I do not have any issues with the property and maintenance. Every time I have put in a work order it has been fix right away. They are older buildings (1980's) and are about what you would expect. My only complaint is about the property is the sound. You can hear your neighbors VERY well, especially if they use a lot of bass in their music/surround sound. When you deal with the front office they tell you that there is not any type of noise clause in the lease. Even though it is clearly written in section 20.b. of the lease. Other than noise issues the staff has always been helpful and friendly.

HORRIBLE HORRIBLE HORRIBLE !!!! This has been the worst place I could of EVERRR lived, customer service sucks, management is worse and maintenance is very dirty and unprofessional. During the time of my lease they would "fumigate" and that same night I had roaches, and I DO NOT cook to have roaches. I do not put NEGATIVE zeros because I do not have the option. but horrible ! P.S it has been two months since my lease was over and I still have no received my deposit

I have been living here for the last 4 years and every new leasing contract comes with a new (increased) amount. We are a couple without children, what means we are very quite persons. We don't even have pets. We have been paying every single month on time, however it doesn't count for them to make you think about moving or paying the new contract with 50.00 more dollars. The maintenance for this unit have been null unless we call for an specific issue with your fridge, dishwasher, or any other appliance. They only replace your AC filter every month and follow up a restricted pest control. This is not a spacious apartment (650 ft²) and you have to pay like it was around 900 ft². You really don't know if they want you to leave or stay.

When I first lived the bldg., it was fairly empty and I did not have an upstairs neighbor or across the hall neighbors so the noise level was limited to the unit upfront frequent abnoxious parties. But as the unit filled, the noise level got worse. The walls and windows are thin so your noise level depends on the courtesy of your neighbors and the insulation is poor so you will experience the elements more than you might like. The patio view faced a pond and it was our favorite part of living there; Different types of birds would wade especially in the morning. There is a lot of dogs in the neighborhood and many owners don't scoop. Two dogs got bit when I lived there, one being mine. My neighbor and my car got vandalized. I had to pay $500 of my deductible to fix it. In the evenings between about 430-and 630pm it can be very difficult to make a left hand turn out of the complex because of the traffic build up at Colonial. The pools often have leaves and bugs in them and there are no nets provided so you can clear the debris out before taking a dip. During my stay there I had three abnoxious neighbors and despite the severity of their actions, it took months and for one a year before management took action. One neighbor had frequent loud parties even during the week days that often lasted till 3 am. Another just had them on the weekends. I only heard these guys half the time cause they were in the front units. The neighbor across the hall drove me nuts cause his dog barked 5-6 days a week for about an hour usually starting by 6am. I've lived in different apts over the course of my life, and never had these types of issues. Some would say cause it's a college town, but not all the incidents were with college students. The noise level here has me living in a house now.

The bad outweighs the good living here. First they will rush you to get you into an apartment (with absolutely no cell phone reception so be prepared to stand outside and talk) and act as if their job finishes there.You will no longer be treated with the same respect it took for them to get you into the apartment. They should really look into getting a more professional staff too. They are all about money, which is understandable in Miami. Rent is due the third of every month by 6:00pm and just know if you turn it in at 6:01pm you are late and will have to pay the additional 75$ regardless of any excuse. They will fix any problems you may have within your apartment on their time and when it seems to be convenient for them. You wont find parking in front of your own place which is really annoying when you have a ton of groceries to carry in. This gated community is gated probably 3 times a week because its always broken. The area is really quiet which is great and it is located by a lot of things so you can walk if you're up to it.Its not worth the 1000 you will pay living here. I was really disappointed overall and will be taking my money elsewhere.

Place is great...a lot of parking space,pool's good and apartments are just ok,landscaping's fine.....BUT,staff sucks,they'll never do something to help you....I stayed a whole weekend without a/c in August with two little girls,they send the maintenance guy monday morning !!!!....found personal stuff missing from my apartment,they send letters threating you without even know if you're the one at fault,almost fell at my bathroom at 3am due to leaking roof,...sometimes seems like a military base.......the staff will kiss you and give you candies when is renovation time....but as soon as you sign,you'll be forgotten for the next 11 months....professionalism is rarely in place.......1 out of 5

I will not recommend this place, at the beginning yes but not know, they told me that if I need to break my lease early I just need it to pay $ 2050 and thats it because I gave $ 1025 of deposit, Im in the middle of a crisis and I went to the office for help, and now they told me that I have to pay the $ 2050 plus $1025 because went I rented I have an offer of a month free plus another month, money that I do not have, so they only give me two day to move I have a baby girl, so I had to do things fast before they evict me and my child. I would it love it they will give at least a week to move out.

When we first moved into this apartment building, I loved it. There was always someone at the office during the month, they were polite and friendly, and always answered the phone.Since they have been taken over by the New Management company, my opinion has changed entirely. They no longer honor agreements that were stated in the lease with the former management. They are impossible to get on the phone, and when you do, they are rude. They claim to have 24/7 Maintenance, which is a complete lie. It takes me more than a week of hounding them to get them to come out and fix anything. The rent now has to be mailed in, which is fine, except they almost always hold the check more than 7 days before cashing it, and then expect you to pay a late fee. The gentleman who dealing with renewing leases is incompetent and can never seem to 1: Be on time for your appointment and 2:Actually renew your lease on the day he sets his appointment with you. I am getting out of this place as soon as I can possibly afford to. If you have to choose between Student Housing and this place, take the Student Housing. You'll be much happier that you did.

I live here and its an excellent community...management is v v good...the houses are old and i had lots of issues with the townhouse but they all were fixed properly and immediately....even on sunday night these guys work hard to fix issues...i m impressed.I will surely extend my lease here...Management is awesome....they had a luau party...thankgivin feast...goodies n stuff ...its very good...pool , jacuzzi , tenis court , racquet ball court is just too good....the gym is very good and always available to use...I love it here....the lakeside house have amazing view too..

not until they began allowing disrespectfult tenants without no apparent background checks. Theses individuals would make noise until the mist of 2 to 3AM while having no consideration for other tenants. I probably called the cops about 5-times, but then again, it appears no one cares as well. The maintenance manager is a fat over zealous jerk which doesn't take in consideration what his workers have to say about the issues concerning ACs, water leaks, insects and/or maintenance issues. I mean I do understand, money first and answers later. But their motto is "we love our residents", I wish!
