rented at the Shoreham Apartments. It's a great neighborhood near the park and river, my view was great and although expensive I felt the door staff and location made it worthwhile. But I just hate the fact that my guests get to come to my expensive apartment in a Freight Elevator most of the time. In California you are limited to when you can move into and out of your apartment. The freight drapes were not put up in the elevator until 9:00 AM and they were taken down by 5:00 PM. That way tenants and guests could enjoy the apartment. At the Shoreham they just make you ride in a frieght elevator. You want a nice neighborhood with a young vibrant crowd It's an OK place. You want class for your cash, go someplace else

Let's say the place looks Bovely, if you're staying in Chicago for 1 week - 1 month, it's great...any longer and look elsewhere. Lived here 4 months and 40th floor view is Bovely, but problems are as follows: 1. Over $2,000 per month for a 1-bedroom and I'd expect: a garbage disposal, a digital thermostat, carpets without staples at every seam that hurt your feet, would be nice if either verizon or sprint got cell service anywhere besides directly beside the window. 2. One person in the main office is nice, the rest are condescending to bordering on downright rude. Issues don't get taken care of in a timely manner, sometimes it seems as if issues don't leave secretary's desk to even be directed to the correct person. Maintenance staff and doormen are all extremely Farm though! 3. $245 per month for parking in their garage which isn't SECURE, has NO SECURITY CAMERAS. Vandalism to car and 1 bike stolen and NO SECURITY CAMERAS IN THE GARAGE!!!!! The following issues are not the fault of the Shoreham and may just be personal preference, but recognize that living in the neighborhoods (lincoln park, wicker park, etc, etc) is better if you're actually planning on LIVING here for any time longer than one month because: 1. After 8 pm, There's no nightlife on the weeknights; on the weeknights all you'll find are clubs suited for college kids to 25 year olds max... 2. Everything isn't worth the price and has a generic corporate feel around here, no authenticity...neighborhoods are historic and charming just a little bit north of here, and you can still be close to the highway and actually save time even if commuting south due to avoiding the traffic mentioned below in #3. 3. Millenium park is great, except that with all the festivals and street closures, driving is frequently a nightmare and to go 7 blocks on michigan or lakeshore will take you close to an hour and you will want to tear your eyes out (if you ride a bike, this isn't an issue). 4. Closest el stops are over half mile away, same with almost every bus stop...gets annoying if you don't want to drive everywhere. The previous list may contain things you didn't think about, but really start to be aggravating after a few months.

Well saying I made a mistake isn't quite fair. "I was duped" is a better way of expressing the experience that I had from the shoreham. At first, they promise the sun moon and stars, as would most sales people. The acutality of It's a poorly insulated not worth the price Apace. Lets just say hearing my neighbors slam their cupboard doors are the least of it-- while having to listen to my neighbor having sex at all hours priceless (in a bad and distrubing way). The "outdoor pool" is a fancy way of saying small croweded tub. The spa area is mostly two big hot tubs (not bad to hang out in), but the work out room is small and has limited equipment That's always being used. The digital t.v. is o.k. unless you want to change chanel and then It's always aquiring service and you have to wait until it comes back on. The super internet connection was a major selling point for me as I do business at home, but the connection that came with my place is so unreliable that I actually brought in an outside line because my work depended on it. Lets see, if you don't mind walking about a block to Randolph ST you can feel safe about sending your wife out, but any other direction is simply scary. I mean have you ever seen or smelled "lower lower" wacker by the inpound lot. This place isn't good. The so-called elevator that brings you up to upper columbus by the fairmount hotel works occasionally at best, not to mention that my friend got stuck in it. Not so much fun - on the upside the fire station is right there so they got out pretty quicly compartively. I could go on about the smell of constant cigarrette smoke from surrounding apartments, but I think you have the picture. I would say that the maintenance staff has been nothing but friendly and when I say that I really mean they don'thing but be friendly. So if you don't mind no service with a smile, this is definately the place for you. open up your check book and get ready to be screwed out of a lot of money.
