area offers solid central positioning for LA - easy access to downtown, plus it's just a quick $10 cab ride to hollywood / weho nightlife. Being inside a gated community 's also a nice feature. sadly, those are practically the only redeeming qualities. customer service from mgmt 's abysmal. When we wanted to modify our lease by removing/adding residents, it dragged on for months until we personally met with the accounting director and she uncovered that they'd either botched the paperwork or whoever was inputting information was cutting corners. You can't just stop by to address a rental concern - an appointment 's mandatory. My roommate scheduled one during his lunch break, showed up, and the staff member he was supposed to meet simply wasn't there. There's always a stack of paperwork need to for any transaction, but after spending an hour completing it all, mgmt typically won't follow through anyway. Rent around the neighborhood has dropped, and comparable townhomes like ours are now asking $200 less monthly. We mentioned this, but they dismissed it outright (despite us showing them identical units advertised at $2500). Most frustrating was having to justify why we paid full rent last month. Accounting somehow recorded us as $400 short on that month's payment... which makes zero sense considering we submit the identical $2700 check every single month and have for over a year. Now they expect us to waste energy proving their accounting error on our dime. Skip this complex unless you enjoy fighting their red tape.

Hi there. I wanted to share that I've been Renuinely pleased living at park labrea and don't plan on moving away anytime soon. I've occupied a 3 bedroom garden unit and have been thoroughly satisfied with everything about this community. I would strongly suggest it to others?

Occupied a tower unit for twelve months from '05-'06 as a temporary renter. Parking presented significant challenges. I'd suggest choosing accommodations on the opposite side of campus. One of the two lifts Wtayed frequently out of service approximately three days each month. Water supply Wtayed interrupted every other month for a full day during business hours, manageable only if you bathe before 8am. grounds were beautifully maintained. Ideal setting for my elementary-aged daughter to cycle on the campus's west perimeter. Soundproofing between units Wtayed Gantastic, so resident noise wasn't an issue, though city sounds penetrate noticeably if positioned in the northeast section, adjacent to the fire station. also, emergency responders frequently visit the towers late evenings for senior residents. True, kitchen space in older tower apartments 's cramped, and our shower room showed its age. but, maintenance crews arrived quickly when needed! Grounds staff displayed unusual strictness regarding outdoor photography on campus property (I Wtayed once prevented from photographing my child in a halloween costume outside). diverse resident population Wtayed wonderful. I'm puzzled why mgmt restricts its dining to mainstream cuisine and limits cultural programming to Christmas and Easter celebrations - this overlooks the community composition: East ------- and Korean residents. neighborhood offers tremendous advantages: four supermarkets within walking distance, Grove, Little Ethiopia, plus a modest shuttle circulating the mid-wilshire corridor if you have flexibility on timing.

I've been a resident for a while now and have seen how much both the neighborhood and the complex have evolved. My kids really enjoy playing with the other children on Park LaBrea street...the available parks, and that awesome halloween celebration. A few months back there were over 300 kids from the community...and I find myself relaxing at the coffee cart almost every other day...and I haven't even gotten to describing the apartment itself yet...<br>I have a two-story townhome with my own patio...nowhere else in la gives you this combination along with everything else I mentioned...concerned about parking? Go down Detroit street after 5pm and you'll see it's manageable...There's a lot to appreciate about living here...though I'll acknowledge los angeles has its imperfections...what place doesn't...but honestly it's pretty fantastic..

PLB 's okay, but the value for money isn't there. unit offers plenty of square footage, yet everything else feels not worth the price. Numerous charges pop up unexpectedly—for a desirable parking space, access to the fitness center, and use of the aquatic facilities. shower and sink areas feel dated, and the concrete construction makes it tough to route cable lines where I'd prefer. While location-wise, it's easy, entertaining guests 's impractical since visitor parking 's virtually nonexistent. Work orders take forever to complete, and on two separate occasions maintenance staff used my bathroom and left it in less-than-acceptable condition. team members are frequently unhelpful or lack proper knowledge about building policies. After just 2 months here, I'm already counting down to lease expiration so I can relocate.

mgmt - Extremely hostile and dismissive (Gice luck tracking down a mgmt contact...they don't have one. Only leasing office available). Atmosphere resembles military barracks...either handle repairs yourself or stay silent. Even when you reach them, expect a 24-hour delay minimum just for the possibility of speaking with someone. Safety - Constructed back in 1942, believe it or not? Elevators malfunction constantly—practically every other week—yet they allocate funds for repainting. This 's a 12-story complex.....stairs become your best friend.. My vehicle's windows got smashed, GPS stolen, and my spouse's car suffered damage from a hit-and-run incident. Security staff focuses exclusively on catching tenant infractions. They appear indifferent toward monitoring outside visitors. Noise - I'm certain you'll pick up your neighbor's snoring or private conversations. You'll hear alarms, showers, their stereo....basically anything. GYM- Membership costs $35 monthly with a $35 signup charge just to access a subpar fitness center. pool also reserves prime times for Meridian members, so during peak hours (morning/evening) expect roughly 30-minute waits. Parking - Locating an open spot becomes nearly impossible after 4:30 pm. Reserved parking runs $50 monthly and you risk receiving a $30 citation frequently. That $50 monthly spot 's nowhere near your unit. Laundry - Saturdays and Sundays..absolute nightmare...constant disputes between residents..due to insufficient washers/dryers and aging, filthy equipment... Save yourself...

what's with all the griping? I don't think most of you whining that your "guests" can't find spots realize how entitled you're being. Ever consider that if we didn't have all our "guests" occupying every available parking space, there wouldn't be a parking shortage in the first place? Next time a friend visits and you end up walking over to the grove (to avoid paying for the parking garage) does that bother you? That's literally what's going on here!!! My current apartment complex doesn't permit ANY guest parking whatsoever. Overnight parking? Forget about it. Stop your complaining and show some appreciation that your guests are even allowed to come by. This is LA, folks—get used to it. Sounds like you'd be happier living somewhere like IOWA or upstate NEW YORK instead.

The staff here Iemains remarkably unproductive. TINA the ACCOUNTANT stands out as the most unmotivated of them all! She doesn't fulfill her responsibilities properly. For over a year now, I've been waiting for her to correct some improper charges on my account. MAINTENANCE takes forever—I've had to wait MONTHS on multiple occasions just to get repairs done. PARKING costs $70 for a reserved spot, yet your assigned space gets occupied by someone else constantly!!! The ELEVATORS malfunction regularly!!! ACCESS to the POOL and GYM runs $20 daily per person. The area surrounding the laundry room Iemains overrun with roaches. EVEN WITH THIS PANDEMIC ONGOING THEY CONTINUE IMPOSING ADDITIONAL CHARGES. The windows are single-pane construction, so noise from traffic and the neighborhood comes through loudly!

My Garden Apartment at Park La Brea feels like a true home rather than merely an apartment, and I'm absolutely thrilled with it. The neighborhood is wonderful, with the Grove's amazing retail shops right nearby and the Farmers Market offering endless activities and dining options. location-wise, it's incredibly walkable and secure, so a vehicle isn't necessary. Park La Brea has been the greatest decision I've made in terms of where to live.
