All of the reviews here are 100% true. I am a single female living in this building and have had nothing but problems since day one of living here. The security is a joke as well as young "kids" looking for easy money. If you have a safety issue or get locked out of your apartment for any reason, you are completely screwed. The security guards spend their time partying in tenants apartments rather then patrol the safety of the building. If any tenant tries to complain, I promise you, you will be evicted. Many people have come and gone from this building with serious health problems such as mold poisoning. The management claims this is nice, safe, affordable housing. It is all lies. The landlord is -- something years old with no knowledge of how to run a business. The management company is not any better. If you take a downgraded apartment, it is just a matter of time before they find a reason to get you out so they can upgrade the apartment and rent it for more money. The management does not negotiate, they do not care what your situation is. They are rude, do not return phone calls and there are so many health and safety violations in this building that it's just a matter of time before CA State Board of Housing shuts this place down. Maintenance workers are perverted neanderthals who enter your apt. without permission. I always felt I had to sleep with one eye open especially since I had the pleasure of opening my bathroom door after showering to find one of the workers staring me down in my kitchen. He entered the apt. to fix a "not" broken garbage disposal. Between the noise day and night, pot smoking on the balconies, ----- workers, noxious odors, poor maintenance, constant power loss, water constantly being turned off, ------ security, pick up after your dog only if you want to...the list goes on and on, YOU WILL HATE IT HERE. Please listen to me, do not rent here. Save your money, sanity and health. There are other places take the time to find them. If not, consider yourself warned.

The manager, ------ ---, is extremely rude. She will never negotiate or treat you with respect. I suggest you to stay away from this building. Other problem is the frequent power shutdown.

The overall layout of Museum Terrace is nice, but during my time there the power would go off at least once every 3 months and when it went off it was off for 12 hours. Not good for someone living on a budget and having to buy spoiled groceries often. Plus there are NO emergency lights so good luck trying to navigate your way to your apartment in pitch black (most of these outages do happen at night and in the winter when it's freezing). For the high rent prices you are paying, you'd think the power could stay on. There are also many people who leave shopping carts from the Ralph's in the hallways and you can hear them running them up and down the hall floors on the loud tile. Until they resolve these issues, I would not recommend this place.

The manager in particular. She is often really rude, doesn't have any patience on answering questions. The funny thing is that when we rented the place, she was all smiles and pretending that her job was to help the renters with any problems regarding the apartment. Don't fall for that like we did! The overall of the building is OK, but if you are thinking on moving to this building, I hope you never need the office staff help and get ready to have a lot of money stolen from you. All the contracts that you sign by the time you are moving, all the good deals that the building offer you. Forget about that!!! They always change it later for other deals that are best for them and it gives them more money...

my roommate and i thought we had found a great deal, museum terrace is in such a awesome location and for such a reasonable price we thought it would be the ideal place to live. to say that this is -----'s playground would imply that anything would want to live here. trust me, after what we have endured, that is farthest from the truth. the very first night, my roommate's toilet clogged. this would have been bearable given the fact that we have another bathroom but in a blink, my toilet also clogged. since then 50% of the time the toilets clog or just swish the water around. but that's not all folks!! about a month into our lease we came home from the grocery store and were welcomed to a complex without any power for most of the day (with no cause?)this has happened two more times in less than a year and cost us hundreds of dollars in spoiled groceries. the garage has suffered as well, "mystery vehicles" have broken the water pipes located on the (extremely low) ceilings, causing a flood. Did the fact that museum terrace has 24 hour security appeal to you? well, if you feel safe knowing that your security guards cant speak english, have a handicap pass (and an obvious limp), and enjoy eye-raping you while following you to your car/apartment, then you will feel more safe in here than in a police station. Mail has been stolen, they try to over-charge with rent and utilities, constantly posts notices to enter your apartment for stupid reasons, constant fire alarms, not really gated, rancid smells coming from elevators, broken elevators, wood floors above you, paper-thin walls, MOLD!, pyscho manager, no cell service for verizon, and much much much more. Even if this story did not help you sympathize with our living situation, we hope that it will at least give you a fair warning and convince you to stay far away.

Live in your car before you live in this squalor. There is a large mold outbreak and many people have suffered severe health problems. Management has turned their back even though they are acutely aware of the problem. In fact, maintenance has been instructed to call it "mildew" or be fired if they call it mold. Mold exists in the walls and ceilings and has now fast-tracked throughout the building. It's even grown on people's clothes and shoes in their closets. And, in their lungs. There was a firm who came out to "seal off" the walls of units awhile back--but anyone who knows anything about mold knows that this is the most imbecilic thing to do! That makes mold spread even faster to the neighbor next door and so on and so on. Live in your car or in the PARK before you live here!

I've lived in Museum Terrace for many years now and can corroborate most comments posted prior to mine. The most critical issue is the fast-spreading mold problem throughout the building. This will only get worse because NONE OF THE BATHROOMS HAVE VENTILATION. Yes, they have fans that turn on when you flip on the light, but if you pull down the fan box, you'll see there's no actual ductwork for moist air to escape. The fan just blows around in an enclosed box in the ceiling. This is true of all the units, which explains why the bathrooms quickly fog up and remain damp (towels take forever to dry), which leads to mold issues. When I complained to Corina Colan (a prior manager to the current ------ Ray), she simply told me to "shower with the door open and the air conditioning on". Nice. When I attempted to point the issue out to a recent LA Housing Inspector that visited my unit, Porfirio Jimenez (a very hardworking maintenance guy who, despite G&K's incompetence, is a very trustworthy guy) was also present and got visibly nervous and quickly intervened, changing the subject. I was later told by a fellow resident that the poor -------- maintenance staff has been expressly warned by management that they will be fired if they reveal any of the building's many problems. I decided not to pursue the matter further since I'm leaving the building. Serious mold issues aside, here's a brief list of problems I've encountered: -UPS and FedEx boxes dropped off at my door are consistently stolen. -Power and water service disruptions are common. -Laundry machines are frequently in disrepair (or rigged to run for shorter cycles than posted). They also have usage restrictions (can't wash after 10PM). -Ghastly tar odors from the elevator wells. -Lazy/exceedingly obese non-threatening/responsive security staff -Lower floor apartments repeatedly experience kitchen backwash overflows from upper units that uncontrollably flood lower-floor kitchens with filthy water. -Certain units have actually been sealed off because of serious mold problems. -Tons of silverfish, bugs and some rats throughout building and in actual units. -Paper-thin walls, you can actually hear your neighbors breathe (never mind their yippy dogs). -Pool has serious structural issues, which lead to inevitable leakage of water down to the parking lot underneath--you can see water seepage marks in the concrete walls below the pool--kinda scary. -Sketchy people are starting to move in, stuff is getting stolen from common areas including: the TV in the gym, the laundry card/cash machine in the lobby, even the lobby phone used by management got stolen. Not good. Stay away. There's plenty of quality rental apartment inventory in the Miracle Mile--you don't need this place.

What on earth has happened to this place? If the rats scampering through the parking garage don t scare you, your loved ones, or your dog, maybe the homeless people wandering through the building will. Apparently one poor homeless man was sleeping in the (mold ridden) gym and took the TV with him to make up for the foul odor. Another vagrant (he does not live here) roams the halls at 6:00 pm each night and attempts to steal all the packages left behind by UPS or FedEx at the residents doorsteps (the delivery people rarely bother to even leave notices that they ve been here). And the renovations to the lobby and gym are like some nightmare dream sequence out of A Clockwork Orange. The screaming yellow (Op Art patterned) wallpaper in the gym is sure to scare everyone away, given that the vinyl wallpaper conveniently covers up the mold consuming the ever decaying building. The new lobby is the piece de resistance: caked on, sparkly silver paint(it looks like cheap nail polish from the 99 Cent Store)on every pseudo-metal surface, a frightening brown paint everywhere (think of the last time you changed a diaper), and a new, postage stamp sized piece of carpeting (undoubtedly left over from a nursing home). With the ever growing number of residents moving out, this place could soon be advertising blue light specials for the $ 3000 apartments in this rancid building.....

If you've lived in the building for more than three years, resign yourself to the fact that the Management Company (G & K) doesn't care about you. Live in building for ten yenent won't respond to very basic requests (i.e., replacing the 25 year old peeling linoleum in the Kitchen and Bathroom areas; replacing the 10 year old (or more). The Building is only 25 years old, but guests to the building comment that it looks like it was built in the 1970's. No surprise there--G & K won't even spend money on necessities like fixing leaking pipes and improving the security and fire infrastructure. Sadly, it will probably take a serious injury (like one of the tenants falling down the stairs during asgligence on the Owner's part---the stairs and parking garage are pitch black during the power outages, which average 16-18 hours per episode. Get out while you still can. The LA Department of Building and Safety ha citl1ations, the th Department is investigating the mold in individual apartment units, the Gym is being renovated, and the wall paper was been removed-- check out the dark black mold on the walls of the Gym and ask yourself-- why on earth would I want to work out there. And as a final note, log onto the Better Business Bureau website. Goldrich and Kes has been given a resounding "F". And while you're on the BBB website, write a review of the company or file a complaint. Maybe THAT will force them to take the concerns of Museum Terrace residents to heart. But then again, I really doubt it......

This place is a mess. There are so many negatives about living here I don't even know where to start. The most worrying thing is the amount of mold being found in apartments and in the common areas, people are getting sick and quite frankly I'm worried about my health. On top of this there are the constant notices being put on our doors, always something like the hot water will be off for the day or the elevators are out of use. We had a blackout not too long ago and the place was so dangerous, no emergency lighting in the stairwells and garage, how does this place pass any kind of health and safety inspections?? The staff are horrible and ALWAYS on personal calls when I walk by the office, thats if they've bothered to turn up on time that day or haven't gone off on personal errands. Several times I have had packages delivered that have been signed for by the office and never been notified about, this is a simple task yet they seem to find it so difficult. The noise in some of the apartments is unbearable, single glazed windows looking onto busy streets, not much chance of a good nights sleep! Then there's the phantom vehicle that has twice burst a pipe in the garage in the last few months. This caused a huge flood in the garage, damaged cars and then the staff were overheard laughing about the people who's cars were damaged! The pipes are obviously bursting because they are old and crappy like the rest of the building but they try to tell us its a mystery vehicle that was miraculously not caught on camera at either time! Fire exit doors are left open (apparently for maintenance) directly onto the street so anyone can (and does!) walk right into the building, this would explain how the TV in the gym went missing, again nothing was caught on camera, do the cameras even work?? This is also a huge fire risk. The elevators stink and quite often people are trapped in there or they open between floors, this place really is a death trap! DO NOT LIVE HERE!!! This building needs to be sorted out or torn down! As a side note - there are many current outstanding health / fire-safety / housing violations against this building from the City of Los Angeles (over 100 last I heard around 1 month ago) this is all available on request from the City. Do not be fooled by recently re-modeled units as the infrastructure isn't there, they need to initiate a serious maintenance drive to pull this place into shape, in my opinion it's about 6-9 months away from being condemned. There are plenty of other places in this neighborhood - Don't live here it may be hazardous to your health!
