I have lived in that place for one year and it felt like an eternity. The manager in that place is very inefficient, un-ethical and most importantly a ------------. The maintenance is less than mediocre and the infestation war between the rodents and insects in the entire place (including the interior apartments) is epic. When I first moved in it all seemed to be all great until one day me and my girlfriend had a visit from an officer after the neighbors heard screams because there were THREE rats in my apartment. Needless to say that I reported the issue and ultimately to survive the rest of my unpleasant lease in that place; i had to take care of it out of my pocket filling up all the cracks in the kitchen where they were all coming in from with BRILLO PADS. I have been a tenant in over three apartment buildings and It seems paramount to voice this extreme of matters, and concern for the world to know the truth about that horrible place called Jade Gardens apartments! so please be aware and take it from me, it might seem pleasant at first but you will only be moving into lies and dirty secrets you really don t want to discover. p.s... It claims to be a "pet friendly" environment and it is but, be aware that all animals must be well controlled and if you have dogs they beter be "debarked". Manager seems to be unaware apparently as to a dog s nature. Also, Parking is terrible because there seems to be alot of strangers visiting tenants who take up all the parking. In summary, ITS NOT A PLACE FOR ANYONE!! Take your business elsewhere. you will appreciate this advise from one tenant to another.

How strict is the pet policy? Would it be much of a hassle to have my 2 pomeranian pups in the apt? Please help! Much appreciated

I have found Jade Gardens to be a completely adequate place to live, especially for the money. My apartment was perfectly spotless when I moved in, although the bathroom tile and fixtures were so old and covered in splotches of paint that it didn't really look that way. The office staff seems overworked and overwhelmed pretty much all the time, so they are annoying to work with. BUT the maintenance staff is always happy to fix things extremely fast and with a smile. I haven't had anything major happen like AC or refrigerator breaking in the year I have lived here. I am going to renew my lease because, mostly, I am afraid if I move in somewhere else I will have something break down and the maintenance staff will not be as quick to fix it as they would be here. The pool is always extremely clean with nice loungers, and I appreciate that. Although kids typically have it taken over on the weekends. There are not even hook-ups to install laundry washers and dryers in the units, which almost caused me to look somewhere else. I guess my dreams of doing laundry in my own apartment will have to wait. I'm giving the apartments pretty high marks because: for the spaciousness of my apartment, the big walk-in closet that i adore, and the lack of big maintenance problems, it is actually an excellent deal for the price. Sidenote: not that the staff can control it much, but the mosquitos are horrendous because of all the pretty greenery on the property. To take my dog out and avoid getting 50 bites, I have to run outside, keep moving, and run back inside as soon as she's done going.

My husband and I recently got married 3 months ago, and were so excited to start our new life together. But nothing would bring us more pleasure than to run for our dear lives out of our apartment at Jade Gardens. I have hard some horror stories from people about their first aparments together, but nothing could of prepared us for what we were to encounter at our first place. To start off the first day that we were supposed to move in, our apartment was in no way ready for us. Bathroom was extremly dirty, for instance the tub had debris in it along with ruststains. The sink and bathroom faucets were coming apart. There was foam and mulch looking debris in the kitchen and closet. The walls also needed to be repainted, they were very blotchy. There was a huge hole underneath the kitchen sink that looked like a mouse hole. The fridge was completely rusted on the right hand side. Overall the apartment looked like it hadn't been cleaned in months. The aparment was finlly ready a week after we were originally supposed to move in. I don't want to make this too long, so I am going to just list the situtions that we have encountered in the past three months(If you want more clarity, you can leave me a comment): .Leak under the bathroom sink .A/C compressor broke down...the A/C unit(in our closet) started leaking water(this has hapened twice already) .Termites(so bad we could'nt stay in our apartment for over a week, that's how long it took them to resolve the issue. they refused to prorate our rent.) .Mouse problem(even though they claim to do pest control once a month...they spary two corners one in the bathroom and one in the kitchen) .Refridgerator and freezer started leaking and stopped cooling(we lost over $100 in food) .And the final encounter was a day ago when the pipe in our bathroom sink literally erupted like old faithful and flooded our apartment with about 50 gallons of water I understand that it is an old building, but even old buildings when upkept properly can withstand the span of multiple genertions. The fact that all of this happened within a span of three months shows huge negligence on their part to properly maintain their property. To top off this whole dilema, when dealing with the management staff they did not make the situation an easier. We were made to feel more like a nuisance than tenants. It seemed like they just wanted us to not bother them with any of the problems that we were having. To be totally honest there might as well not be a mangement staff, the women who work there are more like seat fillers. We moved in March 2010 and are breaking our lease and moving out August 2010. I would stress extreme caution when considering Jade Gardens for your new home, the rent may be cheap, but it's not worth the headache.

Old crappy buildings with terrible management, trying to keep my Security Deposit (a thousand dollars) because my intent to vacate wasnt on the right paper... even though I walked into their office with a signed piece of paper saying i was moving out well within the deadline and handed it to the office clerk saying this is my intent to vacate. They then dont say anything wait til i move out and leave the place spotless to tell me they are keeping a thousand dollars because I turned in a notice that I was leaving not an intent to vacate, I will see them in court. DO NOT MOVE HERE been one issue after another and the management is of no help and no use.

I honestly don't understand the complaints about Jade Gardens or their staff. I have been living here, going on 11 years now, and I have no complaints whatsoever. Moving in I was fully aware that it's an older property and things were not "perfect." The maintenance staff are friendly and competent. As for the office staff, I admit there have been a couple of glitches throughout the years, but those people are no longer employed at Jade. And in my humble opinion, those who are currently employed, are not only friendly, but quick to take care of any problems that occur. I have met a few of my neighbors who have also lived here for years, and everyone seems to feel the same; so for those who are looking for a decent place to live at a good price, I would take the few complaints that you may read on here with a grain of salt. Sounds to me that the few who have written negative things are simply people with issues and/or have their own agendas. Poor staff!

I dont know if this place changed management or what, but guys, before moving here, pay attention to the 2009 reviews more than anything. Maintenance came in to repair the sink and said it needed to be replaced, has anyone bothered telling me when? Nope, they avoid doing so as if it were an infectious disease. This is terrible considering I told them it's damaging the cabinets below with the water coming from God knows wehre in the pipes. The freezer barely freezes and the fridge is so close to not cooling at all that my dairy won't even hold up. The oven burns everything on the top and bottom. They refuse to address issues with ants although we pay for extermination and it's just one excuse after another. When I moved in, the place might appear clean at first glance, but it was absolutely filthy! Piles of mulch-looking dirt were in the cabinet under the sink mixed with the puddle of water from the leak. The tub and shower was coated with a film of filth and the bathroom floor was so filthy that i had to sweep it 5 times to get out what looks like dirt and dust from when they did some sort of work in the bathroom without cleaning it up. As far as the office people, they changed right as I was moving in and are now apathetic and act as if you are a complete nuisance to them whenever you walk in. They make one excuse after another and if you request maintenance, it's clear that there hope is just that you will forget whatever you needed done. People, the price is nice, but you have to stay on management when there is an issue and issues are the norm in any apartment. The location is great, but if you're constantly throwing away money because the fridge barely works and nor does the oven and no one wants to address any issues in the apartment, is it worth it? Pros: plenty of very well-placed outlets (I have 3 in my 10X10 room) for all of your electronics walk to metro great location with tons of restaurants, cafes, shops, and entertainment venues within walking distance great maintenance team (the problem is that management wont put in work orders) ample parking (at least for my unit) pool is kept clean and is never crowded fairly quiet safe area pets allowed (at the very least, small dogs) Cons: management is lazy, rude, apathetic, condescending, and unorganized and they will give you one excuse after another you have to be forceful and call multiple times to get them to put in a work order and many times small issues become emergencies as a result you have to pay to use washer and dryer ($2.50 to wash and dry) and they could stand to be maintenanced as well (dryer is hard on clothes and washer literally drips the water in to fill the washer) poorly functioning appliances (at least in my unit) you can hear everything from upstairs units (more than you will ever want to), including women's high heels all day long They paint/glaze over filthy, uncleaned tubs and sinks they dripped/sprayed paint all over mirrors, walls and floors in bathroom As far as would I recommend, I would not recommend it unless you will not be here long and are on a tight budget. Location is great, just cross your fingers that whoever lived in the unit before you made sure any repairs were taken care of before all of the recent changes occurred. If you are so lucky, then consider this a great place to live. As I said, the one issue is management's refusal to put in work orders and that makes a huge difference in one's experience here at JG

Noisy air conditioner (when it works), poor maintenance, constant problems with unit. Will move out immediately when lease term expires. Tried to get out of lease early, but management will not budge, regardless of how many problems I have had in the short time I have been here. At least the pool is nice.

people don't talk, they scream, talk quite loud. Spanish-speaking tenants with families can't seem to keep the noise level down. Whether on their cell, or when they leave their apartment they sound like a bunch of parrots; worse, the children take after them. It's frustrating to have some peace of mind on weekends when they are at their worse, and also take over the pool. By the way, maintenance is one of the ringleaders. As well, the laundry machines are always broke... too few machine for so many people. Flooding on the grounds is also a main issue as when it floods we can't find suitable parking space.

We lived there for a year and was a very pleasant experience, it's a quite and nice place. The maintenance team and the administration staff very collaborative. We got a good deal (one month free) so the price was even better. Near to South Miami and Dadeland.
