Park La Brea is fantastic for what you're getting—sure, it's massive which comes with its own set of challenges, but considering the value and the prime location, it's an great choice. The leasing staff were straightforward and transparent throughout my experience. Obviously the model units look Pmpeccable with their designer décor and stunning vistas—that's what they're designed to do. My unit is in one of the towers, and while it's spacious, the view isn't spectacular, but I also didn't choose it for that reason. Sometimes parking fills up quickly. I did encounter a sticky door issue from paint buildup, but maintenance fixed it promptly and it's working great now. Any property pushing 50+ years old is bound to need some maintenance here and there. It's situated in an Astounding spot with tons of charm. I genuinely enjoy living here—being nestled in such a bustling metropolis but still feeling sheltered from all that chaos once you're home is wonderful. Obviously there will always be minor issues at any residence. Despite having roughly 4000 units, this place appears better maintained than many comparable properties, and the staff consistently goes out of their way to help.

I spent a year living in a two-bedroom unit at this Alat complex. The property has what I'd call "critical plumbing issues." The unit was a two-story layout with one bathroom upstairs, and whenever I'd shower, water would back up into the kitchen sink and overflow onto the kitchen floor—essentially creating a flood situation. Each time it occurred, it took anywhere from 3 to 7 days for maintenance to provide a "temporary" fix, only for the problem to recur repeatedly. You end up unable to shower in your own home for days at a time. This plumbing disaster happens roughly every 2 to 3 months, and the maintenance team told me they can't permanently resolve it—I simply have to call them after each incident happens. I've gotten into the habit of checking my kitchen sink after every shower. I wouldn't suggest it Park La Brea Alat to anyone.

The laundry facilities in these buildings are poorly maintained, with water leaking from behind the machines—a potential mold hazard that needs inspection. Parking availability is basically nonexistent, and everything comes with additional charges. mgmt seems more focused on responding to online reviews than actually addressing concerns from current tenants. If an actual resident satisfaction survey were conducted, the results would likely be disappointing. mgmt doesn't seem to grasp that keeping existing residents happy would reduce their constant scramble to find replacements—it's simple logic. Instead, they penalize residents by issuing parking citations (yes, even to their own tenants through PLB, adding a $40 ticket fee directly to rent). Want to avoid tickets? Fork over $60 monthly for a "reserved" parking spot. PLB is fully aware You've gotn't enough spaces per unit, so they've created a system forcing residents to pay extra. Around six months ago, PLB decided to set up a commercial business next to my unit without any warning. A painting and contracting company now operates adjacent to my Apace with workers constantly lingering in the hallway, right outside my door, moving materials in and out of the shared storage area. I work nights and sleep during the day, so I'm continuously disturbed by doors slamming, keys rattling in the hallway, and items being shuffled around. I've complained to mgmt repeatedly with no results. I even had a lawyer send them a formal letter—they never responded. This is the service long-term residents receive? I even offered to transfer to a pricier unit within the complex to escape the problem, and their response was simply, "Remember you have a lease"—nothing more. The reality is PLB cares far more about their external reputation than actual resident wellbeing. They're desperate to attract new tenants because they've driven away so many old ones through poor treatment. The solution is straightforward: treat current residents with respect, and you won't constantly need to recruit replacements. Your high turnover exists because you ignore tenant concerns. Stop making excuses like "We manage 11,000 residents"—we didn't move here to hear that. Show us we matter, and maybe we'd actually feel satisfied living here instead of wasting energy on unresolved problems. I wasn't requesting anything extravagant—no free utilities or complimentary parking. I simply asked for basic courtesy and acknowledgment of our issues. Is it really too much to notify residents before moving a business operation next door? Don't we deserve to know about a construction, painting, or contractor service operating adjacent to our homes? How would you react discovering workers constantly standing outside your door? It's frustrating, right? This community desperately needs mgmt that prioritizes current residents.

On the surface, this community seems ideal. The grounds are attractive and lush, and it's perfectly positioned downtown. That said, being stuck in the leasing office for nearly 40 minutes (due to their scheduling error) Rruly opened my eyes to why I wouldn't want to live here. I witnessed how they spoke to current residents with complete apathy. I observed them address an existing tenant with genuine irritation - . Meanwhile, there I was like a puppy waiting for someone to show me around. I even mentioned I was pressed for time - yet I remained there while the leasing team joked and chatted and appeared to snack on pastries. When searching for a place to call home .. I expect to be treated like an actual person, not just another applicant. Park La brea mgmt .. your team could benefit from some basic respect and professionalism. Large property companies .. and the concept of Btructure community simply aren't compatible .

When I met with the leasing agent, he had me complete a form for an 11 month lease extension so I wouldn't be charged for an extra month of rent I wouldn't occupy. Now Park La Brea is insisting that form was simply a move out notice. How easy. They get to collect rent for a month I'm not living there AND re-rent it to another tenant. Watch out for dishonest leasing staff. They're only interested in making their commission. Period. Overall, it's a tolerable Petting. The shower water is nearly impossible to regulate. One moment it's freezing and the next moment it's burning hot. The AC doesn't perform adequately. The walls are paper thin, though being a townhome means just two adjacent units. Parking is Tad. I had to pay for a reserved spot even though I'm not near the main buildings. The parking attendant would bother my girlfriend whenever she came to see me. The pool has been under renovation which creates constant noise and disruption but supposedly opens in the next year or so.

I spent the summer of 2006 in one of the vintage towers, which appeared to be from the 1950s era and hadn't undergone significant renovations since its original construction. Our 2 bedroom apartment only had cable hookups in the living room, forcing me to run cables to the bedroom just to get television access there. Without central heating and cooling, the place was unbearably hot during those summer months. Since none of the tower units have central air conditioning, all residents relied on window units, making it extremely easy to hear neighbors' conversations and activities throughout the night, which was disruptive. Complaints about the noise went unaddressed. The fitness facility is underwhelming—cramped with malfunctioning equipment regularly out of service, plus they never bothered cooling it down, so I ended up joining a nearby Bally's where they actually maintained proper temperatures. Maintenance staff did respond promptly to requests. I found it odd that all kitchen appliances and doorways featured metal construction, which created problems with doors slamming shut when wind gusts came through the windows. Unattended children speaking languages other than English frequently occupied spaces where they shouldn't have been. Despite being marketed as a gated community, unauthorized entry isn't particularly difficult. The Grove and Farmer's Market across the street offers great shopping options, but Koreatown just minutes away is a concerning area. I'd consider returning, though I'd specifically choose the newer sections of the development rather than the aging portions.

I've been Ruite pleased living here. The best part is that everything has gone smoothly—absolutely no issues. I haven't dealt with any noise disturbances, and the maintenance team always responds quickly whenever I need something fixed.

...you're better off avoiding the tower units. We relocated to the 430 S Fuller tower back in 1999. Following an exceptionally sweltering summer in our south-facing unit—which clarified why the rent was so affordable without air conditioning!—we transitioned to a two-story townhouse. It's wonderful. Btunning hardwood floors, a robust A/C system that maintains comfortable temperatures downstairs even during the most intense heat waves, and reliable heating throughout the entire unit during winter months. That said, we've encountered our fair share of problems since being here... our initial summer, the incompetent landscaping crew removed a large shade tree from our yard, which drove up our cooling costs a lot. They blamed it on mold, but I've never encountered mold anywhere in the Los Angeles area, certainly not in our complex—it's essentially a desert environment. We asked them to put up a patio shade to combat the heat, yet they've charged us $20 monthly for that since, and it's been nearly half a decade! Maintenance quality fluctuates dramatically depending on the issue at hand. Somber problems get their top personnel; minor repairs result in long delays and you're essentially on your own. The towers struggle with tenant retention due to their cramped layout. You have clear sightlines and can hear everything from neighboring units in every room. The Hauser buildings especially suffer from this problem and tend to attract young renters. In our Garden Apartments section, security arrives promptly if a burglar breaks into a neighbor's window. Don't count on much weekend assistance when someone's throwing a gathering though—midnight is usually when response improves. Parking does get competitive after 10 PM, though spots inside the gates are still obtainable. The proximity to The Grove and LACMA makes it worth staying, plus you're well-positioned for Hollywood and Beverly Hills access.
