Where to begin....The buildings and common areas are dirty. The office staff is beyond rude and shady. Trying to have people visit you and sleep over? Good luck! Their cars will be towed and you will have to fight( and pay ) to get it back. Every once in a while they come up with "extra fees", like new car stickers, paying to get a pass to have access to the pool. Save yourself from the headache and rent somewhere else.

Its safe.... your surrounded by safe neighborhoods, to the north is Doral, the east is airport, south is sweetwater and kendall, and west is dolphin mall and west part of Miami!!!! Your right next door to dolphin expressway,the palmetto,and the turnpike...next door to 3 best malls,dolphin mall,international mall,and mall of the Americas!!! Plus alot of great restaurants on 87th Ave and nearby. . You have publix and alot of stores nearby!! Everything you need Is in our happy,friendly, neighborhood!!!!

There is no visitor parking past 2am. This HOA has been caught with fraudulent practices SEVERAL times (just google it) and it is clear they are just trying to make some extra money by towing ANY car in visitor spaces that are there past 2am. GOOD LUCK if you have a girlfriend or have someone sleeping over. This practice is pathetic and is one of the main reasons I moved out. Stay away unless they fix this.

I do not recommend this place at all. Yes the apartments are spacious, I live in a 1500sqft 2bed 2 bath apart but the walls are super thin and I can hear my neighbors toilet flush and when my nasty ------- neighbor slams his door shut my picture frames and sliding glass doors and windows shake. Also when any of my neibors play their loud music it is impossible to get any rest. By the way the police takes forever to come and the security guards here don't even come. The association staff has a major ------- rule useless manager and they are a bunch of thieves. The roof is supposedly getting fixed in the buildings but I don't see much progress though I have been paying for this special added assessment fee of $257 per month for over a year and this is on top of our regular maint fee of $240 a month. Banks do not want to lend money for this place and I'm hoping to sell this dump but it's going to be achallenge for a bank to lend money for this place. The only thing that is nice here is the neighborhood, it is friendly. I only gave it 3 stars because ever since they opened up the 97ave extension traffic here which used to be almost none is now bumper to bumper.

Full of corrupt management. So many different corrupt managements have cycled through this place to the point that they even lost records of owners parking spaces. Owners are now being denied their rightfully owned parking spaces just because THEY have lost their proper records. No bank wants to lend in the association. CASH ONLY REQUIRED! Years and years of corruption, sabotages by fired management and non professional management office.. Nightmare property. Stay away! Simply google their name and read all the horror news stories.

Stay away from this complex. It is falling apart, there are evacuation orders in ALL buildings, none of them passed the 40 year inspection and are expected to be demolished if the administration does not fix them up. The association $$$ is nowhere to be found and the troll who ran this circus just wiped his hands by saying he has not idea where the $$$ went. DO NOT RENT OR BUY HERE!!!

Parking is awful, security is awful, management is the worst. Living here has been the worst experince management trys to get money for tenenats any way they can and this complex is famous for having your cars towed for just about any reason you can think about
