We lived in Kendall House Apartments for 6 years and I'm glad we were lucky enough to find this place to call it home. Many would say location is its best feature, but I'd say management is by far the best thing about this place. Frank is simply amazing, always going way above and beyond. Have you heard about a landlord giving you the deposit check the same morning you're moving out? Have you been in a place where maintenance requests take from 15 minutes to maybe an hour and a half at max to be attended to? These are just a part of the thing the great management and staff team were doing. They're always accessible, friendly, and courteous. Location is obviously great. You have the metrorail station right across the street. You've got walking distance to Target, Trader Joe's (the only branch in Miami), BestBuy, and Pulix. Whole Foods is a 5 min. driver, plus many other retails, parks, and restaurants. Living in Miami without a car is super difficult, but thanks to the location here, we easily managed it for the first two years. Although the buildings are pretty old themselves, you almost have no bug problems. Almost every other rental units at this price range have major roach and bug problems if you read the reviews (not surprising given that it's Florida). We had minor problems with some spiders and millipedes that were taken care of when I sealed the little space on the doorframes. We had a roach ONCE in six years, on the very last day of our residence, so you can almost say absolutely no roach problem. I feel my review wouldn't be honest if I didn't mention an incident where we had a rat in our kitchen, but the context needs to be taken into account. It happened right after hurricane Irma hit, which had disturbed the habitat and food supply of species. When I asked our neighbors about how common it was, the one with 14 years of residence said he hadn't ever heard of a rat coming into a unit. And it never happened again in the next 4 years we lived at our place. SO I can comfortably say it’s been an isolated event. Overall, it's a great place to live in, and I think it beats every other competition in its price range, by far. I would like to thank Frank again for his kindness, responsiveness, and utmost professionalism.

This is a gem in a excellent location, walking distance from everything and less than 5 minutes to the 826. Apartments are well maintained and Frank and Lourdes are just amazing as landlords and friends!. The neighborhood is stunning, quite and relaxing.

I have lived here for 6 years. Very good location. Walking distance to metro dadeland south station, short driving distance to florida turnpike, palmetto expressway… US1, shopping, restaurants. Staff is friendly, accommodating…emergency maintenance very quick to respond. I had ac issue on Saturday night was fixed with half an hr. Parking is ample, never had issues finding spot for myself and any visitors. Only reason I am moving out is to get a bigger apartment due to family. I would highly recommend this community to anyone single or couple. Staff Frank, Lourdes, Raul and Willy all are amazing people over years I have considered as friends.

Moved from California to this apartment complex. Never regret it. The manager, Frank and his assistant Lourdes are the finest people that we met here, caring, loving and responsible. I love this community because is very safe and quite.The staff is excellent, especially Lourdes the manager of the office is very nice and sweet, very practical at the time of making decisions I have my best experience of the condo and everyone who asks me to recommend it as the best.

I lived in this condominium for exactly 7 years. Nothing against, only good recommendations. All the few times we needed maintenance, we were promptly attended to. In terms of security, 7 years without any incident, both with us and neighbors. The central office, located in the same building, is extremely responsible. The area is simply fantastic, maybe the best neighborhood to live in Miami.

I've lived at Kendall House for a very long time (almost 20 years) mostly because of its affordability with other rentals in the area, the friendliness, caring, and fairness of the office & maintenance staff, and the great location. It is clean and well kept and has plenty of well kept landscaping. The only reason I moved was because we outgrew the 1 bedroom. I'd recommend this to anyone who wants or needs a 1 bedroom sized apartment.

I love this place because the management is great. The manager Frank is a very good manager, and so is the Assistant Manager, Lourdes. They take their own initiative in maintaining everything at the property as good as possible. This is my favorite place to live in Miami if you are in a budget. The landscaping is absolutely beautiful. It is a very lush mature landscaping, full of flowers and tropical plants and coupled with very nice lighting at night. They also have sprinklers, so the landscaping is watered on a schedule and it always looks healthy and is growing. The pool is beautifully clean all the time, and is also very deep. These are older apartments, but the maintenance is so good, that it will not bother you. The air conditioner work freezing cold, which is very important to me. The balcony is very large (I am on a 2nd floor). The only drawbacks for me is the absence of a dishwasher, and some noise I hear from time to time coming from a car repair business across the parking lot from the entrance to my apartment. I can see myself living here without hesitation living here for years to come.

Hey guys, I just recently moved out of Kendall house apartments and I have to say it was an amazing place to live! I was so close to the city life, the Kendall mall, groceries stores and much more were within a mile of my home. The area is gated, safe, quiet, and the neighbors were friendly not only that but the staff there really show you support and help you with anything they can. My place was spacious and comfortable and my kitchen was perfect for my necessities. 10/10 I would recommend this place to family and friends. The manager there is also very flexible with payments and is a reasonable man. Much love to this community and I will always cherish those memories I spent there.

It was a pleasure to live at Kendall House Apartments. They have an outstanding team but Frank (Manager) and Lourdes are the best. The team always been there for me when I had any issue with my apartment. The place was very quite, clean and safe. I feelt very comfortable at my apartment but I had to moved to my parent's house. They are old and need help.
