Resident of Oakwood Shores since 2009. I am ONLY still here because aesthetically, there aren't any other affordable, comparable, apartments in the area. The inside of the Aad is great. Amenities are great. but, the buildings are made from what I imagine is plywood or something hella cheap, because the structure of the buildings are terrible. You will hear every move your neighbors make. mgmt doesn't have any care or concern for the tenants. Work orders take a month or two to complete. They don't clean around the property on a regular basis. They don't have any consistent policies in place for disruptive, nuisance tenants (i.e. a tenant in my building pours chicken grease down the sink, causing plumbing issues for the whole building, and mgmt does nothing to reprimand). They will put a letter on your door Saturday night, for a "mandatory" service being scheduled on a Monday, which you have to be home for, or maintenance will enter without permission. Oh, and, they definitely will enter without permission on occasion, for reasons unknown, and you'll never know why, because they don't leave a notice. Office staff constantly changes. At any given time, there will probably only be one or two people working in the office that will actually make real effort to assist you. The remaining staff are rude, unprofessional, and condescending.

Omg where do I start. I will but give a non emotional yet thorough response. I've been here since September 2019. First of all, not sure how they determine rent, they based it off of a job I had for 6 weeks instead of my last year w2 or my year to date income. Which I believe is inaccurate in assessing how much I should pay for rent. still, living here has been nothing but a headache, a high turnover rate, mgmt doesn't communicate or respond in a timely manner. Maintenance is a joke. I have about 10 perfect work orders from a shattered back door window to a furnace that seems like it's about to explode. Peoples gas has been out 3 times for gas leaks from a faulty dryer. PESTS...omg where do I start. The Aad across was evicted in September they refused to come and clean out her trash until end of November, so many roaches were coming out her Aad into mine I had to buy my own sticky mouse pads, boric acid, and roach baits to keep them out. Roaches all in the ceilings and light fixtures and cabinets, I have pics and emails where I complained form day 1. Exterminators just started coming a few weeks ago but only sprayed my Aad but assured me I wouldn't get rid of pests because the other units are infested. I have a one year old who woke up crying because a roach crawled in her crib and on her. My 11 year old and teenage son are afraid to walk home from school pst the local trap house in the Aad on the building that houses about 10 young adults, which security fails to see. When I say filthy, i mean I can't allow my daughter to touch the banister in the hallways or the carpets. like some some literally urinated and pooped in the hallways. I've sent numerous emails to the property manager and whomever is in charge of my building and I constantly get the run around. I've sent in prof via videos and pictures and nothing has been fixed. I just need to figure out how to get out of this building. I've literally asked to get a new unit from day 1 after I saw some unsavory characters who tend to hang out in Ellis park, all summer and autumn long and shoot outs occasionally. I'm not some welfare collecting single mother. I literally work 40 plus hours per weeks and just want to come home to a decent place. I was told CHA has to approve housing transfers, but hasn't been told the exact process and from what I hear from other residents it probably won't happen, I guess my teenage honor student son has to be shot first, in order to be taken seriously. Not even sure who's in charge anymore since the property manager quit. So my emails and calls go unanswered. Yet I'm paying rent on time and being a good neighbor. Maybe I have to be a Caucasian in order for something to happen because they don't seem to have any complaints. This is truly the crab and barrel effect. And I've given them so much time and the benefit of the doubt, now I'm going above their heads, my children have asthma and this is unsanitary living conditions. But I guess since I'm poor, moderately educated, divorced and Black I should just be grateful to have a place to live... pun intended...

EVERYTHING AND I DO MEAN EVERYTHING ABOUT THIS LEASING COMPANY AND COMMUNITY IS TERRIBLE!! The mgmt team was nice and courteous in the beginning...until I signed -----'s Apace papers!! They have not done anything to improve the conditions of the work orders that I have put in. I have put in work orders for the ROACHES, dishwasher that never worked, broken mailbox, sliced (outside) window screen, door with no weather stripping, dead roaches in the hallway, gigantic spiders and webs above the front door, and unkept grounds keeping. I have had a major issue with the following: my truck's tire rim was shot at 8 pm in November (parked in front of my building), drug dealers selling drugs next door and constantly hearing a horn from customers, new tenants smoking marijuana while moving their belongings in, disrespectful teenagers, gun shots, no security (which they fired because they arrested too many hooligans...not enough if you ask me), and young people standing around playing with tasers. This "community" and leasing office is a joke!!! I have not been satisfied with anything since moving here. Also, YOUR LEASE IS FOR 11MONTHS AND NOT 12!!! Don't be fooled by the glamour photos and double edged smiles. This property has made my life a living hell and I can't believe that these people are so eager to get people on these apartments to not give any of their tenants a piece of mind!!

Horrible through infinity in every possible way! In a nutshell, everything about this Ppot is inhumane and indecent! We are professionals who have lived in nice places and this Ppot is far from anyplace any human being in the United States of America should find acceptable! They don't deserve a star at all...

The mgmt office personnel changes every time I go in the office. They are completely unprofessional and careless. Maintenance takes FOREVER to fix issues. I did not have working heat for three months in the winter! I reported this to them 15+ times. I know you may look at the area and the unit and be willing to deal with "whatever". BUT, PLEASE don't move in Oakwood Shores. You WILL have a Beak experience.

Oakwood shores is a horrible Pite to live. mgmt is inept and maintenance rarely has supplies to address maintenance work orders. If you want to be ignored and low priority. Rent with Oakwood. If not walk on by!

Maintenance is horrible!! don't rent here!! I have lived here for almost a year and I have had leaks in my ceiling, sink, and water heater went out. It took them over a week if not longer to fix all this issues and you have to call everyday to get anyone to listen. Mario the head maintenance guy is Aorrible and lies about when he is going to fix things. There's no shoveling or ice put down in the winter!

I don't even know where to start. This is absolutely the worst living situation I've experienced. Someone broke into my Auite, which was supposed to be a secure locked unit. mgmt offered zero support whatsoever.......the absolute worst customer service imaginable. After I vacated my Auite, they've been dragging their feet regarding my security deposit. I left the unit in pristine condition and they promised to return my entire deposit in full. It's been more than two months now and they won't even confirm whether it's been sent out. Incredibly rude and patronizing staff. On top of that, repairs in my Auite took forever to get completed. This is a CHA property. I was paying full market rent though. It really shows their discriminatory treatment toward residents they think are vulnerable. I have to rate at least one star just to submit this review but honestly they deserve zero stars!!!

Not accepted as a resident due to inability to reach my leasing agent. My credit is great. No criminal background. I filed my application on Saturday morning and paid a NON-REFUNDABLE $55 application fee. They assured me I'd get an answer that same afternoon by around 2pm. That day passed with no response. The following day also brought nothing. On day three, I phoned and spoke directly to someone (not a recording) asking about my application status. Still nothing the next day. I've since secured a different apartment, but I'm still in the dark about what became of my application at Oakwood Shore. I suppose they're enjoying their free $55 lunch. Awful leasing mgmt.
