WORST place to live in Miami. Stay away at all costs

If I could give zero stars to this place I would! Live here for a year probably the worst year of my life. Everyone in the staff is absolutely rude, you get in trouble for the dumbest things, the security guards are lazy and creepy. All look like a bunch of rapists. The place is like a communist neighborhood. You can't have people over unless they have the right type of vehicle, you can't have anything in your balcony, and the laundry facilities are always broken. Save yourself the money and time and do not under any circumstance live here. The association owner is a total nightmare will never listen to your concerns.

This place is horrible. My Ac is broken now for the second day in a row and the Ac company is not allowed on the roof after 4 and they're also not allowed to work on the unit outside unless it's a beautiful day out. Moreover, the Ac company basically has to be recommended through the office since it's a nightmare to get workers that aren't familiar with the complex or know the rules. To do anything in this complex is a complete nightmare. For example, One day I had a small cart with some clothing to take to goodwill and the security guard asked me if I had a "moving pass". You can only have things moved including the smallest of things during the week and for a short period of time on Saturdays. so don't even think of buying that nice tv you've always wanted on a Sunday since you won't be able to carry it to your place until Monday, if you decide to do so you might get evicted and definitely lose your $100 deposit to obtain a "moving pass". The manager is a witch her name is "Mireya" and the miserable short and fat security guard is a complete a**hole as well. I'm assuming he's mad that he didn't make it into police academy so he drives around in his golf cart at Mach 3 speed going somewhere in a hurry I'm sure to screw someone over as usual. I hope you guys considering moving here read the other reviews and hopefully you find a place elsewhere other than this hell in living in.

horrible place I'm going to report that security guard he is making money with the tow company especially on Sundays when you get your family visiting you I left yesterday Sunday and I find the tow truck outside the apartment just waiting for the security guard to call him and the security guard riding around like a mad dog cause that's what he is fat fk four feet tall I'm going to put and investigations on this they are making money that's not right been going on to many years we gotta stop this mother -------

Before moving in here, we were given a handbook to read and given a 200 question test. I was all about this at first since i had lived in other places in Miami and they were a complete disaster. my last place seemed was like a Cuban zoo.. no one spoke English, babies were crying, people screaming, dirty, drugs etc. This place reminded me of the rest of the U.S. since it was clean and well kept. The staff in the office was somewhat nice before moving in. This is just to get you in the door. After that, the manager loves to show off her power and run the place like a communism and disrespect you every chance she gets. I studied for 3 hours for her 200 question test and made sure that i knew and would follow all of the rules. However when i first moved it, the management did not fully inspect my apartment and the pluming was done incorrectly. Needless to say we had a flood and a nightmare on our hands. When i called for workers to come in and fix the problem, the management would not allow them in. They prefer if you use their suggested companies bc they get a kick back on the cost of service. They also require a pass for anyone to come in and out with a $100 deposit. She stole $300 from me because she says that i did not have the workers check in and out correctly. This happened when one of the handymen left for parts and came back without letting security know. I had 5 workers there throughout the day coming and going and please tell me how they are supposed to call security each time they enter or exit the apartment. security took up to 40 minutes each time which is all done on purpose and this way they can steal your money and tell you that youre not following the rules. they will not work with you under even the most extreme circumstances. I dont know how someone who was unable to take off from work or even elderly or handicap is supposed to deal with these unhelpful people. they will tow your car at any expense. The security guard drives around all day and waits for cars to park without a pass or in the wrong place and calls up the tow company on his cell. They also obviously get a kick back from this. I have had two of my guests towed in under 5 minutes and mind you, there is a hugeeee parking lot this is never full. They do this for the money and the power trip. I have had numerous circumstances where i needed help from the management and security and they have been rude, unhelpful and disrespectful. The manager Meirya is an awful person who needs to go back to school and get some education on customer service and business ethics. she has even been arrested before for violating tenants rights. Trust me when i tell you, DO NOT MOVE HERE!!

Hello, if you are a slob, it's definitely not the place for you. They expect for people to behave courteous to one another. No bikes or towels hanging from the balcony. Yes its a bit strict, but I guess that's what makes it a wonderful place to live. The alternative, loose rules and loud neighbors. Other then that they take great care of the buildings, pool, amenities and landscape. A first rate place to live! G.

Place is a piece of garbage, the security guards harass you over any little thing and even tow you! The management is disrespectful and doesnt maintain any of the gyms ( you pay a lump sum for a community fee for these amendities) . the security guards have nothing better to do than follow and question you, instead of helping you. Overall i would say this was the worst place ive ever rented even though its very pretty.

I think most of the reviews here are lopsided. You can't blame the HOA for you not following the rules. Especially since you agreed to the rules in writing when you became a owner or tenant. It would be like saying, I got in trouble with the law because the laws are too strict. The HOA rules are there to protect the tenants, owners, properties, grounds and the HOA. This association maintains a tight ship, yes they can be described as strict, but with so many units, strict is better than lax. Lax rules would mean chaos. The grounds and buildings look good for a reason. Just follow the rules and you will be fine. Plus they have great amenities such as, more pools than I can count, tennis, male and female exercise facilities, a pro shop, BBQ areas, gardens, great landscaping. I am happy I moved here.

RENTERS BEWARE: The Village of Kings Creek is possibly the worst condominium association/community to deal with. Not only are they unnecessarily strict (comparable to a ---- concentration camp which you have to take an 80 question exam in order to get association approval) but the bylaws lack logic and are very unclear leaving room for interpretation which leads to confrontations with -----'s twin sister Mireya. She is by far the rudest, unapologetic, nastiest, impolite, disrespectful and classless person you will encounter at Village of Kings Creek. Parking is a nightmare so if you are expecting visitors, don't because chances are they will get their vehicle towed. (I haven't met one resident there who hasn't had a sticker placed on a guests car or towed) They close the gates at night making it difficult and inconvenient for you to get home. Moving in or out was a mission do to the fact that you have to leave a $100 deposit that they hold for a week and have some convoluted "sign in/out" system dependent on simpleton security guard wannabes who can never be found. Having guest visit you to use the 9 pools they have is useless as you're on only allowed a unreasonably limited amount per resident, and if you forget to bring your antiquated laminated prison card...I mean community ID card forget even entering the pool area. I don't want to fail to mention that they cut off the water to the buildings as if it were a 3rd world country on a regular basis with no regard to the residents schedule or needs. Along those same lines the lazy carless staff use loud obnoxious leaf blowers to clear the garbage from the hallways early in the morning instead of using brooms. All in all I would strongly suggest you choose another location to live in order to keep your well deserved peace of mind and sanity. I genuinely regret ever moving to The Village of Kings Creek and I feel it's my duty to share my experience. It's unfortunate that renters have no voice in prompting change for the above mentioned issues and the land lords/owners are indifferent to what occurs there.

The worst place that you can imagine. The association is like ---- Camp. If you want to move something you need to pay, You need a permit, you need a inspection and the time depend of the security guards. Also, this guards believe that are the owners or have super power because they talk with attitude all the time. If you want to go to the pool with somebody take care they came to the pool several time to ask for you ID and ask about you guess. If you have a guess take care with the parking the parking rules suck. I am waiting to finish my lease to run from here. The only good part is that it's right off the highway! Easy access to go anywhere. This place could be a really decent place to live if you change the association and the witches that work there.
