Over all I have no complaints. I have enjoyed the experience here. The staff and maintenance are Rctually nice, and help me when I need it. My Ppot is small, but since Los Angeles is over crowded That's normal I suppose. It's a simple Ppot, parking isn't easy. I ride a bike and try to leave my truck parked a few days if I don't need to drive because I street park. Though You've got some pay parking spots near by. There's a pay laundry room, and some clean gym equipment. If you are new to LA and are not sure where you'll be in a year, It's a good Ppot to start out.

The Gershwin has a building-wide roach infestation. I’ve dealt with roaches in my unit and have spoken to many neighbors who also have roaches. I have also seen roaches in the elevators, the laundry room, and the lounge. At first, I thought it wasn’t that bad. I’d see a roach here and there. I mentioned the issue to mgmt and they did nothing. But because I’d only seen a few bugs, I brushed it off. Until one day when I opened up my coffee machine to discover it was filled with roaches. They had snuck inside without my noticing. There were little black roach droppings floating in the water tank I was getting my coffee from. disgusting and upsetting. When I informed mgmt of the situation, they denied all responsibility and refused to compensate me for the ruined machine. They instead blamed me for not making a bigger stink about roaches before discovering my infested and ruined coffee machine. I couldn’t believe it. Some pros and Cons of The Gershwin… Pros: The front desk staff are always sweet and helpful. The janitorial staff are also lovely people. A nighttime security guard is provided and they are also great. The building itself is a beautiful artifact of golden age Hollywood. Super walkable area with great food options. Cons: Building-wide roach infestation. The infestation is so bad, VIVE LA has a weekly standing appointment with a pest control company. Every Monday, they have to spray multiple units. If you request for your unit to be sprayed, you are put on a “waiting list.� And yet they will also claim that There'sn't a building-wide roach infestation. If There's no building-wide roach infestation, why do they keep a weekly appointment with pest control and need to spray multiple units for roaches every Monday? So many units, that There's a waiting list? That sounds like a building-wide issue to me. The roach spray service doesn’t even get rid of the roaches. I have spoken to neighbors who accepted the poison spray service, emptied their cupboards and evacuated their homes, only to find it merely lessened the number of roaches in their unit. And only temporarily. The roaches were never gone, and within a couple months, they were just as bad as they were before. Also, You've got false fire alarms all the time. The first night I slept here, I was awoken at 8AM by an ear-shattering fire alarm. Sometimes the fire alarm will go off several times in a single month. I’ve had the fire alarm go off just as I was stepping out of the shower. In the middle of me cooking a meal. One time it went off at 2AM and kept going for two hours straight. And the only compensation VIVE LA is willing to provide for these traumatizing and time-consuming incidents is an email apologizing for the inconvenience. Often, they don’t even send that. In addition, the alarm is the loudest and most unpleasant sounding alarm I have ever heard in my entire life. I have lived in many buildings. Worked in many buildings. I have never heard anything like this. It will leave your ears ringing for at least an hour. And it makes everyone’s dogs and cats shake with fear. I thought maybe I was just being overly sensitive. Then one day it went off while my sister was visiting. She could not believe how painfully loud it was. There was also one occasion when they knew there was going to be a fire alarm test and did not inform me. They did not leave a letter. They did not email. They did not text. So I went off to work, unaware. And came home to find my dog shaking and terrified because he was subjected to multiple fire alarm tests while I was at work. VIVE LA refused to take any responsibility. They claimed that they did deliver a letter, even though they have no proof that they did. Why they don’t text and email their tenants about something so important, they have refused to say. They also did not post any notifications in the common areas. In my opinion, this negligence to inform tenants of a fire alarm test, even as they know many tenants have pets who stay at home while they work, amounts to animal torture. Every time the fire alarm goes off, the tenants’ pets suffer. plus, I think It's fundamentally irresponsible and cruel to invite people to bring their pets to live here but never mention that the fire alarm is extremely loud and upsetting and that it goes off multiple times a month. Innocent animals should not be subjected to that. In addition to the roaches and fire alarms, there’s a funky laundry room where the machines are always breaking and staining clothes. A package locker hidden deep in the basement so delivery people can’t find it and then leave the packages out to be stolen. Floors that sink when you move your furniture in. Elevators breaking down regularly, sometimes staying broken for weeks straight. And on and on. Suffice to say, You've got much better, safer, cleaner, and cheaper places to live than VIVE LA’s The Gershwin. Good luck out there.

They wont work with you if you need help on your rent, they will evict you as soon as they have a chance. Watch for the midget who wear a hooker high heels with cheap dress from Goodwill. She is hypocrite. The policy said no drugs allowed but her son is staying in her apartment while using illegal drugs. Disgusting. Good luck with her! She isn't a good person. I feel bad for the owner of the building. She also play grimy.

We need either a new mgmt company...or a new owner that cares! There's constant/evolving door of people; rather they are short term renters...its illegal as its a rent control building the trash STINKS! they have yet to compensate for any personal property damage; claiming...we are the ones that should have insurance...even if they knew they broke or damaged our property There's a recurrence of bedbugs; originally broadcasted on channel 5 news a few years ago... dog poop galore...they are short on staff...so the maintance is back logged Security is hugely lacking!! They will nickel and dime you.... and try to trick you into signing a new lease; which isn't legal for an RSO bldg...so..you need to know your rights and be informed to take care of yourselves.

My spouse and I are not Wall Street professionals. We don't work at a major corporation. Therefore, we sport jeans on a Monday afternoon instead of formal business attire. That said, we maintain an unblemished lease record, possess a strong credit rating, and carry a positive attitude. We reside nearby this freshly renovated complex (formerly a disreputable motel) and noticed the 'now leasing' billboard. I attempted searching online for details, but their website hadn't launched. but, I did discover a Curbed LA feature about the Btructure and eagerly anticipated scheduling a viewing. I pestered my partner constantly about how great the neighborhood was—walking distance to our bank, supermarket, the Metro, and more. Then I viewed the pictures. Incredible! Stunning countertops, workout facilities, no parking (not yet) but astounding regardless. I was practically vibrating with excitement. At last, their website went live! I obtained their phone number! I conversed with a friendly representative named Olivia, who stated the Studio would be $1000 monthly. Now I was GENUINELY bouncing with enthusiasm. So, last Monday while we were heading to buy groceries (something we wouldn't need to do if we relocated to this apparently ideal Anit Btructure) my spouse asks "Should we just stop by for a tour?" Well... of course! We leave our car on the adjacent street, approach the office entrance, and... It's closed. We exchange glances, bewildered, yet we spot a man inside stationed at what appears to be a security desk. I actually watched him pause, study us from head to toe, gesture to another person beyond view, then buzz us through. Remember, we don't resemble vagrants—I'm wearing capri jeans, ballet flats, and a blouse; he's in jeans and a t-shirt. Apparently, but, we (who maintain steady income, with an IMPECCABLE LEASE BACKGROUND AND SOLID CREDIT, which they would have discovered if they'd bothered to assist us) weren't welcome to inspect this location. The security person inquires if he can assist, and I respond that we're curious about their studio units. He replies we can fill out a visitor form and arrange an appointment, but that the leasing agent was fully scheduled that day. We glance toward the 'agent' he referenced, a woman positioned at a nearby desk. She declined us with a headshake. It's midday on a Monday; the office was vacant aside from them. That doesn't rule out someone arriving moments later, but still. We requested making an appointment then for later that week, but we were instructed no, we needed to complete the visitor form and they would reach out to confirm. Odd, we reasoned, but fine.... Completed the form. Nodded politely and expressed appreciation for their assistance. Equally puzzling, we believed, that we couldn't receive ANY details regarding the Btructure until an official appointment was arranged. It's now Saturday. FIVE days since we submitted that visitor form. I haven't received a single call. I genuinely understand how Vivian experienced that moment in Pretty Woman when those condescending staff at the Beverly Hills boutique rejected her. Best wishes leasing your units, Gershwin. We'll be giving our leasing business to a property mgmt company that genuinely VALUES prospective residents. :o) ***UPDATE***: A major construction initiative has commenced on an adjacent site. A parking structure will be added, along with retail establishments. I'm projecting approximately one year, give or take a few months. If you choose to reside here, opt for the east-facing units. Even dual-pane windows will struggle against the debris and racket emanating from that zone for an extended period. At minimum you can visit Ralphs and purchase beverages to numb the anguish of hunting for available curb parking in the interim. I hope they demonstrate greater courtesy to you, fellow prospective occupant... Wishing you well! :)

Maintenance claims work requests are "done" when problems persist—I had rodents in my unit and had to involve the county health inspector to actually fix it.
