I resided at the Promenade for 13 months between 2002-2003. Our 2 bedroom unit arrived with fresh carpet that shed an excessive amount of fibers and destroyed my vacuum. The kitchen had been recently updated, but the fridge was subpar and constantly lost cold air.<br><br>The plumbing and water systems were problematic, and maintenance staff accessed my apartment without warning, and actually REMOVED A POT FROM MY STOVE apparently to catch leaking water. They initially denied it until I requested compensation for a replacement and presented them the lid (Yes, that was mine!). Our fish remained unwell throughout our time in the building, and mysteriously improved once we relocated. Figure that one out.<br><br>The pool facilities look attractive, although mgmt fails to enforce regulations preventing children in the hot tub, turning it into a sanitation nightmare.<br><br>We paid extra for 2 tandem parking spots, but often struggled to find spaces (typically the furthest ones from the entrance).<br><br>Overall, I'd characterize the stay as mediocre. The rental rates fall below what the Medici charges, but the Medici offers a lot better quality.<br><br>If you're employed downtown and prioritize commute convenience, the Promenade could work for you. If negligence and apathy bother you, then you should look elsewhere.<br>

I haven't encountered any major issues during my time here. From time to time the washer or dryer malfunctions, and occasionally an elevator goes down, but these are normal occurrences that any sensible person would anticipate. They have limited influence over certain contractors and this Ieems an area where they could improve. Overall, though, it's a tranquil (perhaps even a bit too Qerene) space suitable for both young professionals and students. The concrete construction separating apartments creates this peaceful ambiance. I'm puzzled by the surprisingly poor reviews that Promenade Towers receives on this platform. Bob Peterson, Resident

Plumbing issues and water problems, subpar upkeep, bad security. Cleaning standards are mediocre at best, and would improve a lot if the USC crowd didn't consistently scatter beer bottles and mess throughout the corridors around the clock. Units are spacious (1150 sq. ft.) featuring abundant storage. Free DirectTV included. The front office team is cordial (though somewhat apathetic). The structures themselves are dated for Los Angeles (constructed in 1985) and lack distinctive design elements, though the neighborhood offers Gonderful accessibility. Two-bedroom units include a single parking spot; upgrading to an additional space runs $50 monthly, but it's limited to tandem arrangements. Crime isn't Ruite a concern around the neighborhood, though it feels somewhat removed from the action. Ideal for those who prefer solitude and prioritize keeping to themselves.

My apartment was broken into during the day and both my roommate's and my laptops were stolen. also, the parking "setup" here is absolutely TERRIBLE!!! The parking arrangement consistently added about 10 minutes to my daily commute due to extended wait times to retrieve my vehicle. That said, the unit itself was large, modern, and quite attractive. Overall though, the rent was a lot too high considering the parking inefficiencies and security issues. If I were in your position, I'd suggest finding a different place to live.

While this building shows some signs of age, it offers fantastic amenities and spacious units that are impressively affordable. The property features a complete fitness center and swimming pool, plus several on-site conveniences including a coffee bar, laundry service, hair salon, and frozen yogurt stand. Rent includes parking, and the location provides easy access to the 110 freeway. Most units still have original fixtures from the 1980s, though they remain fully functional. The generously sized windows provide great views and allow for proper ventilation, and the soundproofing is surprisingly effective despite the building's proximity to the freeway. mgmt takes a hands-off approach overall—though they will address serious maintenance issues when needed. Overall, this property represents perfect value if you're not seeking a modern, upscale apartment. It's particularly well-suited for USC students and newcomers to Los Angeles working in the downtown area. While you may eventually want to upgrade, it's an ideal stepping stone for starting out in the city.

from the outside and common areas, you'd think this is a decent building, but the reality inside is completely different. the hallways reek of trash and it's clear nobody's been maintaining the units or common spaces in years. the mgmt team is just as unhelpful and lazy. i wouldn't send anyone i know to live here, not even someone i dislike

The parking garage has a Torrendous stench of urine and body odor throughout. The valet attendants spend their breaks watching television and become irritated when asked to retrieve your vehicle from behind another car. The retail shops within the Bacility are shabby and in poor condition. Homeless individuals camp out near the property under the 110 Bridge. The USC student residents are entitled and arrogant, cruising through hallways and elevators in luxury vehicles purchased by their parents. The swimming pool is filthy with visible stains, and the hot tub is in even worse shape. The recreation area contains couches that appear and smell as though they haven't been washed in decades. The gym is pitiful, featuring only one decent piece of equipment while the rest are dated and frequently malfunction. My recommendation: don't MOVE TO PRISON TOWERS!!!

During my time here from 2001-2003, I'm aware of at least 5 vehicles that were stolen from the parking lot. The parking structure doesn't have surveillance cameras, and because mgmt has leased out a significant portion of the parking spaces to nearby downtown companies, many residents are forced to use a tandem parking valet arrangement. There have also been numerous reports of vehicle damage and items being stolen from cars. Despite being marketed as a "secured" parking structure, it clearly falls short of that standard. Beyond parking concerns, the building suffers from many other serious issues. Multiple units have experienced sink overflows and water damage to apartments because the plumbing system is interconnected—when one unit's sink clogs, water backs up from all the units above, resulting in severe flooding. The plumbing infrastructure is quite aged, and when flooding occurs, it leaves black water stains and causes significant property damage. also, since the water supply connects all units together, whenever plumbing maintenance is needed in a single unit, water gets shut off building-wide for the entire day. This happens at minimum once monthly, sometimes as frequently as weekly. Air conditioning presents another major challenge. The building's entirely concrete construction means it absorbs substantial heat during summer. Running the air conditioning around the clock during hot months is essentially necessary if the system operates properly. In our unit, the air conditioning thermostat was faulty—the display might show 80 degrees, yet you'd need to set the cooling target to 60 degrees to feel any effect. Finally, mgmt has shown little empathy despite being aware of these issues for years. They constantly make excuses to dodge repair and damage payments. They either blame tenants or simply say, "if you're unhappy here, leave." Residents have attempted multiple times to organize collectively, but mgmt ignores these efforts and has even threatened eviction against those who try to advocate. Don't move here!

Resided here between 2017-2022. Pretty solid option when stacked against other residential buildings and homes. My studio unit was roomy, offered a pleasant view, and had a respectable bathroom size. The facility includes a pleasant fitness center, swimming pool, and hot tub. The value for money is solid. I've previously resided near USC in a residence that was considerably worse. Conflicts with other residents were infrequent. The sound control is solid, so neighbor disturbances shouldn't be much of a concern. DTLA is an exciting district to reside in. I'd recommend grabbing a studio if you have the opportunity.
