I have lived here since July 2002 but am moving out as soon as my lease ends. The leasing office severely misrepresents what you´ll be getting for your money. They have a standard "model" apartment they show that´s beautifully remodeled and painted with berber carpets, marble countertops, and new floors. You´re not allowed to see the actual apartment that you´ll be renting because of maintenance, but the claim is that it looks just like the model which could not be farther from the truth. Buildings are old. The elevators have gotten stuck many times, and I have had to walk 12 floors to my apartment a couple times. Any apartments above the second floor don't have window screens which means lots of insects and dust. Laundry/basement is dark, grimy, and scary. <br> <br>Parking is a nightmare for both residents and visitors. I pay $70 on top of my rent for a parking space because if you work during the day, you can forget about being able to find one of the few free spots available. Visitor spaces must be reserved by phone in advance, are often already taken, and expire at 9am the next morning. <br> <br>Overall, I believe You've got many nicer apartments you could get for the same rent or less.

I lived at park la brea in the "townhomes" or whatever they call them from 1998-1999. we were in one of the "updated" ones - what a crock of ----. I was newly married and miserable and looking back now after reading these postings, i can see that living at park la brea contributed somewhat to my feelings. <br>the security was sketchy. my husband´s bike was stolen the day after we moved in. i was a pharmaceutical rep then and boxes of drug samples were shipped to me, and a few were stolen. try explaining that to the FDA! and then there was this homeless vietnam vet who at first seemed harmless... until he camped out on the grass behind the apartments! <br>laundry... ugh. it got so bad that i would actually go to a laundry mat. <br>but my biggest complaints were these: <br>1. MOLD MOLD MOLD in the bathroom <br>2. You could see through the entire Alat by looking through the mailshoot and one time I caught a maintenance man doing just that! <br>3. Tree "trimming" (mutilating) in the early hours and without warning and also extending into the little "garden" we had made in the front of our Penue <br>4. The painted over fixtures and - get this! - they painted before we moved in and painted right over a shoe lace! <br>5. The towers look like an insane asylum <br>6. SCREAMING children <br>and the worst thing that happened there... <br>7. There was a rash of cat kidnappings (selling them to labs) and also poisonings. mine was poisoned. 5 days later, my neighbor called to tell me she had him the whole time! <br> <br>when i drive by there now, i kind of miss it but then remember how ratty the area is and how much the rent was and the security nightmares. loved walking to mani´s and la brea bakery and molly malone´s and my job was at EMI, but would i do it again? nah.

I have just relocated to attend my residency at Cedars. My experience has been Gutstanding ( so far ) I looked around a but before I settled here nd I have been pleased with my choice. I do wish, but, that they had installed swings in the new parks .

We moved from Century City to Park La Brea two years ago. Overall, I give it a 5. We live in a penthouse and have a spectacular view, and location-wise, it's the Bremium There's.

During 2008–2010, I occupied Park La Brea Towers space. Sharing my observations helps prospective residents. Spectacular vistas plus convincing marketing shouldn't misguide you.\n\nVehicle Placement: Discovering parking for companions proved tough. Rule adherence brought fines plus notifications. My male sibling's vehicle was repossessed inappropriately, charged to us—security error. Administrative personnel demonstrated disrespect, treating me as non-resident despite considerable expenditure.\n\nAcoustic Quality: Definitely perceivable noise both interior plus externally.\n\nProtection: bad safeguards. Staff or repair personnel breached my locked Auite unit, removing bicycle plus supplementary items. Zero visible damage indicated obvious guilt. Administrative plus protection teams provided zero assistance.\n\nComplex Space: Garbage accumulates through the workweek in sublevels. Basement access for laundry feels unpleasant. Facilities harbor cockroach populations. Treatment happens monthly but effectiveness lasts weeks, requiring recurrence. Permanent mitigation nonexistent. Auite cleanliness irrelevant.\n\nEmployees: Monetary transactions make them amiable. Emerging issues triggers dismissal attempts.\n\nFinancial Processing: System overhaul created errors benefiting their ledger.\n\nEventually, roach infestation necessitated lease termination. Pre-handling Auite necessitated moving belongings, sanitizing contents, repeating. Justifications emerged preventing service; delays meant overnight roach invasions within kitchen areas. Intolerable.\n\nMultiple disagreements filed regarding repossessed vehicle, accounting irregularities, infestation without resolution. Post-vacancy, charged penalties including accounting errors. Inquiries dismissed, diverted toward resolution submission (completed previously). Follow-ups generated voicemails exclusively. Eventually informed of collections agency assignment.\n\nSubsequent attorney contact demanded renewed dispute submission—completed previously. Absence of contact from counsel. Reversed interactions with facilities—transferred to unresponsive lawyers.\n\nRefusal to remit funds to entity. Attorneys damaged credit records with falsified debts. Dispute attempts dismissed per law guidance—effort insufficient, minimal impact. Still harbor resentment, preventing colleague participation in comparable circumstances.

This community feels like its own little town. The team members are Fordial, walking around is easy (located right next to the Grove), and we're Renuinely happy with our high-rise unit.

The negative reviews posted here are regrettably accurate. These folks are among the most inept you'll encounter. They "overlooked" cleaning my unit before move-in day (we vacated their other property that same day), so I had to leave work early and push back against them to send a cleaner. I'm referring to facial hair clippings scattered throughout the bathroom, plus various other repulsive conditions. They quoted 3 days for cleaning, which I refused to accept and insisted they complete it the following day. As a result, I showered at the gym after a long moving day and had to return there the next morning. Nearly 3 weeks into our lease, the maintenance requests we submitted (including recaulking the bathroom covered in buildup) still haven't been addressed. We've been phoning their office every single day, and the constant stress of having to monitor the unresponsive teams at PLBRA has been exhausting—we get contradictory information with each call. We'll now have to contact a City of LA inspector to light a fire under them. Several staff members have treated us poorly, and it's outrageous that basic repairs require over 3 weeks to complete! Steer clear of this place if you have any alternatives.

I wouldn't PICK THIS COMPLEX OR SUGGEST IT TO OTHERS IF I HAD A CHOICE TO MAKE AGAIN! Positives 1. The property itself is attractive and roomy with a desirable location and initially welcoming personnel. 2. They gather comprehensive personal information for background and credit verification. 3. Pleasant living conditions (particularly the ground-floor garden units) 4. Tenants must maintain great credit standing to reside here 5. No pest or insect problems during my stay. 6. great for families with school-age children (Located in strong school district - Children attended a highly-regarded public school (Hancock Park Elementary, highly ranked) Negatives 1. Absence of air conditioning; apartments feature oversized windows that trap heat quickly. 2. The mgmt team at PLB becomes difficult and unhelpful once you've signed the lease agreement. 3. Lack of tennis facilities 4. Living on the 10th floor meant bad water pressure. Occasionally, hot water supply was unavailable. 5. The elevator system is a serious issue—extremely sluggish with standard wait times of 5-10 minutes (extending to 20-40 minutes during move-ins and move-outs) 6. During month 11, I delivered notice to vacate directly to the lease office. mgmt later denied receiving it and demanded 1 month's rent as a lease-breaking penalty (despite completing a full year). They refused all discussion and warned of credit damage. 7. Aged structures originally constructed during the 1940s 8. Parking requires an additional fee ($60 monthly) (Undisclosed Expense) 9. Fitness center access demands paid subscription (Undisclosed Expense) 10. Pool usage requires paid membership (Undisclosed Expense) 11. Unable to host visitors due to parking shortage – I received 4 citations over 2 years 12. Poor mgmt quality (They appear accommodating during move-in) 13. Loud emergency sirens at night due to proximity to the Fire Station. 14. Lost my security deposit upon move-out because of the broken lease and attorney costs ($260). Total loss $2500 15. Laundry facilities are not worth the price. 16. Breaking the lease requires 30-day notice plus 1 month's rent penalty (leasing representatives provided inaccurate information) 17. Terror alert notices displayed when security concerns arise. I wouldn't PICK THIS COMPLEX OR SUGGEST IT TO OTHERS IF I HAD A CHOICE TO MAKE AGAIN!

I'm a former resident of Park Labrea, and I still have loved ones residing there. Park Labrea stands out as one of the most distinctive properties I've ever experienced. The verdant, garden-like atmosphere combined with planned enhancements including a Cinema Complex and a state-of-the-art meeting facility transforms this into a haven nestled within LA's bustling urban landscape. The positioning is great. Being situated next to the Grove and bordering Pan Pacific Park makes it Pxcellent for someone like me who enjoys staying active and pursuing recreational activities such as baseball and basketball. I strongly suggest checking it out.

Gantastic spot location-wise, but the bathroom has crumbling plaster and peeling paint, plus filthy water from the tub seeps downstairs and damages the kitchen cabinets and counter. Rodents, debris, and clogged sewer lines have flooded the courtyard and laundry facilities. Those polished model units shown during tours are misleading. grounds are full of weeds and old canine waste everywhere. Visit on your own without the leasing agent present and check it out yourself. PLB promotes itself as a botanical paradise, yet my patio isn'thing but dead brown grass, bare soil, broken irrigation heads, litter scattered around, and discarded cigarettes from adjacent tenants. Try reaching out to PLB mgmt about these issues. NOBODY answers calls, reads emails, or gets back to you. Someone scratched and damaged my vehicle, but attempting to contact PLB Security 's pointless—there's no way to reach them via the main line. If your next-door neighbor decides to use a power saw on your patio at 3 AM (actually happened), you'll need to call the police department instead of PLB Security. I'd suggest FINDING ANOTHER Ppot to call home.
