I relocated to Miami Spring of 2013. I moved to Kendall house in July of 2013. I was not to fond of living in Miami so decided to relocate back to NY. One of my best memories of living in Miami was living in this complex. The property managers and maintenance staff are all super friendly and very helpful. It was more like a family complex honestly. I never had to worry about packages being delivered. They will hold your deliveries in the office and you sign for them upon pickup. I also had a first floor unit in which the postal service could sometimes leave things on my porch. Unit was rodent free, the grounds were well maintained. This is a gated community is a very convenient area. 5 min walk to the metro rail, Dadeland Mall, Trader Joe's, Pollo Tropical and another shopping center. If you work along the metro rail, you can live here comfortably without relying on a car which is odd for South Florida. They do a wonderful job at screening tenants here. Wonderful complex!!!

Living here has honestly been the best experience I've ever had with renting. The grounds are always well maintained, the pool immaculate, the entrance gate is never out of service. The office staff are incredibly helpful, polite and forgiving. The maintenance staff are prompt, professional and always have a smile or a kind word to offer. When the AC in our unit broke it was replaced within 24 hours. The dumpsters are frequently emptied; in fact, in the almost three years I lived here, I've never seen one overflowing. As a female who worked nights, I was never even remotely concerned for my safety when being alone in the parking lot or walking to my unit. There was rarely, if ever, a time when the washer and dryer nearest to my unit was occupied. To be honest, I wasn't too fond of my stay in Miami and am glad to be experiencing a new city, but I will genuinely miss Kendall House. I don't think there is an apartment complex out there that can compare to them.

I lived at Kendall House Apartments for close to 2 years. It was a wonderful place to live, with an exceptional management and staff, outstanding location, and well maintained property. There is nowhere cheaper east of US-1, and nothing gets you more bang for your buck. You can walk to the metro rail if you need to go downtown/airport, dadeland mall and tons of restaurants are right there, grocery at Trader Joe's, etc. Pinecrest Wayside Market is a short drive a way for some good (but overpriced) fruits and veggies, and the Sunday market is at Pinecrest Gardens, a little further down the road. I felt like everywhere I wanted to go was extremely accessible (a stark contrast to my time in West Kendall/Hammocks), mainly due to the apartments' proximity to the start of the Palmetto Expressway. All the apartments are 1 bedrooms, so there is never a problem with lack of parking. The units are a bit older, but are kept up to date by constant repairs and cleaning/maintenance. If there was ever a problem, they fixed it immediately. There was never a back and forth, just a call or a visit to the office and things were often corrected the very same day. The grounds are nice, and they are committed to keeping nice trees and shade throughout the whole complex. The inside of the apartment was perfect for 1 person. The bedroom is a good size, with a huge walk in closet. My favorite part was the balcony (I lived on the second floor), it stretched the entire length of the unit. It was long enough that I could store a kayak out there, and all my fishing/outdoor gear. It was lovely to sit out there at sunset, and see they large flocks of quaker parrots fly south for the evening. If you prefer tiled floors, I believe the majority of units downstairs are tiled. The folks living in Kendall House are a mix, with young professionals, students from the local university, and older residents that have been there for quite sometime. Everyone was extremely friendly, and it wasn't uncommon to stop and have a quick talk with your neighbors...something I appreciated immensely, a stark contrast from the normally cold response I've gotten throughout Miami when I give a quick hello/how's it going. Management is extremely friendly and helpful/understanding. Frank is the man, and he doesn't play around when it comes to keeping the place up and in order. In regards to noise, no one here is too rambunctious, which is mainly contributed to the fact that these are all 1 bedroom rentals. You will however, hear the constant noise of traffic on US-1, and the metrorail. The latter is pretty loud, but you will get used to it over time and it doesn't run late in the evenings. The doors/windows do a pretty good job of dampening the sound as well. Laundry facilities are located throughout the complex in the stairwell of each apartment building. It costs about 3 dollars to wash and dry clothes. Its never a long walk to where they are located, and they work pretty well. Every now and then there were issues, but all you had to do was walk to another building and do your laundry there. The issues were quickly fixed, as long as someone made the management aware of the problem. But this beats taking dirty clothes offsite to get them cleaned. There is a nice pool in the center of complex that is well maintained. Right next to it is a gazebo with tables an a "mini" library/book exchange. They also have a soda machine that spits out cans for 75 cents. I really liked this, sometimes I felt like making a 'adult' beverage but had no coke...this machine saved me a longer walk/drive to CVS many times. Overall, I highly recommend this place to anyone. It was an absolute pleasure living here, and probably the best apartment complex I've ever lived in. It was a wonderful experience all around! -EDC

I moved into Kendall House Apartments August of 2012 and lived there for 2 years. The neighborhood is nice and has easy access into and out of the apartment complex. Each Building has a washer and dryer. The staff at KHA is professional and each issue I had management attacked it. This is not a brand new complex so the apartments have maintenance that has to be done but for the price and location there is not a complaint. It is very quiet neighborhood. I will stop with the review here as I kind of miss the place.

I lived in Kendall House from 2010-2014. Feel comfortable you are moving in to this place! Awesome place to live! The rent is cheap, especially for the area. You're in a safe area (Pinecrest), walking distance from the Metrorail, and in between three malls. The complex is quiet, no crazy kids, no shady people, and no barking dogs! They do a great job screening tenants and not bringing in crazy people. The landscape is beautiful and well-kept. The reason we had to leave was because we had a baby, and needed more space. Apartments are kind of small and have no storage, and I wish the kitchen was bigger. Maintenance is on-site and responds fairly quickly. Frank, the manager, is awesome! Very understanding and a gentleman. It was great dealing with him and we're sad to leave. -H5

I enjoyed living at Kendall House for the last 17 years, It was my first rental apartment Frank the manager rented it to me as his first rental agreement, all have been good memories. The tenants are supernice, excellent screening. I Felt in love with the place for its beautiful landscaping and always very well kept. The pool is just fantastic and recently renovated. The management team is just one of a kind expecially frank the girls at the office along with the maintenance team. They treat you like family so friendly and efficient always helpfull and catering to my needs. Iam going to miss not living there anymore, due to personal reasons had to move, The location of the apartments is just perfect everything within walking distance, publix,CVS Drug store, Metro Station, Dadeland Mall. I love everyone there and will miss everybody. Thank God for giving me a chance to spend time there it is peaceful and beautiful place in my heart. God bless you all. Higi Castro W-6 apt. I just moved here. This is a wonderful place, and I would definitely recommend it to you. The manager, staff, and maintenance are very fast and responsible. Pool is nice and clean, I especially like it because the water is not heavily bleached and I can open my eyes in the water without getting burn. The apartment is very roomy, with large sliding doors to the balcony. I also like the huge mirror in the bathroom. One more thing I really liked about is that within 5-10 min walking distance, you can access metro-rail, supermarket, CVS, and there are two good size plazas with restaurants and the Mall. Although I have a car, but walking in a warm place like here is so much better! For the cons, my units is towards Rout1, it's very loud because the screeching metro-rail comes and goes every 10 minutes (the metro-rail stops at mid night), but I kinda got use to the noise after 2 weeks. Other little things, the mail box is very small (like the size of a half used paper towel roll), if you have magazine or package deliver to you, they will be squeezed. The apt maintenance comes into your apt every other month to spray bugs. I lived here for 4 month now, never seem any bugs until the last time they sprayed, a thumb sized cockroaches came to my kitchen. I sprayed a whole bunch of craps, and never seen it since. But after all, if you need to rent a apt, and there is availability here, you should definitely rent it. It's a good place.

In my 25 years living in Miami I have been an owner to house, rented many times, and for the first time in my live I have felt at home in a rented apartment, I have to move out for very personal reason, but if we was not for that situation I would end up my life in that place, so peaceful, so clean very well maintained, the staff is like one family, if you have anything to fix, you call the office and the maintenance worker is at your door, the neighborhood is lovely to walk around full of nice houses and threes at the beginning of Pinecrest. I've lived here for 9 months now and I really enjoy it here. I highly recommend this apartment for almost anyone. Specifics: - Landlord: Frank is wonderful and extremely understanding. He's great to talk to and will help fix any problems. - Maintenance: I've had a few minor problems with the apartment and one major one. All were fixed immediately and I never had to call more than once. Truly exceptional. - Location: I chose this apartment for it's proximity to the metro. It's literally a 2 minute walk from Dadeland South (5min if you don't want to jaywalk US1). It's also an easy drive to a large publix and dadeland mall. - Noise: This is my one complaint. I seldom hear noise from neighbors, but there is other ambient noise often. In the evenings, you can hear the metro go by (my bedroom window faces the metro) and in the early morning, you can hear ground maintenance going on at the nearby shopping plaza (sometimes as early as 6am!!). This can easily be avoided by getting an apartment that doesn't face North, but this was the only one available when I needed to move in. (This still would not deter me from renting here again). - Grounds: The complex is well maintained. During the rainiest of months, some of the parking lots have standing water. Additionally, my patio floods a little sometimes. This is only annoying because it brings dirt with it and makes my patio messy. The pool area is nice and technically closes at sundown. That said, if you're quiet and don't bother the other residents, most people don't mind if you're out later. - The Apartment: While in square footage, this apartment is smaller than others in the area, it is perfectly sized for one or two people. The closet is wonderful, the living spaces are all the right sizes and there is no wasted space. I'd prefer a little more storage space in the kitchen, but I was able to modify it with wall-mounted spice racks and top-of-fridge storage shelves. Also, because of the complex setup, there isn't great circulation through the apartment when windows are opened. If you cook a lot of stinky food, you might want to invest in a fan to help circulate air. - Cost: For the price, you definitely get a lot of good from this apartment. Utilities for some run as high as $90/month, but I don't run the AC constantly, and pay about $35-40/month. Laundry also costs extra and is not in the apartments. This usually isn't a problem, but the extra cost does get annoying. It is something to factor in when calculating how much you'll spend here.

I lived at Kendall House Apts for approximately 6 years and I loved to call it home. I must first start with the office personnel- The manager,staff including the maintenance workers were world class. Words do not describe the efficiency of the manager willing to assist you with whatever situation or problem that you had. I have never received such willingness to help as I'd received from there. It was pleasant living and I really hated to leave. To me it was the most friendliest neighborhood and location and lets not forget price for the area. I still have a fond and pleasnat memories of my stay there. EXCELLENT!!!!
