The culture here is dog piss, vomit on your balcony, human piss in the elevators, and zero management concern. Rocks fall from 16 floors above, people here party at all hours of the night, security is non existent, and the dangerous conditions on the property are enough to literally kill you - rocks falling from 16 floors up is just an example. Take my advice and run. Run for your life. Stay away from Onni. Even Greystar is more honest than these monsters.

I had high hopes for this apartment complex, given its excellent facilities and building structure. However, the entire approval process turned out to be an absolute nightmare due to the incompetence and disorganization of the staff and the manager. 1. After enduring two weeks of chaos, being tossed from one consultant to another, and facing delays where I had to wait for document approvals because "my approval manager fell ill," I reached the pinnacle of frustration. 2. The return of our 2nd leasing consultant, who requested the reloading of all statements several times, was far from smooth. Astonishingly, they only considered only a fraction of my income (apparently, it was too much trouble for them to review statements thoroughly and see 2nd part of my income), leading to an outright rejection without any attempt to find a solution. 3. Alright, I pointed out the oversight, and we reapplied. To his credit, our leasing ?onsultant swiftly resolved the issues ( sending me three assurances that we were APPROVED (that he received from his manager), and everything was in order. However, the following three days brought to silence, and as I anticipated the lease, when we talked about the discounts he unexpectedly informed me that we were CONDITIONALLY APPROVED and needed to pay a deposit FOUR TIMES HIGHER (again, after 3 times when he said that we were APPROVED and 3 days of silence, wtf??). This, to me, was the epitome of manipulation, unprofessionalism, and sheer incompetence on the part of this building's management. f you state one deposit amount and change it days after approval, it's a manipulative and dishonest strategy, and seems like the management of Onni using this strategy. Ultimately, they wasted almost three weeks of our time, consistently and multiple times demonstrating unprofessionalism and disorganization. We decided to send them packing and explore another building where we received approval in 1 week without any troubles and unprofessionalism it. Moreover, as I later discovered from genuine owner reviews, my suspicions were not unfounded. The management consistently handles tenant issues poorly and engages in shady practices. I am determined to ensure that this manager faces accountability for their actions. In conclusion, my experience with this apartment complex's management was nothing short of a disaster. I strongly advise potential tenants to consider alternatives with more reliable and ethical management teams. P.S. It seems like the manager of our leasing consultant has to train his management and resolving issues skills, it’s your job, buddy. Dislike ??

Incredibly dishonest on-site management. We left our studio unint spotless, took videos and photos of the condition of the unit when we left. The on-site manager violated the lease agreement and charged us for cleaning and painting -even though we had video and photo proof that the unit (after only on year of living there) did not need to be cleaned or painted - it was in cleaner condition than when we moved in. When we pushed the issue, she agreed to refund the cleaning charge after further inspection of the unit, but not the painting. When we pushed for both which we were entitled to, she then flip flopped and said she would refund the painting, but not the cleaning!! When we requested documentation of proof to justify their charges, she send us fraudulent photos obviously taken after the painters were there showing one water bottle and a tiny piece of blue painters tape on the bathroom floor, along with the lid to the toilet tank laying in the bathtub (which the painters had to remove to paint the wall). She also showed a picture of an empty water bottle in the refrigerator. We do not use plastic water bottles, and our video/photos clearly showed an spotless and empty refrigerator, along with my reusable metal water bottle on the counter right next to the refrigerator!! Neighbors in the building warned us not to bother cleaning, but we said not only was it the right thing to do, we also could not afford for them to keep our $750 deposit. We have. been emailing and texting but have not received any response since she informed us she will no longer be refunding the cleaning or the painting charges!!! I could go on, but you get the point I hope. I will be pursuing this as what they are doing is completely illegal! Fraudulent photos, misrepresenting the written lease agreement, and ignoring our communications. We have now found a better building three blocks away, larger, better amenities, at a fraction of the Hope & Flower price, and a very kind, courteous and professional staff.

PLEASE READ ENTIRE REVIEW BEFORE CONSIDERING MOVING TO THIS BUILDING-OR ANY OTHER BUILDING ONNI OWNS/MANAGES--I PROMISE YOU,YOU WILL THANK ME! I have been a GOOD TENANT (their words, not mine) at H&F for 3+ years now, and though I have given them numerous chances to take steps to get over their "growing pains" (AGAIN THEIR WORDS NOT MINE) as a new building (building opened the year I moved in), they have failed TREMENDOUSLY--ALWAYS at the expense of the residents. This most recent incident has pushed me over the edge and prompted this review. Because I am a VERY fair and honest person, I have given all 6 managers a chance to make things better, I have not shared a review until now, because I was hoping to be around for "when things got better", but I now realize, my relationship with ONNI is no different that that of a toxic relationship you know you need to get out of, but stay because you see the potential--hands down this building has THE BEST AMENITIES DTLA, but it means nothing if you either cannot access them, have to pay to access them (on top of the very high rent/parking fees), and they are mismanaged by incompentant people. This latest incident that has pushed me over the edge is the FLOODING of the building, which has happened at least four times to my knowledge. Over 55 units were affected, including mine, and I was displaced from my home. Shockingly, the management DEMANDED RENT payment WHILE I'VE BEEN DISPLACED, and they did not provide any relocation assistance during the repairs. To make matters worse, they entered my unit without permission, packing up my personal items in a careless manner that I would have never done myself. They even allowed access to my unit to anyone by taping door jams in an open position, compromising the security of my belongings, in order to allow immediate access for workers-but also giving immediate access to anyone who walked up to my unit's door. During this ordeal, I had an air quality test taken, and the results revealed toxic levels of mold, specifically penicillin, in my unit. However, the management refused to take any remedial action, putting my health at risk. To add insult to injury, management has informed me that they intend to file an UNLAWFUL DETAINER case against me and is actively seeking to evict me for nonpayment of rent, despite all the financial and emotional hardships I have endured. They have shown no willingness to offer any concessions or reimbursements for the time I have been out of my unit (i HAVE BEEN OUT SINCE OCTOBER 24TH, 2023).Communication from Management has been abysmal throughout this entire ordeal. Unless I reach out to them, it takes days, even weeks, for them to respond, and even then they provide minimal assistance or accommodations. The management at this building has gone from bad to worse with each managerial change, leaving tenants in a state of constant frustration and disappointment. First and foremost, let me start with the issue of parking. My car was illegally towed from its assigned parking space, and while the management admitted guilt, they refused to refund my out-of-pocket expenses until I had to take legal action against them. This lack of accountability and disregard for residents' rights is simply unacceptable. They continually change rules and accesses to building amenities at will, treating residents as though we are either in a prison or a dormatory. They tell bold faced lies, verbally and in writing and REPEATEDLY GIVE EMPTY APOLOGIES, ONLY BECAUSE IT IS THE "RIGHT THING TO DO", NEVER MEANING THE APLOLOGIES OR RECTIFING THE SITUATIONS (Read the reviews at ALL of the properties in LA county they own...they are all the same complaints and responses). Furthermore, the management has repeatedly failed to keep us informed about the violence occurring on the grounds, including MURDURS & SHOOTINGS. Instead of addressing the safety concerns, they have actually reduced security measures immediately following such incidents, putting residents at even greater risk. In conclusion, I strongly advise the public to steer clear of renting from ONNI. The constant mismanagement, lack of communication, and RECKLESS disregard for tenants' well-being make this place an absolute nightmare to live in. Save yourself the stress, frustration, and financial burden by looking elsewhere for a safe and reliable place to call home. ALL THEY CARE ABOUT IS THEIR PROFIT!!! (Note: This review is based on my personal experience and is intended to provide a warning to potential renters. Others may have had different experiences, OR MAY HAVE BEEN ASKED/GIVEN CONCESSIONS FOR DIFFERENT REVIEWS, BUT THIS ONE IS AS REAL AS IT GETS! I have numerous pictures, emails and videos which I will be presenting in court when they file this Unlawful Detainer AND when I sue them--AGAIN, for their negligence and reckless disreguard for my health and saftey, financial & emotional hardship and CURRENT HOMELESSNESS DUE TO THEIR NEGLIGENCE!)

Honestly, I have been impressed by the customer-service of all the front desk staff. They know my name and greet me when I come home everyday. I wanted to move to DTLA and knew it would be a big move, but I feel like the team makes it feel like a home away from home. I have an amazing view of downtown from my patio and upgraded appliances. I am loving it so far!

This is worst place to live in dtla for its price All fake reviews saying it's amazing etc. False alarm all the time to evacuate from the building. You can't sleep because of this false alarm. Cheap material everything breaks so easily.

To those of you who are reading this message I appreciate your existence. Today, I would like to express my sincere honesty & truth in the most professional & respectful way. My experience with living at luxury high-rises in DTLA has been nothing short of amazing, until my recent re-location to the Hope + Flower building in Feb. 2020. I have never filed 1 bad review nor complaint as a tenant. This High-Rise is titled "HOPE+FLOWER", on the contrary there is absolutely NO HOPE here & the FLOWERS are dead. This building should be called HORRIBLE + FRUSTRATION! In my humble opinion I wouldn't recommend living here. I have had the opportunity of meeting other tenants in the building. Many of the tenants (over 50+), have shared & expressed their frustration, negative experiences, & mistreatment that they receive daily from employees of H+F. We are extremely tired of being mistreated & blatantly disrespected. H+F is literally the ABSOLUTE WORST building that you could ever live in; due to management! I ask you kindly, to take these bad reviews & complaints extremely serious! It is a pure nightmare, and over 50 tenants that live in this building have serious UNDERSTANDABLE complaints regarding racial discrimination, profiling certain people, harassment, plumbing issues, acts of violence in the building, cars damaged & broken into, & people parking in your designated space that you pay $200/per month. There are several police reports filed regarding these incidents. Furthermore, the front desk receptionist, Karen, disrespects visitors/guests, & tenants; daily by screaming, yelling, & being extremely rude to them. Time is money! A lot of the tenants here are business owners. Now ask yourself, why would so many business owners spend all this time to leave these bad reviews & comments if it really wasn't terrible here. Trust me & trust us. If you do not want to be stressed out DO NOT waste your time moving in here. This literally feels like living in a prison. Karen's attitude is egregious towards the tenants & guests. Karen is the by far the ABSOLUTE rudest, most unprofessional person that I have ever encountered. Karen walks around the building like she is a slave owner and we are living on her slave plantation. I have absolutely no idea how the owner, Inno De Cotiis or Onni management could ever allow anyone to treat tenants & guests the way she does. She literally walks around here making demands as if she is the owner of the building; which even then still gives you no right to be disrespectful. Karen yells and screams at the tenants & guests, "I NEED YOU TO PUT YOUR MASK ON! WEAR YOUR MASK CORRECTLY!" My 55 year old mother & 15 year old niece recently visited me from Alabama for my bday. I haven't seen my family in over a year & we were excited to see each other. Unfortunately, my mother & niece's first experience was negative, before they even reached my door. My mother, niece, & multiple guests made it to my door asking me, "Why does the lady at the front desk have to yell and scream at people regarding face masks?" There is nothing luxurious or professional about Karen's interactions with my family, tenants, or guests; and these issues need to be seriously addressed. UNACCEPTABLE. Why is it so hard to greet people respectfully and ask nicely to wear a face mask? We were told that this was a LUXURY HIGH-RISE; but the customer service of Karen and a few other employees in this building is honestly along the lines of McDonalds & Burger King. Even the customer service at Chick-Fil-A is more professional than the customer service that Karen gives to tenants & guests. I have videos & reviews that I have collected from tenants & guests that all feel the exact same way. How can over 50+ tenants, guests, current employees, and past employees mention that Karen is the absolute worst and we all are wrong and she is right? It does not take much at all to be respectful in a so-called luxury high-rise. On September 19, 2020, which was my birthday, I was harassed once again by Karen about guests being inside of my room that I pay rent for. Not 1 complaint was made regarding me; nor were any of my guests rude at all. In fact, my neighbors were even over as well. Karen attempted to block and stand in front of the elevator (1 foot away from me; not 6 feet) preventing me from pushing my apt number, attempting to force me to listen to her demands, "YOUR GUEST NEED TO BE OUT BY 10 PM."
