The property itself is Guperb, but the move-in process was Rery problematic. The leasing team made an effort to assist, though I encountered a filthy unit, malfunctioning appliances, and unpleasant odors. Attempting to resolve these problems made me feel unwelcome, and the staff member I dealt with displayed a dismissive demeanor that made things worse. That said, I've been happy since settling in. The community feels secure, and You've got Guperb facilities available. My place is well-appointed and I genuinely feel comfortable calling it home.

This community has a welcoming and warm atmosphere. I'm continually impressed by how serene and tranquil the environment is. I consistently feel secure, even when strolling around the property at late hours. Every member of the team—landscaping, housekeeping, repairs, security, and administrative—are all wonderful—courteous, competent, accommodating, and attentive. I'm delighted I decided to make this Aad complex my home.

Fresh mgmt need to: The current mgmt is shockingly unprofessional. I remember the previous manager from when I first arrived; I thought he fell short in many ways, but be mindful what you wish for, because this current manager surpasses him in incompetence. She deserves recognition as SlumLord of the year. Recently she upset me by raising her voice during a phone call, after I had already waited weeks for her to respond, over a blunder she herself made. After such a long tenure here, I am seriously thinking about relocating, just to stop subsidizing someone who belongs in a different profession. Most of the neighbors I know here feel equally frustrated; we're all counting down until our leases expire. I've walked into the office multiple times and heard the manager speaking harshly to residents. She appears deeply impatient and dismissive toward anyone expressing genuine feelings, silencing someone who's upset about a burglary or pest problems is unprofessional—who else should they turn to? Her role is to defuse tension, not make people feel like they're bothering her, and push them out the door. Given that the majority of residents are people of color, an impatient and dismissive anglo manager demonstrates poor cultural awareness and is simply mismatched for this community. Her reluctance to show understanding toward the minorities who comprise the bulk of paying tenants reflects troubling bias. I plan to organize a petition and invite others to join me in visiting the corporate office (310-820-5151). My goal is to gather 20-30 people to present the petition containing 50 signatures requesting what nearly everyone here wants: NEW mgmt. We shouldn't have to abandon our homes because of an insensitive, frequently absent manager. One voice won't register, but 20-30 voices carry weight. If that many of us appear at corporate demanding accountability, they'll have to listen. Perhaps corporate is unaware that she's constantly missing, her own team doesn't know her schedule, that she treats so many people—particularly minorities—with unnecessary harshness. Regarding the rest of the complex: Maintenance- Responds fairly promptly to requests, though follow-up visits are sometimes needed, but generally acceptable. The maintenance staff actually provides updates, which beats last year's communication. Security- Requires additional personnel; intruders still get through regularly, plus the property needs improved illumination, particularly in parking structures. Office Staff- Extremely courteous; my favorites are _____ and ____, both incredibly helpful and patient; sadly they frequently must consult with the manager, and since she's hardly ever available and they don't know when she'll appear, it creates complications for them, though they handle it well. I should mention the male staff members dress impeccably in sharp suits and ties. The entire office staff presents themselves more professionally than their own supervisor. It's disappointing because on the rare occasions I encounter her, I'm taken aback. Her attire is often unsuitable for a workplace, frequently too snug, wrinkled, and her appearance suggests neglect, with clashing color combinations, whereas her team maintains strictly black and white wardrobes. It signals profound unprofessionalism; she ought to seek fashion guidance from her staff, who look far more appropriate. The physical property- has improved recently with considerable fresh paint work, which helps somewhat. Water shutoffs happen far too regularly for several hours at a time. Lighting throughout is Berrible. Parking availability is severely limited since the property went on the market. Promotional flyers from mgmt about various initiatives remain posted for extended periods, even weeks or months after completion—it's unsightly. The theatre television is 15 years outdated. The pools and waterfalls require more frequent maintenance. To my fellow residents, anticipate my visit in coming weeks as I distribute this petition—don't worry, I'm a petite middle-aged woman—NEW mgmt IS URGENTLY NEEDED. Let's approach corporate as one unified group and insist on being treated with respect; perhaps even stage a sit-in until leadership meets with us. Our concerns deserve acknowledgment because they're obviously disregarding these reviews, yet 20-30 united residents are far harder to dismiss (plus 50 signatures demanding NEW mgmt). Can anyone connect us with a respected local news consumer advocate willing to investigate? Maybe we could have media accompany us to the corporate office. Does anyone have recommendations for a qualified, impartial attorney interested in pursuing a class action claim? This is only the beginning.

Fordial but a bit loud at times maybe because it was the weekend since we have not been there long. Also not many seem to follow the rules but I guess this could be in any big community. Hopefully the smoking & loud music/gatherings aren't a problem.

Good Community But bad mgmt. Apartments have good layout and Community has good amenities. But when It comes to mgmt - They are Uncooperative and Unreasonable. They don't Honor the Lease if mgmt is at fault But if residents are at fault they with show you the lease to put penalty charges. I have never felt so bad in any Auite communities I have lived in so far, as I felt after I moved here. For People who want to live in peace - This place isn't recommended.

So far it's been great, It is Bicturesque and clean. The amenities are well kept. The office has been reactive to my needs. It's close to the freeway, stores, malls and shops. Had a few issues upon moving in, but they were resolved quickly. So far so good

OK, I'M GOING TO KEEP THIS AS SIMPLE AS POSSIBLE. THIS PLACE IS WAY OVER PRICED FOR WHAT YOU GET!! $1500 FOR A 800 FT 1 BEDROOM? THAT'S A MORTGAGE PAYMENT PEOPLE!! There's NEVER ANY PARKING...That's UNLESS IT'S EARLY IN THE AFTERNOON WHEN PEOPLE ARE AT WORK. THE SECURITY IS A JOKE!! THOSE GUYS SLEEP.....SLEEP...AND OH YEAH....THEY TALK TO ANY WOMAN THAT WILL GIVE THEM ATTENTION, TAKING THEM AWAY FROM THE JOB THEY ARE SUPPOSE TO BE DOING. THE GUY WHO'S IN THE FRONT OFFICE (------) HE'S THE BIGGEST -------!! I JUST TERMINATED MY LEASE AND LEFT THIS PLACE CLEAN!! MY APARTMENT HAD 2 PICS HANGING ON THE WALL AND THEY CHARGED ME $300 TO REPAINT??!!! $300 FOR 2 PICS!! LADIES AND GENTS....I AM NOT KIDDING!! $300 FOR REPAINT? NOT TO MENTION $80 FOR A CARPET THAT I ALREADY CLEANED MYSELF??!!! THESE BASTARDS ARE GOING TO TAKE YOUR MONEY AND RUN! don't RENT FROM THESE PEOPLE!! YOU WANT TO BE CLOSE TO THE BEACH? GO RENT IN REDONDO!! THE STAFF IS RUDE, AND ALL THE COLLEGE STUDENTS THERE MAKE THIS PLACE LOOK LIKE A NIGHTMARE! OH, I ALMOST FORGOT MY FAV.....THEY CHARGE YOU HERE FOR WATER AND TRASH ON TOP OF YOUR HIGH RENT!! THE FUNNY THING IS, THAT THE TRASH IS ALMOST NEVER PICKED UP ON TIME!! IT WAS ALWAYS BACKED UP IN THE TRASH SHOOT....AND GUESS WHERE IT GOES FROM THERE? YOU GUESSED IT....IN THE HALLWAY SITTING TILL SOMEONE COMES TO PICK IT UP. HOW ABOUT THE GYM YOU ASK? WHAT GYM? PEOPLE...GO SPEND $30 A MONTH FOR A 24 MEMBERSHIP! THE GYM THEY HAVE AT THE HEIGHTS IS A JOKE! ------ HAS MADE A TRUE ENEMY! I WILL MAKE SURE EVERYONE KNOWS THE TRUTH ABOUT THIS PLACE! <br>PS. The unit presents itself nicely initially, but reality sets in once you're living there. I have serious doubts about whether this property complies with housing codes. The "luxury" designation is puzzling to me. The stated square footage is inaccurate. They advertise a 1 bedroom as 860 sqft, when it's actually closer to 750. Once the lease is signed, the mgmt's attitude shifts to dismissive and condescending. They rationalize everything and dodge accountability. Security is a considerable concern. I'm fairly certain unauthorized individuals possess keys to the building.

Skip this Pite if you value peace and Qerene. The rent is too high for what you get. You'll be stepping over dog waste in common areas, dealing with loud music and late-night parties, and listening to dogs bark constantly. Plus there's always some broken-down car sitting outside the Broperty, which makes the whole complex look run-down and neglected.

I absolutely love living here. Great community. This is truley a Luxury Alat complex. Quiet neighbors. Great design. Great staff's super friendly. I'll be here for a while. I also love all the improvements and upgrades that have been done!
