Let me start off my saying if I could’ve rated this place zero stars I would’ve lived here 7 years and I would’t recommend this place to anyone for them to live here. First terrible management, the people in the main office couldn’t care less and are extremely unprofessional. They rarely answer the phone to the point were we called 10 times + one call after another during OFFICE HOURS! And they ignore it and disconnect it. I’ve had to take the trip to the office just to tell them what could’ve easily been said through a 2 min call. Then you have maintenance.. something needs fixing or whatever the case is they NEVER come, you have to be on top of them until you get tired because nobody cares LITERALLY. The complex is extremely filthy, disgusting and not taken care of. The trash bins are always full to the top with trash everywhere, there is NO PARKING EVER for the residents, and they tow your car when you HAVE to park on the curbs cause there’s nowhere else. There is a roach infestation not just in my apartment but in many others and they do NOTHING. There’s mold everywhere including outside the buildings and trash everywhere. When I first moved here in 2016 it was required that they change the carpets in the rooms but they said the carpets were in good condition and didn’t need changing. Finally they changed them in 2020 upon many requests of my family since we have asthma and carpets are no good for us even with intensive maintenance and cleaning. They came changed the carpets and now 2024 I asked if we could have them changed for the vinyl floors they’re putting and they said just a plain NO. I began to get sick with severe asthma attacks for months to the point were I got acute bronchitis. Took it upon myself to take those carpets off and it didn’t surprise me, my bronchitis was being caused by all the green and BLACK mold underneath the carpet. Cause not only did they change it back in 2020 but they didn’t vacuum all the dust underneath and they didn’t change the foam that supported the carpet which was FILLED WITH MOLD. Plus in our contract it said they would provide filters for the AC whenever and they have NEVER provided us with any. And finally to top it off the rent is going up 200 dollars? ITS INSANE!!!!!!!! This place is NOT WORTH the amount of money they’re asking for rent! I think an efficiency would have better conditions than this place! Absolutely outrageous. There’s no peace for the residents here. Nobody neither management or maintenance do ANYTHING around here. I know I’m not the only resident going through this that’s why I’m writing this review on behalf of my neighbors as well who have also made complaints and have been ignored. Enough is enough, if y’all gonna put the rent up at least make sure it’s a place worth paying that money. And let’s not mention now you can’t even put CHRISTMAS LIGHTS in YOUR balcony???!! What in the world is wrong with y’all . Christmas lights are seasonal and allowed everywhere y’all just doing too much and again it’s selective bc there’s ppl that don’t follow the regulations and do not get in trouble. How about y’all start worrying about the piles and piles of trash all over especially in the back of the complex and by the canal! How about you all put more trash bins around the complex bc the trash will be filled up for days and not get picked up, it literally stinks! Christmas lights are not allowed , but the trash constantly overflowing and a semi truck parking every night taking up several parking spots and half the road is fine with you guys? This place is a joke, you guys only enforce rules with whoever you want and let others get away with so much more.. There’s a roach infestation all over the place but yeah you can’t have Christmas lights …There’s trash all over the place as well no wonder why roaches find it accommodating.

In the time I've been here i can tell that it's a very calm environment, and the apartments are comfortable.I've seen willingness from the work staff and maintenance to help according to the tranquility and safety of the residents

Run!!! Apartments are falling apart. Mold issues everywhere. Office staff is rude and just blatantly does not care. They just patch up the issues and let them pile up. No actual resolutions. Pest control in my apartment hasnt been done since ive moved in. Had to go out and buy sprays to resolve matter myself. Maintance issues take forever to fix or are just closed out without actually resolving it. Furniture is piled up at trash bins for months before being discarded. Worst apartment complex I've ever lived in. Do not rent here. Price is great but living conditions are not!

PLEASE DO YOURSELF A FAVOR AND RUN THE OPPOSITE DIRECTION OF CUTLER HAMMOCK APARTMENT... DO NOT RENT FROM THEM...THE STAFF IS RUDE NO CUSTOMER SERVICE SKILLS...THEY DON'T FIX ANYTHING...THEY HAVE MOLD...TENANTS WALK THEIR DOGS ANYWHERE AND LET THEM DEFECATE ANYWHERE SO IF YOU HAVE KIDS YOUR KIDS WILL BE PLAYING IN DOG ----....PEOPLE GET INTO FIGHTS...SOMEONE GOT SHOT OVER A PARKING SPACE IN BRIGHT DAYLIGHT..HOMELAND SECURITY SHOWED UP TO ARREST SOMEONE FOR COMMITTING AN ACT OF TERRORISM... I HAVE NOT HAD A GREAT EXPERIENCE THERE...NOT A GREAT PLACE TO RAISE CHILDREN...IF YOU HAVE TO RENT THERE BECAUSE OF THE MONEY...GET IN AND GET OUT...NOT WORTH IT!!

Honestly I was not surprised on the poor rating these apts. got. I live here since 2013 and My God!!! I can't wait to move out. Management simply don't care about the issues you may have while living there. I have to literally BEG them to fix something, and guess what? like I said, they just don't care. If office is closed then the pool and the gym are closed, and if by any change you didn't recharge you laundry card, guess what happens? Some of the machines don't work and they don't even bother to put a sign on it, and in some cases people from the same apts. open the dryers and put their clothes to dry. I never found people so low like in this apts. Management don't do background check and lately you'll find many people smoking marihuana like if is normal. People with dogs have no respect to other neighbors and they like to place their poops everywhere. Garbage is always overflowing and office have an agreement with the tow trucks. They even open your car with a special tool they have. and take your car. I seen it even with tenants that have their license plate in perfect order with the law. I hope you're reading this because this place is awful, filled with spiders and a n abandoned jungle closed to their pool. It's a nightmare this place, but like I said. I can't wait to move out of here

the customer service is horrible. the maintenance is horrible. the communication is horrible. the stupid parking permit/parking spaces are horrible. the HUGE spiders/ants/and worms are horrible. the vegetation is horrible. the pest control is horrible. I created this Google account just to give this horrible review because they're horrible! I cant wait to move from this hellhole they want their customers to call home.

This place is horrible do your self a favor and don't move in here at the beginning the staff is super nice to you but after they won't be as nice they take for ever in fixing something the parking spaces super small the garbage will be over flowing and in the middle of the st with furniture and smelling horrible there's dog poop all over the place both pools are close can't use the gym if office is not open if ur one day late they'll charge u 100 and something more of rent late fee the landlord sucks she's rude ppl is super ------ over all I just can't wait to move out of here I hate it ! The laundry some of the machines are broken no fan in there and it's like ur dying in there with all the heat found a condom In one of them when I did laundry it's disgusting if u don't put money in ur card when the office is open ull be screwed. Don't move u will hate it !

I have a big problem since May 2nd 2014. My apartment is on the second floor. A racoon made a nest on my apartment attic over the bedroom since May 2nd. As at this day the Management Office HAS NOT care or solve my situation. Now as result of there actions I have a flee infestation in my apartment coasting me more financially, worried about it, due to the fact that I had to evacuated my apartment so they can fumigated it.
