So first let's begin with 60% of these blank reviews are just pure lack of effort or people bossting its rating, the community is a central establishment close to mall and local restaurants and conviniently placed by turnpike those are the positives, the location lacks propper security most of the times they are either sleeping on the job or playing bubble shooter if you ever have an issue or need help well good luck they just say oh well or drive off in theyre very vip goldcart and not come back and help you.maintanance is just 2 people and God knows they do an amazing job but rather then investing in the mustard color for buildings how about they focus on more maintenance work or pay them more if you are happy to live in a not so clean community then this is great for you they have 4 dumpsters and all overflowing making it seem like you live In a junkyard, do you like privacy?? Well say goodbye to that if you have any unit in the first ground floor or balcony second be ready to have people look in the apartment or simply stand around countless hours like creepers or the occasional dog club meet, parking is a huge issue there is barely any you are given one assigned parking but then a free for all and when people decide to have a party and take up more then 2 guests well you are stuck driving around hoping somebody leaves so you can park or if you are real creative you have poeple park in guest 1 or 2 spaces and they leave theyre assigned parking empty for theyre guest so it creates a scavenger hunt to park ,you also have people who like to assume they are the authority figure in the community I mean nothing wrong with caring about the community but clearly solei does not establish a leadership guide so be ready for some folks standing in the parkinglot countless hours stabding by the car keeping and eye out like they are the FBI, they use to have a bycicle rack and they took it off due to stealing so rather then fix the issue and put security on alert ?? they just said no more bikes so not even the kids can enjoy the community listen I lived here 2 years and aside from the location and my gracious landlord I wouldn't recommend this place unless you like dealing with all the above ps. Be ready for people cleaning they're car next to you're room outside sense the fauscets are by the windows. These are okay condos great space good investment and safe but just be ready I wish you the best of luck if you choose to come here.

Do not recommend living here. Horrible parking, people always park in your paid spots. When you have them towed, they pound on your door cussing and it is very scary. My car was hit three times while parked, incurring over $500 to repaint the bumpers. The units themselves vary greatly. Mine was outdated with a broken a/c that the landlord refused to replace. Most of the units have roaches and ants in the kitchens and bathrooms that are impossible to get rid of. The sidewalks outside are painted and are very slick when it rains. There are no elevators and some delivery companies for furniture and appliances refuse to deliver to the third floor. For amenities: The basketball court was always locked and most of the time the pool was also blocked off. The community laundry rooms were locked from public use in about 2009 with no reason given. The gym was the only nice thing about the clubhouse. The parking lot floods easily making it hard to get out. Some had water damage in their vehicles. The gate is very annoying. People will park there dialing random numbers hoping someone answers their phone to open it. I had to open it for them regularly, because they refused to move. The entry gate was also broken frequently from SUVs trying to tail another car through it. The overall security is very lacking. There were constant domestic violence type fights/screaming around my unit. I also witnessed someone be beaten until he couldn't walk. There is no phone number to call when these things happen, other than the real police.

This place is no longer called Fontainebleau Park. Management backed out and sold the buildings to individual owners who are TRYING (unsuccessfully) to create their own management team. It is now called Soleil.
Parking IS a nightmare. You have to buy your space for $3000. If you don't buy one you get to park in "guest parking". There are so many guests every night and no way to prove that any of them live here. I'm not sure if I am sacrificing my space to another resident or a partier on Friday nights. We paid for one space and when they issued parking stickers we only got one. So my husband gets to park in our reserved space and I have to fend for myself. If someone is in your space and you park in guest parking with a sticker they will TOW YOUR CAR.
The design of the parking lot is terrible. The main driving area goes in a ring between the building and there are dumpsters on all four INSIDE corners of the ring. This means that visibilty is reduced severely and my car was slammed into as I was backing out by a man who came around the corner. We couldn't see each other. Not to mention the fact that everyone drives over 20 miles an hour here and the speed isn't controlled.
Security is a joke. The gate system works on the way out but the gates to come in (which is the whole point of HAVING gates) are open 24 hours a day. The guards drive around in a golf court every 4 hours and give tickets to their own residents yet they fail to notice when children are in the pool unattended (or hanging out the clubhouse window which is two stories high). When you go to the guard to ask for help they are rude and they lie to you to get you to go away. All security sleeps on the night shift.
The design is nice, but all of the plants are dying because no one cares for them. Our water is turned off regularly for "maintenance" with little warning. People take their dogs out and they don't clean up after them. Nothing more needs to be said about that.
We have a raccoon that has been injuring children and pets, yet no one does anything to have the creature removed they just post warnings three times a month to try to avoid it. The concrete is painted over so when it rains I have to make sure my four year old does not slip and crack his skull open.
And finally...since the apartments are individually owned, there is no guarantee about what is inside. We rented because we needed something quick and it was available immediately. The oven is so old it does not have a clock on it. It burns everything because it is 75* too hot. Our sinks water system is backwards and the hot water is SO hot that you scald yourself every time you turn it on. If someone flushes the toilet two apartments over the water in YOUR shower gets so hot your skin gets blisters from the burn. The a/c unit uses an outrageous amount of energy considering it is set at 78* and the place is so so so so uncomfortably small. And our landlords refuse to fix anything. The first week we moved in our toilet broke because the remodelers had thrown screws and razors blades and nails in it and it had rusted together and clogged the drain. We had to replace it ourselves and take the cost out of our monthly rent just to make sure we got the money for it.
They are called condos. I call it prison. I do not recommend this place to anyone. And if you must rent here, make sure your landlords are decent people. Don't get stuck in the hell that I am in.

I lived here for about 2 years from 1998 thru 2000 and I know that the management is the same as it was then. I had vaulted ceilings and great balcony with a view of the lake. Nice gated community and the office staff were great maintenance was also very good...when you're 8 months pregnant and the A/C goes out in the middle of the night you tend to appreciate the fact that it was fixed first thing the next morning. I really miss the complex and the central area, I had to move for financial reasons otherwise I'd probably still be there. The only complaint I had was that it was in a flood zone and lower lying areas of the complex tended to flood easily and parking was a problem if you came in late, so after a night out you'd have to kind of search for parking or take your chances by parking along a curb.

I´ve lived in these apartments for almost two years and have an Aunt whose lived here since they were built (i think about 9 yrs ago or so) and they are wonderful. The apartments are a nice size (I live in a 2 bedroom)they have very large master bedrooms with walk in closets and a slightly larger bathroom in the master bedroom. They have a cozy kitchen, im a n avid cook and i have no problems. We have a nicely sized terrace with a partial little yard with plants. The maintenance people in this building are terrific, they come to help you with whatever you need either the same day or the following morning (i´ve only had minor calls, for ex. to replace a kitchen light, or fix the icemaker). Every month they change the air filters and fumigate every 3 months. There is a pool, raquetball and tennis ball courts onsite. The building are shaped like octagons, with all doors facing in and a skylight in the middle. This is a very peaceful place, with mostly couples or small families. I feel very safe here, my neighbors are all very friendly. There is a small laundry room located within each building that has two washers/dryers. Also the office can be rented out for parties, and it is very nice. The only problem is parking, only if you live in the buildings on the west gate, parking spaces are abundant during the day but if you like to go out and party at night, you will have some trouble finding a space. Overall I think this is an excellent place to live if you value comfort, security, and tranquility.
