In my entire life, I have never left a review on line, not good, not bad. However I genuinely feel as though I have a moral obligation to help others and save anyone who may be thinking of making the worst decision of their lives and living here. The first night I move in, I am asleep in my bed and feel a strange tingling... I turn on the lights to find a massive ant infestation all over my floor, walls, hallways, and even my ceiling falling on to my bed!!!! From the very first day we have moved in, there has always been something broken. Every single appliance has broken at some point, (fridge, water filter, sink, toilet, electrical, thermostat, washer, dryer, lights, television, window, etc. ) and do not even get me started on repairs. They will say that it is completed and fixed when literally nobody comes to the unit. We have given up on using the dishwasher completely, and have even gone out of our way to buy our own mini-fridges due to the inability of our fridge to stay working. The worst part however is simply the accountability, tone, and overall care free attitude of the staff and company. I really hope they respond to this message with "we genuinely strive to provide our residence with the highest quality of living possible." HAHAHAHA... (they don't.) I hope they respond like this because I enjoy laughing. All they care about is gouging your money. My shower door was broken when I moved in... and they tried to charge me hundreds to fix it as if I had telepathic powers and somehow broke it before moving in! I am stuck in this hellhole for 6 more months and my roommates and I have a countdown when we can leave. If you love ants and poop smells this is the place for you... if not I genuinely beg of you to move anywhere else. This is not better than Eaton, or even a box on the side of the underpass. Have a blessed day to all and please never allow Cloisters into your life.

The people who manage this place are absolute dopes who have no business being in the position they're in. They are wildly incompetent, and not only that, but the utilities (ie. power outlets, dishwasher, AC, fridge) are absolute garbage. One day, we needed a fix on our sink because the garbage disposal decided to stop working. We put in an official work order on monday, for them to come fix the sink, the dishwasher, and the filter on our fridge. Not ONCE, not TWICE, but THREE times did my roommate receive a text that the work had been done, yet when we returned home, nothing had changed. They took 4 DAYS to fix just the sink (the dishwasher and fridge still have problems). The nasty water filled to the top of our sink and just sat there stinking for days because they couldn't fix it. For 1.9k a month, they show absolutely zero urgency to help there tenants when they are asked. Absolutely awful establishment that should be shut down, management couldn't even print me a piece of paper when I asked because they can't figure out their own printer. The idiots in that office have a combined IQ of 40 and I will definetely not live here next year. Cloisters sucks!

I would give 0 stars if I could. This place is a total disaster!! Unfinished and still a construction site. The worst part is it isn't a safe place to live and the management doesn’t My heart goes out to these poor kids. We paid a fortune to live in this mess. They didn’t deliver what they promised… Landmark is a disgusting excuse for a management company and they should be ashamed of themselves!

Avoid this private student housing complex and any other property owned by Landmark Properties. The company over promises and under delivers as a part of their business culture. They are in the business of getting 50 page leases signed. That's it. Cloisters has leaking roofs, ancient sewer lines that back up sewage into apartments, shoddy interior workmanship like tiles with NO grout, trims with huge gaps, construction dust clogging ducts. They'd rather move students in quickly, than take the extra time to complete their projects correctly and safely. This is a terrible real estate era in Miami for buyers and renters. However, Landmark operates like this all over the U.S. Do not invest a dime in anything Landmark Properties manages or is developing for the foreseeable future. They will not do what they say they will. Plenty of other choices. Honestly, an RV would be better.

Renting an apartment here what is the biggest mistake I’ve ever made. They lied to us for months about when the apartment will be ready even demanding money on August 1 when they knew there was no way department will be ready by August 18. When we finally moved in on September 22, we discovered raw sewage coming out from the drains, sinks and tubs. Dirty living conditions they were never cleaned. And I am finish construction project. The water stinks. The room smell of mold. I feel ashamed for renting this apartment for my child. What a nightmare.

The Cloisters promises a lot, but fails to deliver in every regard. The management at the Cloisters is very nice, but this review will be on the basis of the quality of living. At the end of the day, that's probably why you're reading in the first place. I've lived here for three to four weeks now and my experience has been nearly insufferable. Many of the amenities that we need to live do not work, and it has been a constant headache since we moved in. To make matters worse, the Cloisters management has promised to fix these issues, but has not kept up on their word, leaving us without many basic essentials. Our dishwasher has not worked since we moved in. This is partly our fault, we were told to put in a work order and we didn't get around to that for a week and a half. However, I spoke with management on the phone over two weeks ago and told them about our dish washer still being broken. They said they put in the work order on their end and I should expect a call "soon" about getting it fixed. We still have not received a call about our dishwasher, and it is still broken. Most of our electrical outlets don't work either. The previous tenants removed the ceiling light fixtures (and management never re-installed them) so working outlets for our lamps are ESSENTIAL for us to keep the apartment lit. The problem is, in 75% of the apartment's sockets only 1/2 of the outlets work. Also, since there are no ceiling fixtures anymore, there are many dummy light switches that don't control anything. Another problem that I told the management about over two weeks ago and hasn't been fixed is that my toilet is constantly breaking. I've fixed the problem a couple times myself, but it keeps on breaking so it will probably require a plumber to fix. The issue is that something is preventing the inner tank from collecting water, meaning it makes a constant filling noise and is unable to flush. For obvious reasons, not having a flushing toilet in my own bathroom is a massive nuisance. The biggest thing though is that the laundry machines both cost money (it's free in pretty much every nearby student housing complex) and don't work. The killer combo. The dryer in the laundry room does not dry my clothes. I've tried many things, such as putting them in for two cycles and putting in only half the load, but no matter what I do, the clothes still come out damp. And when it costs $1.50 per load, it gets annoying fast when your laundry doesn't come out as its supposed to. I told management about this two weeks ago, and they have neither fixed the machines nor credited my laundry card. That is evident by the fact that I tried to do laundry again today, two weeks after I told them about the dryer issue, and my clothing still came out damp. Nobody should have to rely on their friends UV apartment to do laundry, as I've had to do for 3 weeks now. Also, to do laundry at the Cloisters (if you don't have an apartment with in-unit laundry, which many don't), you need to buy a laundry card for $5 and then load it up with more money. The machine only takes $5 bills. The other day, the machine swallowed my $5 bill without crediting my card. So now, I've lost 3 dryer loads at $1.50 each and the whole $5 bill for a total of $9.50 lost. I've only tried to do laundry here twice. That's just unacceptable when you compare The Cloisters to any nearby place like Red Road Commons or THesis. Lastly, the parking exit gate is frequently stuck open so safety is questionable. Also forgot to mention, the internet goes out nearly every night and there may be a bug problem... Overall, I've been extremely dissatisfied with my experience here. The pros (the common pool area and community-vibe of the buildings compared to the high rise vibe) do not outweigh the cons (everything listed above). For the price range and location, I actually recommend Red Road compared to this, and if you're a UM student, you know most people would never do that...

This is a terrible place to live. Management makes it impossible to get your deposit back. They also never do simple repairs like fixing a broken dishwasher.

They are infested with bugs. Every person I talked to said they kept the deposit even if apartment was spotless. The washer and dryers constantly are broken. They don't fix anything in your apartment if it breaks. Lastly, management are extremely shady and jerks.

I am writing this to acknowledge the blatant ineptitude of management. Having lived all over the world, I can safely say that this was one of the worst experiences of my life. Ranging from robberies to lack of maintenance, the list is endless. I will highly advise to not commit one penny to this atrocity of an organization. Truly embarrassing that they are allowed to conduct their affairs in this way. What a joke.

DO NOT LIVE HERE! Management is impossible to communicate with, makes even simple things into massive complicated processes. Not to mention the place reeks of mold to the point that it's probably incredibly dangerous. The construction is so poor that the simple moisture from showering in my bathroom caused my roommate's bed to rot through the wall. My car was broken into in the GATED parking lot because a sketchy back gate was left open. My 1000 dollar stereo and gps was stolen, and my multiple attempts to contact management to get security videos or information for the police report were completely ignored. They clearly delete all negative reviews because a post hasn't been made since 2006, so be wary of these scam artists and stay away from here.
