When it came time for me to re-locate and find new housing in the Los Angeles area, I looked at numerous apartment buildings. I have a budget that I need to stick to, but I also wanted to live in a well maintained and nice apartment. It was difficult to find both. Just when I thought I was going to have to live in a sub par apartment because of my budget, a friend of mine told me about Westwood Villas. I am so thankful he did! The housing is great and the price is well below the rent of other apartments in the area. I have not had any maintenance or repair issues, so I can't speak personally about that. However, I can tell you that the maintenance staff really cares about the tenants. On my way in the other afternoon, I was struggling with some heavy boxes and before I knew it, one of the maintenance staff members was there to help! I was shocked by the personal attention! I already feel at home.

You will not find a better place to live in East LA. If your children go to elementary school, Clover Ave. Elem. is the school where your kids will be assigned; best elementary school in Los Angeles! The garden, pool deck area, the lobby,and laundry rooms are cleaned daily. The pool is also cleaned every week. There is always someone available to help at the office. Any repairs needed for the apartment are done quickly. All the staff (David, Ken, and Stephanie ) are very friendly and helpful and my experience with my neighbors has been wonderful. In my opinion the staff is one of the best things this complex has. They work 7 days a week and all three of them answer to the tenants needs immediately. I have lived here for more than a year and have no complaints so far.

I want to thank Westwood Villa for taking such good care of my daughter who attended LMU for the last two years. Your team has always been there to assist in every small detail the safety of my Child. I truly want to express thanks to the management that has gone out of there way to allways show up with a smile. I will say that when my son moves to Los Angeles, we again hope to be a tennant. Thank you!

I currently live in this apartment complex and am more than satisfied. I have lived in several others in surrounding areas and my experience at Westwood Villa has by far been the best. I have requested some assistance from maintenance and received prompt attention to my needs. The staff has always been courteous and accommodating. I am paying less for rent here than my previous apartment and am getting a better facility and much more courteous and prompt service. I am a very satisfied tenant.

I lived here for 3 years. management: really varies, they change manager quite frequently. don't expect them to return your call, or email. one girl (Katty?) will tell you to email her while she always pretends that she never received any. however there's usually another person in the office and the maintenance jobs are done pretty quickly. anything regarding the lease is another question. every time i go into the office asking about my lease I get some unpleasant surprise: once they told me I'm on month to month lease and owes them $500 while totally ignoring what they've written on my lease. this happened at least two or three times in the past. also they won't tell you that if you want to move out when your lease ends, you need to give them a 30d notice. they will just continue to charge you at a higher rate. also, the 30d notice must be an EXACT 30d notice -- it doesn't count if you tell them 31 days in advance... building: it's old, my bathroom leaked and was repaired at least twice. mushroom literally grows out of my walk in closet once (and died, they are still there). there's probably MOLD in my bathroom. I'm thankful that I only saw cockroach once (it's so big, ewww). neighbors: I live in a corner unit, with only neighbors up and down stairs. my downstair neighbor plays drum 3am in the morning. he also screams in his room. no doubt he's a freak. I had to call 24h security so many times, finally I moved my bed to the living room and pretended I'm living in a studio apt, and I'll move out asap now. If you are lucky to have "normal" neighbors, you are fine. otherwise the management is not going to do anything about it. Anyway, it's definitely not the worst apt around here.

I am a young college student that has moved in from out of state, I was extremely timid and worried about moving into the city and living in an apartment. I have to say that living at Westwood Villia has made my change of lifestyle a very welcomed change. The staff has always been eager to assist in any way possible. I have ha d zero maintenance issues, but feel very confident they would be handled in a timely and professional manner, just as all of my other dealings have been. I have nothing but praise for my new home, and look forward to staying here until my college degree has been obtained. I would definitely recomend Westwood Villa to all my friends!!!

I moved to Los Angeles as a result of college. I am from a small town and had my concerns of living in a large city and in an apartment complex. As a struggling student, I did not have a large budget for housing either. I was elated to find Westwood Villa! Not only did they accommodate my tight budget, but I was getting a newly renovated apartment that looked great. I felt very safe there and the staff did a great job of making me feel at home and giving me the confidence that they were only a phone call away. Getting to school, grocery shopping or great restaurants was a breeze. I couldn't have had a better experience!

I have lived at Westwood Villa for two years and I would recommend this building to anyone looking for an updated apartment building in a great location at a very reasonable rent. The building was recently updated as well as the apartments and the management of the building is very good. If I ever have a problem I contact the manager and they are extremely helpful in getting the problem resolved. I found this building to be the best value for the money out of all the buildings that I looked at.

Soon after we signed the lease, we found that the guardrails are too wide! California Building Code (CBC 509) requires that the width between guardrails on the deck and porches are below 4-inch but their average rail spacing on the deck and porches is as wide as 7 inches (Yes, we measured it!) Our 2.5 year daughter can easily pass her head through the rails on the second floor decks and porches! Their manager Edwin looked nice only before we signed the lease! They do NOT know this law and/or refused to know it even though you told him! They refused to fix it also refused to refund our security deposit $1000 . They even sent us attorney letter for $950 more for their "loss"!. What a nightmare! We cannot live anyway no matter how much money we have to lose. Who wants to take risk of their kids just for thousands of bucks? Moss & Company is an eater who only wants to keep your money but not serve their liabilities!

My room mate and I have lived at Westwood Villa for several years and have found the building and location to be superb. It is the best value for our dollar and the management has always been helpful and attentive. The building has recently been remodeled and we have enjoyed it's new look.
