No one should move into this community!! I pay my rent on time, I'm curtious of noise, and don't complain, but the management of Jade Gardens has treated me horribly. I have had to fix many of the utilities myself, including a stove that over heats and causes the fire alarm to go off leaving only 2 heating units on the top that can be used. I have had to re-seal all of my window and door frames to keep ants from coming in, I'm a very clean person and they would be in the house regardless of food being kept in air-tight containers. I have seen rats jumping through the trees at night, some roaches around the neighborhood. Taking a shower is like a gamble of whether you will have hot water, regardless of when the last shower was taken, sometimes the hot water would only last for 3 minutes and then turn ice cold. The refrigerator broke the first month I moved in and they told me I would have to wait until after the weekend to have it fixed. They put a hole in my roof in the bathroom and it took them a month to finish fixing the hole, during which time the maintenance would come and go through my apartment without any notification of when they were coming and what they were doing, interrupting my studying and invading my privacy. I had $50 on top of my coffee table and it was missing when I got home, more than likely taken by one of their many invasions into my home. When I discussed the matter with management they told me that they could come in my apartment whenever they want in violation of the law 83.53(2). I have seen their maintenance people walk into a neighbor's apartment, they knocked once and started to open the door when the tenant was getting up to answer and barged in on him. The washing machines are almost always occupied and if you aren't waiting and watching your clothes they will take them out and throw them on the floor and get them dirty. (This has happened 3 times, and I have had to do my laundry at midnight to not have to wash them more than once because they have thrown my clothes, additionally a woman had her laundry soap stolen from the wash room.) The internet and television service has gone in and out 3 times throughout the whole neighborhood, a problem in the community, not just the service. You have to pay $60 for a pool key, and sometimes they lock it with a deadbolt so that even if you have the key you cannot get in, with no maintenance or reason for having the pool locked, including major holiday weekends. The noise comes through the front door as if it were open, if anyone is talking on their phone on the balcony you can hear the entire conversation from inside the bedroom. Additionally, traffic is always backed up at all times of the day. In all I would not recommend anyone to live here considering their lack of professionalism and the illegal and disturbing conduct of their staff.

The best place to live near to Dadeland, UM, Kendall... It has a lot of things just a couple of blocks away.

Been in south Florida most my life and this is one of the best keep secrets for the price and for how its hidden back out of the way. Right near train and mall and no they didnt ask me to write this I loved the place.

This is a good place to live with the exception of a few incidents. I spent a total of 2 1/2 weeks without air condition while parts were pulled off at random until the unit was functional. It took six days to fix a leak in my bathroom and spent 2 rolls of paper towels cleaning up(standing water is a health code violation). This is a result of there being no discernable management structure in place. Management is aloof and wildly incompotent. They did not respond to any of my letters regarding the above incidents. The on site staff are helpful, but they have no authority. Without access to management more of these incredible incidents are inevitable.

After nine years of living here I'm forced to move out because of a job transfer to Tampa. I have had the best experience here and I truly do recommend it. The price may be a little high but it's fair market value for the area, so if you can afford it than look no further. And if you've sat down and had the time to read through all these reviews I just want you to know that the negative ones are extremely exaggerated. Trust me, after nine years of living here I've gotten to know alot of my neighbors and not one of them including myself has had the issues I've read about here. I suggest you take the time and go check them out for yourself so that you can make up your own mind, but don't go by some of these negative reviews because from experience I can tell you that their truly not as bad as they say. I also wanna add that I agree with the other people that said that the staff is the best. I've been through the "dictatorship" era of the property but ever since the current manager stepped in, the propery has had a complete turn around: maintenance issues get resolved the same day if not the next, the assistant is super nice, and the maintenance staff is awesome, they don't really speak english but they try. Best of luck to all of you in search of a new apartment.... But again, go check them out, they're worth your time.
