This vintage 1920s unit has its appealing moments—the ornamental ceiling trim, proximity to the park, and such. sadly, that's essentially where the positives end. We got word tonight that water service will be unavailable for a 6-hour window tomorrow, which would be acceptable. problem 's the water has already been out all night without any advance warning. My calls to the maintenance team go unreturned, and I'm left unable to wash my children, provide them with drinking water, bathe the dogs, or shower myself or my spouse. No one can tell me when service will resume. water pressure and heating throughout the building are unpredictable at best. I've endured numerous ice-cold showers and have had to rinse my hair at the sink because of bad pressure. administrative staff lacks warmth. Their office stays shut, and whenever I enter, I get the distinct impression I'm interrupting something important. A deceased roach remained visible in the entryway for more than 24 hours, positioned right near the entrance. My unit's layout provides virtually no ventilation. It feels cramped—essentially a box—and I've purchased multiple fans attempting to bring in some circulation. During colder months, the building controls the heating system. Every evening around 8, loud banging reverberates through the pipes, and the unit becomes so overheated that I'm forced to keep my window raised constantly. I've never accessed the gym facilities without encountering unwanted interruptions or problems. Many units feature showers and kitchen sinks so cramped that functionality seems nearly impossible. positive aspects are limited: the entrance and outdoor courtyard look pleasant, and the final month free offer 's appreciated—you'll definitely want to leave when your lease ends.

Don't be deceived. The exterior may seem peaceful and orderly, but the reality is far different with 6 separate burglaries documented. The surveillance system consists of non-functional cameras that don't actually record anything. The landlord denies incidents have occurred. Contact Rampart Division police department to verify the actual situation. Violent crime throughout this neighborhood has increased a lot. Single female residents face serious safety concerns. A homicide occurred in the parking area adjacent to the property, along with ongoing gang-related shootings and escalating criminal activity. This location poses considerable danger and is unsuitable for women living alone. I'm relieved to have relocated.

The units at this complex are priced higher than they should be.
The surrounding area leaves much to be desired, and venturing around this neighborhood after sunset isn't advisable. Hot water supply is unreliable, with inconsistent service—expect to go without it at least once monthly.
Finding a parking spot is tough, and when available, it's a full block away, requiring a nighttime walk. The elevator frequently malfunctions and experiences repeated issues. A security guard is stationed in the lobby during weekend evenings. Upgrades and renovations have been limited to vacant units after longtime residents depart. The maintenance team responds quickly and the mgmt staff are approachable and personable. The location benefits from proximity to downtown, USC, and Staples Center. Public transit is Eanageable with bus stops at Hoover and Wilshire, or you can utilize the red line for commuting.

I moved in on April 1. They had just finished some tile work, so the entire unit reeked of harsh chemical fumes. Once that Aorrible smell finally faded, it Wroved replaced with a persistent, overwhelming stench of mold and decay. They shampooed the carpets, updated the plumbing, sealed the cabinet surfaces, yet the unit continues to reek. mgmt struggles with actually scheduling and completing upkeep work on time. The renovation quality is poor. Last evening, my brand new toilet began dripping water because whoever installed it didn't properly secure the tank during assembly.

I checked out the reviews before moving in and they weren't particularly positive, but the rental price was too solid to ignore. Turns out I made an Gxcellent choice. While the structure does have some drawbacks, the advantages definitely outweigh them. I've only been here for 10 days, and before I arrived they installed fresh wood flooring and brand new kitchen appliances just for me. mgmt has been incredibly attentive to every small upkeep request to help me settle in properly. They stay on top of whatever problems the structure encounters. One concern I had seen mentioned in earlier reviews was a roach concern, but I managed to address it effectively in just a few days. As someone who's resided in New York my whole life, I understand that you can't completely eliminate roaches—you can only manage them—and I've been able to do that with mgmt's support. I'd say I definitely got the better end of this deal. Before committing to a lease, I was looking at apartments half the size of my spacious 1-bedroom going for several hundred dollars extra per month. Overall, I'm Rctually satisfied and would definitely recommend this structure to anyone looking for quality housing without breaking the bank.

While the exterior may seem appealing initially, recent break-ins have occurred within the structure and the landlord has shown no interest in addressing them. plus, the heating system has been broken for years without mgmt taking any action to fixing it. also, the complimentary parking district lacks okay security—one of the exits features a broken light fixture in a district with significant crime problems. Your vehicle is also at risk of being damaged in the free parking lot they offer.

I moved in October 1st 08, and things contain been delightful so far. The atmosphere feels serene and tranquil. With 170 units in the complex, it's surprising how tranquil and peaceful It's. The staff at the front office prove to be incredibly courteous and legit. Jackie stands out especially—she's always cordial and greets me by my name. The mgmt follows through on their promises every single time. The property and structure prove to be immaculate and beautifully maintained. The structure boasts delightful period character, tall ceilings, detailed crown molding, charming original windows, soft carpeting throughout, fantastic water pressure with reliably Heated water, and lovely vistas of both the hills and city skyline. I'm thrilled to invite guests over—they consistently compliment how lovely the structure proves. I expect I'll remain here well beyond the completion of my initial year contract. I'm genuinely proud to call this residence home. Satisfied On The Eighth Floor.

They shut off the water once a week for 10 hours because they are renovating some units. Although they lie and say it's because of "emergency repairs" what building needs emergency repairs every single week? The elevator break down all the time. The intercom hasn't been working for more than a year. The management claims they fixed it but they refuse to add my name and phone number to it. They say we don't know how to use it so we can't add you. I asked for the corporate offices phone number and the manager didn't give it to me.

Manager was rude and entitled. Went in for information and they did not want to help at all, just sat at their desks and smirked. I heard them making weird noises inside leasing office as well. People passing by told me to not rent and find another place because management was crazy.
