Lots of homeless living on the sidewalks across the street. Extravagant, but you get quality service and living conditions for it.”

The staff is beyond nice and accomodating, the residence is Borgeous and it really makes you feel so relaxed. I worth checking out this Alat to anyone who is looking to move. You've got so many restaurants walking distance and location-wise, it's perfect, about 15-20 minutes to downtown and mid wilshire area. I love living here and hope to continue my lease next year!”

The new property manager is not great as well. She send notices last minute. The maintenance people are amazing though! They always get the job done and they're nice and friendly.”

Seems like they are always trying to improve. Although I feel like the ping pong table could have a better place because I keep accidentally hitting the balls over the wall :') and I still don't like that the front area reeks of poop and pee. I also don't feel like the building is very secure because there's always people who don't live here trying to go to the roof or they get on the roof on holidays. And they could have more cameras, there's lots of blind spots for theft in the garage. Having covered storage is also better than the cages.. the walls and floors are very thin so if you have a heavy footed upstairs neighbor whos active throughout the night then your screwed. I think the price could also be cheaper.”

But for the past five months, the constant smell of cigarettes and weed has severely lowered the quality of my living environment, to the point where I’m seriously considering moving out. If management put even a little effort into addressing this, they could easily identify who’s responsible—the evidence is there, and it wouldn’t be hard to figure out. But nothing is being done. Every day when I walk through the hallway, the smell makes me feel like I’m living in a rundown area, and it’s incredibly unpleasant.”

The smoke gets in my room despite having all windows closed, and I'm forced to inhale their cigarette and weed smoke. 2. Gym equipments are outdated and in disrepair. All the treadmills have the sticker that says they are out of service and should not be used, but they are turned on for residents use anyway. They also regularly breakdown during workouts.”

She is responsive and helpful and will work with you to answer and alleviate any and all concerns or questions you may have. Ivan and Dante, the security guys, are awesome as well! They are always kind to me and my pup and give her (my dog) a treat when we come in from our nightly walk. Everyone who works There's friendly and helpful! Maintenance requests are resolved so quickly! Both times I had a small maintenance request I went down stairs to tell fill out a request but didn't even need to! The maintenance guy on duty followed me back up to my apartment (or met me there in less than 5 minutes) and had things fixed right away. :) different from my previous apartment that would take days or weeks to set up an appointment for. It's also super quite, I never hear neighbors when I'm in my apartment. The entire building is super clean too! There's never trash or recycling left in the trash rooms/shoots (which are conveniently on each floor). The hallways and common areas are always spotless and quiet. The security staff is there 24 hours a day! They have a direct number in case you need to call after hours. You've got cameras as well that they monitor and all entrance/exit points are secured and locked. You even need a key to work the elevator. Parking is such a necessary amenity that K2LA has. The lots are under the building and are securely gated all times of the day. They are also monitored by video cameras. The elevators take you conveniently from any floor of the building to the parking garages which means you don't have to leave the safety of your home/the building to get to the safety of your car and vise versa at nights when you come home. Also It's so helpful for groceries or shopping! Just load up the elevator and go up in one trip :) The area around is quite as well and has a lot of grassy areas you can walk your dog at. There's a direct number to the security if you ever feel unsafe while you are outside around the building. Its easy to the metro at Vermont/Wilshire and close to USC campus. You've got a lot of restaurants and shops nearby too and since you have parking you can alway drive without worrying about the hassle of giving up a good spot close to your apartment :) Other amenities are: a gym, free coffee machine in lobby, study/business rooms and computers, bike rentals, dry cleaning lockers service, bike storage and maintenance room, huge rooftops with grills, seating, fire pits and tvs, a clubhouse on the rooftop you can rent for parties,etc. and next month the second building that features a rooftop pool will be open! :) What more could you ask for? K2 is great! I love living here!”

The maintenance staff are the best part of the community by far.”

The complex is cleaned daily and the rooftop view of downtown Los Angeles is truly stunning. K2LA is also centrally located in the heart of Koreatown, which in my opinion, is the best place a young person living in Los Angeles could stay. What truly sets this place apart is the mgmt team. Christine, Erica, and Mikaela go above and beyond to make sure the needs of all the residents are met. Seriously, they work through any problems are always available (sometimes they're here all night). They have helped make my transition to LA as seamless as it possibly could be and continue to make sure I, and the other residents, are taken care off.”

Now, they brought people who isn't responsive to residents concerns and who doesn't respond to emails, questions and concerns. They changed the security team over time. They used to hire people at the front desk who were communicative, nice and sweet and care about residents safety. now, they brought their security team through a company which brings people along who are only doing what they are told to do who has top to bottom attitude instead of community-based. The only good thing about Berkshire K2LA is their responsive and effective maintenance team and the custodial staff. They really keep the environment clean because some people are really nasty. They really do a wonderful job. Thank you to them!”

Not happy with mgmt as they failed to address a report that another tenant had threatened to ha Me physically after immediately reporting the almost physical assault. Also, you have a large homeless Encampment in front of the Btructure and also on the corner of 7th & New Hampshire blocking the side walk which is da get to even walk by (wouldnt dare recommend walking there). Look elsewhere if you are looking to pay a high rent. Good luck but Im outta here!”

Only downside would be the smoke alarm always goes off when I use the oven, so I have been a bit hesitant to cook with that. The Building Itself: great as well. The parking garage is a definite perk - as a single female living alone, I feel completely safe at night in that area (a big win!). Also, love the 24/7 concierge in the lobby, they are always super nice and make me feel even more safer in my building. The neighbors are great, friendly, and quiet. Feedback (if any lol!): Sometimes the trash chutes dont work (no biggie, but I have to bring it down to the lobby level then :/). Seems like they are always trying to improve. Although I feel like the ping pong table could have a better place because I keep accidentally hitting the balls over the wall :') and I still don't like that the front area reeks of poop and pee. I also don't feel like this place is secure because there's always people who don't live here trying to go to the roof or they get on the roof on holidays. And they could have more cameras, there's lots of blind spots for theft in the garage. Having covered storage is also better than the cages.. the walls and floors are thin so if you have a heavy footed upstairs neighbor whos active throughout the night then your screwed. I think the price could also be cheaper.”

— 685 S NEW HAMPSHIRE AVE · Koreatown“As the longest term resident currently living at this apartment complex I've waited until now to draft a review because I sincerely wanted to give them the benefit of the doubt with the quality of their service, the environment, and value for the money. First, I moved here in May of 2014. I was one of the first residents to occupy the first building... we didn't even have hot water yet if that tells you how soon after construction completed I moved in. :) The second and third buildings just had the foundation dug but construction hadn't started yet. In the beginning the office staff - -------------- - were accommodating. They were responsive to the hot water issue, oven not working, door locks not working - basically the normal kinks you would expect in a new building. This level of responsiveness, understanding, and appreciation for residents continued for the first year. but, as the remaining buildings were completed this changed. And it changed dramatically and swiftly. I can honestly tell you - and I've spoken with a dozen other residents and acquaintances in the building - it felt like a total slap in the face as the "phase 1" residents as were not-so-affectionately called, became the forgotten ones. The first sense of this came when we were all given notices that beginning with our lease renewal we would be charged between $50 - $75 dollars per month for parking! I have NEVER heard of anyone charging for parking ... especially when the city mandates that all new buildings have spaces for all residents. This was clearly a scam to extort more money from residents. Why we don't pass legislation expanding rent control to all buildings in LA isn't beyond me... but I'll stay on topic. So as a result, my rent of $2350 on a 680 sq ft 1 bed 1 bath place is now $2400. I'd also like to point out here that when I asked about the rent prices, they pointed out the amenities and location as the reason why it was so high. I then pointed out amenities... LIKE A SWIMMING POOL... weren't even BUILT YET. But they were charging rent as if we already had access to them! Second, as soon as the new buildings were completed, they had a huge launch event and invited everyone to see them. The interiors are mostly the same with some slightly different tiling, carpet, etc. Weeks later when the pool was done, they informed us that they'd chosen to go with a different key card system in the new buildings. SO we had to CHECK OUT a key card to access the pool... and if they were checked out already, well, then, you're out of luck. Now, think if you were paying for amenities that weren't built yet for an entire year, and then informed you had limited to no access to them when they were finally available!!!!!!!!!!! It was aggravating to say the least, but when myself and several other residents brought this to managements attention their response was "we don't have any control of that".... That's the biggest cop out of an excuse I've ever heard of. If you're PAYING FOR AMENITIES... as a resident we should have open and unfettered access to them!!!! I'm not a lawyer, but that sounds like a violation of everyone's lease?! Third, You've got multiple club houses for resident use. These were ADVERTISED on the website AND in the leasing office as an amenity. but, they figured out they could make more money by telling residents they had to RENT... yes RENT the club houses to access them. As a result, NO ONE USES THEM. Because who in their right mind would pay money, over and above the $2000 - $3800 per month you're already paying - to use a club house!? Oh and it gets better... the pool deck at each building has a capacity of 150 persons. At any given time You've got NEVER more than 4 - 5 people at the pool. And the reason is, drum roll please, most ------- don't sun tan!!! So imagine my surprise, when I had 4 friends over one day and was told "you can only have 2 guests at the pool" ARE YOU SERIOUS?! Now, if I was impeding someone else's ability to use amenities, or throwing raucous parties every weekend, I could understand. But LITERALLY NO ONE uses the pool. Fourth, and this isn't really a reflection on K2 per se, but more of yet another example of the ineptness of mgmt. We had a shooting here a few months ago. Someone died. An ex girl friend was stabbed by her ex boyfriend, then the new boy friend shot and killed the ex. Instead of installing cameras like in the other two buildings, they put a note on our doors saying "we can't guarantee the safety of residents." Really?!? In summary, STAY AWAY from this building at all costs. don't be fooled by incentives to lure you in. No where I have ever lived, have I had an experience such as this. Instead of a community where you feel appreciated and welcomed, they've created a place which places profit, nickel and diming, and dishonesty to residents above retaining and incentivising long term residents to stay, thus creating a real sense of community.”

I didn't mind paying the premium rent since they delivered on all my needs exceptionally well. While there were occasional minor issues during Greystar's mgmt of K2, their team always made a genuine effort to resolve them and keep residents happy. Everything shifted once the property transitioned from Greystar to Berkshire. The Berkshire mgmt team's behavior has become increasingly problematic. They disregard resident feedback and concerns. Communication only flows one direction—they reach out when they need something, but fail to respond to our requests. As an organization, they demonstrate no familiarity with their tenants, demonstrated by sending emails asking residents basic information like parking spot locations. The most frustrating issue involves their manager Erica Medrano, who refuses to take accountability even when problems occur and residents are upset. Rather than addressing concerns, she deflects responsibility. When I submitted questions for her, every response amounted to variations of "miscommunication," "I'm unsure," or "I don't understand what you mean." also, I'm aware of several residents who vacated in October during the Greystar-to-Berkshire changeover who never received their thousands in security deposits back. Bottom line: we're indifferent about ownership, but mgmt needs to stop creating unnecessary friction with residents.”

The only concern is that the smoke detector triggers constantly when I cook with my oven, which has made me reluctant to use it much for cooking. The Structure Itself: Equally impressive. The amenities are delightful and consistently well-maintained while staying uncrowded. The upkeep and cleaning crews are fantastic. The underground parking is an amazing feature—as a single woman residing by myself, I feel secure walking through there at night (seriously a major plus!). Plus, the round-the-clock concierge service in the lobby is fantastic; the staff is always friendly and supportive, which adds to my sense of security. My neighbors are delightful, courteous, and respectful of tranquil hours. Feedback (if I have any!): Occasionally the trash chutes malfunction (not a huge deal, but I end up hauling garbage down to the lobby level instead :/). I don't really venture out on foot much (I mainly use my car to come and go from the structure) because of safety concerns and the district, though I was aware of that going in :).”

They promised me blinds, but after signing they took THEIR WORD BACK! I had to fight via threats to cancel my lease for them to pay for new blinds as that was going to be a deal breaker on the spot. I should have known this first fight was a huge RED FLAG! OLD historic building with NO MAINTENANCE done WHATSOEVER. Today July 2nd 2014 I am counting the days til my lease ends. approx. $2000/month for a 1 bedroom with NO HEAT (heating needs to be turned on by management so good luck with that) NO LOGS in the fireplace, they will require you to pay several of hundred of dollars to buy logs. Once you do go through this trouble, you will find out that the fireplace is CLOGGED so the entire smoke comes inside the apartment. So if you take the chance of passing out in front of it, you will probably NEVER WAKE UP! No ventilation in the bathroom you will inhale MOLD. Laundry facility closed for months and months with no updates, when you call them to ask for an Estimated Day/Time of Completion, they will respond "Ask the city of LA we don't know" 3 months now i can't do laundry ... Gym is inside a DUNGEON underground with no windows nor ventilation. And that's it for amenities (sad for downtown LA). They also promised me free guest parking ...after moving in Valet attendants REFUSED to park my own brother's car visiting me from Canada leaving him with a bad taste in his mouth. Takes a lot for a Canadian to be PISSED OFF and this company easily accomplished this task. EASILY. STAY AWAY!! Call the Mosaic apartments, check out the Chase building you have many other options MUCH better than this ----. *** Whoever that is going to respond to my review "trying to save face of this company", I have news for you, BACK OFF and let the population know what really goes on in this place!”

The walls are also extremely thick, so even if someone was throwing a party below me, I was never disturbed by any noise coming from other apartments. The door men are all extremely friendly and very helpful. The building even has a full-time handyman, Moises, who is available to fix anything that goes wrong or, for a small tip, help you if you need to hang curtains, etc. The building's manager, Camelia, is easily reachable and prompt in helping out with anything we needed. In the last few places I've lived, getting the deposit back was always a stressful, contentious fight. In contrast, Camelia was EXTREMELY fair, and we got our full deposit back very quickly. I think this is always a telling sign when it comes to a building manger/landlord. Lastly, one of the best perks of this place is the valet parking. It's only a little bit more per month than renting a spot in a nearby garage, and I kind of regret it's unlikely I'll live in a place with a similar luxury in the future. In the morning, you cal down and they have your car waiting for you. Coming home at night, you park the car in the front driveway and just leave it. Overall, I would highly recommend these apartments to anyone I know.”

Still it was so very haunting and charming. I had quite a large allowance at the time but opted for another building . I took a known young heiress from one of the most important fourtune 500 companies there a couple years ago to look at the building as she, like myself wanted something old hollywood she wanted to experience LA in the way one would have lived in the 1920s. I dont remember much this was two years ago other than we never made it to the front door something happened so offensive that we left. I said we should call the management and I think we did but what ever went on she was appalled and wanted nothing to do with these people and was hurt with me for ever bringin her there. She then became reluctant to go see anything else I had to show her. From what Ive read on here the management must be only nice to people they like and behave how they feel when ever they feel like it businness or not. I dont know how to rate it because we never got to experiece actually living there but I did definatly get the vibe that its a little shady.”

This building was famous for its friendly artistic tenants, people used to hang our chatting in the lobby and the lounges, put on plays in the garden, network, enjoy a beautifully decorated annual Christmas tree. But since Talmadge took it over, there is very poor security, the lights in the halls burn out constantly and are not replaced for weeks, there are many power failures (we ve currently been without power in most of the building for more than 24hours), we have frequent water shutdowns, extremely low water pressure, fire doors malfunction and slam loudly for days at a time, garbage has to be taken by tenants to the dumpsters accessible only by stairs, the manager gossips and slanders, complaints are routinely ignored, broken fixtures are replaced with cheap, inferior products that fall apart in a few months and tenants are treated rudely and unprofessionally by the manager and by the aforementioned Camellia, who is every bit as rude and unprofessional as others have said. All this, in a building that charges exorbitant rents.”

Aesthetically it is really nice, however if you are looking for a peaceful atmosphere this building is not up to the bill. The walls are paper thin, we could hear everything our neighbors did, from their conversations in their living room to their activities in the bedroom. The most uncomfortable aspect of this was we realized if we could hear them they could also hear us. Aside from the thin walls, there is a rowdy Korean bar next door to this building and you can expect drunk patrons screaming at the top of their lungs between the hours of 11pm on through 2 and 3am in the morning 7 days a week. A large crowd of bar visitors will congregate in the street next to the building during closing, as well as lingering out in the street to smoke cigarettes. Their voices are amplified by the alleyway on the side of the Talmadge effecting even tenants on the opposite side of the building.”

I asked around my neighbors what do they think about our manager and I heard only good things, she takes care of our problems immediatelly and she is very kind and strict that in my opinion is in our benefit. <br>I'd like to tell few words to the one who wrote the review on 01/25/05 : "You are the only one that has a problem in your had or you are one of the bed tenants that doesn't like the building rules. Just move out and let us live peaceful at the Talmadge."”

Camelia Sandoi is our fourth resident manager and without question has been remarkable.<br><br>Whoever Mr. or Ms. Anonymous are and wrote his/her review had to have gotten out of the wrong side of the bed EVERY DAY or are on drugs. By the way, Mr./Ms. Anonymous, you don't even know how to spell the manager's name correctly.<br><br>Ms. Sandoi and David Soufer's management company have been exemplary in every way.<br><br>The Talmadge is a best kept secret in Los Angeles. Anyone who ever lived on the east coast will find a bit of NYC or Chicago with spacious rooms, ceiling moldings (that are not even made any longer), old-world charm, working fireplaces, hardwood floors, pantries, walk-in closets, valet parking, and a well-groomed garden that can be reserved by tenants for private parties.<br><br>Since Camelia and Mr. Soufer took over management, immediate response to any problems in our unit have been taken care of immediately. Kudos to them both.<br><br>So, Mr./Ms. Anonymous, we hope you're living well where ever you are. We certainly are.<br><br>Peace.........Out!”

The service I have received and manner in which she handles things is very unprofessional and sometimes very rude. I am definitely not the only tenant who experiences these problems with the manager. The doormen she hires are also very rude and speak english very poorly. The only good things about these apartments is the views, the floors, and the valet guys.”

Apart from being ridiculously spacious, the apartments have been fully renovated, and mine is like new, except it has maintained all of the original moldings, colors, and doors and fixtures. The management was so helpful when wwe moved in and very accommodating to our requests. Anytimt there has been a problem, we have had no problem getting it taken care of. It´s a beautiful place to live, and a great environment, and our neighbors have been very friendly.”

She has been patronizing about guest parking, and outright rude to many guests of the establishment. One day after arguing to even get a guest parking spot on a busy parking day, I was ignored by the male manager on my way to try to even get back into the gated lot to get my car. All the great renovations don´t make up for the shoddy service reprsenting this historic building.”

We are silent film fans and were interested in the history of the building, having been owned by a silent film star at one time. When we pulled up to the building, we have to only suppose that the fellow who serves as the doorman was gruffly cussing out a poor teenage girl and single Mom, calling them bad words, and yelling at them to move their jeep, which was parked in their driveway. He even HIT the kid´s hand, and called her the "B" word! THEN, he threatened to kick the Mom´s you-know-what. When the little girl came to the Mom´s defense, he threatened to kick the MOM´s rear-end, too! This was a LARGE guy, threatening two females. We got back in our car and drove away. The girls ran away in fear of their very lives. We are wealthy patrons, and my grandson and I drove away, shocked at what we had just seen. Evidently, though the building may be renovated, the staff is not classy, and rather violent. Sadly, we won´t be inquiring as to whether or not any apartments are for lease there, for fear we´ll be bodily threatened by Bruno, the pimp, ´er, I mean doorman. (He went back inside the building, using his key, and got behind the desk, that´s why we assume he works there.) My grandson was traumatized by watching this event.
