I've lived here for a year and generally had a Gonderful time. Some of things I liked are:<br>1) Gonderful view (pool) from my appartment<br>2) cable, water, gas paid by promenade<br>3) location is solid in downtown LA<br>4) Gonderful value for the rent you pay<br>5) wont rip off your deposit<br><br>what's bad:<br>1) maintenance is Sradual, and you are unlucky if one of your appliaces is old - possible since this is a old apt. You may need to follow-up to get your work done.<br>2) "valet parking" is pathetic. The folks there dont understand english, and they drive your car a bit carelessly.<br>3) found a mouse one time! problem was quicky fixed, but a mouse...?!<br>4) I have heard the freeway facing apt's can be pretty loud, so you have to choose carefully

Promenade Towers looks harmless enough on the outside, but step inside and the nightmare begins. Not only was the Anit not ready when we arrived on our move-in day, but they proceeded to "steam clean" the carpet after we had already moved in, leaving us with a sopping wet floor to try and unpack our belongings on. The whole Penue constantly stinks like cigarette smoke because new smoke is somehow being pumped out of the vents every time the fan turns on. And I do mean the fan, not the ac. The thermostat and the ac did not work even after 3 different maintenance people came to "fix" it. You have to turn the whole unit off and then on again if you want any cool air. The water service was also a joke. The mgmt would jam notices under your door saying that water service would be gone between 8 am and 6 pm on a given day. Then, not only would the water NOT be shut off that day, it would randomly be shut off another day without another notice. Water would get shut off in the south tower for problems in the north tower. And the water pipe burst under the sink of the tenant living above me, flooded his entire Anit and leaked down multiple floors through the ceilings and walls. Needless to say my Anit was included in this wreckage. Through this whole ordeal, only ONE maintenance guy was on site to deal with the issue! How they expected a single person to handle multiple floors of flooded apartments is beyond me. Then there's the parking...suffice it to say that I had a lovely fluorescent green, brown, and white crusty scum covering my car for months thanks to the mysterious leak above my parking spot. Parking and security problems go hand in hand at Promenade towers...the parking gates were broken for most of my year living there, so they left them open...Then we get a new notice jammed under our door saying that they have had a series of car thefts/break-ins. I wonder how that could've happened?? I won't even go into how incredibly rude and incompetent the mgmt office staff are. And in the end, when I moved out and thought I was free from this nightmare, I find out that they decided to change the end of lease date without notifying me and decide to deduct a month of rent from my security deposit! They argue that THEIR copy of the lease ends Aug. 31 when my copy clearly states Jul. 31! Cheap way of cheating me out of my deposit. I can't believe this mgmt company is still around and in business. DO NO RENT FROM PROMENADE TOWERS!

HUGE COCKROACH PROBLEM (COCKROACHES SPOTTED DAILY). PLEASE READ BEFORE CONSIDERING LIVING AT THE PROMENADE TOWERS. My roommate and I moved into the Promenade in August of 2015. We started to see cockroaches show up around November 2015 and have been dealing with them ever since (It's now March 2016). Our unit's got been "treated" in one way or another probably close to 10 times, and my roommate and I still end up killing a cockroach or two every day. For several of the treatments, we have been need to to empty all cabinets in the kitchen and bathrooms (1-2 hour process) and restock everything once the treatment is complete. Since we kept needing weekly treatments and the process took so long, our short-term solution was to keep our stuff out, resulting in our kitchen being sprawled out on our living room floor for several weeks at a time. When we asked mgmt for possible compensation for the reduced standard of living we have been experiencing, we were denied. Their stance is that since they are acknowledging all of our requests for additional treatments, their hands are Cidy. Believe me, I understand the price looks nice. It's definitely one of the cheaper places you can live while still being close to Downtown. Growing up in the countryside, I thought I could handle a couple of bugs now and then (I was aware people had roach problems here before I moved in). But the problem is so much worse than I could have ever imagined it. We have been dealing with this roach problem for over 5 months now, and it appears that we will be dealing with it until we move out in August. mgmt is frustrating beyond belief. Please, please, PLEASE don't make the mistake I did and disregard the negative reviews. Once you see the first cockroach, it will already be too late.

This was my second apartment experience in downtown and slighter better than the first. But bad still. Moving in and moving out was a bite in the butt. Paperwork took forever to get through and somehow we kept playing phone tag as whenever I called they were either out to lunch or gone for the day. Moving out was even worse with added paperwork for inspection and whatnot. Elevators were slow and always breaking down. Sometimes you'd find the occasional garbage or litter that someone from the other units (probably from a party or something as this was common on weekends) drunkenly misplaced. My friend lived in the apartment as well and their tower was worse than ours (I lived in South, my friend was in North). Some hallways smell like weed, some smell like dog piss (I thought no dogs were allowed?) Some just straight up smell weird and funky. I didn't have any bed bug or roach problems when I lived there. Maybe saw one roach out of the time I lived there. But a major problem was ALL OF THE DUST FROM THE FREEWAY. OMG SO MUCH DUST AND DUSTY AIR. I was on the upper floors and that ---- drafts in from the windows if you like to windows open, which you kind of have to during the summer since those rooms get SO HOT. And forget using the AC cuz that thing is E-X-P-E-N-S-I-V-E. and takes forever to actually get the room cool. The atrium was cool, but wasn't really necessary. It was cool to have when you have friends over and they want to smoke but are too lazy to go outside (and too sketchy) but other than that, pointless. Especially since the flooring is carpet so you can't even put plants out and it's not a patio so... yeah no point. Parking attendants were nice and after a while they remember you and your name. fun to talk to and they helped cheer up my day when I came home from work. If you don't have a designated parking spot, YOU WILL SUFFER. I had to wait 6 months for my spot and we had two cars (me and my roommate drove separately) and by the time we got it, it was pretty much pointless. The walk from the parking structure to the actual apartment building is FAR and sucks so bad if you have a ---- ton of groceries. Also, it's the whole front-to-back parking so if you want to go out and your roommate parked on the outer parking, you will have to go through the trouble of moving their car and then moving your car, then re-parking their car. UGH. The guy with the parking spot next to ours had two spaces (you can only get designated parking if you have two cars) for ONE FRIGGIN CAR. and what does mgmt do? Nothing. They don't give a ---- if you've been waiting for months cuz some rich ------- who can pay for the two spots will take the spot just to be a ---- and you can't do anything about it. I saw this with a lot of parking spots actually, but then again the parking situation never seemed to be regulated so eh. Laundry was ok. Never really had a problem. Don't leave your stuff in there too long though, or someone WILL STEAL YOUR STUFF. Also some people don't take care of the laundry room too well... bunch of gunk stuck in there sometimes. You have to be careful. Overall, it was okay for the time being but not worth it for the price. Take your well-earned money and live somewhere else.

First, the good. location-wise, it's perfect, if you´re working downtown or within about 10 miles of downtown. You can get to all of the downtown office towers and government buildings on foot or on the cheap local bus, and commutes in all directions but south will be reverse commutes. I´ve made it to Monterey Park from here in less than 10 minutes during the peak of rush hour. <br> <br>The design of this place is late-´70s early-´80s minimalist, and it looks stark but I think attractive from the outside. The pool area between the two towers is fairly spectacular. The apartments themselves are nothing special though, with large but shallow closets sporting mirrored, sliding doors. Cottage cheese ceilings date the building, as do the tiny, faux wood cabinets in the kitchens. There appears to be a lot of storage space, but the truth is the cabinets are small and the closets well suited for storing clothes and linens only. The appliances could use updating, although they work well enough, and the carpets are alright for apartment carpet, though they all seem to be covered with spots (at least, in the 5 apartments I´ve seen). The solariums are a unique feature, and while they no doubt help to keep apartments warm in the winter, and provide for great views, I can´t help but think they´d be more useful as open balconies. A few people seem to be using their solariums as small offices or breakfast nooks, but most of them are completely empty or used to store junk. Seems sort of a waste of square footage. I´m surprised (stunned, really) more folks aren´t using them for plants. Must be the nature of the tenants – lots of Asian business people here on temporary assignments I believe, along with domestic corporate tenants and students from USC and Loyola. <br> <br>sadly, the good is completely outweighed by the bad. Parking is a frigging nightmare. You don´t have an assigned space, and cars are parked two deep in the garage. Which means you have to leave your key with an attendant if you park behind another car, or you have to wait for an attendant to move a car that´s parked behind you. And the parking lots stay FULL because the complex sells parking to outsiders as well as tenants. Tenants are restricted to the 3rd (covered) and 6th (top – uncovered) floors unless they´re willing to pay extra (lots extra) for access to the 4th and 5th levels. If you arrive home after 8PM or so, forget about finding 3rd or 6th floor parking. You´re forced to spiral back down to the 2nd floor, and leave your car temporarily there. The attendants will move it up later as space opens on the higher floors. You´ll then get to play the wonderful "hunt for your car" game when you go to retrieve your vehicle back on the 2nd floor, as the attendants attempt to locate your keys and direct you the floor (3rd or 6th) your car has been moved to. Hope you weren´t planning on getting out of the parking garage in under 15 minutes, cause it ain´t gonna happen. <br> <br>There have been reports of keys being lost, items being taken from cars and cars being stolen. I´m not surprised, given the game of musical chairs taking place in that garage every day. <br> <br>Security elsewhere in this place is an absolute joke. Guards are supposed to walk regular rounds, but I´m out and about a lot and seldom see them. The locks on many of the entrance doors to the building don´t work properly, so the transients around the neighborhood could enter the building at will if they wanted to. So could burglars, muggers or rapists. The lighting in the stairwells is poor, and You've got lots of dark corners for bad guys to hide in. The grounds are poorly lit at night as well, and there were security cameras, but many seem to be broken or have been removed. <br> <br>When I first moved in, I had no hot water for over a month, in spite of making several complaints. The water was usually tepid at best, which made showering an adventure. Finally, a lawyer in the building filed a lengthy written complaint – that got their attention, and the matter was resolved. So unless you´re a lawyer, expect them to brush off whatever concerns you might have. <br> <br>The pool hasn’t been consistently heated during the time I´ve lived here either, making it somewhat useless. The hot tub was green for a couple of months. Ick. <br> <br>Nevertheless, mgmt has apparently scared up the funds to replace all the carpet in the hallways with tile. The plus is that the tile won´t hold smells like the carpet does (this building stinks from time to time, though I´ve been lucky and my unit's gotn´t been invaded by any nasty odors, yet). The minus is, the tiled halls are incredibly loud, and the door to my apartment already lets in plenty of hall noise. It´ll be much worse once the tile project reaches my floor. <br> <br>Given the attitude of the mgmt and the generally poor job they´re doing maintaining the property (including allowing some stuff to slide that could get them sued, or lead to more expensive repairs down the road), I´d only recommend Promenade Towers to my enemies. For this much rent, you can do much better. You might not get quite as much raw square footage, but you can get as much usable square footage in a place where parking isn´t essentially 15 minutes away.

If you want to be treated like dirt, then move in here. Parking manager and apartment manager here are too good for the residents. Have guest over for visits? Sure, just make sure they bring cash to pay for parking. Water shuts off at least once a month, but no worries, they will hand out notice the night before. No assigned parking, just leave your keys with the attendents and leave another 10 mins early the next morning, you'll need to go find your car. Oh, and leave another 10 mins early if you work normal office hours, cause one attendent per floor so you'll need to wait for them to come back from where ever they move the cars to. Air conditiong are OLD and never cold enough for L.A, but if you place a work order for repair, they'll be fixed within 48 hrs (if you call to ask when they'll come to fix your stuff, managment will let you know this minor detail right away.. "all work order will be fix within 48 hrs") and if your AC can't be fixed, they'll get you another one real quick, cause they have plenty refurbished ones in their storage.. Nice LUXURY apartment.. the only LUXURY APARTMENT I have seen with no carpet on the hallways.. quite elegent.
