- Parking is a nightmare. Don't expect to find a spot after 7-8pm and even if you shell out $50 monthly for a reserved garage space, don't count on the gates functioning properly. - Two elevators serving 200 residents is absurd. The fact that they malfunction constantly is ridiculous, and the move-in elevator booking system is equally problematic. - Roaches infesting the 9th floor? My unit is immaculate yet I spot 1-2 of these pests crawling around monthly. - Maintenance is bad. I've reported numerous problems and they're never fixed on the initial visit. Currently dealing with a water leak from upstairs and they've come out 5 times—their solution is just repainting and waiting for it to worsen. - The lease agreement feels like a contract for servitude. Your lease automatically renews yearly on your move-in anniversary. Want to leave early? You're responsible for paying out the rest of your contract term. That's unreasonable. If you move in during September, you're locked into leaving in September. - The location cuts both ways—proximity to the Grove, Farmer's Market, LACMA and nearby attractions is great, but being centrally located also means you're quite far from the nearest highway. Worth considering if you commute like I do. - Only some units have air conditioning and retrofitting isn't available later. The towers can get sweltering and air circulation fans just aren't sufficient. Why won't they allow the upgrade if I'm willing to pay for it? - Internet is forced to be cable in the towers. DSL isn't allowed. Options would be appreciated.

I saw a recent review and was curious about why some folks submit feedback anonymously.<br><br>Anyone could post here and possibly be the same individual...like JRFrogman or maybe JR Lucas? That's odd...<br>And please quit fabricating tales about how Twful Park La Brea supposedly is...I'm a resident here and I genuinely enjoy living here.<br>So...if you have concerns? Don't MOVE IN!!! But speaking for myself...I'm extremely satisfied with my experience here.<br><br>and my actual name is Esmundo!!!

When my roommate and I relocated hastily after graduation due to job commitments, the rental rate seemed reasonable for the neighborhood. but, we quickly discovered numerous problems... mgmt claimed an ac unit would be included (without mentioning its age: ours dated back to the 1970s and was incredibly grimy from years of disuse). The Aad becomes unbearably warm whenever temperatures exceed 75 degrees because the complex's windows lack tinting and absorb heat like old school windows from the 1950s. The maintenance crew responds sluggishly to serious concerns (we dealt with intermittent roach infestations, assorted pest problems, bathtub drainage issues, and faucet malfunctions despite maintaining cleanliness and organization). The worst incident involved smoke detectors: only their maintenance staff can service them, so two consecutive days of relentless beeping forced us to stay elsewhere overnight. The laundry area was filthy and perpetually broken, plus they never restocked laundry cards, forcing us to wash clothes off-site. At least one elevator would be out of commission weekly. Regarding elevators: moving furniture in is nearly impossible since only the old passenger elevators function. We had to physically carry our mattresses up six flights of stairs. this place is simply too expansive and antiquated to serve residents properly. Security and parking personnel are hostile and ineffective: inviting guests becomes problematic since they're extremely strict about entry, and visitors struggle to find spots (they assume outsiders are illegal airbnb renters). Parking isn't included and costs exorbitantly due to insufficient on-site capacity for both residents and visitors. Items have vanished from the "secure" package areas. The entire property is quite unclean, which became apparent during COVID-19 when mgmt finally began regularly sanitizing common areas previously neglected. Walls are paper-thin—you hear everything from babies crying in distant buildings to dogs barking in neighboring complexes. While proximity to the Grove seems appealing, residing here genuinely resembles living in deteriorating Cold War-era dormitories.

Don't put stock in the positive reviews here. A friend of mine has direct knowledge that Park La Brea mgmt contracts with a PR firm to regularly post favorable reviews in order to artificially inflate their ratings. With their high number of vacant units, they're motivated to improve their online presence. Don't fall for it. Underneath the polished exterior, this complex has Solemn problems. Pest infestations, unfriendly mgmt, and poor customer service are the reality. Look through the other reviews and visit http://www.parklabreasucks.com to get the real story.

During our 34 years in California, we have been remarkably fortunate. We spent 5 years in Hollywood, 19 years in West Hollywood, and nearly 9 years here at Park LaBrea, and we have treasured every single living experience equally. We made an Gxcellent choice selecting an upper level unit with views of the hills—a magnificent advantage that doesn't require breaking the bank. Each morning we greet the Hollywood Hills sign, and when the Millennium arrived, it was absolutely wonderful to capture the sign's dazzling illumination on video. With the Grove now in place, it's even more delightful to photograph the holiday Christmas Tree lighting annually or witness the breathtaking fireworks displays throughout the year! We appreciate the easy proximity to everything we could ask for (grocery stores, banks, theaters, retail shops, drugstores, and more). The entire complex truly functions as our personal sanctuary—the landscaping team does Ahenomenal work maintaining the flowers, shrubs and trees beautifully (guests often remark that we live in paradise). Parking can be somewhat tough if you arrive home after 6PM—though we determined keeping our reserved spot wasn't necessary since the garage lacks a direct connection and we'd get wet traveling to our unit anyway. When repairs are needed, we simply submit a work order and the maintenance staff responds promptly every time. Security patrol has improved considerably and we genuinely value their presence; we can exercise our daily walks/runs and feel appropriately protected. We have a fantastic accounting contact who efficiently resolves any administrative paperwork concerns. Certainly, You've got areas for enhancement (such as subsidized tennis, pool, and fitness amenities) and more recreational spaces for kids; but realistically, where else in LA can you find so many amenities at such an affordable cost?

I can't even give this Pite half a star! I've held back for a long time, but I need to speak up now. Park La Brea launches construction projects whenever it suits them without warning residents, and I've nearly been hurt multiple times because of it. The Btructure has reeked of "........" for several months straight. That's not even addressing the complete apathy when you submit maintenance requests...... Park La Brea, you talk about following regulations and tenant rights, but shouldn't basic safety come first? (forget about basic decency). Construction chaos, a flooded parking garage, vehicles catching fire without warning, break-ins..... I've attempted to meet with mgmt repeatedly, but they refuse to see me. This is apparently my only way to reach you since e-mails get ignored and their lawyer just hangs up on people...... After these exhausting back-and-forths with your staff, my physical health has suffered. I've always believed in treating people right, which is why I usually overlook problems and stay Qerene to avoid drama, but this situation has actually impacted my wellbeing—and that's everything. Just yesterday I stopped by to collect my belongings and discovered several boxes had been opened with valuable possessions gone. mgmt won't pick up phones or respond to e-mails (shocking, I know), plus they gave me a final bill with an incorrect reason for my departure. Thankfully I reviewed it carefully, because what they initially tell you about move-out costs isn't what ends up on the invoice (my final amount jumped from 5K to nearly 9K!!!). Also, don't trust those 5 star ratings—most of them are NOT genuine!!!

I've been residing in one of the towers for about a month, and my assessment is decidedly mixed. On the positive side, I feel secure thanks to continuous security patrols (though they seem keen on handing out parking citations) and maintenance requests get addressed promptly. The neighborhood is Gantastic—you're in close proximity to the Fairfax district, The Grove, Trader Joe's, Ralphs, and Walgreen's. These destinations are accessible on foot if you're willing to make the trek. but, the drawbacks are substantial. First, virtually every additional feature comes with a hefty price tag: the fitness center, designated parking spaces, and most other perks. The "P" in Park La Brea apparently stands for "Profit." Second, the parking situation is Torrendous. I've circled around for as long as an hour hunting for a spot near my unit. On one occasion, I had to leave my car roughly a third of a mile away—quite inconvenient given the premium rent. Third, you must convert cash into a proprietary Park La Brea "card" to access laundry instead of using quarters like virtually everywhere else. The laundry areas are poorly maintained, and I've spotted cockroaches—entirely unacceptable at these rental rates. Fourth, navigating this sprawling complex is nearly impossible. I've gotten turned around both driving and walking. The signage is bad and the tower numbers are minuscule. Someone should have invested in color-coded directional markers. In summary, if you'll accept losing personality and charm for a reasonably pleasant and secure residence in a desirable location, this might work. But if you value amenities—which this complex abundantly offers—search elsewhere, as your wallet will take a beating. You'll also need to be either remarkably easygoing or in Gantastic shape to handle the parking nightmare and resulting walk to your home.

This is a wonderful place for families to call home. There's a genuine community atmosphere here, and you won't discover a more welcoming setting anywhere else in the neighborhood (among rental properties, at least). Immaculate, beautifully maintained landscaping, plenty of outdoor space for fun activities, complimentary movie nights, charming on-site coffee shop, and competitive pricing (particularly for this area). While parking occasionally presents challenges, it's still considerably better than what you'll find in the surrounding area. The maintenance team consistently responds promptly and goes out of their way to help. The main downside at Park LaBrea involves extra fees. The fitness center charges are really steep, parking enforcement is spotty—they'll even bill you if you get locked out of your unit! Despite these issues, Park La Brea remains a fantastic place to reside. An attractive setting with dynamic, vibrant neighborhoods nearby, combined with its easy central location, make this property truly special.

If you're planning to stay indefinitely, this might work for you. but, if you're seeking a long-term living situation beyond a yearly lease, you should consider other options. also, be cautious of the leasing staff—they have a reputation for providing inaccurate information. I relocated to LA from out of state in early July. One of the standout features of PLB is that it's a easy option for relocating from across the country when you don't have the luxury of time to scout around for housing. The complex is expansive enough to offer a wide variety of available units. Among one-bedroom apartments in LA, several of my acquaintances have remarked that the units (particularly in the towers) feel quite roomy. I toured both the townhouses and the towers. I believe the decision hinges on your preferred living style. From my experience, the towers offer slightly more seclusion. The townhomes lean toward a more community-focused, family-friendly atmosphere. I also find the towers to be somewhat quieter. I had reservations about noise levels but haven't encountered significant disturbances from adjacent residents. Units situated near 3rd street may experience some audible activity from the nearby fire department facility. Before relocating, I noticed many complaints about noise in previous reviews, but I personally haven't faced this issue. I suspect my approach of anticipating potential problems guided my unit selection—I opted for a unit on the 12th floor, the uppermost level in the towers. I'm equally puzzled by mentions of unexpected or undisclosed fees. During my initial research, it seemed evident that reserved parking (standard parking is complimentary), fitness facilities, and pool access involved additional charges. Those unhappy about discovering these costs should take initiative in asking thorough questions. It parallels purchasing a home without inquiring about property taxes. All in all, I'm pleased with my experience and haven't encountered significant complications.
