I kived at Kendall House Apartments for a year and a half, and absolutely loved it. The manager is very good at screening applicants, so tenants are really great. There is no noise, people are very corteous, and the place is always clean. The landscaping is wonderful, like a tropical garden. There is a pool and a nice cabana and BBQ grill. The management team is super friendly and very efficient, and maintenance is quick. The rent is good value in comparison to other locations in Miami. [Only two metro stops away from the University of Miami. Very close to two metro stations, to CVs pharmacy and Publix supermarket, and next door to Bank of America. a few fast food restaurants right next to the condo, and Dadeland mall only a walking distance away. The community is gated, so pretty secure.

I have lived in a few apartment complexes, but none were as good as Kendall House. The maintenance staff is quick, knowledgeable and very friendly. The complex is kept in tip top shape and the office is always willing to help in anyway they can. I highly recommend Kendall House Apartments!

This is not the first apartment complex that I've lived in, but so far it was certainly the BEST! The apartments are not new, but neat. Lots of landscaping. Maintenance is quick and everyone is really friendly. I honestly loved it and really highly recommend it.

When I first moved in to Kendall House I only expected to stay for 1 year. However the great service and professionalism of all the staff, as well as the calm and quiet setting have kept me here for 4 years now. This place has really become a home and that's a rare thing to be able to say in Miami. There's always plenty of parking, the grounds and pool are kept in great shape and the response time to any concern brough to management's attention is almost immediate. Frank, the property manager, is extremely professional and keeps the place in great shape. I am a big fan of the 2 way gate card, which alwyas made me feel more secure. The location is nearby several shopping centers and major highways. I always felt treated really well and I would recommend this place with strong regard.

I lived at Kendall House for 3 years and have mostly positive things to say about the place. First, for the PROS: 1. YOU WILL NEVER FIND BETTER AND MORE PROFESSIONAL MANAGEMENT OF AN APARTMENT COMPLEX THAN YOU WILL FIND AT KENDALL HOUSE! The manager, Frank, and the rest of the staff are extremely nice people who geniunely take an interest in your concerns and needs. If something in your apartment needs to be fixed it's done immediately. If there's a noise concern, which there rarely is,Frank will handle it promptly. I also did not see a bug or rodent in my apartment the 3 years I lived there, which is rare for apartments. 2. The rental price per month is a reasonable rate and there's plenty to do in the area. 3. Most of the neighbors are very nice, quiet, respectable people. In 3 years I never heard a neighbor in the late hours of the night and was never awakened by one early in the morning. If there is a concern, though, during normal hours (ie, loud music) Frank will notify the neighbor and the situation will be resolved. 4. The garden-style scenery is very nice and the pool is big and and always kept clean. 5. My deposit was returned in a timely fashion. CONS: 1. US-1 traffic is a nightmare. If you work in the area or are headed south you're fine. If you're headed downtown, especially in peak time, good luck because it's like a giant parking lot. 2. The office is only open M-F 9-5 so if you have a weekend concern that isn't urgent but that you would like taken care of you have to wait until Monday. 3. The con to the garden-style living is there are landscapers there seemingly every day making a racket. If you work a 9-5 it will never be an issue since they aren't there before 9 or past 5 and they don't come on the weekends. If you work odd-hours or are a student they may get on your nerves from time to time. All in all, I would give Kendall House Apartments a strong recomendation, primarily based upon the service you'll receive there from the staff. I felt like a valued tenant there and I've found that is unusual at most apartment complexes.
