Everything exept the noise is decent about this place. That being said, if you are paying premium rent for an apartnent, you expect a peaceful quiet living. At 1ED forget about that expectation. The lack of sound insulation and never ending loud constructions will give you a head ache. I literally haven't spent a day without hearing hammering, drilling, car honking, police/ambulance/fire truck sirens at my apartment. I am so much looking forward to the end of my lease.

Beware, the location is wonderful however management is ridiculously lazy and after Golub just bought it in November 2017, they are converting all units and allowing dogs on all floors. This place is going to be a loud animal farm by the end of 2017. I would sign a lease with caution

I am very happy with my apartment. It is clean, the building is nice, and it is located in an amazing neighborhood. For the price, you get a nice place in one of the best locations in Chicago. I have only been here a short while, but am quite enjoying my stay so far.

The building is nice and the location is perfect. Relatively inexpensive rent for the area as well. The staff is always helpful and present. All in all the building is on par with those in the area excpe the location is better. 3 minute walk from the train. 10 minute walk from the beach and in the center of the best areas to go out in Chicago.

-GREAT LOCATION FOR ME CONVENIENT TO EVERYTHING- TRANSPORATION- SHOPPING-RESTAURANTS- GROCERY & DRUG STORES FRIENDLY STAFF. I REALIZE THAT IN TODAY'S COMPETITIVE ENVIRONMENT THAT IT HAS BECOME NECESSARY TO "ACCOMODATE" SHORT TERM RENTERS which I'm not thrilled about.

We love 1 E Delaware! The best part is how friendly everyone is that works here. But the building is very well maintained, the balconies are a huge positive, and the location is great. Highly recommended. It is a great deal relative to the newer buildings in the area, as it is maintained very well yet is available at a huge discount.

I lived at One East Delware for 1.5 years and absolutely loved it. My views were great, awesome location with 10 minute walk to Oak Street Beach, 5 minutes to Michigan Ave, Hancock Tower, and red line subway. Staff is great (miss you DeAndre and Gabrielle). Starbucks basically in the building, dry cleaners and grocery store in building. Good food nearby. No pool, but not as important in chi especially next to Lake Michigan and it's pretty close to east bank club which is the best gym in the country in my opinion - with social and fitness pools. Gold Coast is a convenient and nice area to live in with close access to the Loop to the south, River north was one neighborhood over (spent a lot of time there), and Lincoln park and old town to the north. Really miss this place.

The review below are not very realistic and not sure if the people even lived there. Below is my personnel experience and a detailed summery of the Pros and Cons. Cons 1-Two car jacking's reporting in parking garage within the last 24 months . 2-My unit was robbed in first year and management did nothing about it. 3-Building security is below average at best. 4-People going in and out of building without ID creating a major security issue. However, AJ at the front desk does an excellent job of screening if he is working. 5- Very transient environment with units available on Air B&B for nightly rentals. This creates a major security issue. Many residents have no idea this is happening with units in the building. 6-Paper thin walls - you can hear everything! 7-Weight room extremely noisy - do not rent units above, below or next to the facility. 8-Garage elevators extremely slow and filthy - always broken down. 9-Units are very average at best and need a major renovation - very boring and depressing. 10-Building elevator's extremely slow. 11-Horrible laundry facility with not enough machines for size of building. 12- Units on higher floors are extremely hot and humid in the winter months. I have not turned on my heat once this winter because of the extreme heat and A/C controlled by the building. 13-Balconies have zero privacy with only a very thin divider between units. 14-Outside deck extremely noisy with people drinking and partying until all hours of the night. Do not rent a unit on the south side of building that is close to the deck - it's a nightmare in the summer with the noise . 15-Additioanl charges outside of base rental price. Please make sure to ask about all additional charges outside of base rental price. 16-My rent was increased every year. 17-Management will always tell you exactly what you want to hear before you sign a lease - don't be fooled by the super nice attitudes. 18-No great views left because of all the construction. NOW FOR THE PROS OF THE BUILDING 1-Awesome maintenance staff that is very friendly and always at the ready. The building engineer and his crew are the best in the business. 2-Location, Location, Location. 3-Security staff is very friendly and helpful. AJ is the best doormen I have ever experienced - this guy does an unbelievable job. 4-The entire staff at the building is very friendly. Unfortunately, a lot of the negatives about living there are never mentioned . 5-Grocery store attached to the building. 6-All you could ever want in a neighborhood - food, entertainment etc. 7-Close to transportation and the beach. I have lived in the building for several years and have been happy for the most part. I have learned you will never find a place that is going to meet 100% of your expectations. Unfortunately I feel that the building has gone downhill over the past few years and the rents have gone up - the value is no longer there. I feel it's important to share experiences with people so they know what to expect. With rents being so high, it's important you know what you are getting into and what value you are receiving. Unfortunately, management companies are only interested in renting units and not your best interest. That's why it is so important to share information. These are my opinions only. Other renters in the building may feel entirely different and may not share the same views or opinions I have. I personally feel there are better options in the neighborhood at the same price point. Again, these are my opinions only - Happy Renting!!

I love this community. I was able to rent for a year during college and live in this building. After graduation I moved to a different location in Chicago. I made the decision to move back to the gold coast area, and I could not be happier to be living back in one east.
