“My husband and I have lived at The Palmer Dadeland for 9 months, and this place has been nothing short of a nightmare. It looks nice — that’s the bait. The reality? Roaches in common areas, including walls near the trash room and hallways far from it. The weed smell is constant. Hallways, apartments, even the elevator smells. Complaints are ignored. Dog rules don’t exist. Leashes are optional, apparently. The “concierge” might as well not exist. Food deliveries are left unattended at the front because no one is ever there. If you’re thinking of moving in, be warned: you can only move in on weekdays. No weekends. Not even to bring boxes. When we moved in, Saturdays were allowed — now they aren’t. On top of that, there is a maintenance worker towing trucks on weekends if they’re left unattended. When my husband and I fell on hard times and needed to move out early, management showed zero humanity. They refused to work with us or allow us to bring boxes down to move faster. Erica, who was shockingly rude and dismissive, kept repeating that it was the “11th hour” and that we needed to “figure it out.” No compassion. No help. Once you experience financial difficulty, you see their true colors. You are only as good as your last rent payment. Late once and you’re treated like trash. The garage is unsafe. Cars get hit or broken into. This place is all control, no care. I wouldn’t recommend it to anyone. Look elsewhere.”

Additionally not everyone that has a pet cleans after them so many times you end up with their poop on your shoes. Outside of the west building it usually smells like the zoo because of the urines from dogs. The administration is ok but you have to be careful with what they promise.”

She has since been fired for another incident not related to me.”

On the positive side, when an appliance needs service they respond quickly, but just about everything else is negative particularly the management, receiving, security and maintenance of the building. I would rate worst I have seen in 10 years living in luxury rentals. The elevators are broken most of the time. Hallway carpets are not cleaned. The garage is very dirty and dangerous. Zero security at night. No receiving service and the general manager is horrible. They are lucky because of shortage of supply compared to high demand in the area. Constantly smells like pot and some unit owners have several dogs barking day and night, but the worst is really the management.”

Cleanliness is a recurring issue, especially with dog waste inside and outside the property. The EV charging situation is frustrating and poorly managed, and management doesn't seem proactive in addressing it. Additionally, Uber and delivery coordination could be handled much better. Overall, the building needs stronger management and attention to detail to improve residents' quality of life. Maintenance team is the best part of the building”

There is limited visitor parking that you must pay for and no where for deliveries to park or clear guidance for visitor access. The garage's gate is always broken and parking is unassigned, yet they tow cars constantly because the property manager gets kick backs from the towing company. We have smart locks but no access to the smart features, instead they charge us for additional FOBs. There are very little security cameras, concierge does not call to verify visitors and they rent units out on AirBnB to anyone. There is a cockroach infestation and unexplained leaks. The elevators, pools and barbecues are never cleaned and always broken, have issues, etc. However, they still increase rent YoY.”

The pool deck in the East Tower is beautiful (with the exception of when they're doing construction). The location is very central, with multiple grocery stores and shopping centers within a 10-15 min drive. I also like that I don't have to pay an additional fee for parking just one vehicle, though I would appreciate if my guests did not have to pay to park on the first floor when visiting. The units are modern and maintenance is responsive to requests. For the amenities you get, the cost of rent is well worth it in my opinion. My only gripe is that some residents do not respect the "no smoking" policy and I can smell marijuana in the hallways on my floor. Besides this, the only negative feedback I have is that the leasing office can feel impossible to reach at times. When you are able to reach them via telephone, if they're unable to resolve your request, they don't always call back or follow up as promised. Also, there are very few EV charging spots for EV owners. The ones that are reserved for specific residents don't even work (1st floor of East Tower garage). Lastly, while I love being in a pet-friendly apartment as a future pet owner, I often encounter dog urine in the elevators which is unpleasant for residents.”

Firstly, the trash chute on my floor (9) is not working properly most of the time. There is a button to open the chute automatically but it doesn't work most of the time. You have to manually open it. Also, the water faucet in the 8th floor near the pool table is not working last time I checked. Neither is one of the 2 grills. Lastly, as someone who lives in front of the pool, it bothers me that the policy against loud music or loud noises in general is not enforced. I work from home and have to constantly deal with people blasting music or kids shouting Marco Polo for hours at a time.”

The trash chute is filthy and it attracts too many reaches. It's so uncomfortable. I ha e shared this with the main office hoping they will make more efforts to keep those areas clean and to fumigate more often because it's abnormal and unsanitary. The outside of the building is also not being cleaned and maintained as it should be”

The management team is very attentive when it comes to community services and maintenance. That said, there are just a couple of things I hope could be improved. Sometimes the gas runs out unexpectedly, possibly toward the end of the month, and it seems the gas tanks are replaced monthly. It would be helpful to have clearer communication about the refill schedule. Also, since I live on the 7th floor and the AC units are right above me, the noise in the summer can be quite loud at night and makes it hard to sleep.”

Nonetheless, the leasing office staff and maintenance crew are always, professional, responsive and helpful. They have created a warm community amongst a couple of well-managed towers and many, many apartments where a broad demographic range of residents -- families, singles, divorcees, elderly, students, and many more live harmoniously in a somewhat upscale environment”
